GUIDELINES FOR FIT OUTS AND INTERIOR WORKS
1. Any person wishing to carry out interior renovation, fit out, civil, carpentry, painting,
plumbing, electrical or polishing work in any apartment in Lodha Primero complex for
duration of longer than two days will follow the procedure prescribed below.
GENERAL
2. It shall be the responsibility of the member/flat owner to obtain such permissions and
approvals as are necessary under the prevailing law, regulations and rules, for the purpose
of carrying out the work. The NOC issued by the society after following the procedure
below is only for the purposes of the society protecting the interests of the society and all
other members. Issue of NOC does not absolve the member/flat owner/occupant from
complying with all other legal requirements.
3. All the consequences arising out of non-compliance of any law, rule or regulation or
directive of government body, directly or indirectly shall be borne by the
member/occupant. The member/occupant shall bear all the expenses incurred directly or
indirectly in this regard, the society and/or the society’s architect shall not be held
responsible for any losses incurred.
4. The member shall indemnify and keep indemnified the society and architect against any
claim, demand, suit or other legal proceedings initiated by any competent authority, BMC
or any other government/semi government departments due to non-compliance of law,
rule or regulation or arising out of the work carried out by the occupant.
5. The application pertaining to the fits outs as mentioned above, only the members/flat
owners shall be entertained, the occupants and/or lease holders are not eligible to apply
for carrying out any interior renovation work.
PAINTING/POLISHING WORK:
7. An application in writing and by e-mail will be made to the society setting out the nature
and extent of work to be carried out, expected commencement and completion date,
approximate number of workers that would be engaged and making a statement that “No
work other than what is set out in this letter shall be carried out in the premises”.
8. The application shall be accompanied by a cheque of Rs. 50,000 drawn in favor of the
society towards refundable security deposit.
9. The society shall refer the application to the architect appointed by the society and upon
receiving his approval, an NOC shall be issued in the format annexed as Annexure C
hereto.
10. The passes for workers shall be issued, and the work shall be commenced, only after the
issue of NOC.
11. No debris will be permitted to be off-loaded in the debris area designated by the society,
as, for the work of painting and polishing, no debris is expected to be generated. If any
other waste such as painting cans, or other garbage is generated, the apartment owner
shall make arrangement for its disposal. This garbage shall not be placed in garbage
chutes of the society nor shall it be submitted for normal garbage removal by the
housekeeping staff.
12. The architect appointed by the society, the facility and security staff as also members of
the managing committee shall be granted full access to enter upon the premises and to
inspect the work being carried out, without any hindrance or protest, and without any
prior notice.
13. The society reserves the right to revoke the NOC without assigning any reason and stop
the work and to stop the workers from entering the complex in the event of any relevant
complains, default or violation of the fit out guidelines or any other law, rules and
regulations or any bye-laws of the society or dis-abeyance of any instruction of the
architect, the facility team or the managing committee.
14. Upon completion of work, a letter shall be written to the society reporting completion of
work.
15. The architect of the society shall thereupon inspect the flat and issue a completion
certificate if the work is found to be in order and in accordance with the society NOC.
16. Upon the society’s architect giving his completion certificate, and subject to deduction
for any damage or nuisance caused, or charges necessitated, by the work carried out, the
security deposit shall be refunded without any interest by the society to the
member/apartment owner.
17. An application in writing as per the format attached as Annexure A shall be submitted
to the society office. The application shall contain detailed and exhaustive particulars of
the work to be carried out in the premises. The application shall state the expected
commencement and completion date, approximate number of workers that would be
engaged and making a statement that “No work other than what is set out in this letter
shall be carried out in the premises”.
18. The application shall be accompanied by a cheque drawn in favor of “Salil Ranadive
Architects” towards architect’s fees, as per the schedule attached as Annexure B, and
a cheque in favor of the society towards refundable security deposit, as per the schedule
attached as Annexure B.
19. The application should also be accompanied by 3 sets of (each set for owner, society &
architect) four plans print out on A3 size paper in color as follows: (1) A plan showing
the existing status of the apartment indicating all civil structure like kitchen platform, all
nahni traps, WC etc.; (2) A plan showing in red color the portions of civil work proposed
to be removed; (3) A plan showing in green color the portions of civil work to be added;
(4) A plan showing the final layout after the renovation work is carried out with furniture
lay-out, complete. (For carpentry work only, 3 copies of existing plan as mentioned in (1)
above only is to be submitted)
20. The application shall be forwarded by the society to the architect appointed by it. The
architect shall send his report in respect of the work to be carried out. Based on the
report, the society shall issue an NOC in the format annexed as Annexure C hereto.
21. The passes for workers shall be issued, and the work shall be commenced, only after the
issue of NOC.
22. Further recurring charges for debris and for additional maintenance shall be payable as
per the schedule Annexure B hereto. These charges shall be payable in advance for three
month period at a time (or for a shorter period if the work is going to be completed in a
shorter period than three months)
23. The architect appointed by the society, the facility and security staff as also members of
the managing committee shall be granted full access to enter upon the premises and to
inspect the work being carried out, without any hindrance or protest, and without any
prior notice.
24. The society reserves the right to revoke the NOC without assigning any reason and stop
the work and to stop the workersl from entering the complex in the event of any relevant
complaints, default or violation of the fit out guidelines or any other law, rules &
regulations or any bye-laws of the society or dis-abeyance of any instruction of the
architect, the facility team or the managing committee.
25. Upon completion of work, the member shall intimate in writing to the society reporting
completion of work.
26. The architect of the society shall thereupon inspect the flat and issue a completion
certificate if the work is found to be in order and in accordance with the society NOC.
27. Upon the society’s architect issuing a completion certificate, and subject to deduction for
any damage or nuisance caused, or charges necessitated, by the work carried out, the
security deposit shall be refunded by the society without interest to the
member/apartment owner.
Fit Out norms for any interior work in the flats at Lodha Primero complex:
FITOUT GUIDELINES:
3. New internal partition siporex walls should only be constructed over the beams.
5. Structural elements like Beams, Columns, Slab, Sheer Walls, RCC Pardi etc. cannot be
chiseled, altered or removed under any circumstances. No holes should be made through.
8. No exterior elements should feature on the exterior façade like chajjas, geyser, ac unit,
drying lines etc.
9. No exterior MS safety grills, collapsible grills etc. allowed outside the windows or
railing.
12. The toilet/wet area size cannot be extended over the dry area.
13. The external building sewage & waste pipe lines cannot be altered from outside.
14. The inlets points of water supply pipes cannot be altered from outside.
20. Drinking water & flushing water supply should not be interconnected.
21. External AC units should not block the external pipe lines of the building.
22. The external AC units should not project out of the building façade.
23. Prior permission shall be obtained for making Core Cutting for Split AC pipe lines.
24. The Kitchen sink position cannot be shifted to the opposite wall.
25. The kitchen sink drainage pipe should not run under the floor, it should remain exposed.
26. The Washing machine & dish washer drainage pipe should not run under floor, it should
remain exposed.
27. No pipes should run under the floor except for the toilets.
28. The floor level should not be raised throughout the flat, it should be in level with the
common lobby floor level.
29. No decoration or changes are allowed in common areas or common lift lobby areas
except vertically above the main door with non-combustible material only.
30. No permanent construction like kitchen platform etc. is permitted in the Dry Balcony.
31. No cloth drying lines are permitted outside the external wall.
32. The light fixtures in the balcony & outside window cannot be changed or removed.
33. Tiles etc. cannot be fixed above the RCC parapet walls & Glass Railings/Screens.
34. The color etc. cannot be changed in the balconies above the RCC parapet walls.
35. Only Garware Polyester Ltd. make Window Reflective Film “Silver 20” is permitted
to be fixed on the windows and railing glass for solar heat reduction. No other films
are allowed.
36. No loose furniture, decorative pieces or wooden paneling allowed in the common lift
lobby.
37. The smoke detectors, water sprinklers etc. shall not be tampered with.
38. The black aluminum utility door opening into drying balcony may be changed without
changing the size of the door or making any other civil changes.
39. Paneling inside the window is allowed so long as window is not completely blocked.
Only 50% of the window may be covered in this manner.
40. Kitchen Chimney pipe should be exhausted from the exhaust fan area given in the
aluminum window. No separate hole may be made for this purpose.
41. Electrical wiring under the floor is allowed provided it is done with fire proof wires and
armored cables only.
42. External AC units are permitted to be placed in the three bedroom flats outside the dining
area, behind the black railing, but in no other external area.
3. The sewage pipe shall only be laid under the floor and a vertical pipe coming up and a
bend to which the WC will be fixed, no any additional pipes shall be allowed.
5. The member desiring to convert the WC shall take a prior appointment of the society
architect and take the formal written approval of the plumbing work executed before
fixing any tiles for each WC, if any additional visit will have to be paid.
6. The member will have to compulsorily implement the architect’s instructions as per site
conditions without fail.
7. The member will indemnify for any leakages to be rectified at their cost without any
delay once the society architect certify about the leakage occurring from your toilet.
GENERAL:
1. The interior work shall be carried out between 9:00 AM to 7:00 PM, silence shall be
observed during the lunch & rest hours between 1:30 PM to 3:30 PM.
2. The interior works are not permitted on Sundays & Bank Holidays and any other day as
specified by the society facility office.
3. The members, contractors shall adhere to all the rules & regulations of the society.
4. No work should be carried outside the flat premises in the common lift lobby, staircase
etc.
5. No work should be carried out in the parking area, P0, P1, P2 or P3 level, refuge area,
and common terrace area and anywhere in the society complex, except within the flat
owned/occupied by the member.
6. No material or debris will be stacked in the common lift lobby or staircase block or in
any common area including P1, P2, P3, P4, P5 and P6 levels. Common lift lobbies,
staircase and elevators shall be kept clean at all times.
7. The common toilet(s) used by the workmen shall be kept clean at all times.
9. The workers & the architects/interior designers shall be issued gate passes with
submission of authentic identity of the person.
10. The workers shall observe the rules & regulations for using of lift etc.
12. The interior material shall be brought on site as per the rules & regulations of the society
and the timing shall be observed.
13. The interior work shall be carried out as per the society’s rules & regulations and the
timings shall be observed.
14. A gate pass shall be required for getting any material or tools out of the society complex.
15. Necessary precautions shall be taken while working in the duct & window area to avoid
any material, tools falling down accidently.
17. The contractor shall take utmost care to close all the taps at the end of the day. Preferably
only one auto closing tap shall be kept functional.
18. The contractor shall not leave any loose end open electrical wires.
19. The approved plan copy shall be fixed inside the flat premises for instant reference.
20. The members, architect & contractors contact numbers shall be displayed outside the
main door for handling any emergencies.
21. The society’s appointed architect shall visit anytime apart from his scheduled visit during
the interior work carried out.
22. Office bearers shall visit anytime during the interior work is carried out.
23. Security & society facility staff shall visit anytime during the interior work is carried out.
24. The workers shall use the lift etc. at their own risk.
25. The member shall carry out necessary repairs immediately for any leakages occurring due
to their interior/fit out work for 10 years from the date of certificate of completion by the
society’s architect without any excuses, otherwise the society shall charge them in the
maintenance bill for such repairs & damages.
26. NOC will be issued for maximum 6 months.
27. The NOC shall be revoked immediately in case of any relevant complaint, deviation in
the approved plan etc.
28. Managing Committee reserves the right to revoke the NOC without assigning any reason.
29. The Managing Committee reserves the right to amend/modify the NOC as and when
required without assigning any reasons.
30. The member will have to implement the instructions given on site by the society’s
architect.
LIABILITY:
1. The members carrying out the civil alterations work will be subject to Municipal
Corporation of Greater Mumbai approval/permission, if required, and all the liability
incurring due to non-compliance of MCGM approval directly or indirectly shall be borne
by the member.
2. The society shall only issue the “No Objection Certificate”, the society and/or society’s
architect shall not be liable for any consequences arising due to not obtaining, or non-
compliance, of such approval/permission.
3. The member shall bear and pay for all the damages caused to the other members’
flat/property.
4. The member shall bear and pay for all the damages caused to the society’s property,
common passage, staircase, lift, light/electrical fittings and fixtures, compound, common
areas, equipment, including damage caused by overflow of water into lift well, or in the
flat below etc..
5. The member shall bear and pay and shall be directly responsible for all the charges,
penalties, costs and expenditure payable to any of the competent authorities,
government/semi-government authorities like water department, revenue department etc.
arising due to their interior/fit out work.
NOTE:
Turnover time for refunding the refundable deposit is 4 weeks after a satisfactory
confirmation report from society’s architect.

4. We enclose herewith the cheques towards (i) refundable interest free security deposit; and
(ii) fees for the architect. We undertake to pay the additional maintenance charges as per the
guidelines.
5. We have read the guidelines issued by the society for this purpose. We agree and accept, and
will abide by, the said guidelines issued by the society for undertaking the renovation work as
mentioned above. We hereby enclose the plans prepared by our Architect/Interior Designer duly
signed by me for your kind perusal and grant us the necessary permission.
6. We will comply with all the laws, rules and regulations applicable to the work being
carried out.
