RESIDENTIAL OCCUPANCIES

CLASSIFICATION
RESIDENTIAL
OCCUPANCIES
HOTELS
• Building or group of buildings
• More than 15 sleeping accommodations

• DORMITORIES
• Buildings that are group sleeping accommodation are
provided per persons
• Joint occupancy and single management

APARTMENT BUILDINGS
• Buildings containing three (3) or more living units
• With independent cooking and bathroom facilities
LODGING OR ROOMING HOUSES
• Building in which separate sleeping rooms are
rented
• Accommodations have a total of fifteen (15)
persons or less
• Without separate cooking facilities for individual
occupants.

SINGLE OR TWO- FAMILY DWELLINGS


• A stand-alone house occupied by members of a
single family.
REQUIREMENTS
OCCUPANT LOAD
• One (1) person per eighteen and six tenths square
meters (18.6 m2) gross floor.
• In determining exit capacity the occupant load of any
open or balcony must consider also.

CAPACITY OF EXITS
• Capacity of means of exit shall be in accordance with
para “C” of Section 10.2.5.2 (GENERAL
PROVISIONS)
MAINTENANCE OF EXITS
1. No door in any means of egress shall be locked
against exit when the building is occupied.

2. No residential occupancy shall have its means of


egress pass through any nonresidential occupancy in
the same building.

3. No guest room or guest suite shall be permitted to


be located above a nonresidential occupancy, except
the room have separate exit from the nonresidential
HOTELS AND DORMITORIES

REQUIREMENTS
• Public assembly shall be in accordance, with
Division 8 ( PLACES OF ASSEMBLY )
example Restaurant having a capacity of fifty (50)
or more
• Apartment building.
Any dormitory divided into suites of rooms, with
one (1) or more bedrooms opening into living
room or study that has a door opening into a
common corridor serving number of suites
EXIT DETAILS

• Any room have less than fifty (50) person capacity


must have no area or space more than 15.25 meters
measured from along the path.
• Any exit shall be 30m from the door of any room
• All exits shall accordance with section 10.2.5.2 of
RRIR
• Exits shall terminate to the street or a yard
• Vertical openings shall be enclosed with section
10.2.5.2
PROTECTION OF THE BUILDING
• Must have fire detection and alarm system
• Every hazardous area shall be separated from other
parts of the building

BUILDING SERVICE EQUIPEMENT


• Air-conditioning and ventilation
• Shall comply with Division 7 (BUILDING SERVICES
EQUIPMENT)
APPARTMENT BUILDINGS

GENERAL REQUIREMENTS
• the preceding requirements of this
Section for hotels may be considered as
a hotel and, the following requirements
for apartment buildings will not be
applicable.
• Shall at least comply with the minimum
provisions of Section 10.2.14.6
EXIT DETAILS
GENERAL TYPES AND CAPACITIES OF EXITS
Exits should have the same arrangement, types and capacities
Street floor exits shall be sufficient for the occupant load plus
the required capacity of stairs and ramps
NUMBER OF EXITS
Every living unit shall have access to at least 2 separate exits
Exceptions:
• Any living unit that has a direct access to the street yard or an
outside stairway with a maximum of 2 units
• Not more than 3 storey, not more than 6 living units per floor,
with a smoke-proof or outside stairway as the exit.
• All corridors serving to exits at least 1 hour.
MINIMUM CORRIDOR
More than 50 person not less than 1.12m - not more than
50 person not less than 0.91m
ACCESS TO EXITS
Exits shall be remote from each other, required by
Section 10.2.5.2
DISCHARGE FROM EXITS
Discharge from exits shall be the same as required for
hotels
LIGHTING AND SIGNS
Every public space, hallway, stairway, and other means
of egress shall have illumination
PROTECTION
SEGREGATION OF DWELLING UNITS
- Dwelling units in row apartments shall be separated
PROTECTION OF VERTICAL OPENINGS
- There shall be no unprotected vertical opening in any
building
ALARM SYSTEM
– 4 story or more than 12 units shall have fire detection and
alarm system
EXTINGUISHING REQUIREMENTS
-Portable fire extinguisher shall be installed - all
apartments except row houses shall be installed with
sprinkler system
HAZARDOUS AREAS BOTH FIRE
-resistant construction and automatic fire suppression
system shall be provided where the hazard is high as
determined by the C/MFM having jurisdiction.

LODGING OR ROOMING
HOUSES

MEANS OF ESCAPE REQUIREMENTS:


1. Every sleeping room and living area shall have
access to two (2) means of escape
2. Every sleeping room above or below the street
floor shall have access to two (2) separate means of
exit
3. All exits shall be arranged to provide a safe path
of travel to the outside of the building
4. Any sleeping room below the street floor shall
have direct access to the outside or the building.
ALARM SYSTEM

SINGLE AND TWO FAMILY
DWELINGS

•MEANS OF ESCAPE REQUIREMENTS:


•1. Every sleeping room and living area shall have
access to two (2) means of escape
•2. Every sleeping room must have atleast one (1)
outside window
• No exits must be less than nine hundred
millimeters wide ( 900mm)
• No doors must be less than seven hundred
millimeters wide (700mm)
BUILDING SERVICE EQUIPMENT

• No heating equipment such as stove or


combustion heater located in the path of
escape
• Each living unit or sleeping room shall be
installed with single-station smoke or heat
detectors.
• Each single and two -family dwelling must
have one portable fire extinguishers
