A second phase of a workforce housing neighborhood in Mount Pleasant is underway.

The first 18 townhomes in Gregorie Ferry Towns have sold out and the buyers will move in this fall. The next phase of an equal number of units is now being offered with a starting price of $279,000, according to Prosperity Builders and Housing for All-Mount Pleasant.

The 1,036-square-foot townhomes include two bedrooms and 2½ bathrooms. Features include 9-foot ceilings, granite countertops, 42-inch cabinets, subway tile backsplash, stainless steel appliances, vinyl plank flooring, extra parking and a dog park.

The units are aimed at service providers such as health care workers, firefighters, teachers and police officers as well as seniors and young families.

Completion of the second phase is expected in the spring of 2022. Carolina One New Homes is handling sales. Gregorie Ferry is near highways 17 and 41.

New homes

About 100 new homes are planned for Mount Pleasant.

Developers want to create the single-family, detached housing on 109.5 acres in the next two phases of Liberty Hill Farm off Palmetto Fort Drive and Cultivation Lane north of the Isle of Palms Connector.

The property, next to the marsh between Mount Pleasant and the Isle of Palms, is currently zoned for cluster development. The town's Planning Commission will consider the proposal Sept. 22.

New in Kiawah River

Three new homebuilders have joined the emerging 1,000-home Kiawah River development on Johns Island where houses start at $800,000 and homesites start at $200,000.

Delpino Custom Homes, John Wieland Homes and Holy City Construction recently became part of the neighborhood's Builders Guild.

Delpino's two-story Beech plan —  designed by architect Julia Starr Sanford —  features three bedrooms, 3½ bathrooms and a two-car garage, totaling 2,910 square feet.

Wieland's Starling, Mallard and Chickadee single-family homes range from 2,200 to 2,800 square feet with three and four bedrooms. The builder also offers three-bedroom townhomes ranging from 2,700 to 2,900 square feet.

Holy City’s custom homes average 3,700 square feet.
