Introduced by Autodesk in 2002, the term
building information modeling (BIM) refers to
the creation and use of coordinated,
consistent, computable information about a
building project in design—information used
for design decision making, production of
high-quality construction documents,
predicting performance, cost-estimating and
construction planning, and, eventually, for
managing and operating the facility.
I define the BIM “ as all the information
about a project within its property lines to
the center of the earth and infinitely to the
sky; from its inception thru construction and
use until its final decommission and
elimination”.

Mieczyslaw (Mitch) Boryslawski is the Founder of View By View, Inc.,
which he propelled from its initial role as an architectural visualization
service bureau in 1990 to its current status as one of the first companies
to have taken BIM through the entire construction process. Mitch was
born in Poland, and educated in Europe, South Africa and the USA in
architecture and construction project management. He is a frequent
speaker on digital architecture and BIM, has been involved in
international architectural competitions for the last 30 years, and has
won several awards including the 2005 "Digie" Award for the Best Use of
Automation-Architectural Design.

Where we are going?
According to the survey of 3,000 architecture firms in the latest,
“The Business of Architecture” survey by the American Institute of
Architects, (in the AIA Architect newsletter), a little more than 16
percent of firms reported having acquired BIM software and about
10 percent reported using it for billable work. Of the firms that do
have BIM software, most use it for design development (91
percent), schematic design (86 percent), and construction
documentation (81 percent). Among the firms having it, nearly two
thirds are using their BIM software for billable work, ranging from
60 percent among sole practitioners to 86 percent among 100-plus-
employee firms.

Note: This survey was done a year ago, so the figures may have
changed a little.

International Alliance for Interoperability
In December of 2003, the General Services Administration/Public Building
Service issued internal guidance to its regional staff stressing the need for on-
time, under-budget project deliveries in the capital construction program. It
determined that new and emerging technologies such as 3D/4D and building
information models (BIM) have the potential to dramatically improve the
outcome of projects and enhance customer satisfaction. 

As a result of this guidance, GSA/PBS recently issued a critically important


request to all firms in the design, construction, facility management, and real
property industries for information on the use of IFC-based BIM technology.
According to GSA/PBS, the information will be “used to assist the
government in establishing potential sources in the marketplace with
knowledge and experience in the use and practices of this state-of-the-art
technology.” Deadline for all submissions is March 15, 2005.
GSA has indicated that, beginning in July, the delivery of IFC-based
BIM will be required for the preliminary design phase of all new fiscal
year 2006 projects.

ApacheCalc: provides heat loss and heat gain calculations based on the CIBSE Guide
ApacheLoads: calculates design heating and cooling loads based on the ASHRAE Heat Balance Methods
ApacheSim: an advanced, dynamic thermal simulation application which can also perform carbon emissions
calculations
ApacheHVAC: simulates HVAC plant and control systems
MacroFlo: enables you to simulate natural ventilation and mixed mode systems

For lighting analysis:

RadianceIES: a detailed 3D simulation tool designed to predict daylight and electric light levels, and the
appearance of a space prior to construction.
FlucsPro: calculates the number of luminaires required in a room, and analyses light levels for defined lighting
schemes.
FlucsDL: performs lighting design calculations to determine the day-lighting levels in a room. It allows you to
perform point-by- point lighting analyses to give light level values within a room.
LightPro: allows you to place luminaires anywhere in a room for subsequent analysis using FlucsPro, or a
detailed simulation using RadianceIES.

For solar analysis:

SunCast: generates visual, graphical and numerical information that can be used to explain to colleagues, clients
and planning authorities how the sun impacts on and inside the building, and on the site.

For Evacuation and people movement analysis:

Simulex: enables you to simulate the evacuation of a building and evaluate alternative escape routes.

ADSymphony
This is an excellent and unique solution that automatically integrates 3D content from
manufactures into your AutoCAD, AutoCAD Architecture, or Revit projects. Best of all, it is free
for one named user, with a minimal cost for additional users (several users in the same office
can access the system for free, but not at the same time). To use ADSymphony, you simply
log on to the ADS website. You then use AutoCAD, AutoCAD Architecture, or Revit as you
would normally, placing generic content such as doors, windows, etc into you project. You then
go out to the ADS website from within your program, select the manufacturer’s catalog and
content, and your generic content is changed to the manufacturer’s content. For example, in
AutoCAD Architecture, the specs are automatically created, the schedules are made, and the
sizes of the windows automatically changed. In AutoCAD Architecture, you must change the
type and shape of the windows yourself (the sixes and attributes will be correct, but a double
hung window will not change automatically to a hopper style). In Revit Architecture, everything
is automatic; the content change to the actual manufacturer’s content as well as creating the
schedule and specs. There is a growing library of over 900 product catalogs, complete with 3D
content, and more being created all the time.

Hensel Phelps, a large, seventy year old,
International construction company based in
Colorado, and doing approximately 3 billion
dollars of construction each year. Previously the
company had been using MC2 for estimating and
Primavera for scheduling, and now they are
testing estimating and scheduling with
Graphisoft Constructor, Estimator and Control.
They are approximately half finished entering
values into the system, but are already using the
solution to estimate a 150 million dollar, 34 story
hotel utilizing 4 personnel.

The Neenan Company, a large integrated real estate,
development, architecture and Construction Company
located in Denver and Fort Collins Colorado are using
the Revit based estimating system called Innovaya.
Richard Lopez is in charge of Neenan’s BIM
implementation, and has chosen the Revit and Innovaya
solutions because he thinks Revit is easier to learn, and
Innovaya works with their existing implementation of
Timberline, thus not requiring them to re-configure their
values.
The Innovaya products include: Visual BIM, Visual
Quantification, Visual Estimating, Composer for Revit,
and Composer for ADT. Recently they introduced Visual
Simulation, their 4D solution, and everything integrates
with Sage Timberline Office Estimating. The company
was founded by Dr. Kevin Yu, who was formerly the
project lead for Timberline's CAD Integrator estimating
solution.
