֍ The Green Building movement in India was triggered off when CII- Sohrabji Godrej Green
Business Centre building in Hyderabad(2004) was awarded with the first and the prestigious
Platinum rated green building rating in India.
֍ Since then, Green Building movement in India has gained tremendous impetus over the years.
֍ With a modest beginning of 20,000 sq. ft green built-up area in the country in the year 2003,
today (as on 31 December 2018) more than 5,030 Green Buildings projects coming up with a
footprint of over 6.67 Billion sq. ft are registered with the Indian Green Building Council (IGBC),
out of which 1587 Green Building projects are certified and fully functional in India.
֍ This growth has been possible with the participation of all stakeholders in the green building
movement.
֍ Today all types of buildings are going the Green way- Government, IT Parks, Offices,

Features
i. IGBC Green New Buildings rating system® is a voluntary and consensus based
programme.
ii. The rating system has been developed based on materials and technologies that
are presently available.
iii. The objective of IGBC Green New Buildings rating system is to facilitate a holistic
approach to create environment friendly buildings,
• through architectural design,
• water efficiency,
• effective handling of waste,
• energy efficiency,
• sustainable buildings, and
• focus on occupant comfort & well-being.
iv. The rating system evaluates certain mandatory requirements & credit points
using a prescriptive approach and others on a performance based approach.
v. The rating system is evolved so as to be comprehensive and at the same time
user-friendly.
vi. The programme is fundamentally designed to address national priorities and
quality of life for occupants. Your Logo or Name Here 9
Some of the unique aspects addressed in this rating
system:
i. Recognition for architectural excellence through integrated design approach.
ii. Recognition for passive architectural features.
iii. Structural design optimisation with regard to steel and cement. This is a developmental credit.
Projects are encouraged to attempt this credit, so as to help IGBC in developing baselines for
future use.
iv. Water use reduction for construction. This is also a developmental credit.
v. Based on the feedback from green building proponents, use of certified green products will be
encouraged. IGBC has launched a new initiative to certify green products to transform markets.
vi. Products would be evaluated right from extraction to disposal.
vii. Handholding from IGBC Counsellors will now be available for the projects.
viii. A site visit and audit is proposed before award of the rating.
ix. Projects are encouraged to report energy and water consumption data on an annual basis, to
facilitate research in this area.

IGBC Green Townships rating system is a tool which enables the designer
to apply green concepts and criteria, so as to reduce environmental
impacts that are measurable. The rating system is designed to address
large developments and it is mandatory to include residential
IGBC development as part of the township.
Green Township Defined:
Townships
• A township is a combination of several communities; a community in turn is a
combination of several sectors.
• Several townships form a city. A city typically has an administrative, legal, or
historical status based on local law.
• A township, however, may not fall under the purview of the local government.
• Township ranges in sizes and land uses. Townships are typically mixed-use in
character.
• However, Townships can be predominantly commercial, industrial or retail but
should necessarily comprise of a residential component.
• At least 25% of the total built-up area (in sq. m.) within the township should be
earmarked for residential use, for it to qualify for certification.
Adopting the IGBC Green Townships rating systems will reap the following benefits:
•Water efficiency - Green townships encourage use of water in a self - sustainable manner through reducing,
recycling and reusing strategies and can save potable water to an extent of 30 - 50%.
•Energy efficiency - Green townships can reduce energy consumption of infrastructural equipment through
energy efficient street lighting, motors, pumps etc. The energy savings that can be realized by adopting this rating
programme in infrastructural equipment can be to the tune of 20 - 30%. Further, on-site power generation using
various renewable energy technologies and other clean fuels can significantly reduce the load on grid power
supply.
•Waste Management - Green townships encourage effective waste management strategies by facilitating the
segregating of waste at source and promoting the reuse / co-processing of products and materials.

•Efficient Mobility
Green City increases opportunities for bicycling, pedestrian friendly network, reduction in the number of
automobile trips, promoting public transportation and use of vehicles with alternative fuels. In a nutshell,
efficient transportation planning enable cities to accommodate all modes of travel, including walking,
bicycling and public transportation which are vital parts of reducing the carbon footprint in cities.
Efficient use of infrastructure limits the usage of natural resources by incorporating best practices
such as:
•Water Efficiency: Green City would result in potable water savings to the tune of 30-40% by
adopting practices such as rain water harvesting, treatment & reuse of waste water, storm water
management, etc.
•Energy Efficiency: Power generation using various renewable energy technologies and Green
concepts can significantly reduce the power supply demand of the city leading to energy savings
to the tune of 20-30%.
•Solid Waste Management: Waste management in Green Cities takes into account planning
and implementation of efficient systems for collection, transportation, treatment, recycling and
reuse or disposal of municipal solid waste. Green Cities aim to achieve zero waste discharge to
landfill sites.
Reduced commuting time, accessible recreational spaces, increase in green cover, continuous

• While rapid urbanization, growing cities provide various opportunities, there are fallouts in terms
of proliferation of slums, high prices of land and building materials which render houses
unaffordable for the segment at the bottom of the pyramid.
• Therefore, the need for adequate housing for the low-income groups will substantially increase.
• Most importantly, while we create housing for these sections of the society, they need to be
green too.
• The principles of green and sustainability are fortunately or unfortunately community-agnostic,
in the sense that they also need to handle wastages a bit more carefully, be thrifty in the usage
of energy & water, handle waste in a hygienic manner to avoid outbreak of epidemics, reduced
use of virgin materials and above all enhance their own quality of lives.
• Housing that is appropriate to the needs of a household and within their means to pay along
with being environment conscious. The means (or capacity) of a household to pay for their
housing depends on three primary factors:
The overarching objective of this rating would be to ensure a high degree of sustainability with no / meagre
additional cost to the developer or the occupant. Therefore, the approach is to selectively adopt those
measures that are simple and yet have profound impacts in conserving the environment.
To facilitate wider implementation, the rating system is made simple, practical and easily implementable. The
economic payback periods for various measures have also been considered.
