User Onboarding & Property Type Selection


User Registration:
KYC: Complete Aadhaar, PAN, and biometric verification.
User Role Selection: The user selects “Seller” (or “Buyer” for later steps) and chooses the
property type: Flat, Land (rural/urban), Farm, etc.
Dashboard Setup: Based on the selection, the dashboard displays a checklist tailored to the
property type.

2. Document Upload & Digital Verification


For the Seller:
1. Dynamic Document Checklist:
Flat:
RERA Certificate (if applicable)
Approved Building Plan & Occupancy Certificate (if available)
7/12 Extract (if applicable for urban land) or Property Card
Latest Property Tax Receipt
Encumbrance Certificate (EC) – Optional/Conditional upload (flagged if property history
suggests issues)
Identity Proof (Aadhaar/PAN) already verified during KYC
Land (Rural):
Mandatory: 7/12 Extract (Satbara Utara)
Land Tax Receipts
Mutation Certificate (if any previous sale exists)
NOC (if applicable, e.g., in dispute cases – optional if property is clear)
Farm:
Similar to rural land with additional Affidavit for land usage (if required)
May include a Power of Attorney or Legal Heir Certificate if applicable
2. Document Upload & In-App Integration:
OCR Processing: For each uploaded document, use AI-powered OCR to extract key fields:
7/12 Extract: Extract owner name, survey number, land area, boundaries.
Tax Receipts: Extract property ID, payment date, and amount.
EC/NOC: Check for key phrases, signatures, and dates.
API Cross-Verification:
7/12 Extract: Verified using Mahabhulekh API.
Tax Receipts: Verified via municipal APIs (e.g., MCGM for urban, local revenue APIs for
rural).
AI Validity Score: Based on OCR results and API match:
Thresholds: If key values (owner name, survey number, payment dates) match with a high
confidence score, the document is auto-approved. (optional)
Low Score: If the score is too low (due to unclear text, mismatches, or missing fields), it is
flagged for manual review by an official.
The Sub-Registrar's officer gets all the score and documents copies and after manual checking he
approves and mint the property NFT (for first time only)
for resale scenario he will just check the old ownership record with existing copies like
updated tax receipt, 7/12 ....
3. For Documents That Can’t Be Integrated:
Provide direct links or guidelines on how to apply on external government portals:
EC or Mutation Certificate: Link to the Sub-Registrar’s or local revenue office website.
NOC/No Dues Certificate: Provide links to the respective utility provider or authority
(Electricity/Water Board).
Affidavit / Legal Heir Certificate: Link to templates or government form download pages.
Guided Assistance: In-app guidance and FAQs to help users apply for missing documents.

3. Property Listing & Buyer Interaction


1. Property Listing for Sellers:
Auto-Populated Data: Once documents are verified, the app creates a digital property profile
using data from the 7/12 extract, tax receipts, etc.
Unique Property ID: Generate a unique serial number or blockchain-based NFT that acts as the
digital title.
2. Buyer Search & Interaction:
Search Options:
Buyers can search using the property’s unique ID, survey number, or location.
Filters based on property type (flat, land, farm).
Property Details: Buyers see a verified, AI-enhanced property profile with all key documents and
verification status.

4. Transaction Process
For Both Seller & Buyer:
1. Drafting Documents:
AI-Generated Title Deed:
Drafted automatically based on verified property details.
Editable by both parties if needed.
Agreement to Sell / Buy:
A smart form that both parties fill in the app, auto-populated with verified data.
Digital signatures via Aadhaar eSign integration.
2. Stamp Duty & Registration:
Stamp Duty Calculation:
AI calculates duty based on property value and location.
Integrated payment gateway for online payment.
E-Stamp Generation:
Once payment is confirmed, an electronic stamp is generated.
Registration Preparation:
Pre-filled government forms (for sale deed registration) are generated.
If digital submission is supported, the app sends data directly via API. If not, a printable PDF
is provided.
3. Payment & Notarization:
Payment Clearance:
Online payment for stamp duty and registration fees.
Digital receipts are auto-generated.
Virtual/Physical Notarization:
Schedule a notarization appointment (virtual if supported, or offline).
Video conferencing for remote notarization with biometric/liveness checks.
4. Final Transfer & Blockchain Logging:
NFT Transfer:
The blockchain is updated to transfer the NFT from seller to buyer, serving as immutable
proof of the new ownership.
Digital Mutation Request:
Auto-trigger mutation forms are sent to the Revenue Department (if API supported) or
provided as pre-filled forms for manual submission.
Immutable Record:
All transaction details are logged on blockchain for audit and future reference.

5. Post-Transaction Follow-Up
Dashboard Tracking:
For Sellers: Track mutation status, pending manual verifications, and future resale options.
For Buyers: Access digital copies of the sale deed, NFT title, and tax receipts.
Notifications:
Alerts for any pending steps, updated verification statuses, and scheduled appointments with
registrar offices.
Audit Trail:
All actions are recorded for regulatory compliance and user transparency.

Steps Eliminated or Condensed in Resale:


Redundant Document Uploads:
7/12 Extract: No need to re-upload unless there’s a change.
Tax Receipts, EC, NOC: Reuse existing verified documents, only updated if necessary.
Detailed Title Deed Drafting:
The system bypasses creating a completely new title deed by using the existing NFT and
creating an addendum for transfer.
Re-Verification of KYC:
KYC details remain valid; no need for re-verification.
Manual Data Re-entry:
Most data is auto-populated from the original sale records and blockchain, reducing manual
input.
