THE PROBLEM

• To Make Optimum Utilization Of 4,000 Sq. Metre Plot Outside The Firozabad
Railway Station Which Was Under Possession Of The Firozabad Municipal
Committee.
BOUNDARY LIMITS

THE CASE
• Firozabad Is A Town In Uttar Pradesh Located On The Delhi Kolkata Railway
Route .
• Telecommunication, Power Supply And Road System Is Very Week.
• People Of Firozabad Are Very Enterprising And Have Set Up Glass Industries
Despite These Problems.
• 85% Of The Town’ Population Depends On The Glass Industry Jobs , Directly
And Indirectly.
• The Prices Are Always Lower Than Anywhere Else In World.
• Businessmen From All Parts Of Country And Many Exporters Visit Firozabad
Regularly.
• There Are Many Problems Faced By The Buyers Like Industries Are Located At
Far Flung Areas, No Clean Lodging Places, Slow And Uncomfortable
Transportation System Within The City.

• A prime plot of land just outside Firozabad railway station came into the
possession of Firozabad municipal committee due to the owner dying without
leaving an heir
• The municipal committee decided to auction this 4000 sq. m plot and recover its
dues
• The president of Firozabad glass industries union proposed to the municipal
committee to build a PRODUCT DISPLAY CENTER on the plot.
• The space could be used to display the products, their price and company detail
number.
• Union argued that rental would provide a perpetual source of revenue to the
municipal committee
• The municipal committee wants to appoint the marketing consultant from Agra to
determine whether it will be profitable to create the display facility.
ASSUMPTIONS
• There is increase in sales than before.
• Small entrepreneurs have came forward to hire the rental facilities.
• Industries are not reliable on the power supply. They have their own source of
power supply.
• There may be sufficient network due to the installation of various towers like
Airtel, Reliance etc.
• It is easy for the bulk buyers to visit all the suppliers on a single platform and
negotiate the best deals.
• The plot may be at steep area.
POSSIBLE SOLUTION AND
EVALUATION
OPTION 1
Firozabad municipal committee sells the plot
ADVANTAGES:
Someone else will use the plot to build his own asset.
Dues are recovered of municipal committee.
DISADVANTAGES:
There would be one time sale proceeds for the plot.
OPTION 2
Build a product display centre on the plot with different blocks/buildings for different
categories like
a. Glass bangles b. Tumblers, jugs, cups, plates, beer glasses etc.
c. Electrical fittings d. Decorative items e. Industrial products
ADVANTAGES:
1. Different blocks of various categories will create easiness for the businessman to
search for the various products.
2. Perpetual source of revenue to municipal committee
3. The manufacturers and traders of the glass industry can display their products with
different categories of the glass products.
4. Easily approached by potential buyers
5. Marketing of glass product companies through LED Boards and hoardings.

6. Trading and manufacturing activities will increase.
7. Different rental expenditure and incentives would be given to the small vendors so they do not
hesitate for these rental facilities.
DISADVANTAGES:
1. In spite of the offerings given above, small vendors may hesitate to come forward to hire
facilities
2. There is huge investment involved.
OPTION 3
• Build a product display centre with cafeteria including clean Rest house with underground
parking area and washrooms.
ADVANTAGES
1. As there were no clean lodging places before the building of rest house will become an
advantage so that he can stay and spread his purchase for two-three days.
2. Parking area will make an easiness for the customers to bring big vehicles to carry on their
purchases and it will not create traffic congestion.
3. This will also generate income.
4. Source of employment
5. For small meals buyers need not to search café.
6. It will attract more customers as they will find to shop easy than before.
DISADVANTAGES
7. Huge investment involved.
8. The rest house and washroom space could be used for another vendors for display of their
products.
RELATIVE EVALUATION AND SELECTION OF BEST OPTION

• As there are many advantages and less disadvantages of option 2


Build a product display centre on the plot with different
blocks/buildings for different categories and Option 3 Build a product
display centre with cafeteria including clean hotel with underground
parking area and washrooms.
• First we will proceed with option 2 and parking area and after the
generation of income of option 1 we will go with option 3.

IMPLEMENTATION OF PLAN

1. The municipal committee has approved the plan to build a product display centre.
2. Then we will talk to the investors about how much should they invest.
3. We will make advance booking to the vendors who want to take their desire sides or departments
according to their easiness which will generate more investment to the business.
4. Once all the budgets are ready, we will do a financial feasibility analysis in the revenue and the cost
we have created.
5. We will hire the architect for designing the mall. He will make plan how much space it will need for
building a rest house, washrooms beside the display complex.
6. We will then proceed with the plane phase by phase due to the huge investment issue. First we will
make the parking and display centre and after the generation of income we will make further
improvements by adding rest house and then washrooms.
7. After construction we will provide building for rent to different departments and we will also
provide less rent rate and incentives to lower entrepreneurs.
8. We will put different hoardings, LED board to differentiate departments and also to attract
customers.
9. We will hire promotion team, security, administration team, security, cleaning and maintenance
team.
CONCLUSIONS

• The plan has been approved by municipal committee and the product
display centre has been built.
• The electricity issue has also been improved. Because some portion was
left for the electricity department and after the income generation we had
also set up the electricity plant in that portion.
• The trading of the town has been increased.
• The transport and lodging problems have been improved.
• The response from the businessmen and the employees is very good
• There has been a profitable business to the municipal committee as well as
the glass industries.
