Role of Quantity Surveyor
• Approximates the estimate of costing in every stage of the formation
of the project building
• He plans for the client so that he gets the best value of his or her
money for any construction projects to be carried out ( cost planning)
• Examines the tenders and prices of the BOQ and reports his findings
to the architect
• Negotiates with the contractor the desired amount to pay him for the
contract
• Values work in progress and recommends payment to br made to the
contractor (valuation)
Role of Quantity Surveyor
• Advices on financial aspects of the contract valuation (cost advice)
• Prepares the final account when the contractor finishes the work
• He prepares the tender documents
• Advice on the form of contract
Role of Project Manager
• He acts a quantity surveyor for the client in private practice
• Represents the clients interests from initial inception to the
completion and commissioning of a project
• A professional who organizes, plans and executes projects while
working within restrain like budgets and schedules
Role of Architect
• Is responsible for the design stage of the project
• The architect’s role is to interpret a client’s user requirements and
transform them into a building
• They can act as contract administrators
• Work of architects influences every aspect of our built environment,
from the design of energy efficient buildings to the integration of new
buildings in sensitive contexts
• They work closely with other members of the construction industry
including engineers, builders, surveyors, local authority planners and
building and building control officers
Role of Building Surveyor
• Key to building surveying is an in-depth knowledge of building
pathology and building surveyors can frequently be found working on
historic and conservation projects
• For new smaller build contracts, building surveyors can also take on
the design role and contract administration
Role of Structural Engineer
• Involved in the design and supervision of the construction off all kinds
of structures
• The central strength of a building lies in the framework, often hidden
and it supports the shape and design concept produced by architects
and is integral to the completed projects function
• They choose appropriate materials such as steel, brick, concrete or
timber they then need to design the structure and make all necessary
checks and calculations to ensure that the foundations will be sound
• They ensure that construction as a whole will be safe and serviceable
for the length of its intended lifetime
Role of Civil Engineer
• They are involved with the design, development and construction in a
huge range of projects in the built and natural environments
• They ensure the safe, timely and well-resourced completion of
infrastructure projects in many area e.g. highways, waste
management
• They cooperate with clients to plan, manage, design and supervise
the construction of projects
• They can run projects as project managers
• They undertake technical and feasibility studies and site investigations
Role of Civil Engineer
• They develop the detailed designs
• Supervising tendering procedures and putting together proposals
• Managing budgets and other project resources
• Correcting any project deficiencies that affect production quality and
safety requirements prior to final evaluation and project reviews
Role of Building Services Engineer
• Are responsible for ensuring the cost effective and environmentally
sound and sustainable design and maintenance of energy using
elements in buildings
• They specialize in one of the following areas, electrical engineering,
mechanical engineering and public health
• Activities will vary according to the specialist area of work and
whether the building services engineer is employed by a single
organization or a consultancy
• The tasks may involve the advising clients and architects on energy
use and conservation in a range of buildings and sites
Role of Building Services engineer
• Managing and forecasting spend, using whole life cycle costing
techniques, ensuring work is kept to budget
• Developing and negotiating project contracts and agreeing these with
clients if working in consultancy, and putting out tenders
• Attending a wide range of projects groups and technical meetings
• Ensuring that the design and maintenance of building systems meets
legislative and health and safety requirements
Role of Clerk of works
• He or she is the architect’s representative on site and usually a
tradesman with many years of experience
• Is the person who must ensure quality of both materials and
workmanship and to this end must be absolutely impartial and
independent in any decisions and judgements
• Their role is not to judge but to simply report all occurrences that are
relevant to the role using exhaustive and detailed notes
• They keep detailed records of work
Role of Site Manager
• Often referred to as an agent, is the person in charge of a building
contract and, as such, must be aware of and in control of all aspects
of site operations, including the planning of site progress
• They have the responsibility for both the profitability of operations
and adherence to the agreed construction and cost plans
• They are employed by building and construction companies, civil
engineering firms and contractors
• Attending regular site meetings with professionals, including quantity
surveyors, building services engineers, foremen, subcontractors, and
the client who has commissioned the building
Role of Site Manager
• Maintaining strict quality control procedures- this necessitates regular
testing of materials, visual in inspections of work, and frequent tours
of the site
• Conducting regular site safety checks
• Ensuring the project runs to schedule and to budget , and finding
solutions to problems that may cause delays i.e. late arrivals of
materials
Role of Client
• Provides the funding for the project
• Comes up with the idea of the project
