PRICING PREAMBLES
A Within the Nakhali estate the scope of work includes for the shell and core elements of four Villas, security blocks
and service yard and external infrastructure.
B Interior fit out works to the Front of House areas to be carried out by others.
D The Contractor is reminded to familiarise himself with the full extent of the Contract Documents including the
Instructions to Contractors, Form of Tender, General Conditions of Contract, Particular Conditions of Contract,
General Requirements, Tender Drawings and Specifications or any other information that can be reasonably
inferred from any of them and all obligations contained in the documents shall be included in their Lump Sum
Price.
E Amendments shall not be made to the Details of the Contractor's Lump Sum Price and Bills of Quantities without
authority, in writing, from the Engineer.
F The rates inserted in the Bills of Quantities will be used to value any Variations to the Works, whether omissions
or additions and will be assessed all in accordance with the Conditions of Contract. The Contractor shall not be
entitled to payment for profit and overheads on the value of any omitted Works.
G Drawings, Specifications, Conditions of Contract and Bills of Quantities and all other Documents are
complementary and if any item is included in any of them, it shall be deemed included in all.
H The Pricing Document has been prepared generally in accordance with the 'Principles of Measurement
(International) for Works of Construction' dated June 1979 (POM(I)) published by the Royal Institution of
Chartered Surveyors. Any deviations from the above Principles are listed hereunder.

GENERALLY
A The Bills of Quantities herein, including all notes and instructions, shall form an integral part of the Contract
Documents. However, the descriptions contained in the Bills of Quantities for each item are not necessarily
exhaustive, detailed and complete that is required to be done in order to have the item completed, but not
mentioned explicitly, shall be considered as implied and therefore included in the price of the item or elsewhere.
The Contractor is to refer to the Instruction to Tenderers, Conditions of Contract, Drawings and other documents
as well as relevant Standards and Codes of Practice for further information as no claim or verification,
whatsoever, will be considered on an account of the Contractor's failure to do so.
B The Contractor's bid for entire work shall provide for supervision of any or all trades including those Works which
are not intended to be performed with his own forces. No extra compensation for services, as a General
Contractor, will be paid.
C The Contractor shall not use these Bills of Quantities as the basis for a construction programme or for the
purpose of ordering materials or arranging Sub-contracts, be they Nominated or otherwise.
D The Contractor's lump sum amount is deemed to include costs to reinstate, make good of all areas he has
occupied, to remove all traces of his occupation and to leave the site as close to its original condition as possible
to the satisfaction of the Engineer.
E The Tenderer’s attention is drawn to Laws of the United Arab Emirates, and in particular the Laws governing
employment.
F All items deleted or not used from the original scope shall be considered as negative variation and the Contractor
is not entitled for payment of such items and amount allocated for the same shall be deducted from the lump sum
amount.
G Additional works instructed to do shall be quantified and evaluated based on the Bills of Quantities all in
accordance with the Conditions of Contract.
H For all items priced as 'item' or 'allow', the Contractor may be required to provide a breakdown for the purpose of
payment.

Format of Descriptions
Provisional Sums
B For all work executed, or goods, materials, plant or services the Contractor shall be entitled to:-
(a) The actual price paid or due to be paid by the Contractor, on the instructions of the Engineer.
(b) In respect of all other charges, profit and attendance, a sum being a percentage rate of the actual price paid
or due to be paid. The Contractor shall insert separately the percentage or sum as applicable required for all
other charges, profit and attendance against each item in the Bill of Provisional Sums.
(c) Should work stated as a Provisional Sum be deleted from the Contract by the Engineer's the allowance for
overhead and profit, special attendances and builders work will be deleted accordingly as a variation in
accordance with the Terms of the Contract.
When reviewing items stated as Provisional Sums the Contractor is to make due allowance for carrying out the
works within their programme and due allowances made for management etc within their contract Preliminaries.
C PC rates of Supply Only rates for suppliers of materials and equipment shall be deemed to include delivery to site
and exclude the Main Contractor's percentage for overheads and profit as stated in the Preliminaries section of
the Bills of Quantities. At the time the Engineer's has approved the actual material to be used in the Works, the
actual delivered to site costs plus Contractor's overhead and profit percentage as stated in the Bills of Quantities
shall be inserted into the Contractor' rate following the deduction of the original PC Supply Only rate contained in
the Contractor's rates against the particular item description in the Bills of Quantities.

A The Contractor when pricing items in the Bills of Quantities which contain PC supply only rates shall add to the
PC rate the amounts required to cover for profit and overheads, unloading from delivery vehicle to site store,
loading and transporting from site store, hoisting and lowering and distribution to various positions, assembly as
necessary, fixing, casing up, protecting and finally cleaning down and, where appropriate, oiling and adjusting and
leaving in perfect order, all necessary straight, cured and irregular cutting, wastage and all other allowances
required to fully fix, install or place the fixed and will not be adjusted against the final value of the supply rates
adopted. Should the item including PC Supply Only rates be deleted by the Engineer from the Contract no
payment against that item will be made to the Contractor.
B The Employer shall select the Supplier from those listed in either the contract specifications or from a list
proposed by the Contractor or designers and the Contractor shall be responsible for procurement of the materials.
The Contractor shall arrange for all co-ordination of deliveries be they in part or full loads to suit the Contractor's
Programme of Works.
Builders Work
C Within the Bills for Provisional Sums the Contractor is to allow for all the builders work required in connection with
the various work elements covered by Provisional Sums as noted. To assess the builder's work required, the
Contractor may review the drawings related to these Works at the offices of the Engineer.
Engineer's Overtime
D The Contractor will be liable for the payment of "Engineer's Overtime" for site supervisory staff required to work
beyond normal site office hours (Saturday to Thursday 8am to 6pm- Consultant’s working hours at site shall be
limited to 48hours per week as per UAE Labour Law, with at least one resource attending on site on Saturday) for
inspection/ supervision of the Works. The Contractor shall allow for such costs within his tender.

GENERAL NOTES
B Access to the site will be as specified by the Engineer and as discussed in the Employer's Requirements. The
Contractor may be required to form temporary access points including allowing for approach roads to site and
adequate protection of the existing surfaces, kerbs, soft landscaping etc. The Contractor will be required to
comply with all security regulations and requirements in operation at the establishment.
C The Contractor shall restrict access to the site only to those persons entitled to be present under the Condition of
Contract and to persons authorised by the Engineer to visit the Works. The Engineer shall give the Contractor
sufficient notice prior to bringing his invitees to the site and the Contractor shall allow for taking reasonable
precautions during such visits against the possibility of injury to persons.
D The Contractor shall provide at all times throughout the duration of the Works, from commencement to the date of
the Performance Certificate, proper means of access including ladders, scaffolds, etc., and the necessary
attendances to move and adapt same as directed by the Engineer.
E The Contractor shall remain solely responsible for complying with regulations imposed by any statutory authority
regarding access to the site including allowing for the cost of such compliance.
F The Contractor shall allow for keeping roads free from rubbish and builders debris and shall make good at his
own expense any damage caused to the existing roads and any other areas, by his Sub-Contractor's, his
Supplier's or his own vehicles and plant.
G The Contractor shall take all measures necessary to confine his activities to, and to prevent his workmen from
trespassing beyond the site area, and any nuisance or detriment caused to the public, the Employer, or owner, or
occupier of existing adjacent premises or land, including premises handed over to the Employer prior to Practical
Completion by the Contractor or those employed by him, shall be stopped immediately if any complaint is made. If
such trespass does occur, the Contractor shall make good at his own cost any loss or damage arising by reason
of such trespass.
H The Contractor will be held solely responsible for ensuring that no nuisance arises from whatever cause, and if
such nuisance does arise through neglect of proper precautions, the Contractor shall indemnify the Employer
against all claims which may be made in this respect. The Contractor shall not use the site for any purpose other
than carrying out this Contract.

A The Contractor and his Sub-Contractors etc. will be restricted to the designated work areas and the Contractor
shall be responsible for ensuring that his workpeople and Sub-Contractors etc. remain within these designated
areas.
B The Contractor shall confine his apparatus, the storage of materials and the operation of workmen to the site and
shall not unreasonably encumber the area with his materials.
C The Contractor shall be entirely responsible for complying with authority regulations regarding fencing the site,
storage of materials and spoil heaps, unloading of materials, temporary buildings etc. No claims for delay or costs
will be entertained in the event of work being stopped for a breach of regulations.
D Allow for complying with the relevant clause in the Conditions of Contract. The Contractor shall however fully
comply with all regulations imposed by Local Authorities in connection with hours of working.
The Execution or Completion of the Work in any Specific Order, Sections or Phases
E The Works shall be completed in the time stipulated in the Employer's Requirements.
F The Contractor shall submit to the Engineer a detailed programme for the execution of the Works as provided for
in the Employer's Requirements and Conditions of Contract.
G Should any of the trees or shrubs to be retained are damaged in any way whatsoever, they shall be replaced by
mature trees or shrubs of the same species at the Contractor’s expense.
ENGINEER'S ARRANGEMENTS
Supervision
H The Contractor shall provide all necessary supervision for carrying out the Works including an authorised agent
as referred to in the Conditions of Contract. The Contractor must give at least one month’s notice to the Engineer
of his intention to replace the above mentioned agent.

CONTRACTOR'S FACILITIES
A The Contractor will not be permitted to erect temporary living accommodation on or adjacent to the site.
B Provide, maintain and keep in sanitary condition, adequate temporary sanitary accommodation and facilities in
accordance with local regulations and to the Engineer’s satisfaction for all persons employed on the Works
including Sub-Contractors. Alter, move and adapt from time to time as necessary.
C All temporary buildings and work areas such as site offices, workshops, stores, shall be constructed in positions
approved by the Engineer within the proposed site boundary.
D No operatives or personnel shall be permitted to eat, sleep use the facilities in the Permanent Works.
TRAFFIC REGULATIONS
E The Contractor shall ensure that all vehicles travelling to and from the site take special care in the vicinity of the
site to avoid any danger to persons or property.
EXISTING LEVELS
F The Contractor shall allow in his rates for providing all necessary assistance and attendance upon Authorities for
the removal of existing underground services, including but not limited to positioning, marking, excavating (by
hand), exposing and providing all necessary labour and plant

G The Contractor's unit rates are to be fully inclusive value of the work to be executed and must include all related
work, accessories or consumable materials, incidental labour, supervision, administration, tools, construction
equipment, design fee, overhead and profit and all costs and expenses in complying with all general risks,
liabilities and obligations set forth or implied in the Drawings, Specifications, all other information and Conditions
of Contract.
H Where the word "allow" is used, the cost of the items shall be the responsibility of the Contractor.
J Where the word "item" is used, the cost of the items shall be the responsibility of the Contractor.
K The amounts set against any items of profit shall include for all costs in connection with the letters of credit, bank
charges, interest charges and insurance after the materials come under the control of the Contractor.
L No variation will be allowed for any error in the computation of the Tender discovered after date of issue of Notice
to Proceed and award of the Contract.

A Any Sub-Contractor or Supplier which the Contractor proposes to use for the works are subject to the approval of
the Engineer. Any Sub-contractor or Supplier who has not been approved by the Engineer shall not be used in
connection with the carrying out of the works.
B The Contractor should ascertain from Sub-Contractors and Suppliers, before the work is put in hand, particular of
positions in which chases, holes, mortises and the like will be required to be formed or left. No claim for the extra
costs of cutting away work already built due to the Contractor's failure to ascertain these particulars will be
accepted.
C The price quoted is deemed to include for any additional costs incurred due to Sub-Contractors working different
hours from and extended hours to those worked by the Contractor.
Attendances to be provided by the Main Contractor to all Sub-Contractors and Nominated Sub-Contractors
E The Main Contractor shall be responsible for providing, including but not limited to, the following attendances:
(iii) Use of Main Contractor's mess room, sanitary and welfare facilities.
(iv) Co-ordination and scheduling of all works related to each Sub-Contract and Nominated Sub-Contract.
(v) Use of standing scaffolding
(viii) Giving and marking dimensions and taking responsibility for their accuracy.
(ix) Space for Sub-Contractor offices and stores, be they Domestic or Nominated.
(xi) Offloading all Sub-Contractors' or Suppliers' materials and placing in stores, be they Domestic or Nominated.

(xii) Clearing away all and any rubbish be it generated by Main Contractor, Nominated or Domestic
Subcontractors.
(xiii) Other necessary and usual facilities, documentation, general intergrades attendances, labour and
assistance.
A The Sub-Contractor or Nominated Sub-Contractor shall be responsible for providing, including but not limited to,
the following attendances:-
(i) All special scaffolding required by him in the execution of his works.
(ii) Taking from stores, distributing, hoisting and placing in position, all items of plant, equipment and materials
required by him in the execution of his works.
(iii) All labour, plant etc (other than included in Attendances to be provided by the Main Contractor).
(iv) Site offices and stores required by him for the execution of his works.
(v) Obtaining security passes for access of work people to the site.
(vi) Offloading from material delivery vehicles his materials, placing in temporary stores on-site, distributing,
hoisting and placing in position.
PRELIMINARIES
B Payment for the establishment of the items, site office and facilities, will be by Lump Sum which will be made only
after the completion of all facilities.
C Payment for the maintenance of site office and facilities items will be in monthly instalments.
D Payment for the removal of site office and facilities items will be by Lump Sum which will be made only after the
completion of their removal. The removal of the Site Office shall be after the project handover.
E Payment for contractor’s supervision and the like and bill items shall be in monthly instalments.
F Instalments can be suspended, reduced or deleted from any Contract Payment, if, in the opinion of the Engineer,
the Contractor is not fulfilling his obligations.
G The rate inserted for general protection of the site shall include for the cost to maintain access to areas adjacent
to the work site.

PRELIMINARIES (Cont'd)
A The item for traffic safety and control shall include the cost of all temporary traffic diversions and traffic
management necessary to complete the works. The item shall include but not limited to for liaison with all
concerned authorities to confirm their requirements for safety.
B Temporary works, diversions, site cleaning, etc, and other items not otherwise covered in this preamble or
otherwise detailed in the Pricing Document will be cost-related items and will be paid as a percentage of work
completed to total value of work. Upon removal of temporary works, locations should be made good and
reinstated to the satisfaction of the Employer's Representative at the Contractor's expense.
C Payment for the establishment of surveying equipment will be lump sum and it will be made only after the delivery
of all the equipment specified. Payment for items maintained will be in monthly instalments.
D Payment for assisting Engineer shall be in monthly instalments and is deemed to cover all costs in providing
assistance to the Engineer by the Contractor as stated in the Contract.
E Payment for Project Sign Boards shall include for maintenance, illumination and removal within one month of
completion and reinstatement of ground to its original state.
F Payment for progress photographs will be by set of monthly progress photographs as defined in the Specification.
G Payment for Conditions of Contract will be by monthly instalments and shall cover all costs and expenses
including overhead and profits incurred by the Contractor in carrying out the requirements of the Conditions of
Contract not otherwise included in the Pricing Document.
H Items for which the measurement unit is in days, such items shall be measured for the actual period for which
facilities, services, etc., are provided in accordance with the construction programme. Measurement will
commence only after the completion of the mobilisation period and on the day as approved by the Engineer in
agreement for the facilities, services, etc. when fully provided.
J These instalments can be suspended, reduced or deleted from any Contract Payment, if in the opinion of the
Engineer, the Contractor is not fulfilling his obligations.
K The rate for constructional plant shall include for site transportation, moving or shifting machinery to suit the
sequence of programming or sequence of revised programme and plant required for specific trade unless
instructed by Client.
L The Contractor shall make all necessary cabling and connection from ADDC and maintain the expenses
throughout the project duration. The cost for the same is deemed to be included in appropriate item of the
Preliminaries / General Requirements until the issue of Taking Over Certificate.
M The Contractor shall provide necessary storage for water for site offices and maintain throughout the contract
period until the issue of Taking Over Certificate.

SITE WORK
A Site clearance shall include the demolition and removal of articles, objects and obstructions which are expressly
required to be cleared.
B All quantities for excavation have been measured net with no allowance for increase in bulk or working space.
Commencement of excavation shall be from the level as stated on the drawings and as approved by the
Engineer.
C The Tenderer shall allow in his excavation rates for excavating in any material except rock including running silt,
running sand, commencing excavation at any depth, excavating below the normal water table, excavating around
existing services and mains supporting the vertical sides of excavations, working space and filling spots.
D Rates for all excavation shall include for keeping excavations free from water by whatever means, unless a separate item fo
E Rates for disposal of excavated material shall include for any necessary double handling and the provision of a
tip, if necessary, including and charges in connection therewith. Disposal of excavated materials shall be deemed
to be disposal off the site unless otherwise specified.
F The rates for trenches for pipes shall include for disposal and backfilling.
G The rates for drains, inspection chambers, etc. are to allow for testing.
H Rates for pipes generally are to include for all short lengths, back stops, wooden plugs and retaining and
alignment pegs required in laying and for the extra involved over normal trench excavating in hand packing and
tamping selected fine material around the lower half of the pipes to buttress them against the side of the trench.
Rates are to include for leaving all pipes clean and clear.
J Pipes are measured net through their centreline as laid and are to include for all fittings on all types of pipes, extra
joints of all types, (unless separate items for fittings & joints are provided in the Bills of Quantities) cuttings, waste,
etc. for laying in trenches of any depth, and building into sides of inspection chambers and making good as
necessary.
K Demolition shall include for carting away off-site to a location as directed by the Engineer and in compliance with
the authority regulations.
L The rates for demolition shall also include for making good of surface after demolition is complete.
M The rates for removing and stacking shall include for carefully storing the removed material in a secure place until
it is reused.

A Unless otherwise described, the whole of the Concrete Works shall be executed in accordance with the relevant
Specification Clauses.
The rates for all concrete and reinforced concrete work are to include for:
(a) All materials, labour, plant, mixing, hoisting to any height, lowering to any depth, conveying, placing, tamping
around reinforcement, consolidating, compacting, vibrating, curing and protection, hacking surfaces for key,
forming and grouting mortices, making good to concrete in connection with holes and mortices and all surface
treatment to setting concrete.
(b) All sampling and testing requirements (including trial mixes and provision and submission of test cubes and
cylinders for testing) and curing requirements.
(c) Forming or cutting grooves, chases, rebates, mortices, holes for pipes, etc. not exceeding 150 mm diameter,
openings not exceeding 0.025 square metre sectional area, notches, grouting in balusters, bolts, dowels, cramps
and the like with cement and making good as described and any other sundry items of a like nature.
(d) Forming angles, ends, outlets and intersections, etc. to curbs, copings, cills, channels and other items
measured linear metre.
(e) The rates for concrete shall include for laying in bays and for day joints.
B The rates for all concrete beds and slabs are to include for laying level or to falls in alternate bays, including
formwork between bays, and for finishing the surface level or to falls and currents and cambers as required and to
receive pavings unless otherwise specifically stated.
C The rates for thickenings to concrete beds under walls, partitions and the like and under channels are to include
for all extra excavation, disposal, hardcore, forming trenches in or hand packing hardcore and formwork.
D Reinforcement has been measured by weight and includes for both mesh and bar reinforcement. Rates for
reinforcement shall include for laps, cutting, bending, all necessary spacers, hangers, chairs, stools, blocks,
waste, tying wire and rolling margin etc except that weights of designed hangers and spacers formed by the use
of reinforcement bars have been included in item quantities. Rates for reinforcement shall include for providing
bending schedules.
E The rates for fabric reinforcement shall be deemed to include for all minimum laps, all necessary cutting and
notching around obstructions. In addition, to include for additional labour and material at laps and all notching
around obstructions.

A Notwithstanding Clauses C4.1 to C4.8 inclusive of POMI, formwork shall include for all props, struts, stays,
wedges, bolts, all cutting labours at the intersections, overlaps, passings at angles, cutting and fitting round
projections and pipes, drips, rebates and grooves of any sectional area, all stops, chamfers, rounded, moulded
and splayed edges or angles, coating with mould oil, mould liquid or limewhite, forming cavities and holes for
pipes etc., pipe sleeves and inserts, strutting and supporting formwork to any height and for easing, striking and
removal.
C Shuttering shall be deemed to include for forming chamfers, splays, grooves, rebates, overlaps, internal angels,
notching, corners, and all narrow widths, short lengths and the like. They shall also include for mould oil,
temporary openings for inspection, cleaning, fixing in position, striking and removal.
D Shuttering to blinding shall be included in the rate for blinding.
Wherever formwork is described as ‘to produce a fair face finish’ such term shall be held to include any smooth
fair faced finish as specified.
E Bending Schedules are to be in accordance with BS 8666 and other requirements in the Technical Specifications.
F Rates for tensioned concrete shall include for all pre tensioning steel wires and cables including pipe sleeves,
grouting, tension blocks and anchors.
G Finishing of surface to falls or cross falls as required shall be included in the rates.
H There shall be no re-measurement of reinforcement except as provided by the variation clauses of the Conditions
of Contract.
(a) The design and setting out of all tendons (either single or in a a group) including ducting, or sheathing with all
necessary anchorages and fittings prior to concreting.
(b) The supply and installation of tendons as specified or designed by the Contractor and subject to the approval
of the Engineer.
(c) Any additional length of tendons required for jacking operations including all necessary cutting and making
good to the ends of tendons.
(d) Any Contractor's alternative design and calculations including a method statement with the affected
programme activities, all subject to the approval of the Engineer.
(e) All tests and reports for the post-tensioning operations as required by the Specification and to the approval of
the Engineer.

B The rates for all brickwork, blockwork and facings are to include for:
• Solid course of blockwork at sill level of all openings and under copings and bearings of all poured concrete and
at the top of all free-standing walls
• Filling with concrete to ends and intersections of walls, jambs of doors, windows and other openings, and
abutments with concrete columns or any other locations as detailed on the drawings or deemed necessary.
• Raking out and enlarging joints if necessary for and pointing to turn-ins of flashing and similar items
• Bedding plates and bedding and pointing frames and similar items
• Lintels
• Cutting, forming or leaving chases, grooves, notches, holes, mortices and similar and grouting in ends, pipes
and the like and making good
D The rates for brick or tile cills, cornices, plinth cappings, copings and the like are to include for all angles, notched
and fitted returned ends and the like.
E The rates for blockwork shall include for all necessary damp proof courses including all overlaps and associated
work.
F The rates for faced brickwork are to include for keeping the work perfectly clean during progress of the works. No
rubbing down of brickwork will be permitted.
G The rates for blockwork shall include for starter bar ties at vertical abutment of concrete columns and for all lateral
or head restraint fixings.

A Rates for metalwork / steelwork shall include for all cutting, drilling, counter sinking, bolting, riveting, welding,
boring, grinding, bracing, grinding off flush etc, assembling, hoisting and fixing in position, adjusting, site and shop
priming and touching up as necessary.
C Scribing, rebates, grooves, chambers, splayed and rounded edges, fair and returned ends, mitres, and the like
and for all short isolated lengths.
D Rates for balustrade and handrails shall include for bends, mitres, crosses, tees, flanged ends, angles,

E The rates for steelwork shall include for all stanchions and rafters, gussets, endplates, and the like and for the
preparation of all shop drawings. Ungalvanized steel shall include for rust proof primer.
F Only main steelwork members have been measured. All fixings and fittings are to be included in the rates.
G The carrying out of special tests to welded or other joints or connections in steelwork shall be given as an item.
H Gutters have been measured by length taken along the centre line over all fittings. All painting and fittings to
gutters shall be included in the rates.
J Steel sections all Grade S275. Weights do not include any secondary members that may be required by the
cladding contractor to support cladding.
WOODWORK
L Unless otherwise described the whole of the Woodwork shall be executed in accordance with the relevant
Specification Clauses.
M Sawn timber shall have the nominal sizes as measured; sizes of wrought timbers are the actual dimensions
required after planing. Wherever the terms sawn and wrought occur elsewhere as applied to timber used in this
context, they shall be interpreted in a similar manner.
• All cutting, nailing, gluing, screwing, arises, splayed, chamfered or rounded edges, notching, holes, housing
ends, ship-lap joints, mitres, ends and shaped ends, angles, junctions, heading joints, stops to labours and work
across grain and any other sundry items of a like nature,
• Countersinking screw and bolt heads and covering heads with approved matching wood filler where required,
• Nails, brads, tacks, screws, wedges, dowel pins, glue, glass paper, white lead and other sundry jointing and
fixing materials,

A The rates for drawers are to include for the provision of stops, stop-morticed and tenoned joints at back and stop-
morticed and tenoned or stop-dovetailed joints to fronts, grooving sides and front for bottom and gluing together.
B Work described as "plugged" shall be deemed included in the rates has been given relative to the structure
irrespective of any applied finishes. Plugging shall be carried out similarly for all trades.
C The rates for sawn grounds, sawn partition and false ceiling framing and similar are to include for planing one or
more faces if necessary to obtain a level fixing surface.
D The rates for all softwood joinery in contact with the structure whether or not they are measured separately,
included as a composite item or as included as a necessary item measured in any other sections shall include for
priming the contact surfaces.
E Rates for waterproofing shall include for all cutting, lapping, formation of holes for pipes, sleeves, standards and
the like, including dressing and sealing around perforations and in and around outlets.
F All narrow widths, small areas, dubbing out, internal and external angles, making good around fittings, working
around and forming collars to pipes etc after all trades, jointing between different materials and all cutting
(including circular and raking) and cleaning on completion shall be included in rates.
G Rates for skirting and the like shall include for tops, angles, intersections and ends and for extra material in laps
and passings.
H Rates for flashings and the like shall include for angles, intersections, ends and for extra material in laps and
passings. Rates shall include for dressing into grooves and sealing.
J Rates for roof finishes shall include for all necessary expansion joints.
K Rates for damp proof courses shall include for laps at angles and intersections.
L Unless otherwise described the whole of the Doors and Windows shall be executed in accordance with the
relevant Specification Clauses.
• Fixing to any type of surface, all necessary screws, bolts, nuts, washers, nails , pins, and similar items required
but which are not supplied with the ironmongery,
• Providing each lock complete with 3 keys and master keying clearly labelled or as otherwise specified,

reinforcing mesh at joints and between different surfaces; internal angle beads shall be galvanized metal and
external angle beads shall be stainless steel unless otherwise specified.

ii) Laying level or to falls, cross falls or slopes as required, particularly in wet areas and providing a levelling coat
as required.

D Rates for all pipes and tubing shall include for all short lengths, sockets, running couplings and joints, standard
pipe supports, cutting and waste. Measurement shall be through centreline of pipes and tubes and through
fittings.
E Unless otherwise stated, tee couplings and connections are identified by the nominal diameter of the largest pipe
connected thereto and the rates for these items are to include for any reducing tee required.
H Rates shall include for cutting for forming holes, mortises, chases or the like and making good finishings (to be by
Main Contractor).

A Rates shall include for building in, cutting and pinning brackets or the like and making good finishings.
B Rates shall include for stopping ends of pipes by an approved method while the work is in progress to prevent
ingress of rubbish and for leaving all pipes clean and clear on completion.
C Rates for all ductwork of any type, system or material shall include for all fittings, flanges, access doors, bolting
and the like. Measurement shall be through centreline of ducts measured through fittings.
D Rates for the installations shall include for any portion of the works which could be reasonably and obviously
inferred as necessary for the complete and satisfactory operation for the installation as a whole, although not
expressly described or specified.
E The rates for switchboards, switchgear, distribution boards, control gear, fittings, equipment and the like shall
include for:
a) All identification labels, warning notices, circuit schedules and the like
b) The completion of the circuit schedules
c) All necessary gland plates and cable entry boxes
d) All earth tapes, cables and connections to associated cable termination glands, conduit and/or trunking.
F Main circuits (defined as “the incoming supply to the main distribution boards within a building”) shall be as follows
a) Rates for cables shall be included with the MDBs, SMDBs etc. and shall be deemed to also include colour
coding, marking, joints, boxes, line tops, shrouds, termination glands, connectors, supports, sleeves, plates and
the like.
b) Trays, ladders and trunking shall be itemised and shall be deemed to include all fittings, stools, saddles,
cleats, clips, fire barriers, pin racks, cutting, jointing, earth continuity components and the like. Trunking shall also
be deemed to include forming openings for entries from equipment and control gear and associated bushing
material.
G Sub main circuits (defined as “supply from a sub-main distribution board to a distribution board”) shall be as
follows
a) Rates for cables shall be included with the DBs and shall be deemed to also include colour coding,
marking, joints, boxes, line tops, shrouds, termination glands, connectors, supports, sleeves, plates and the like.
b) Trays, ladders and trunking shall be itemised and shall be deemed to include all fittings, stools, saddles,
cleats, clips, fire barriers, pin racks, cutting, jointing, earth continuity components and the like.

covers, back plates, ball and socket back plates, earth continuity, flexible cords, chokes, capacitors, starters,
lamp holders and the like.
D The rates for all lighting fittings shall include for all associated lamps, control gear, diffusers, shades and the like.
E The rates for clocks, telephones, fire alarms, burglar alarms, loudspeakers and the like shall include where
required for all boxes, conduit boxes, woodblock, moulded pattresses, cover plates and the like.
F The rates for all socket outlets include for associated plug tops.
G The rates for surface accessories shall include for any necessary back plates and surface mounting boxes.
H The rates for all flush, semi-flush, recessed, semi-recessed and insertion items shall include for any necessary
boxes.
J The rates for all accessories, fittings, equipment and the like shall include for all necessary earthing tails and
terminals.
K The term “connection unit” also covers spur units and spur boxes.
M Rates shall include for cutting or forming holes, mortises, chases or the like and making good finishings (to be
done by Main Contractor).
N Rates shall include building in or cutting and pinning brackets or the like and making good finishings (to be done
by Main Contractor)
P The expression used herein ‘Builderswork’ includes but is not limited to the following:
• Drilling, cutting or leaving of holes for pipes, ducts and the like through walls floors, partitions, roofs, etc., and
subsequently making good.
• Cutting and pinning ends of supports for pipes, equipment, appliances, fittings and the like to walls, floors,
partitions, soffits, etc., and making good.

and the like.
• The formation of small concrete bases, plinths, upstands, etc. for plant, tanks, and equipment, including anti-
vibration pads incorporated within the plinth as necessary. All other vibration isolation shall be supplied by the Sub-
Contractor.
• The painting of exposed pipework, fittings, equipment, etc.
• The supply and installation of sub-frames where required for grilles, diffusers, louvres and the like.
• Cutting and making good openings in false ceilings, bulkheads, walls for grilles, diffusers, luminaires, sprinkler
heads, loudspeakers and the like.
A ‘Builderswork’ will include all the above, but it should be noted that this list is not intended to be exhaustive and
everything necessary will be deemed to be included.
B The Contractor is referred to the Structural Drawings for further information. The Contractor shall allow for any
plinths or bases required for MEP equipment installations.
C Builderswork shall include for all penetrations through concrete surfaces for MEP Equipment, including (but not
limited to) stair pressurisation fans, ventilation openings through skylight upstands, fire barrier seals as required,
and the like.
