1. Forward /Preamble
1.1. Project Objectives
The objective of this report is to give a brief overview of services designed by Spectral
Services Consultants Pvt. Ltd. (SSCPL) of the project Name of the Project located at
Location of the Project. The services designs undertaken by SSCPL covers designing of
Heating, Ventilation and air – conditioning (HVAC) system, electrical services, low voltage
systems, plumbing services, fire – fighting systems excluding civil and structural design
associated with the services, Public Address System for the Hotel system, etc. (add as
required)
The Project objectives include Eco-friendly design (if LEED ratings are applicable then
level should be mentioned, Also mention here the category under which the Project
is being designed i.e. Core & Shell / New Construction etc.), energy efficient system,
centralized grouped location of services to ensure easy maintenance, state of art

1.5. Broad concept of services


The Services Systems for the project have been conceptualized based on past experience
and acceptable International design standards to produce a concept which is an integrated
whole. Effort shall be made to conceal all services and still provide access to these for
accommodating change in requirement in future. Conservation of energy, optimization of
resources, eco-friendliness and State of the art technology shall be the key factors in the
design concept to ensure least downtime and reduce maintenance hassles.

Every effort shall be made to design, layout and install equipment in locations which will
tend to encourage routine preventive maintenance by providing easy access for operation
personnel. Manual isolation will be provided to enable servicing, expansion or renovation of
any part of the system without interrupting the services in adjacent areas.

1.6. Executive Summary


The air – conditioning system has been estimated at _____tonnes of air – conditioning for
which __numbers of ____ tonnes of air cooled/ water cooled centrifugal/ screw/
reciprocating/ Vapour absorption machines/ scroll chillers have been proposed including
Part / one standby chiller. The same has been proposed to be located at ____. The total
cost the ventilation and air – conditioning system has been estimated as Rs.______.

The electrical load estimated at ____KW. According to local electricity board the power
should be available at ___KV for this load. However, the PMC/ Liasioning team of client
should confirm us whether the same is acceptable to the authority. The Substation is
planned with dry/ oil type transformers located at____. The substation is proposed to be
located at____. The emergency back – up is proposed to be 100% using DG Set/ Gas
Turbines/ Engines/ Non – conventional energy sources, etc. These should be located
at____.

Part Lighting, lifts, ELV Systems/ Admin rooms/ computers, etc should be provided
additional backup using UPS and/ or inverter.

An addressable fire alarm detection system has been proposed for the complex. Conduiting
and CAT – 5e & CAT – 6 cabling shall be proposed to be provided for voice and data
transmission as per requirement. CATV system shall be proposed to be provided as
required. PA system is proposed to be provided. All services shall be controlled and
monitored using IBMS/ IBAS for greater reliability and to effect optimum level of operating
engineering services systems. Security system consisting of CCTV with central monitoring,
access control system, perimeter protection system, etc is proposed for the complex.

The total estimated water requirement for the project is as follows:

Source of water is municipal supply/ Tubewell/ natural spring, etc. WTP/ RO Plant are
proposed for the complex. The complex shall have hot and cold water requirement, hot
water requirement shall be catered using Hot water generator, etc. STP is proposed for
zero discharge from the complex which will cater to the requirement of Soft water/ Flushing
landscape irrigation/ etc.

The complex comes under the ___ category of Fire zoning as per NBC of India, accordingly
the project has been designed with ____KL of Fire Tank, Sprinkler system, Hydrant

System, CO2 extinguishing system, hand held extinguishers, clean agent fire protection
system.
1.7. Energy conservation features
1.7.1. Air – conditioning & Ventilation System

Air – conditioning & ventilation system design shall be well equipped with energy
conservation features to reduce energy consumption and operating costs where
economically feasible, generally as follows:
a. High COP (Low IKW / TR) screw compressor / centrifugal chilling machines.
Use of desuperheater chillers in Hotel / Hospital for Hot water generation.
b. Variable speed secondary/ primary chilled water distribution system.
c. Energy efficient motors (EFF1 type) for AHU’s and for large ventilation fan
motors.
d. Use of individual and multiple air handling units which can be shut down
during unoccupied or partially occupied periods.
e. Selection of highly efficient fans for air handling units and ventilation system.
f. Variable speed drive on all AHU’s and large ventilation fans.
g. Variable air volume system comprising of VAV boxes for Board Room and
Offices.
h. Heat pipes for AHU’s serving selected public areas with high occupancy.
j. Indoor air quality sensor in Public Areas to modulate the fresh air quantity
entering in AHU room through the use of motorized modulating volume control
dampers in fresh (outdoor) air dampers grilles.
k. Car park exhaust system equipped with CO (Carbon Monoxide) sensor so that
exhaust fans are operated as per CO concentration levels.
l. Cooling tower selection for minimum drift and noise level; energy efficient
motors, VFD for motor speed control.
m. Horizontal / Vertical split casing pumps shall have minimum eff. of 75%,
n. Heat recovery wheels for pre cooling fresh air by using the waste exhaust air
from toilet etc., This ensures energy conservation in green buildings despite of
higher fresh air intake (ie., In green buildings 30% more fresh air needs to be
supplied in all breathing zones to meet increased ventilation credit)

1.7.2. Electrical & Extra Low Voltage Systems


a) Bus bars in all distribution panels are specified as copper bus bars to
reduce losses and improve reliability.
b) Copper conductor cables are specified for sizes of 16 sq mm and below,
this will reduce losses and improve reliability.
c) All lifts shall be provided with AC variable voltage, variable frequency drives
(ACVVF).
d) Power factor shall be maintained 0.95 or higher. This will reduce electrical
power distribution losses in the installation. An APFC relay based on
thyristor switching is proposed to effect the power factor correction /
improvement within a few cycles of deviation from the setting & also to
reduce inrush currents.
e) Timers and photo-electric sensors shall be used to switch ON / OFF
external landscape and facade lighting.

f) Compact Fluorescent Lamps (CFL’s) with high frequency ballast shall be
used for Plant Rooms, corridors and BOH areas.
g) Energy efficient fluorescent tube lights (T-5) shall be used for office areas.
h) All fluorescent light fixtures are specified to incorporate electronic chokes
which have less watt-loss compared to electro-magnetic chokes and result
in superior operating power factor. This indirectly saves energy. Electronic
chokes also improves life of the fluorescent lamps.
i) Energy efficient fluorescent tube lights & CFL lamps which give approx.
30% more light output for the same watts consumed and therefore require
less nos. of fixtures and corresponding lower point wiring costs.
j) Dimmers shall be provided for public area lighting specified by Lighting
Consultant.
k) Motion sensors shall be provided for corridors lighting & toilets.
l) Transformers shall have minimum losses as compared to conventional
transformers.
m) All cables are derated to avoid voltage drop & heating during use. This also
indirectly reduces losses and improves reliability.
n) Lux sensors in selected areas to modulate the light fixtures as per Lux level
requirement, minimum 5m away from external wall.

Energy Conservation Building Codes (ECBC) will be followed in all design &
Equipment Selection aspects.

1.7.3. Plumbing & Fire Fighting


a. VFD based hydropneumatic system.
b. Efficient condensate return & recovery system.
c. Pumps & equipment selected on “best” energy efficiency point.

1.8. Salient Features of Engineering Services Systems


1.8.1. Air Conditioning System
a. VRV /VRF units, screw chillers or centrifugal chillers shall use non CFC, zero
ozone depletion factor refrigerants.
b. Air conditioning system may use VAM chillers utilizing the waste heat of DG
sets (if used for captive power generation), thereby conserving energy (co-
generation).
c. AHU motors shall have VFD drives to vary the speed of fan and thus air
quantity depending on load conditions, thereby effecting energy conservation.
d. Air conditioning of Villas shall have variable refrigerant volume system, to vary
the volume of refrigerant flow based on load conditions, thereby resulting in
optimum utilization of energy/ using DX TFA for fresh air supply to reduce
cooling load added by normal fresh air.
e. Thermal storage system based air conditioning system shall be designed to
make use of dual power tariff system, if offered by state electricity board)

1.8.2. Electrical & Extra Low Voltage System
a. ELCB to be provided to protect human life from earth leakage.
b. Door panel accessories in distribution panels through PT (110V supply).
c. Under water light through 12V AC.
d. The Building shall have intelligent fire alarm system.
e. Fire alarm system shall be integrated with public address system for automatic
evacuation messaging (The evacuation message shall be displayed in French /
English /Arabic languages / any other language necessary at the time of
commissioning).
f. Remote radio-operated emergency call systems shall be instituted along resort
pathways in the event of accidents in transit.
g. All services in the building shall be controlled and monitored through an
integrated building management system (IBMS) for greater reliability and to
effect optimum level of operating engineering services systems.

1.8.3. Plumbing System


a. Waste water from the building shall be recycled through STP with treated
water used for Flushing, air conditioning & DG water make up and irrigation.
b. Waste water from pool filter backwash shall be used for landscape irrigation.
c. Domestic water shall be distributed through combination of hydro-pneumatic
system with VFD and by gravity for energy conservation.
d. Solar panels shall be used for producing part domestic hot water requirement
or thru desuperheater in screw chillers.
e. WC flushing system shall use recycled water from STP. The waste water shall
pass through STP, used for flushing in WC, get discharged in recycled water
network and again fed to STP.
f. All sumps shall be provided with 2 Nos. (1 W + 1 SB) submersible pump sets
for drainage. The pumps shall be operated by a sensor on the basis of water
level in the sumps. The pump shall be electrically operated and easily
maintainable. Pumps shall be controlled by microprocessor based control
panel which automatically carries out duty cycling.

1.8.4. Life Safety System


a. Stroboscopic lights in Public areas shall be triggered in case of activation of
fire alarm panel.
b. Tamper proof switches for valves in fire lines – indication on fire panel.
c. Flow switch in each branch fire line – indication on fire panel.
d. Public areas air handling units shall have return air fan which shall double up
as smoke evacuation fans incase of fire, through motorized damper.
e. Ventilation of basement car parking @ 12 ACPH under normal condition and
30 ACPH, in case of fire.
f. Sprinklers shall be provided throughout the Main Block and in basements of
Main Block @ 1 sprinkler per 10-12 sqmt Fire suppression systems shall also
be installed across all kitchens and cooking centres, as well as across staff
canteen and areas where staff force is concentrated in activities.

g. Fire hose cabinets shall be provided at all fire escape staircases.
h. Portable fire extinguishers shall be provided in the basements (parking
spaces). All M&E plant rooms, at all floors near / inside the FHC, kitchens, all
public places (restaurants etc.), all Villas and Bungalows. The type of fire
extinguishers shall be as per the applications.
i. Stair case & Lift well / lobby pressurization as conforming to NBC

2.4. Estimated load calculations & summary:

2.5. System Description

2.5.1. Air – Conditioning


The system proposed shall be centralised/ decentralised system. The areas covered
under the installations are ___________. Air conditioning shall be provided by a central
variable flow chilled water recirculation system for maximum energy conservation.

The central air conditioning system shall consist of water chilling units, multiple primary
chilled water pumps, secondary (according to number of chilling zones) chilled water
pumps with variable frequency inverters, condensing water pumps, FRP induced/
forced draft cooling towers, air handling units, treated fresh air units and fan coil units,
heat recovery wheel, heat exchanger units, chilled and condensing water piping, air
distribution system, insulation, electrical panels, wiring, control wiring and earthing.

All Equipment in AC Plant room shall be installed on PCC/ RCC foundation and
provided with anti–vibration supports. All foundations shall be protected from
mechanical damage by providing epoxy coated angle nosing. Seismic restraints
requirement as per the location shall be considered for selecting the anti-vibration
supports and the type of foundation for equipment mounting.

Floor drain channels with CI/ Epoxy coated MS grating and dedicated drain pipes in
slope shall be provided within plantroom space for effective disposal of waste water.

Environmental Tobacco Smoke control (ETS)

In LEED India credit system, ETS is the Pre-requisite-2 under Indoor Environmental Quality.
Objective of this Prerequisite is to minimize building occupants, indoor surfaces and
ventilation air distribution system to Environmental Tobacco Smoke.

Any one from the following two options required to be implemented to clear the Prerequisite.

 Prohibit smoking in the building.

 Locate any exterior designated smoking areas at least 25 feet away from entries, outdoor
air intakes and open-able windows.

 Locate any exterior designated smoking areas at least 25 feet away from entries, outdoor
air intakes and operable windows.
 Locate designated smoking rooms to effectively contain, capture and remove ETS from
the building. At a minimum, the smoking room must be directly exhausted to the outdoors
with no recirculation of ETS-containing air to the non-smoking area of the building.
Smoking room shall be kept at negative pressure as compared to adjacent spaces.
 Performance of the smoking room differential air pressures shall be verified by
conducting 15 minutes of measurement, with a minimum of one measurement every 10
seconds, of the differential pressure in the smoking room with respect to each adjacent
area and in each adjacent vertical chase with the doors to the smoking room closed.

2.5.1.1. Chilling Machine


___ numbers of Water/ Air cooled Centrifugal/ Screw/ Reciprocating/ Vapour
Absorption type chilling machines with built-in part/ XX nos standby machine are
proposed for the complex/ building. Standby/ part standby chilling machine has
been assumed so that in the event of failure of any machine, majority load can
still be delivered by air – conditioning system. The chilling machines shall be
located in the AC Plant room / open to sky at indicate the floor and the level in
Meters.

2.5.1.2. Variable speed pumping system:


Central air-conditioning system shall be designed for maximizing energy
conservation. Primary & secondary chilled water pumps coupled with bypass line
and variable speed drive on secondary pumps shall be provided to achieve
variable water flow in chilled water circuits. Chilled water flow in load circuits shall
be varied but the same through chillers shall remain constant. By measuring
pressure differential between chilled water supply and return header, the speed
of secondary chilled water pump shall be automatically varied, thus conserving
pump brake horse power.

The main advantage of this system is that the circulation of chilled water through
the entire Building/ Complex is avoided (when not required), and chilled water is
supplied according to demand in each zone, thus achieving energy conservation
and flexibility in operation.

2.5.1.3. Motors
In order to attain energy savings, all mechanical equipment such as pumps and
AHU’s shall be provided with energy efficient motors (EFF1), since all these
equipment shall operate for extended periods of time. Motor performance shall
meet the requirements of ECBC 2007.

2.5.1.4. Cooling Tower
Cooling towers for air conditioning system shall be selected for minimum drift
losses and minimum noise, and shall be installed on terrace / ground level (as
per the layout and the space availability) away from the Public Areas, Guest
Rooms and the adjoining Hospital Building. These shall be FRP construction
induced/ forced draft type. Cooling tower motors shall be provided with Variable
Frequency Drive (VFD) to conserve energy during periods of low ambient wet
bulb temperature, as cooling towers shall operate round the clock (XXX days a
year). Operating the motor through VFD shall save energy by operating the
cooling tower fan at 30-100% speed, thus conserving motor BHP. The speed
shall vary in response to ambient wet bulb temperature and cooling tower leaving
water temperature.

The cooling towers shall meet criterion as per ASHRAE standard 90.1-2007.
Cooling towers for Green building projects shall be CTI approved.

2.5.1.5. Pipes
Chilled water shall be pumped through insulated chilled water pipes installed in
plant room, under the ceiling slabs and in designated shafts. Chilled water
system shall be designed for direct return/ reverse return flow of water for self-
balancing of water flows. In addition, balancing valves shall be installed in major
branch pipes and at each AHU for fine tuning at the time of final balancing of the
chilled water system. All pipes within plant room shall be supported off the floor
to avoid transmission of vibration to ceiling slab and occupied floors above. Also
to take care of expansion / contraction in hydraulic circuit, pressurized expansion
tank along with air separator shall be provided in the plant room

All chilled/ hot & condensing water pipes shall be MS (IS-1239 Part-1) Class ‘C’
and drain pipe shall be GI (IS-1239 Part-1) Class ‘B’ construction.

2.5.1.6. Air handling units & Fan coil units


Constant volume, double skin air handling unit, consisting of centrifugal fan,
cooling coil, reheat coil and filter section shall be provided for each Public Area.
All AHU’s shall be provided with variable frequency drive to operate at varying
speed for maintaining constant indoor temperature conditions during varying
occupancy levels. Function/ Board Room and individual Offices shall be provided
with Variable Air Volume system, consisting of VAV boxes and variable frequency
drive for fan motor, monitored by Building Automation System, to operate at
varying speed for maintaining constant indoor temperature condition during part
load occupancies & varying outdoor conditions.

In addition each AHU serving Banquet and Pre-function shall be provided with
supply and return air fan along with thermal wheel (minimum efficiency shall be
70%) for recovering the cooling from part of return air being exhausted into
atmosphere. The AHUs shall be sized to cater to the load without the assistance
of thermal wheel. The thermal wheel shall be used for energy saving only.

All Public area AHU’s shall be provided with 4 pipe system comprising of multiple
rows deep cooling coils for maximum dehumidification, hot water coil for reheat (if
required), alongwith mixing boxes wherever applicable, to connect return air &
fresh air ducts. Ducted return air shall be provided wherever possible to eliminate
intermixing with air from other conditioned areas, and from non air-conditioned
areas. AHU’s shall be located in the allocated AHU rooms, generally on the
service floor, in service areas and on mechanical mezzanines.

All AHU’s shall be provided with proportionate modulating two way valves in
CHW & HW coils. Depending upon the temperature setting, a sensor through
BAS shall activate the valve proportionately to allow required flow of water
through coil, depending upon the indoor demand for cooling / reheat.

2.5.1.7. Variable Refrigerant Volume Control System


Each Residential apartment in the Residential block shall be provided with
individual Variable Refrigerant Volume (VRV) air conditioning system. Each
apartment shall have its own air cooled centralized outdoor condensing unit (with
To be deleted multiple scroll compressors) mounted on terrace. This outdoor unit shall be
if not connected to multiple indoor units like duct-able, cassette or hi-wall depending on
provided for selection by Interior Designer. The indoor units shall be connected to outdoor unit
the project through copper refrigerant pipe system. At-least one compressor in each outdoor
unit shall be provided with variable frequency drive whereby refrigerant flow
through copper pipe shall be varied based on the AC load being encountered.
The outdoor unit shall have built-in energy efficiency features like capacity
control, oil return operation controls, intelligent defrost control and compressor
control etc.

The indoor units shall be similar in operation and appearance as conventional


split units and shall provide independent on-off control, temperature setting etc.
However, in terms of energy efficiency, the system shall be capable of operation
down to 5% of total installed capacity with proportionate power consumption. The
system shall provide approximately 30% energy saving over traditional air-
conditioning system (consisting of split units) in view of following features:-

 Individual accurate space control


 Multiple compressors in outdoor unit in conjunction with inverter drive
compressor to modulate refrigerant flow based on requirement.
 Minimizing heat transfer losses due to superior refrigerant piping system.
The variable refrigerant volume (VRV) system shall provide additional benefits in
terms of low sound level due to remote compressor location. Temperature setting
of each indoor unit shall be controllable through individual corded / cordless
micro-processor based controller. This remote controller shall have self
diagnostic facility to automatically identify fault for more reliable operation.

Winter heating shall be carried out through the same system without need for
adding separate heating unit. During winters, the system shall operate on reverse
cycle and provide heating of space without compromising on energy efficiency
and fire safety.

2.5.1.8. Duct construction & fire safety
All ducts shall be fabricated out of galvanized sheet steel (GSS) as per SMACNA
standard for long life and as per fire norms (site fabrication of ducts shall be as
per BIS).

Smoke/ Fire dampers shall be provided in accordance with ASHRAE/ NFPA


within supply air ducts and return air ducts at AHU room wall crossings, at fire
rated wall crossings, and at walls between adjoining fire zones. Smoke detectors
shall be provided in return air duct to the AHU’s and shall shut down the AHU’s
upon smoke detection.

Balancing/ volume control dampers shall be provided at all branch connections


for air flow adjustments.

Sound attenuators/ acoustic lining shall be provided in air handling and ventilation
system where applicable, in order to maintain desired NC levels.

Public areas with high occupancy and with VAV’s shall be provided with CO 2
sensor so as to constantly monitor indoor air quality. These CO 2 sensors in turn
shall control the fresh air quantity by modulating the motorized damper at fresh
air grille.

In addition each AHU serving Banquet and Pre-function shall be provided with
supply and return air fan along with thermal wheel for recovering the cooling from
part of return air being exhausted into atmosphere. The AHU’s shall be sized to
cater to the load without the assistance of thermal wheel. The thermal wheel
shall be used for energy saving only.

2.5.1.9. Guest rooms


Each guest room shall be provided with an independent fan coil unit located
above suspended ceiling space in the vestibule. Fan coil unit shall be accessible
through a removable access panel in the vestibule ceiling. Conditioned air shall
be supplied through an acoustically lined duct & return air shall be brought back
through return air grille provided in the suspended ceiling/ as per the interior
designers.

Each fan coil unit shall be provided with two way motorized valve in chilled water
line. Depending upon the temperature setting, the thermostat shall actuate the
valve to allow passing or shutting off chilled water through individual coil. The
thermostat shall also have 3 speed fan control switch capable of providing
individual space with cooling application.

Thermostat [dead band (min 5 ˚F)] shall also have 3 speed fan control switch.
Treated fresh air shall be provided @ 80 CFM for each guest room. Treated fresh
air (TFA) AHU shall be located on each floor, as defined in NBC and required by
local Fire norms. TFA supply shall be ducted independently for guest rooms and
for guest corridors. Toilet exhaust shall be discharged into atmosphere through
vertical exhaust metal duct installed in the masonary shafts, by dual fans each
rated for 65% capacity located on the Hotel roof top.

2.5.1.10. UPS/ EPABX rooms
Chilled water air handling unit shall be installed for air conditioning of UPS /
EPABX room. In addition DX standby split unit shall also be installed for
operation during winter or during lean load when the centralised system is
switched OFF.

2.5.1.11. Server rooms


Chilled water air handling unit shall be installed for air conditioning of UPS /
EPABX room. In addition DX standby split unit shall also be installed for
operation during winter or during lean load when the centralised system is
switched OFF.

2.5.1.12. Lift machine room/ L T Panel / Control room


Each lift machine room shall be provided with air conditioning through dedicated
air cooled split units for controlled environment and to protect from dust, the
electronic equipment provided therein.

LT room shall be air conditioned by providing fan coil units for controlled
environment and to protect from dust.

Control room shall also be air conditioned by providing fan coil units during office
hours with split AC units as backup during night operation.

2.5.2. Mechanical Ventilation


The system purposed shall be in line with National Building Code of India and as per
requirement of Kitchen/ Laundry/ Back of the House as required by facility planning
consultant/ operator.

2.5.2.1. Basement Car Parking


As defined in the National Building Code of India, mechanical ventilation for car
parking shall be designed to permit 12 ACPH for normal ventilation and (12+18)
30 ACPH in case of fire or distress call. The system shall comprise of ductless
ventilation system i.e. multiple ceiling hung jet fans keeping in view the following:

 Avoid low level ducting to maximize car parking spaces and avoid damage to
services by Vehicles.
 Prevent build-up of exhaust emission from vehicles by providing adequate
ventilation
 Good air movement to ensure good environment.
 Smoke control in the event of a fire.
 Reduced operating costs by using co-sensors so that fans are operated as
and when required.
 Provide CO sensors

The mechanical ventilation system shall comprise of makeup air fans to supply
fresh air, multiple ceiling hung jet fans which shall be provided to assist with the
direction of the flow of air and to propel air towards main exhaust fans. Both

makeup & exhaust fan shall be Centrifugal / Axial flow fans. During normal
ventilation, main fans designed for 12 ACPH shall operate. To cater to additional
18 ACPH (Total 30 ACPH in case of fire), additional ceiling hung axial flow fan
shall be installed without duct. In case of fire, these additional fans shall get
actuated and draw the air from the car park and discharge independently
alongside the main centrifugal fan. The shaft receiving the exhaust from both
fans shall be sized for 30 ACPH.

2.5.2.2. Kitchens, Laundry & Back of the House


Kitchens & Laundry shall be provided with air conditioning in addition to the
mechanical ventilation. The system shall consist of air handling units, air
distribution system and grilles. Cool and dehumidified air shall be directly
discharged in working areas. All kitchens in the Hotel shall be air conditioned by
maintaining indoor temperature of 26 + 1 deg C. Kitchen hoods over cooking
area of main kitchens shall be compensating type or otherwise as per kitchen
consultants. All kitchens hoods shall be provided with makeup air @ 80% (or as
per operator’s recommendation). Balance air shall be through kitchen
Recirculation AHU and adjoining spaces. However, cooking areas shall be
exhausted as per Facility Planning Consultant’s inputs. The exhaust shall be
collected from the kitchen hoods and shall be connected to Ecological Unit (ECU)
as per requirement of local pollution board. Greasy air shall pass through various
sections of ECU and clean air shall be exhausted outdoor at service floor/ terrace
level. Kitchens shall be maintained at slight negative pressure to prevent spread
of food smells in guest occupied areas.

Laundry shall also be provided with air conditioning and mechanical ventilation
system based on Facility Planning Consultant’s inputs.

2.5.2.3. Toilet exhaust


Public toilets shall be provided with independent fan coil units and/or transfer air
from adjoining air – conditioned public spaces through door transfer grille/ door
undercuts. The exhaust ducting for these toilets shall be designed to pickup
points above W/C area and urinals.

Exhaust from Guest toilets shall be ducted to terrace and discharged into
atmosphere through centralized toilet exhaust fans located on the terrace.

2.5.2.4. Plumbing plant room, AC plant room, STP room & DG Room
Plant rooms, Boiler room, Generator room and STP room shall be provided with
evaporative cooling/ mechanical ventilation system. The system shall consist of
evaporative cooler comprising of fans, fresh air grille with filters and cellulose
pads, air distribution system with grilles, electrical panel, power cabling, control
wiring and earthing. Fresh air shall be drawn from outside, pass through wet
cellulose pad, and cool air shall be supplied to these areas by means of ducts
and grilles. Ventilation fan & duct shall be provided for exhausting equivalent
amount of air. Generator Room and Boiler Room shall have no opening into

parking areas, to prevent noise and air pollution, and to provide fire isolation for
these rooms.

Large supply air and exhaust fans serving mechanical spaces shall be provided
with VFD so that these fans are operated at lower speed during the period when
demand for ventilation is lower, thus save the energy. VFD shall be actuated by
supply air temperature sensor located in the space and shall be controlled by
Building Automation System.

2.5.3. Smoke Evacuation System & Staircase/ Lift pressurization System


In accordance with National Building Code of India (NBC) all space in basement shall
be provided with Smoke Evacuation System @ 30 air changes per hour (ACPH).
Accordingly, necessary provision in the design shall be made. In addition, all areas with
floor area equal or larger than 35 sqm on upper floors shall also be provided with
Smoke Evacuation System @ 12 ACPH. Each AHU room shall be provided with
Smoke evacuation fan sized for 12 ACPH to exhaust smoke in case of smoke detection
in particular public area. Return air duct in each AHU room shall be connected to this
fan and provided with motor operated dampers on return and exhaust air branches.

Guest corridor are also provided with Smoke Evacuation system through exhaust grille
located on each floor and connected to vertical duct riser in a dedicated shaft. Exhaust
grille shall be provided with motorized damper which shall open upon sensing of smoke
by any smoke detector in Guest Corridor and actuate the fan on terrace. Dual smoke
exhaust fans each sized for 50% capacity shall be sized for simultaneous exhaust of 3
floor guest corridor @ 12 ACPH, based on area of corridor.

All fire escape staircases shall be provided with Pressurization system, consisting of
supply air fans installed on roof top. This fan shall be connected to supply air ducts
installed in vertical risers for supplying air at each staircase landing, for achieving
effective pressurization. Fans shall be sized for actual CFM calculation to maintain
minimum positive pressure of 50 Pa across the door. Supply air fans serving stairwell
shall be provided with motorized damper at fan discharge to prevent humid fresh air
entering into staircase well. These dampers shall be interlocked with fan motor and
shall open upon getting signal from the smoke sensor. Lift wells shall also be provided
with pressurization by supplying the air through supply air fans installed on roof top.
The pressurization fans shall get activated upon sensing of smoke in guest corridors/
common passages/ lift lobby.

2.5.4. Heating
Electric hot water boiler shall be provided for winter heating (if required). Chilled water
pipes shall be used for pumping hot water through them in winter. The cooling/ heating
changeover shall be achieved with help of valves located within plant room space. The
Boiler shall be minimum ____% efficient (thermal).

2.6. System Comparisons
Comparison between various options between chillers may be given in terms of numbers
required, space required for accommodating system, cost comparison: CAPEX/ OPEX;
payback period related to the project tonnage required.

2.7. Heat Recovery Wheel


LEED India rating system offers one credit if breathing zone ventilation rate increased by
30% above the minimum rates required by ASHRAE 62.1 2007. Hence to meet the
increase in air conditioning load due to additional fresh air and also to conserve energy,
Heat Recovery wheels (HRW) shall be used.

Fresh air for Air Handling Unit is through centralized fan located on the terrace. The fresh
air is pre-cooled by centralized toilet exhaust fan thereby reducing the air conditioning load.
The heat transfer is through heat recovery wheel. The fresh air for each individual Air
Handling Unit is added through VAV box modulated based on CO2 level (maintained less
than 530 ppm). All heat recovery wheel shall have combined sensible & latent heat
efficiency greater than 70%. The VAV shall be set to supply air not less than the exhaust
quantity from toilet. It is recommended that separate exhaust duct shall be provided for
common areas on each floor to arrest the indoor pollutants at source as per LEED
requirement by the tenants.

2.9. Brief Outline Specifications for Major Equipments

2.9.1. Mention type of Compressor i.e. Centrifugal / screw etc. Water Chilling Machine
shall be hermetically sealed energy efficient compressor screw water chilling machine,
using non CFC refrigerants R134A / R407. Machines shall be specified for low energy
consumption in the range of x.xx to x.xx KW / TR. Each machine shall be furnished
within microprocessor control centre capable of monitoring all parameters of the
machine. ∆T on chilled water and condenser water side, Min COP at 100%
load at design conditions, Min COP at 100% load at ARI conditions, NPLV
and IPLV also to be indicated.

2.9.2. Pumps: shall be vertical split casing/ end suction pumps/ back pullout type, suitable for
specified duty. Motors shall be energy efficient, TEFC type. Primary & secondary
chilled water pumps shall be provided with mechanical seal, so as to prevent leakage of
chilled water through glands.

2.9.3. Variable Frequency drives: Variable Frequency drives shall be used with secondary
chilled water pumps to vary flow of chilled water to various terminal units in response to
load demand, by varying the speed of chilled water pumps. VFD shall be pulse width
modulation type, suitable for pump motor ratings.

2.9.4. Air Handling Units: Air handling units shall be double skin construction draw-through
type comprising of mixing box, filter section with MERV13 filters of efficiency 99% down
to 3 µm, coil section and fan section. The gap between double panels shall range
between 25 – 50 mm depending upon the application. The gap shall be pressure
injected with PUF insulation. Outer sheet of double panel shall be made of galvanised
pre-plasticised sheet of 0.63 mm thickness and inner sheet of 2.63 mm plain aluminum
sheet. The fan shall be DWDI (forward/ backward curved) centrifugal blower. Coils shall
have copper tube aluminum fin construction for chilled water and for reheat coils.
Condensate drain pan shall be stainless steel construction, generously sloped to have
zero water retention.

2.9.5. Fan Coil Units: FCU’s shall be horizontal, blow-through type, each complete with at
least 3 row deep chilled water cooling coil of copper tube aluminium fin construction
centrifugal blower (aerofoil design), filter, primary & secondary condensate drain pan of
stainless steel construction, etc.

2.9.6. Piping: All chilled water, Hot water and condensing water pipes shall be mild steel
Class C conforming to relevant BIS codes. All jointing in the pipe system shall be by
welding. Various type of valves such as butterfly valves, balancing valves and non
return valves shall be provided in water lines as per schematic drawings. Condensate
drain piping shall be GI/ PVC confirming to relevant BIS codes.

2.9.7. Air Distribution System: All ducts shall be factory fabricated from galvanised steel
sheets of Class VII of various thicknesses ranging from 26 gauge to 18 gauge
according to duct sizes and in accordance with SMACNA standards. Galvanized steel
sheets shall be produced by hot dip process. Grilles/ diffusers shall be powder coated
extruded aluminium construction and shall be provided as per the requirement of
interior design.

2.9.8. Insulation: Insulation material for ducts & pipes shall be closed cell elastomeric nitrile
rubber or cross linked polyethylene foam. Nitrile rubber premoulded pipe sections shall
be used for branch pipes of smaller diameter only. Pipes provided with thermal
insulation shall be provided with protective coating against mechanical damages. All
exposed thermal insulation shall be provided with Aluminium cladding including those
inside the plant room.

2.9.9. Sound & Vibration isolator: Mechanical services shall generally be designed and
installed with provisions to control noise and the transmission of vibration, generated by
moving plant and equipment at source to achieve acceptable noise rating for NC levels
for occupied spaces. Vibration isolators shall be designed for minimum isolation
efficiency of 90%.

2.9.10. All items of rotating and reciprocating plant and equipment shall be isolated from the
foundation / structure by the use of anti-vibration materials, mountings or spring loaded
supports fixed to either concrete bases, inertia blocks or support steels as indicated.

2.9.11. Sound Attenuators/ acoustic lining shall be installed in ducts in accordance with
requirements of drawings and as included in Schedule of Quantities. Acoustic
performance of the attenuators (net insertion loss) shall meet or exceed the specified
values.

2.9.12. MOTOR EFFICIENCY

For chilling machines, the main electric motor and drive shall be furnished by chilling
machine manufacturer in order to ensure system compatibility and drive train
optimisation. Motor system shall be suitable for 415±10% volts, 3 phase, 50 cycles AC
supply. Motor shall be squirrel cage induction type. The motor shall be suitable for load
characteristics and the operational duty of the driven equipment, and comply with these
specifications and latest IEC codes.

The efficiency and power factor shall be not less than the following values, at rated
voltage and frequency and at the specified loads.

Motor for Pumps, Fans & AHU’s shall be energy efficient as per the following chart,
totally enclosed, fan-cooled, class-F insulation. Motor shall be specially designed for
quiet operation and its speed shall not exceed 1440 rpm . The motor rating shall
be such as to ensure non overloading of the motor throughout its
capacity range. Motor shall be suitable for 415±10% volts, 3 phase, 50
cycles AC, power supply.

3.4. Sources of Power Supply


It is understood that the complex/ building will generally be supplied power from the state
electricity board, however since the source in unstable due to frequent energy cuts we
propose that 100% DG set power backup shall be provided for the complex/ building. Some
critical loads such as emergency lighting, head – end equipment of ELV systems, etc shall
be powered using UPS/ Inverter system.

3.4.1. State Electricity Supply


The electrical load for the complex/ building is estimated at ______KW/ _____KVA.
Based on the information available the power should be available from the SEB at 6.6/
11/ 22/ 33/ 66 KV. However, specific confirmation shall need to be taken from the State
Electricity Board prior to installation. Metering by the SEB shall be carried out at the
metering room within the premises as per local norms.

3.4.2. Emergency Power Supply
The emergency electrical load at 100% power back up for the complex/ building is
estimated at ______KW/ _____KVA. It is proposed to provide __numbers of
_____________KVA, 415 Volts, 50 Hz, radiator cooled/ water cooled DG Sets to cater
for the backup power. One number ________KVA, 415 Volts, 50 Hz, radiator cooled/
water cooled DG Sets is also proposed to cater for the night load when the requirement
falls below the economic running of the larger DG Set.

Entire lighting and essential services shall be operable through emergency power
supply through Diesel Generating Sets.

All lighting, convenience power and HVAC System shall be backed up by DG sets,
equipped with Auto Mains Failure panel. AMF panel will switch the above loads onto
DG supply within 15-20 seconds. In case of repair / maintenance or operational
difficulty with any DG set, DG sets shall be manually interchangeable to cater only to
the critical loads.

Residential silencer shall be provided for each DG set. Independent flue pipe from
each DG set shall be taken through a dedicated shaft to the terrace level. Flue gas
shall be discharged outdoors 6 m above the highest terrace level as per pollution
control board norm. Acoustic lining shall be provided on walls and ceiling of DG room in
order to minimize disturbance to occupants. If the DG set is 800 KW (1000 KVA) or
below the set shall be specified to be provided in an acoustic enclosure as per
notification.

Bulk high speed diesel oil storage tanks shall be provided outdoor for DG Sets and for
hot water generators.

Engine cooling will be achieved through heat exchanger mounted along with each
engine connected to a cooling tower located on terrace near the air conditioning
system’s cooling towers. (Provision shall be made for interchangeability of A/C cooling
towers with DG cooling tower or vice versa.)

3.4.3. UPS / Inverter Power


UPS power shall be supplied on centralized basis to support critical services such as
emergency lighting, security system, building automation system, data networks, etc.
Separate UPS/ inverter with Central Battery System shall be provided for emergency
lighting and the exit signage.

UPS system in parallel retardant format shall be provided with 30 minutes battery
backup with provision for static bypass with isolation transformer and voltage stabilizer.

Inverter power may be supplied on floor/ area basis to support emergency lighting in
basements, common areas such as corridors, lift lobbies, staircase, electrical room,
AHU rooms, toilets, etc.

3.5. HT Power distribution Scheme


An underground/ overhead 6.6/11/ 22/ 33/ 66 KV cable/ line shall be available from near the
site. An underground cable shall be laid from outside the plot area to the metering room and

between the metering room/ HT Stabilizer and the HT Stabilizer/ substation located at
___________ level. A 6.6/11/ 22/ 33/ 66 KV breaker panel shall consist of 1 No Vacuum
Circuit Breaker (VCB)/ Ring main unit (RMU) as incomer cum outgoing to 1 No _______
KVA Servo Voltage Stabilizer. 3 Nos. 6.6/11/ 22/ 33/66 KV load break switches shall be
provided at output of stabilizer for isolation.

Substation will contain HV equipment, step – down transformers, LT equipment, safety


equipment, power back – up system equipment, etc. HV breaker panel consisting of one
number vacuum circuit breaker (VCB)/ Ring main unit (RMU) as incomer and __ Nos;
VCB’s as outgoing shall fed to __ Nos. ___ KVA each (6.6/11/ 22/ 33/ 66) / 0.433 KV, 3
phase, 50 cycles step down VPI Dry/ cast resin dry/ Oil filled type power transformers.
Transformer inturn will feed to LT switchgear which will further be distributed throughout the
building.

Transformers shall be copper wound and connections shall be delta on high voltage side
and star on low voltage side, with neutral terminal brought out for solid earthing (grounding)
corresponding to the vector symbol Dyn-11. ON/ OFF-load tap changer on HV side shall
be with standard tappings for variation (+) 7.5% to (-) 17.5% in steps of 1.25% or / 2.5%.
Magnetic core shall be made up of cold rolled grain oriented low loss steel stampings.

Transformers shall be designed with latest technology which shall have more efficiency with
low losses. These losses shall be as per ECBC-2008. Voltage shall be improved in the
system through OLTC provided with Transformers. Since higher voltage will lead to lower
current drawn by circuit (power requirement is fixed for an equipment) which shall reduce
losses in the circuit.

HV & LT switchgear protection and tripping system shall have 24 volts DC power supply
through dedicated sealed maintenance free battery pack with battery charger.

3.6. LT Power Distribution Scheme


LT Power from the transformers/ DG Set shall be brought to the Main LT/ DG Changeover
Panel located in the substation. If the distance is more than 20 m (or as per local bye –
laws) between the Transformer/ DG Set and LT Panel or are on different floor levels, then
LT isolator shall be provided near to the transformer/ DG Set.

Power from the main LT panel shall feed to Main Distribution Boards (MDB), Motor Control
Centres and Rising Mains by combination of XLPE/ PVC insulated aluminium / copper
cables. The material of conductor for rising mains shall be Aluminium. At least 10% spare
pole capacity on sub mains and rising mains shall be provided. Sub main protection will be
by circuit breakers, which will discriminate with upstream and downstream protective
devices. All switchboards shall be Form 3B construction and switching of incoming &
outgoing circuits up to 800 amps will be moulded case circuit breakers and above 800
amps will be air circuit breakers in special cases and in sub panels, MCCB may be provided
up to 1250A. Aluminium bus bar shall be provided for all power distribution panels and for
all motor control centres.

Independent lighting and distribution panel shall be provided throughout the building.
Power and lighting panels for guest floors shall have dual source of power supply from the
dual Rising Mains (working and redundant configuration).

Separate masonry riser ducts and cupboards shall be used for telephone rising cables,
computer cable, internal communication and security cabling. The effects of
electromagnetic radiation on tenancy space shall be considered in locating cable risers.
Shielding shall be provided if necessary. 15% spare capacity over maximum demand shall
be provided in all house services sub mains cables.

Distribution Boards

Main Distribution Boards and Sub-distribution Boards will incorporate moulded case circuit
breakers. Final distribution boards will incorporate miniature circuit breakers & residual
current devices (also known as “earth leak circuit breakers”) and shall have a minimum
interrupting capacity of 10 kA

Sufficient distribution boards shall be located in accessible positions to suit the area of each
floor within the building.

Sub Distribution Boards (SDB’s) shall be located on area basis including metering system.
Final Distribution Boards shall be fed from these MDB’s & SDB’s by means of either PVC
insulated aluminium armoured cables or PVC insulated copper wires in appropriately sized
MS/ PVC conduits.

3.7. Power Factor Improvement


As per regulation, all bulk users are required to maintain power factor of 0.95 and above,
failing which stringent penalties are imposed by the power distribution companies.
Automatic power factor compensating multiple capacitor units shall be provided for
maintenance of average power factor of 0.95 to unity to have effective savings in energy
cost. Microprocessor based automatic power factor correction (APFC) relay shall be
provided to sense the power factor in the system shall automatically switch ON/OFF the
capacitor units to achieve the preset power factor. Capacitors shall be provided in all main
power distribution panels and chiller power supply panels. MV harmonic filters shall be used
with harmonic-filter-duty power capacitors to mitigate harmonics, improve power factor and
avoid electrical resonance in MV electrical network.

3.8. System Earthing


Earthing system shall be designed in accordance with IS: 3043 for earthing system.
Dedicated earthing pits shall be provided for neutral earthing of major substation equipment
like Transformers & D G sets. Interconnected Earthing pits shall be provided for body
earthing of major substation equipments like HT Panel, transformers, D G sets, MV panel
etc. Distribution earthing shall be carried all along the MV distribution system, and
effectively bonding the equipment.

Earthing for light and power points shall be carried out with insulated copper earth wire
running throughout the length of the circuit and shall be terminated at equipment, fixtures,
etc with effective bonding to main earthing grid.

Separate and distinct earth stations with insulated electrode minimum as given below shall
be provided:

 Separate earthing pits for LV panels.

All the pits and main earthing bars are to be connected to each other to make a common
earthing electrode grid. If the resistivity of the soil is very high then, earthing calculations
shall be done to ensure that the conductivity is maintained at less than 1 Ω.

Back-of-the-House areas shall be provided with energy efficient fluorescent or compact
fluorescent lamps. Dialux software shall be used to arrive at the required number of
luminaries for any designated area which is designed.

In general fluorescent tubes will be T-5/ T-8 lamps designed for high lumen output and
system miniaturization, specially designed for operation with electronic gear and based
suited for dimming or Dimmable ballast as per specific requirement. Lamps shall have
highest energy efficiency for fluorescent lighting and lowest CO2 emission compared to any
other comparable light source. Lamps shall contain the lowest mercury content and 100%
lead free.

All Public Area lighting shall be connected through Electronic Dimmers. Lighting and
dimming system shall be designed by the Interior Designer/ Lighting Consultant.

Emergency Lighting Installation

Emergency lights shall be provided to achieve the following minimum coverage.

 Stairways and 20% lighting in circulation space, corridor, lift lobby, indoor car parking
and plant room shall be provided through UPS/ Inverter supply having 20 minutes
battery backup.

 Exit Signs shall be with self contained 3 hours duration maintenance free luminaries
back-up with Inverter power. Exit signs shall not exceed 5 W per face as per ECBC-
2007, ANSI / ASHRAE / IESNA Standard 90.1-2004.

3.10. Lighting Control requirements: Back-Of-House (BOH) Areas


BOH lighting control shall be designed as follows.

3.10.1. 2-tier Switching: Keeping in view of flexibility and a practical means to conserve energy,
general lighting in the following rooms/zones shall have lighting fixtures on two parallel
circuits, in a ‘staggered (alternate) pattern’ (i.e., NOT one half of the room on each
circuit), so that whenever the maximum lighting level shall not be required in the room,
only 50% of the total lighting fixtures shall be switched on:
 Administrative offices (all departments) *Exception: private offices for Managers and
Directors.
 Laundry, Uniforms
 Storage rooms and workshops over 50 square meters in area
 Kitchens
 Staff cafeteria (canteen)

3.10.2. 3-way Switching: for BOH rooms with two exit doors in opposite directions, light
switches shall be provided at both exits to allow room lights to be switched on/off.

3.11. System of Wiring


The system of wiring shall consist of PVC insulated copper conductor stranded flexible
FRLS wires of 1100 volts grade of insulation, in metallic conduits for all exposed wiring.
Minimum size of copper conductor shall be 2.5 sq. mm for lighting and 4 sqmm for power.

Colour code shall be maintained for the entire wiring installation that is Red, Yellow and
Blue for the three phases, Black for neutral and Green with Yellow band for earthing.

3.12. Switching Arrangement


Switching arrangement at various locations shall be planned keeping in view the ease with
which isolation can be achieved and also the level of fault protection desired at the
particular current rating. In the panel, switching on incoming circuits shall consist of air
circuit breaker (ACB) where as switching on outgoing circuits upto 630 amps shall be
moulded case circuit breaker (MCCB) and above 630 amps shall be ACB’s. Main
distribution panels and sub-distribution panels shall incorporate moulded case circuit
breakers. Final distribution panels shall incorporate miniature circuit breakers and earth
leakage circuit breakers.

Air circuits breakers (ACB) moulded case circuit breakers (MCCB) and miniature circuit
breakers (MCB) in all breaker of main panel & incoming of all panels shall be of 4 pole for 3
phase power distribution with advance neutral feature for safety, which shall ensure
connecting first and breaking last of the neutral contact and avoiding high voltage in the
single phase circuits. However, incase of synchronisation of DG sets, 3 pole breaker with
NIC (neutral isolation contactor) shall be provided for incomer of all DG sets. Four pole
breakers shall provide further safety against the unbalance floating current in the neutral,
which could be dangerous, specially to the maintenance staff in case the floating voltage is
more than 50 volts.

3.13. Electrical System Description of specific areas, if any

3.13.1. Electrical System for Guest Rooms


Following provisions shall be made while designing electrical system for guest rooms:

a. All guest rooms shall be provided with Room Control Unit (RCU) & power control
unit (PCU) for switching off entire power to guest room through room FDB except
the mini bar, power outlet for fax and mobile charging, and Fan Coil Unit (FCU).
FCU shall operate at low speed and shall raise the set point for room temperature,
when card is removed. Card insertion shall energize the room FDB.
Approximately 20 Amps single phase power has been allowed for each Guest
Room.

The detailed switching strategy on guestroom lights subjects to the final interior
design.

b. Speaker and volume control shall be provided in the toilet to receive music
generated through the TV set in the room.

3.14. Lightning Arrestor System


The entire building shall be protected from lightning by providing GI/ copper finial lightning
arrestor, connected to GI/ copper tape installed along the periphery at the terrace level. Air
termination mesh shall be provided on the terrace and shall be connected to earthing pits
through down conductors. The lightning protection system shall be of Faraday Cage system
complying to IS 2309-1989.

OR

The buildings shall be protected by providing technically advanced lightening protection


system. This system contains Air terminal mounted on top of the building, screened
insulated cable as down conductor, lightning event counter and low impedance ground.
From Air terminal to the low impedance grounding grid only one/ two conductors will be
used or connected using copper cable installed from each arrestor to earthing stations. This
system eliminates requirement of multiple horizontal and vertical down conductors used
with conventional system. The installation shall conform to French standard NFC 17-102
and Australian Standard as 1768-1991.

3.15. Elevator, Escalator, Travellators


Elevator equipment shall be supplied and installed in accordance with ANSI / ASME
including latest supplement and local code requirements, whichever is more stringent. No
degradation of ANSI / ASME requirement shall be allowed simply on the basis of local code
requirement.

Elevators:

Interiors of all guest / passenger elevators shall be designed by the interior designer &
interior of elevators shall be provided with anti-scratch stainless steel interiors and steel
chequered plate flooring, unless otherwise specified.

All elevators shall connect to normal and to emergency power supply. One elevator from
each bank of elevators in each group shall be key operated to be used as fireman’s lift as
per code. All elevators shall be provided with short duration emergency lights in each cabin
supported by local dry cell rechargeable battery and necessary relays to give minimum 50
Lux at the floor level of the elevator. Automatic self-levelling feature shall be provided to
bring the elevator car level within + 3 mm of the landing floor regardless of load or direction
of travel.

Car and Hoistway Door Operation: For each elevator door, an electric door operator shall
be provided to simultaneously open the car and the hoistway door when the car is at a
landing, and also close both the doors simultaneously before the car leaves landing after a
predetermined time interval has lapsed.

Photo Electric Monitor: Photo electric device shall be installed on each elevator. This
device will monitor traffic across the threshold of the door and shall initiate door closing two
seconds after last beam interruption thus overriding door open period.

Over Load Features: All elevators shall be provided with the load weighing feature to
illuminate “Over Load” fixture and defeat car’s operating circuits when car load reaches
110% or more than the rated load. Car platform may require stiffening to minimize margin of
error resulting from excessive deflection.

Car Position Indicator: Alpha numeric/ digital car position indicator shall be provided above
each car operating panel.

Hall Buttons: At each terminal landing a single micro movement push button shall be
provided, that is on the top most and the lowest floor landings; two micro movement buttons
on a single plate shall be provided at each intermediate floor landing. When a hall call is
registered by momentary pressure on a landing button, that button will become illuminated
and will remain illuminated until the call is answered.

Lighting: Lift car manufacturer shall make all provisions for installation of lighting fixtures
specified by the interior designer, including integration of emergency lighting fixture.
Necessary wiring shall be included in the car travelling cable for lighting and communication
system.

Noise Levels: Noise from all stationary equipment shall not intrude into adjoining areas by
more than 15 dB. Noise from moving equipment including door operation, car motion, fan,
wind etc. shall not intrude into adjoining corridors by more than 20 dB.

Noise level inside the car shall not exceed 50 dB, without lift fan running. Noise level inside
the car shall not exceed 55 dB, during door opening / closing.

Architraves & Doors: Doors, threshold, door hangers and electro mechanical locks as a
system shall be fire rated for not less than 2 hours.

Control: AC variable voltage and variable frequency control system shall be provided for all
elevators.

Escalators/ Travellors:

Escalators shall conform to ANSI part VIII or to more stringent local requirements in
construction, operational safety and installation.

Escalator and their installation shall conform to governing codes including sprinkler
installation and/or fire shutter designed to stop smoke and fire transfer from floor to floor,
per NFPA 101.

Escalators shall have 30/35 deg inclination. Travellators shall have 10/12 deg inclination.

Exterior Finishes: Balustrades shall be of the extended newel type presenting not less
than four levelled treads at upper and lower ends, and shall consist of handrail decks,
deck-boards, inner panelling, outer panelling, skirt guards.

Handrail decks shall be of aluminium extrusions polished and anodized. Deckboards shall
be of aluminium extrusions polished and anodized. Panelling shall be tempered and
toughened high quality glass without supporting post. Skirt guard shall be of stainless steel
hairline finished.

3.16. Bulk HSD Fuel Storage
Facilities shall be provided for XX Nos. x XX KL underground bulk oil storage of HSD to
meet the requirements of the DG sets, hot water generators and steam boilers. The storage
shall be adequate to cater for XX hours/ XX days DG Set operation considering all DG Sets
consuming ___ litres /hr. In addition to each generator shall be provided with day oil tank
having capacity of 990 litres.

Level controllers shall be provided in the day oil tanks to ensure that the refilling of the day
oil tanks is automatic and integrated in IBMS. The overflow from the day oil tanks shall be
fed back to the bulk storage tanks. This shall prevent accidental overflow of HSD in the
plant room/ DG room.

Entire installation and distribution shall be in accordance with guidelines by the Chief
Inspectorate of Explosive Nagpur.

3.17. Brief Outline Specifications for Major Equipments

3.17.1. 33/ 22/ 11 KV Vacuum Circuit Breaker

Vacuum circuit breaker shall be mounted in draw out truck with front plate which shall
cover the cubicle when the breaker is in service position. Air insulated encapsulated
bus bars shall be housed in a separate compartment, segregated from other
compartments. Each unit chamber shall be separated from adjacent unit by insulated
barriers. The bus bars shall be of high conductivity copper.

Isolating contacts shall consist of two parallel flat silver plated copper bars with ball
point contact to give a vertical tolerance of ± 10 mm.

System of interlocks and automotive safety devices shall prevent contact with live parts
under all operating and service conditions.

Fibre-glass reinforced epoxy resin panels shall form the partition between individual
compartment which shall increase arcing distance.

The Protection and tripping arrangement of circuit breaker shall be:


 Instantaneous short circuit device no. 50 range 500 – 2000% shall be provided on
all phase.
 Back-up over current protection for phase fault device no 51 – 200% shall be
provided on all phases.
 Ground fault protection device No. 50 G with stabilizing resistor, CT’s range 20 –
80% shall be provided.
 Lockout and trip supervisory relays shall be provided with manual reset facility.
 Auxiliary relay for transformer fault

3.17.2. Dry Type (Cast Resin) / VPI Transformer

Transformer shall conform to IS-2026-1977 (Part 1, II & IV) and IS 2026-1981 Part III.
Transformer shall be suitable for continuous operation. Connection and vector group
shall be Delta on high voltage side and star on low voltage side with neutral terminal
brought out for solid earthing corresponding to the vector symbol Dyn-11.

System of supply shall be 3 phase, 50 cycles, 6.6/11/ 22/ 33/ 66 KV earth system. Off
load tap changing on HV side shall be for variation from (+) 7.5% to (-) 17.5% in steps
of 1.25% each.

The transformer shall be housed in 2 mm thick CRCA sheet steel enclosure mounted
on bi-directional rollers. Enclosure shall be provided with metal screen at top and
bottom for ventilation. Degree of protection of enclosure shall be IP-23. Transformer
enclosure/doors shall be openable type and shall be provided with limit switches and
wired accordingly to trip the HT Breaker if the same is opened when the transformer is
ON.

3.17.3. Air Circuit Breaker (ACB)

The ACB shall confirm to the requirements of IS 13947: 1993. The circuit breaker shall
be suitable for 415 V +10%, 50 Hz supply system. Air Circuit Breakers shall be with
moulded housing flush front, draw out type and shall be provided with a trip free manual
operating mechanism with mechanical "ON" "OFF" “TRIP” indications.

The ACB shall be 4 pole with modular construction, draw-out, manually or electrically
operated version as specified and shall be capable of providing short circuit, overload
and earth fault protection through micro processor based control unit sensing the true
RMS valve to ensure accurate measurement meeting the EMI/EMC requirement.

The circuit breakers shall be for continuous rating and service short circuit breaking
capacity shall be as specified on the single line diagram and shall be equal to the short
circuit withstand values.

The ACB shall be provided with a door interlock. The contacts shall be of silver plated
copper with a feature of contact wear inspection, indicating the life of the contacts. The
ACB shall have double insulation (Class-II) with moving and fixed contacts totally
enclosed for enhanced safety and inaccessibility to live parts. All electrical closing
breaker shall be with electrical motor wound stored energy spring closing mechanism
with mechanical indicator to provide ON/OFF status of the ACB.

3.17.4. Moulded Case Circuit Breaker (MCCB)

MCCB shall be current limiting and comprise of quick make - break switching
mechanism and the tripping unit shall be contained in a compact, high strength, heat
resistant, flame retardant, insulating moulded case with high withstand capability
against thermal and mechanical stresses. All MCCB’s shall be capable of defined
variable overload adjustment. All MCCB’s upto 250 amps shall have thermal magnetic
releases and above 250 amps shall have microprocessor based release with adjustable
magnetic short circuit pickup. Wherever MCCB with earth fault protection is identified,
the protection shall be an integral part of the release with adjustable magnetic short
circuit and earth fault protection with time delay.

The breaking capacity of MCCB’s shall be as asked for on the single line diagram but
minimum 25 KA. The breaking capacities specified shall be ICU=ICS.

3.17.5. Miniature Circuit Breaker (MCB)

Miniature Circuit Breaker shall comply with IEC 60898 / IS 13947: 1993. Miniature
circuit breakers shall be quick make and break type for 240/415 VAC 50 Hz application
with magnetic thermal release for over current and short circuit protection. The breaking
capacity shall not be less than 10 KA at 415 VAC. MCB’s shall be rail mounted. The
MCB shall be Current Limiting type (Class-3). MCB’s shall be classified as per their
Tripping Characteristic curves defined by the manufacturer. The MCB shall have the
minimum power loss (Watts) per pole defined as per the IEC and the manufacturer
shall publish the values.

The housing shall be heat resistant and having a high impact strength. The terminals
shall be protected against finger contact to IP20 Degree of protection. All DP, TP and 4
Pole miniature circuit breakers shall have a common trip bar independent to the
external operating handle.

3.17.6. Current Operated Earth Leakage Circuit Breaker / Residual Current Circuit Breaker
(ELCB / RCCB)

ELCB / RCCB shall work on the principle of core balance transformer. The incoming
shall pass through the torroidal core transformer. As long as the currents in the phase
and neutral shall be the same, no electro motive force shall be generated in the
secondary winding of the transformer. In the event of a leakage to earth, an unbalance
shall be created which shall cause a current to be generated in the secondary winding;
this current shall be fed to a highly sensitive miniature relay, which shall trip the circuit if
the earth leakage current exceeds a predetermined critical value. ELCB/RCCB shall be
current operated independent of the line voltage; current sensitivity shall be of 30 mA at
240/415 volts AC and shall have a minimum of 20,000 electrical operations.

3.17.7. Bus Duct / Rising Mains (Sandwiched/ Air insulated Construction)

The bus duct shall consist of three phases and neutral bus bar permanently positioned
dust and vermin proof and the degree of enclosure protection shall be IP 42 for indoor
installation and shall be IP-55 for outdoor installation.

Bus Duct / Rising mains shall be designed, constructed and tested in accordance with
following code:

IEC 60947 / IS 13947 1993 : Specification for low voltage switchgear &
control gear.

The bus bar shall be of sandwich construction and made up of high conductivity
electrolytic copper conductor. Capacity of phase bus bars, neutral bus bars and earth
bus bars shall be as indicated on single line power distribution schematic drawing.
Each bus bar shall be insulated with heat shrink insulation sleeves. The individual
conductors shall have a high quality heat resistant insulation rated for conductor
surface temperatures upto 90 deg.C.

4.1. Brief of systems included

4.2. Building Automation/ Management Systems


The BAS system shall be provided to monitor all parameters of HVAC, Electrical, Plumbing
and Fire Fighting & Protection systems. Building Automation System shall not only help in
conserving energy by making it possible to plan and execute various energy conservation
control schemes but also help in reducing scarce trained man power requirement for
operating and maintaining the building services without compromising on quality of
services. It shall also act as a Management Information System (MIS) by keeping the
management informed about the critical operation of various building services and make
available data required for analyzing the working of, and possibilities of conserving the
energy. The system shall be based on Micro Processor Control System, using the various
Energy Management Programmes to save the energy with the latest techniques of
controlling the environment. BAS shall be capable of performing the following main
functions:

The major Hardware components of the proposed BAS System are:

i. Operator workstations.
ii. Printers
iii. Direct Digital Controllers (DDC)

iv. Portable Operator Terminal (POT)

Operator workstations shall be latest generation personal computers using a Pentium


microprocessor. These shall act as Man Machine Interface (MMI) on which BAS Software
shall run thereby allowing the operator to initiate request to controllers. Operator
workstations shall use the Windows based operating system so that popular business
software’s can run concurrently with the BAS software. To display high resolution graphics,
all operator workstations shall have colour monitors with super VGA resolution.

To prevent mixing of alarms with report printouts, there shall be two types of printers: Alarm
printer & Report printer. If an alarm printer is off-line, alarm messages shall automatically be
rated to the report printer to ensure that alarm messages are reported.

Standards Intelligent Controllers (DDC)


All controllers shall be mounted in mechanical rooms & service areas and shall include:

i. A lockable cabinet for security.


ii. Connection for POT troubleshooting as well as connection to all field devices.
iii. Battery backup for Uninterrupted Power Supply (UPS) during intermittent mains failure.

To reduce wiring and simplify servicing, DDC controllers shall be located close to the
equipment being controlled. For fault tolerance, each DDC controller shall be capable of
standalone operation so that Control is not lost even if the DDC controller loses
communication with the BAS.

Portable Operator Terminal (POT)


To assist in trouble shooting, Portable Operator Terminal shall allow access to the system
from controllers located in mechanical rooms. It shall be possible to address any controller
from any point in the system. Same set of passwords and English language point names
shall be used at the POT as are used at the Operator workstation. For proper
troubleshooting, the following functions shall be available at the POT.

i. Display all points in system.


ii. Command any point in the system.
iii. Display point history for any point in the system.
iv. Display and adjust alarm/warning limits for any point in the system.
v. Display and adjust time schedules for any point in the system.

In case DDC controllers are provided with Alpha-numeric keypad and display, then all the
above functions shall be achieved from keypad locally without recourse to a POT.

Software
Password system shall have a password feature to limit unauthorised access. None of the
features of the Operator Station shall be accessible without the user first being required to
LOG ON by entering a password. Multilevel Alpha-numeric passwords upto 15 characters
shall be available and definable. Database related commands shall be given a higher level
password than monitoring and control related functions. It shall be possible to limit operator

access to a class of points also. A log of previous users shall be maintained at the Operator
Station. Password summary shall be available to the operators with the highest level of
access where a record of the users name, time and date of LOG ON and LOG OFF shall be
available.

For simple operation, the operator interface shall be graphic based whereby a mouse is
used to select symbols and menu items from the screen. Selecting a symbol such as a fan
shall allow control of the equipment. Selecting a symbol such as a floor of the building shall
display another graphic such as a floor plan. As a trouble shooting tool, the operator shall
be able to display multiple graphics on the screen concurrently. Each graphic shall be
dynamically updated as field conditions change. Colour banding of screen displays shall be
provided for display and differentiation of normal and abnormal signals.

The following graphics shall be provided:

i. Main screen for each building


ii. Flow diagram of every equipment under control
iii. Flow diagram for equipment being monitored
iv. Point history graph for all analog points
v. Real-time graph for all analog points

As an audit trail to assist in pinpointing responsibility, operator commands such as starting


or stopping of equipment and adjusting of set points shall be stored in hard disk files at both
Operator Workstations. The message shall include the day, time, point name and operator
initials. Historical system trouble, faults, false alarms etc shall be stored on line in the hard
disk for trouble analysis.

Facility of on-line graphics generation shall be a major requirement i.e. the operator shall
have the ability to create new graphics on-site from a menu by reconfiguring or modifying
existing points without taking any part of the system off-line. The operator shall be provided
the facility to override the use of Portable Operator Terminal (POT).

Help Facility

A help facility shall be made available to the Operator for every menu item. A dialogue box
shall come on line by use of dedicated key or a single key click on the mouse. The
information provided shall be in simple clear language and shall be capable of being added
to or modified by an authorised operator.

Alarm Management

Each analog point shall have limits and alarm limits. Each alarm message shall be printed
on all alarm printers and stored in hard disk files at Operator workstations. The message
shall include the date, time, point name and operator initials, When the point returns to
normal or it is overridden by operator, the event shall be stored in hard disk files at all
Operator Workstations.

Proposed system shall also be capable of displaying a list of alarms in the system. An
operator with authorised password can lock out control on a point to force it to remain in its
current state.

Time Scheduling

The following commands shall be time scheduled to be issued at a later date and time:

i. Start and stop a point.


ii. Change alarm limits, warning limits or set point.
iii. Lock/unlock point reporting or point control.
iv. Demand limit target setting.
v. Trend point enable/disable for a point.
vi. Totalization enable/disable for a point.
vii. Alarm summary.

One time override schedule shall be provided to accommodate overtime usage. Separate
schedule shall be able to accommodate for holidays and shall be defined up to one year in
advance.

Demand limiting/load rolling

The BAS shall calculate the instantaneous demand based on a sliding average of the
previous 30 minutes of consumption. A predictive control algorithm shall be used to
anticipate excessive demand peaks and turn off equipment while there is still time to affect
the demand. The operator shall define a desired reduction in energy consumption and the
BAS shall turn off equipment to meet this target. Selection of equipment to be turned off by
demand limiting and load rolling features is based on both prioritization and rotational
algorithms. Demand limiting and load rolling features are co-ordinated with other features to
ensure that no equipment damage or occupant discomfort results.

Totalization

The BAS shall be capable of calculating run-time for any number of monitored pieces of
equipment. When the accumulated run time for a piece of equipment reaches an operator
defined limit, the operator shall be alerted, the event shall be reported to all operators,
printed on all alarm printers and stored in hard disk files at all operator workstations. The
messages shall include the date, time and point name.

Graphic Engineering

The BAS shall also allow the operator to generate new graphics and link them into the BAS.
Graphic engineering shall be mouse driven with all typical features found in PC based
drawing packages. The BAS shall be provided with a library of standard symbols such as
fans, primary & secondary chilled water pumps and water cooled chillers which can be
incorporated in operator generated graphics. The graphics shall have the ability to display

real time field data and change colour of symbols based on field conditions. For example a
fan could be green when ‘ON’, white when ‘OFF’, red when ‘IN-ALARM’ conditions.

Summaries

Standard reports shall be provided, which shall be selectable by operator to appear on the
Operator Workstation and on any selected printer or on both. The following summaries shall
be available:

i. Point Summary
ii. Alarm Summary
iii. Limited Summary
iv. Off-line Summary
v. Override Summary
vi. Lockout Summary
vii. Utility Summary

Alarm and run time reports shall be automatically issued to assigned printers immediately
upon occurrence and shall consist of the point with engineering unit, time, data and the
message.

COMMUNICATION NETWORK

The communication protocol shall be compatible with either proposed ASHRAE’s standard
protocol BACnet or Lonworks to allow devices from multiple vendors to the connected into
network. This shall ensure that the Owner is not tied to one vendor, system or technology
for future additions or modifications to the system.

SYSTEM DESCRIPTION

The system installed shall be a Direct Distributed Digital Control (DDC) system with the
functions distributed both physically and functionally over the field controllers.
Microprocessor based Direct Digital Distributed Controllers (DDC) shall interface with
sensors, actuators and environmental control systems (i.e. air handling units, water cooled
chillers, primary & secondary chilled water pumps etc.) and carry out followings functions:

a. Individual input/output point scanning, processing and control.


b. Direct digital controls with proportional, integral derivative and adaptive gain and with
any mix possible.
c. Energy management.
d. Alarm detection.
e. Time, event and holiday scheduling.
f. Temporary scheduling.
g. Communication interface and control.

These Controllers shall be capable of functioning on a stand-alone mode i.e. on case of


loss of communication with the central control station, these shall function independently.

These shall have microprocessors built-in as standard, which control the respective
operation centres and also offer fast peer to peer communication of data via the network
communication system. The access to these shall be either through a keypad fitted to the
facia of each outstation or through a Portable Operator Terminal (POT).

The controllers shall be capable of executing advanced control algorithm like Proportional +
Integral + Derivative control. They shall also execute logic functions based on time and/or
event. Totalisation and averaging functions shall be an inherent feature of the controller.
These shall be sized to suit the operation centre’s requirement which shall help in reducing
the site electrical installation.

These shall be two control stations, one located in the Supervisor’s room and other with the
Chief Engineer or as per Operator’s requirement. Both the control stations shall work in hot
redundant mode with one station acting as standby in case of failure of other. The control
stations shall consist of Pentium machines fitted with 19/ 21 inch LCD monitor.

Both the computers shall be sized to cover the graphic display memory and planning
information. The display shall be in the form of dynamic colour graphics and text format with
menu driven pop-up windows and help facility.

The following software packages shall be loaded into the system as minimum standard:

a. Complete system operation software.


b. Site specific data manipulation software.
c. Active graphics software.
d. Energy management system software.
e. Alarm indication software.

Each control station shall have two printers each, namely report printer for printing reports
as desired, and alarm printer for printing system alarms.

All DDC Controllers shall be connected via communication Bus/ LAN. Communication
between controllers shall be such that, controllers can communicate between themselves
without having to first communicate with the control station. The communication between
the different buses shall be through the system integration units. All the System Integration
Units shall be placed on a local area network (LAN) where the speed of communication
desired shall be above 9.8 KB.

DESCRIPTION OF PLANT OPERATION

Air-Conditioning System

Water Chilling Machines


 Software integration of the micro-processor panel of water chilling machine with BAS.
All the points displayed on the chiller micro-processor panel shall be duplicated on the
BAS screen.
 Enable and disable each chiller unit through BAS.

4.3. Security Systems including CCTV, Access System, Perimeter protection


system, Intrusion alarm system, etc

The requirements of security system vary as per the requirement of the Hotel chain along
with its geographical location.

In view of the present environment relating to security, we plan to provide minimum amount
of security in the follow form:

 Closed Circuit TV System (CCTV) (Both conventional / IP based)


 Door Alarm System
 Hold Up Alarm System
 Security to the Safe Deposit Booths
 Watchman Tour System

CLOSED CIRCUIT TV SYSTEM (CCTV)

Following spaces shall be provided with cameras:


 Cashier / Front Desk and reception area
 Facing the front desk from lobby side
 Main lobby & lobby entrance
 Main building entrance (outdoor type)
 Main lift lobby
 Lift car
 Lift lobby on each floor
 Ballroom entrance
 Car park lift lobbies
 Car park ramp, entrance and exit only
 Staff entrance
 Loading dock
 Escape stairs from guest room floors (all floors) including roof.
 Guest room cluster (at entry)

The security console shall be located in the security room. This room shall have no
windows. Ample space shall be provided to view monitors.

Care shall be taken to ensure that the number of displays per screen is limited so that
“individuals” can be recognized when viewing the display in all areas.

For image recording following procedure shall be adopted:

 CCTV recording method shall be DVR (Co-digital video recorder) or NVR’s (Network
Video Recorders).
 Utilizing “Watermarking” software to insure integrity of all image recording

 Memory to maintain a record of two weeks minimum, unless local laws require a longer
storage time.
 Administration functions for user access and system auto recovery as required.
 Real time monitoring of all images as required.
 Triplex function as required
 On screen display function as a standard requirement
 Use of pan tilt & zoom cameras shall be reduced to a minimum.

Installation Requirements

Cameras located at loading docks, hotel driveways, and parking ramps shall be capable of
clearly recording all vehicle license plate numbers and type of vehicles.

Colour TV cameras and monitors shall be used in locations where this is perceived as
having a particular advantage based on “local” conditions or requirements. However,
vehicle monitoring shall utilize colour cameras at all times.

Picture quality of all cameras shall have a horizontal resolution of 480 lines minimum.

Camera locations shall insure that picture “glare” is not present at the CCTV monitors in
the control room.

Cameras located at hotel entry, front desk, lift lobbies, and guest floor fire exits and
corridors shall be capable of recording an identifiable image of all persons entering the
area. Where cameras in guest room corridors are installed it shall be possible to identify
any person entering any room.

For public areas, CCTV cameras shall normally be concealed in a dome shape enclosure.
Some cameras shall have special protection (Cameras exposed to weatherproof shall be
for exterior areas, vandal proof, etc.) depending on their locations.

Interfaces

Power to cameras & all associated equipment shall be supplied by the emergency
generators. Telephone provisions shall include ISNN, PSTN & TCP/IP as appropriate.

DOOR ALARM SYSTEM FOR HOTEL

A door alarm console shall be provided, located in the security / CCTV room. The design of
the system shall include the following basic functions:

 Alarm readout, identifying time and alarm point

 Manual override of any selected door

Automatic override of any selected door as a function of time.

 Audio & Visual alarm with audio alarm switching (mute)

 Supervised circuits to identify faulty (tampered) circuits.

 Interface to CCTV system is mandatory.

Door alarms shall normally be operated by proximity switches, discreetly mounted and
designed to minimize “by-passing”. Where fitted to fire doors, the integrity of the fire door
rating shall be maintained. A conduit system shall be provided whenever practical.

Door normally connected to the system shall include:

 Perimeter exit doors which, due to fire regulations, etc are not permitted to be locked

 Doors to rooftop level

HOLD UP ALARM SYSTEM FOR HOTEL

Hold up alarm system shall be designed combining the door alarm system with monitoring
facilities located in the CCTV control room.

The design shall include all of the basic features that apply to the door alarm system.
However, activation of any hold up alarm shall take priority over door alarms in terms of the
CCTV recording interface.

In cases where DVR/ NVR are recording the pop-up screen will show the holdup alarm.
Foot switches shall activate hold alarms. Knee activated alarms are an alternative. Type
shall be selected on the basis of the most appropriate arrangement as applied to each
application.

Alarms shall normally be provided in the following areas:

 Front desk cashier

 General Cashier’s office

 Assistant Manager’s (duty manager) Desk

WATCHMAN TOUR FOR HOTEL

Watchman system shall also be provided keeping in view client’s requirement. The system
shall consist of common head-end equipment to serve hotel & service apartment. The
system shall consist of central and patrol reader unit with multiple sub-card reading units
connect to it. The sub-card reading units shall be located in strategic locations within the
hotel.

PANIC ALARMS SYSTEM FOR HOTEL

The Panic Alarms system shall be normally combined with the door alarm system.
Operation shall be similar to that for a door alarm but labelling shall indicate the differing
function.

Cancellation shall be by hotel staff at the point of activation (i.e. using a suitable push
button-alarm designed for this purpose)

The typical applications are handicapped toilets, Jacuzzi area in the suites, health club
steam and dry saunas, the presidential suite, etc. Health Club panic alarms will sound at
the health club entrance desk and must be manually reset at the source of the alarm.

ACCESS CONTROL SYSTEM

Proximity card system &/ or finger print recognition is proposed to be provided at the doors
of restricted areas such as back office, plantrooms, server rooms, data centres, IBMS/
control rooms, fire exit staircases, etc.

4.4. Car Parking Management System


Car Management System shall be provided for the parking floors with Boom Barriers and
conditional card access system at all entry and exit points of the area. Card readers &
boom gates to prevent unauthorized entry and reader for billing system.

The Parking Management System shall be designed for conditional access to the
basement car parking and billing management depending upon the tariff plan decided
by the Owner.

There are ___ ramps for access to & from ground floor to first basement, __ for entry and
__ for exit. At each entry and exit ramp there shall be 1 motorized boom barrier installed,
which will be card operated for the conditional access. There shall be broadly two
categories of the users namely:

 The office staff (for conditional access only): Each staff member shall be issued with a
proximity / smart card for the conditional access to the parking. Any staff member who
intends to park his car in the parking slot needs to badge / present his card at the long
range card reader installed near the boom barrier at each entry / exit point. The office
staff shall be charged monthly / annually, based on the tariff plan decided by the
Owner.

 Visitors (for conditional access & chargeable tariff): Visitors shall be provided with
proximity / smart card at the time of entry to the building. The issued card will serve
dual purpose of giving him the access to the parking slot and the tariff calculation
based on the actual time, the vehicle is parked in the slot. The visitor at the time of
entering and leaving the parking slot will badge his card to the long range card reader
installed near the boom barrier at each entry / exit point. At each exit point there shall
be a tariff collection counter where the appointed staff will collect the card from the
user. The Parking Management software shall have a module to calculate the
effective time the vehicle was parked inside the slot and based on the tariff plan,
decided by the Owner, will print the bill on the printer connected to the billing PC.

OR

Building has __ Ramps, __ for entry and __ for exit. Automatic boom barriers shall be
installed at each entry and exit point for conditional access without billing. These boom
barriers shall be either card operated or push button operated.

This report includes the provision of parking slot sensors as an optional feature. Two
independent parking slot management systems may be provided i..e one for Shopping &
Entertainment + F&B + Platinum + Multiplex + Office the other for Hotel Building.

Depending upon the availability of parking slot, the vehicle shall be guided to that
particular slot in one of the basements at the time of entry.

C EXCLUSIONS

 Civil works for installing boom gates (Civil).

 Provision of uninterrupted power supply wherever required to power the security


equipment (Included in Electrical)

 Provision for installing electronic locks on the doors (Interiors).

4.5. Fire Detection and Alarm System including emergency paging and voice
alarm, emergency telephone and smoke control system
GENERAL

The fire alarm system shall consist of four subsystems:

a. Fire alarm system


b. Emergency paging and voice alarm system
c. Emergency telephone system
d. Smoke control system

These systems shall be provided for complete facility including connectivity to the tenants to
hook up their system as & when required with main fire panel integrated into a
comprehensive system to provide the functional performance described as follows:

Fire Detection and Alarm System

The fire detection and alarm system control panel shall monitor and display the activation of
each device in the system, such as heat detector, smoke detector, manual pull unit,
sprinkler water flow switch and sprinkler valve tamper switch or any other input device
which may be required.

The system shall be of the addressable analog multiplexed type, completely supervised,
such that a break in any wire (loop) shall not prevent any device from operating, with
multiplexing cabinets installed in appropriate approved locations. The system shall be of
the type such that each device connected to the system shall be provided with unique
address and separately identified at the Main control panel (MCP).

Emergency Public address system fro emergency evacuation and Voice Alarm

This system shall permit one-way communication in the form of emergency announcement
from the main control panel to any floor or group of floors simultaneously. The system shall
be capable of manual operation or automatic operation initiated by the fire alarm system.
Speakers shall be located as required to achieve acceptable audibility in all areas of the
building. Communication loops will be supervised “Style 7” (Class “A”) and therefore return
to the control panel.

Emergency Telephone

The emergency telephone system shall provide two way communications capability
between the main control panel and jacks for emergency telephone. The emergency
telephone shall be furnished as part of the overall system.

EQUIPMENT

The Main control panel shall be located in the Fire command centre (FCC) in a location at
Ground Floor approved by the Architect/ owner/ operator. The location should preferably be
in an area readily accessible from the outside, for easy access for fire rescue team. The
most preferred location in the main entrance lobby. The exact location shall be approved by
the appropriate authorities.

A remote repeater panel (RRP) in the form of video display unit (VDU) shall be installed in
the operator’s room in a location clearly visible to the operators and in an engineering or
security area manned 24 hours per day. This remote unit shall repeat all alarm functions
displayed at the main control panel. The silencing circuit shall be automatically reset when
the fire alarm system is reset. The RCU will provide a summary indication of any alarm
condition on the system.

Graphic LED display (GD) for fire shall be installed in the Operator’s Room adjacent to the
remote repeater panel (RRP) and in an engineering area manned 24 hours per day
adjacent to the remote repeater panel (RRP).

Ceiling mounted photoelectric type smoke detectors shall be provided in all areas of the
building.

A optical/ heat type sensor shall be installed in each lift lobby on each floor, activation of
which will initiate the lift recall functions.

Each fan system shall be provided with a duct-mounted smoke detector, which utilizes full
width sensing probes and is suitable for the air velocities to which it is subjected. Duct
mounted smoke detectors concealed from view shall be supplied with a remote indicator,
located near the hidden detector, appropriately labelled the detector’s location.

Optical/ heat sensor shall be provided above false ceiling where space between the false
ceiling and the slab is 800 mm and more as per IS code.

Break-glass stations (manual fire alarm stations) shall be located on the occupied side of
the door to each exit stair and at intermediate locations as required (Maximum distance
between pull stations shall not exceed 60 m). Where available, double action break-glass
stations shall be provided.

Voice alarm speakers shall be located throughout the hotel/ service apartment. All speakers
shall have a heavy gauge steel housing, a maximum power rating of 20 watts, an input
transformer with multiple taps and be capable of producing a sound level of 89 dB at 3
meters.

Visual alarm signalling devices (Xenon strobe lights) shall be located throughout the
building. Lights shall be comprised of a xenon flashtube and be entirely solid-state. These

devices shall be UL listed and be capable of either ceiling or wall mounting. The lexan lens
shall be pyramidal in shape to allow better visibility. Visual units shall be rated at 75 candela
minimum.

Sprinkler water flow switch and valve tamper switch shall be provided at each sprinkler
system valve location (the flow and tamper switches shall be furnished and mounted by the
sprinkler system installer and wired by the fire detection alarm system installer).

Magnetic hold open devices shall be provided where required for the automatic release of
smoke/ fire doors.

Emergency telephone jacks will be provided in lift machine rooms, fire / sprinkler pumps
rooms, plantrooms, electrical switchboard rooms, standby generator rooms, escape stair
lobbies, etc.

Emergency stair and exit doors shall be provided with magnetic door devices, if required for
security reasons.

SYSTEM OPERATION

The system shall be arranged for three categories of alarm inputs and two provide output
functions appropriate to each of the categories;

 Supervisory input, which shall only cause indication at the MCP and remote
annunciators.

 Priority/ alarm input, which shall initiate immediate evacuation alarm to areas of the
building, herein below and a fire alert alarm to all other areas.

 Priority 2 alarm input, which shall initiate immediate local alarm if a guest room smoke
condition is detected and delayed general evacuation and fire alert alarm.

Supervisory Monitor input

The following inputs shall be considered supervisory monitoring functions:

 Sprinkler system shut off valve tamper switch.


 Hose reel cabinet tamper switch.
 Removal of a smoke detector from its base.
 Fire / Sprinkler pump status (i.e. running, power available, malfunction).
 Wiring faults.

Activation of a supervisory monitoring device shall provide the following indications:

 The MCP and remote annunciators shall indicate an audible and visual “TROUBLE”
condition. In addition, the “trouble alarm” shall be displayed on the graphic display unit
for the type of alarm.

 Printer shall print clear next message on the event log indicating the device, which
initiated a trouble alarm.

Priority / Alarm Input

The following inputs shall be considered priority / function:

 Break glass unit


 Sprinkler system water flow switch.
 Ceiling mounted heat detector (except guest rooms / apartments smoke detectors).

Activation of any Priority / alarm device shall provide the automatic operations as follows:

 The MCP and each RRP shall provide an audible signal, a visual indication on the LCD
display of the address in alarm, and a flashing Priority / alarm indicator. In addition, the
type of alarm (i.e. heat detector, sprinkler water flow etc) that has been activated shall be
separately displayed on the graphic display, identifying the type and floor location of the
activated alarm.

 The priority 1 alarm indicator on the MCP shall continue to flash until the alarm is
acknowledged. If a subsequent alarm is received after any acknowledgement, the
Priority 1 alarm shall again flash.

 An evacuation alarm shall sound on the floor of incidence, the floor above and the floor
below, followed by a voice message, with an alert pulse tone on all other floors, followed
by a voice message.

A time delay feature shall be provided to sound a general evacuation alarm


automatically throughout the building if the initiating alarm condition is not responded to
within a predetermined time. Visual indication at the MCP, corresponding to activated
voice alarm circuits shall illuminate.

 Activate the visual alarm signaling devices (strobe lights) on the fire floor, floor above
and floor below the fire floor until the panel shall be reset.

 Any magnetically held smoke doors and fire doors shall be released.

 All lift call and door buttons and signals shall become inoperative, lifts serving that floor
shall be signalled to immediately return to the ground floor or as designated by the local
Fire department and be held for the exclusive use of the Fire Brigade. Should such an
alarm occur on the ground floor, the lifts shall be signalled to return to an alternate floor
which is not in alarm.

 Signals shall be sent directly to heating, ventilating and air conditioning fan motor
controllers to initiate automatic smoke control and fan shutdown. Status monitoring
circuits shall confirm the operation of the fan systems.

 The details of the fan control sequence shall be as follows:

o All fans serving the areas affected by the alarm condition shall shutdown.

o Smoke extraction fan system shall started

o Stair pressurization fans shall start.

 Signals shall be transmitted to the maintenance pocket paging system to display zone in
alarm.

 The printer shall print a clear text message on the event log printer at the MCP. The
printer shall print the device information indicating clearly in plain language which device
is in alarm, the time, and the date associated with the alarm. The printer shall print all
follow-up information regarding this alarm, such as acknowledge, reset etc.

 All emergency stair and exit doors shall release (if magnetic door holders where
provided as part of security).

Priority 2 Alarm Input

The following inputs shall be considered Priority 2 functions:

 Tenant area optical/heat sensor

 Duct mounted smoke sensor

 Activation of any Priority 2 alarm device shall provide the automatic operation as follows:

o The MCP and each RRP shall provide and audible signal, a visual indication on
the LCD display of the address in alarm and a flashing Priority 2 alarm indicator.

o In addition, the type of alarm (e.g. tenant area optical/heat sensor, duct smoke
sensor) that has been activated shall be separately displayed on the graphic
display unit identifying the type and floor location of the activated alarm.

o The Priority 2 alarm shall be displayed on the graphic display terminal in a


pictorial graphic representation.

o Each RCA shall provide a visual and audible indication of an alarm condition on
the system.

o The priority 2 alarm shall continue to flash until the alarm is acknowledged. If a
subsequent alarm is received after any acknowledgement, the Priority 2 alarm
shall again flash.

o The printer shall print a clear text message on the event log printer at the MCP.
The printer shall print the device information indicating clearly in plain language
which device is in alarm, the time and the date associated with the alarm. The
printer shall print all follow-up information regarding this alarm, such as
acknowledge, reset, etc.

o A tenant area optical/heat sensor when activated shall also cause its associated
local horn to operate. A time delay feature shall convert the alarm category to a
priority 1 condition if the alarm is not responded to within an adjustable
predetermined period as agreed with the local fire authorities.

o An activated duct smoke detector shall shut down its associated fan. If the
detector is in a supply air system the associated supply fan shall be prevented

from starting, even if override is attempted. Restarting shall only be possible
after the supply fan duct detector has been reset locally.

o Signals shall be transmitted to the maintenance pocket paging system to


display zone in alarm.

Emergency Paging and Voice Alarms

The automatic and manual notification subsystem shall operate as follows;

 Manual and automatic paging shall originate from the MCP. All speakers on any floor or
group of floors shall be selectable by manual control switches (zoning of speakers).

 The action of operating any of these switches shall have a positive feedback
confirmation system to confirm the correct floor(s) has (have) been selected. This shall
be achieved with a floor by floor display of the building. This display shall allow for more
than one floor at a time to be displayed.

 The automatic voice evacuation alarm shall be initiated from the fire alarm system upon
activation of an alarm. The alarm shall consist of a “slow whoop” alarm tone for a
maximum of fifteen (15) seconds followed by an automatic preselected voice evacuation
message. At the end of each message the ‘slow whoop’ shall continue for fifteen (15)
seconds followed again by the automatic voice evacuation signal. This sequence of
alarm shall sound until the signal silence switch is operated at the main fire alarm control
panel or the fire alarm has been reset as described previously. The voice evacuation
signal shall be distinct, authoritative without any inflection and shall be repeated in
several languages as agreed with the fire brigade.

 The alert tone shall consist of an introductory pulse tone for fifteen (15) seconds followed
by an alert message to advise that this floor is not in alarm but the floors that are in
alarm shall be stated. The message shall also state that the occupants shall be prepared
to evacuate the building when the evacuation alarm is given. The alert tone shall be
distinctly different from that of the evacuation alarm.

 Each stairwell shall receive a voice message without a fire alarm tone. The message
shall state that there is an emergency in the building anyone presently in the stairwell
shall not re-enter any floors but should proceed immediately to the ground floor exit
level.

 During the automatic transmission of the fire alam and alert tones, it shall be possible at
the main fire alarm panel to permit selective voice paging. Upon activation of manual
controls witches and the microphone push-to-talk switch, it shall be possible to transmit a
message to the selected areas. The activation of any such switches and microphone
switch shall initiate the “slow whoop’ alarm tone for fifteen (15) seconds followed by an
announcement or message. The message shall follow the ‘slow whoop and the person
making the announcement be cued when to start the announcement by a red indicator
located adjacent to the microphone.

 When the microphone button is released, the “slow whoop’ shall sound for fifteen (15)
seconds, after which the system shall return to the automatic voice evacuation or alert
mode until reset as mentioned above.

 It shall be possible to load a variety of pre-recorded message (to be coordinated with the
local authority) plus combinations of floor fire alarms pre-recorded message, which shall
all be selected by the system software. Amendments to the pre-recorded message and
any reprogramming of the operating system shall be accomplished by front panel
operated push buttons, selector switches and a keypad.

 Facility for total building evacuation and paging shall be provided to allow for activation
of all floor speakers. This shall be accomplished by means of an all floor switch located
at the MCP.

 It shall be possible to transmit an alarm tone to speakers in one zone while sending a
voice message to another zone while the rest of the building is receiving alert tone, all at
the same time.

 Each speaker zone (with dual circuits) shall be connected to its own amplifier. It shall
therefore be possible to have as many channels as there are speaker zone. A minimum
of three (3) channels shall be supplied; an ALERT channel, an EVAC channel and a
PAGE channel.

 Each speaker zone shall be divided into two speaker circuits. Circuit A and Circuit B
speakers shall be connected in an alternate format so that upon a circuit failure, 50% of
the speakers shall be still audible.

 The emergency evacuation and voice alarm system amplification equipment shall be
sized to accommodate the total quantity of speakers for each channel (total of three)
plus 25% spare reserve capacity in each channel.

 The system shall be provided with redundant amplifiers arrange in such a manner that
failure of an amplifier shall not result in loss of acceptable audibility in any area of the
building.

Emergency Telephone System

All remote emergency telephones will communicate with the emergency telephone control
panel at the MCP as follows:

 The insertion of any telephone handset into its jack will cause the appropriate phone
location indicator to flash and a distinctive audible pulsing sound to be heard in the fire
command centre. The subsequent picking-up of the master phone and operation of that
phone selector switch will silence the pulsing tone, cause the phone location.

 Indicator to stop flashing and remain on and complete the coupling of the remote
telephone to the master telephone to provide direct and private communications.

 Any subsequent insertion of another telephone into its jack on the same circuit will not
cause the pulsing tone to reactive if any two-way communication has already been

established. Any new telephone handset circuit will, through, cause its discreet indicator
to flash until acknowledged by the master telephone or the handset is replaced.

 The emergency telephone system will provide the capacity to handle simultaneous use
of multiple remote phones. All phone jacks will be annunciated and monitored against
fault or tampering (i.e. supervised).

 The removal of all remote telephone handsets from their jacks will cause the restoration
of all normal supervisory functions.

 If any remote phone is not removed, then the appropriate phone zone indicator will flash
and the pulsing tone will resume in the fire command centre.

 Telephone operation and telephone system faults will be stored in system memory and it
will be possible to print out these operations on demand.

Pocket Pager Interface

The system will interface with the pocket paging system such that signals will be set to
permit pocket pagers to display:

 The sensor number with actual location if a tenant area sensor has been activated.

 An alarm codes if any other device has been activated. The alarm code shall consist of
the zone in alarm (digital number or clear text) followed by a one digit code for the
signalling device.

Battery Backup

Standby batteries (and UPS if required) will be provided to operate the entire Life Safety
System in its normal supervisory mode for a period of 24 hours followed immediately by a
minimum of one-half hour in full alarm.

All wire and cable used for the Fire detection & Alarm system shall be approved for use in
fire alarm systems for prolonged use during fire conditions. The insulation shall be listed for
this use by a recognized testing agency. Mineral insulated copper sheathed cable (MICS)
shall be used for fire detection and alarm system.

COORDINATION WITH OTHER SYSTEMS

The fire detection and alarms system shall have interface with other building systems,
which are described under other sections of the report, as follows:

Air-Conditioning (AC)

The quantity of duct type smoke detectors, their locations and the fan control sequences
during alarm conditions shall be determined in conjunction with the air-conditioning system
design.

Building Automation System (BAS)

The life safety system is required to initiate various fan control functions. These functions
shall be wired directly from the Life Safety system to the motor controller so as to achieve

the required fan and damper control. These functions shall be properly coordinated with the
BAS to be certain that life safety system functions will override control initiated from the
BAS control panel.

Sprinkler / Pumps system

The life safety system is required to monitor fire hydrant / sprinkler pump status. The pump
controllers shall have the necessary volt free output signals available.

Fire sprinkler pump installations have multiple valves in the immediate vicinity of the pump
set. Isolation valves are also envisaged to be provided on sprinkler system (zone isolation)
and wet riser of hydrant system. Each of these valves shall be provided with a tamper
switch. The life safety system shall have provisions for wiring the correct number of tamper
switches. The tamper switches at any one-pump location shall be arranged to appear as
one trouble alarm at the MCP.

SEMI-DIGITAL PUBLIC ADDRESS AND BACK GROUND MUSIC SYSTEM

The Public Address & Back Ground Music system shall essentially comprise of the
following components:

 Head-end Equipment

 Distribution Equipment

 Reception Equipment

The Public Address & Back Ground Music system components shall have sufficient
capacity to ensure distribution of voice to various areas of the building with equal clarity.

HEAD END EQUIPMENT

Head end equipment shall be divided into two elements – source and amplification.

Source equipment shall be microphones for public address. Additionally message / alarm
tone generators shall be used for emergency calls / evacuation.

The microphones shall be professional grade offering superior performance characterized


by high sensitivity, minimum noise distortion and low sensitivity to feed back. These shall be
connectable to zone selection consoles, each with its own selectable priority, from which
each operator shall send announcement to specific audio zones.

Distribution Equipment

The distribution equipment shall primarily comprise line attenuators equipped with line
transformers and rotary / digital controls for selecting the output power of a line speaker.

Reception Equipment

The reception equipment shall comprise primarily of speakers of varying types depending
upon area allocation / usage. Wherever false ceiling exists, the speakers shall be of
concealed mounting type with a wide bandwidth. Where false ceiling does not exist the
speakers shall be surface mountable.

All speakers shall have the inbuilt facility of selectivity of the sound power produced.

The P A rack with announcement will be located in the Security office at


ground floor level.

4.6. Early warning fire alarm system & Leak detection system for Data centres,
Server rooms

Early warning type fire alarm system is proposed to be provided for Server rooms and data
centres. In this system the detectors are view/ laser detectors which have sensitivity 50
times higher than photoelectric technology, because of this high sensitivity very early
warning can be available for slow smouldering fires. Addressable intelligent spot type laser
detectors are proposed which can be either hooked up to the building FAS or can have
independent intelligent panel which communicates with the building FAS panel, access
control system and gas suppression system.

The Gas Suppression system shall be provided for main Server Room and data centres.
The system shall comprise of the Inergen/Nitrogen gas module containing required quantity
of gas which will be released when the actuator output is enabled by the fire alarm panel.
As per the design concentration, release of the gas shall be within 15 seconds time elapsed
from the actuation to put out the fire. The room shall be ventilated completely after the
release of gas, before personnel can enter and work in the area.

Water leak detection system shall also be provided for the high security areas like Server
Room and data centres. The system shall comprise of water leak detection sensor cable of
appropriate sizes connected to the water leak detection module interlinked with electronic
sounders. The system shall have zonal panel with a battery backup and facility to interface
with BMS for annunciation of each zone alarm.

4.7. Telecommunication and Data Transmission System

Telecommunication
EPABX
A modern communication system of IP based private digital exchange (EPABX) with ISDN
compatibility, incorporating the latest user convenience features, shall be provided.
Essential features of EPABX system shall be direct inward dialing (DID) facility, Voice mail
system, auto attendant system for operator-free operation, call transfer, call forward, call-
back (if busy), call waiting indication, display of internal callers name & number, call hold
paging facility and STD / ISD dialing facility with selective barring and de-barring and PIN
based dialing.

In the hotel, the PABX shall have specific cabling requirements in the guest rooms and
service areas. The PABX shall be connected to each guest room floor via a multi core, Cat-
5 riser cables. Each room shall have 3 phone sets; 1 dual-line and 2 single line sets. The
service areas shall be equipped with various phone sets throughout the hotel. The service

area phones shall be equipped with guest-name displays. Single line sets without dial-pads
shall be placed in the lobby and connects directly to the operators when picked up.

The PABX shall be directly connected to various interface systems to allow the PABX to
perform call accounting, PMS operations, voice mail services, fax mail services etc. The
PABX interfaces to the PMS (Property Management System) via the PABX / PMS interface.
The call accounting module reads call data from the PABX, applies call charge calculations
and posts call charges to the PMS for guest billing. The PMS sends guest names, guest
message waiting status and bars/ unbars guest phones through the PABX / PMS interface.

Another major sub-system of the PABX shall be the Voice mail system (VMS). The PABX
shall be connected to the voice mail system via single line extensions. The PABX shall be
programmed to redirect all unanswered calls in the guest rooms to the extensions
connected to the voice mail system. Call redirection information shall forward call to the
VMS via a voice mail port. When voice messages shall recorded, the VMS instructs the
PABX / PMS interface to turn on the message waiting lamps in the guest rooms. Guests
retrieve their messages by calling a pre programmed number that is connected directly to
the VMS. Voice mail shall be able to handle guest language code.

The PABX shall be a microprocessor based; stored-program-controlled IP based digital


electronic PABX. The PABX shall be capable of both voice and data switching. The system
shall be fully in compliance with the public ISDN switching requirement and meets all
specification and fully approved by the Local Telecommunication Authorities.

The PABX shall be equipped with dual or multiple CPU. All critical circuitry shall be
provided with a 100% backup unit such that the failure of a single CPU or single critical
circuitry does not cause shut down of the system. The CPU’s shall be programmable to
switch over every 24 hours automatically to ensure that the idling CPU is in good working
order. In case a running CPU fails, at any time, the idle CPU shall automatically take over
the operation of the running CPU without any interruption of the PABX function.

The PABX system shall be able to carry out self-diagnostic functions. The self-diagnostic
function shall be capable of providing an automatic alarm for all faults diagnosed to the
telephone operator’s consoles, so that the telephone operators can take the necessary
actions to have the faults reported and rectified. The PABX shall be fully equipped for
remote diagnostic to carryout remote maintenance and routine software updates.

The design of the PABX shall be modular in nature. This shall allow for the expansion of the
PABX equipment in future by simple addition of modules, cabinets and circuit cards
relevant to the required extensions or functions. The density of all line equipment shall be
as per hotel operation requirement.

Ancillary Equipment

Following ancillary equipment (Printer / recorder shall be provided with PABX system)

Extensions

Guest Rooms: There shall be provisions for 3 extensions to all guest rooms. One extension
shall be used for fax.

Function Rooms: Single line extensions shall be provided at the entrance to all the function
rooms, ball rooms and inside as well. Single line extension shall also be provided in all
foyer area. The number of extensions for function rooms shall vary dependant on a case-
by-case basis.

Lobby: The lobby area requires single line extensions that shall be hard wired to connect
directly to the operators.

Functional Areas: The main functional areas like Front Office, Reservations, Housekeeping,
Engineering etc. require a combination of digital and single line extensions.

Admin Offices: The admin offices shall have a combination of digital and single line
extensions.

Voice Mail Access: For voice mail access, a minimum number of 16 single-line extensions
shall be provided for connection to the voice mail system.

INSTRUMENTS

Instrument in various areas shall be provided as per hotel operation requirement.

Telecommunication system

MDF: The MDF for the termination of all the terminals from the PABX machine shall be
provided with the PABX. The system shall terminate all the outgoing telephone extension
cables. This MDF shall be located in the PABX room.

BATTERY BACKUP: The PABX shall be provided with complete set of sealed lead acid
batteries and the necessary charger suitable for the operation of the PABX system.

STRUCTURED CABLING FOR TELECOMMUNICATION & DATA SYSTEM: The cabling
requirements shall be based upon a structured cabling system comprising of voice and data
grade cabling and components to support the telephone and computer requirements of the
Guest Rooms, Public Areas and BOH areas.

Voice Cabling System: The voice cabling system shall support the telephone system for the
guest rooms. It shall connect the phone sets to the PABX equipment in the PABX room,
Public Areas & BOH areas. The voice component of the structured cabling system shall
comprise of the following sections:

Horizontal Cabling: The horizontal cabling for voice shall connect the guest rooms to the
floor level Intermediate Distribution Frames (IDF) that shall be mounted in the Riser Closet
on each floor. Two Cat 6 UTP cable runs from the IDF to each room on the floor. Each Cat
6 cable comprises of 4 pairs of conductors that shall be terminated into individual phone
sockets in the Guest Rooms. Both separate line shall be linked directly to floor riser. One 4
pair Cat-6 cable shall be terminated slightly above the writing desk, and the second cable
shall be terminated behind the bed side table. Within the Administration areas (and the
offices floors within the hotel) each telephonic wall outlet shall be fed horizontally by a
dedicated 4-pair cable from the IDF panel.

Vertical Cabling: The vertical cabling structure shall connect each floor level IDF to the Main
Distribution Frame (MDF) in the PABX room. One or more multi-pair UTP riser cable shall
be used to connect the IDF to the MDF. The back bone cabling shall be designed for (2)
pairs per telephone line, plus a third pair for future add-ones. The UTP riser cable run from
each floor to the PABX room vertically through trunking installed in the riser. These riser
cables shall be secured to the trunking using cable clamps mounted on the wooden backing
of the trunking.

PABX Room: The PABX room shall house the MDF and the PABX system. All guest room
voice connections shall terminated in the MDF and subsequently connected to line cards in
the PABX.

DATA CABLING: The data cabling system shall support the computer systems and
broadband internet access requirements for the Guest Rooms / Suites / Public Areas &
BOH Areas. It shall connect the computers equipment to the computer server or internet
access equipment in the computer room. The data components of the structured cabling
system comprises of the following systems.

Horizontal Cabling: The horizontal cabling for data shall connect the guest rooms to the
floor level Patch Panels that shall be mounted in the riser closet on each floor. Two Cat -6
UTP cable shall run from the patch panel to each room on the floor. Each Cat-6 cable
comprises of 4 pairs of conductors that shall be terminated into a single Cat-6 certified RJ-
45 socket in the Guest Rooms / Suites / Public Areas & BOH areas. As the installation of
horizontal cabling shall be carried out much earlier than the installation of the patch panel,
adequate slack (minimum 10 M) shall be provided for future termination to the patch panel.

Active Equipment: Unlike the voice cabling, the data cabling shall have active equipment on
each floor to connect the horizontal cabling system to the vertical cabling system. Each
guest room connection on the patch panel shall be connected to a VLAN switch mounted
on the wall of the riser closet or standard 19” equipment rack, using Cat-6 patch cables.
Each VLAN switch shall be connected to a Passive switch mounted to the riser wall (or
rack) of a designated floor. The connection shall be made using Cat-6 UTP cable. The
active equipment on each floor shall be fed through uninterruptible power supply. Dual UPS
points shall be provided in the riser closets to supply power to these active equipments.

Vertical Cabling: The vertical cabling structure connects each switch on the designated
floors to the Core Switch in the computer room. On multi-mode fiber cable shall be used to
connect each switch to the core switch. The multi mode fiber cables run from each floor to
the compute room vertically through trunking installed in the riser.

All the data switches in the lower part of the building shall be connected to the main data
switch # 2 located in Computer Room. The main data switch # 1 second uplink port shall
be connected to the data network router (located within the main telecom room by a fibre
optic pair cable. These cables shall be secured to the trunking using cable clamps mounted
on the wooden backing of the trunking.

Computer Room: The computer room shall house the Core Switch and the computer
system for the hotel. All guest room data connections shall terminate in the Core Switch
and subsequently connected to computer servers.

Typical Guest Room Cabling: For details of the voice and data cabling termination typical
guest room layout shall be prepared.

Telephone socket: The Cat-6, UTP cable that runs from the floor level patch panel to the
guest rooms comprises of 4 pairs of wires. Two pairs shall be terminated to a 4-wire RJ-
45 socket mounted at the writing desk location of the guest room. This socket shall be
connected to a dual-line analog phone. Another pair of wires shall be connected to a RJ-11
socket. This socket shall have provision for a fax machine or a data modem. The last pair
shall not be terminated to any sockets and left as a spare. Sufficient slack shall be provided
in the cable for future re-terminations.

Parallel Telephone Sockets: There shall be two other RJ-11 telephone sockets provided in
the guest room that runs parallel to the first line of the dual-line telephone socket. These
sockets shall be located near one of the bedside tables and the bathroom.

Data Socket: One of the two Cat-6 UTP cables that run from the floor level patch panel to
the guest rooms shall be terminated to one of the Cat-6 certified dual RJ-45 socket near the
TV cabinet in the guest room. The other RJ-45 socket shall be connected via a Cat-6 UTP
cable to another RJ-45 socket at the writing desk.

The other Cat-6 UTP cable shall be terminated to a RJ-45 socket at the TV cabinet for
Digital Entertainment.

LOCAL AREA NETWORK DESIGN

This section describes the design for the Local Area Network (LAN) of the hotel.

The network topology of the LAN shall be tree topology, running 100 Mbps Fast Ethernet
(100 BaseT). The network shall run over Category 6 Unshielded Twisted Pair (UTP) copper
cabling for cabling runs within 100m. Longer cabling runs or high density switch
connections shall employ minimum of 6 core fiber optic cabling.

The typical hotel LAN shall be made up of 3 logical networks:

 General Administration Network


 Point of sales Network
 Guest Internet Network.

The cabling infrastructure forms the physical backbone of the network shall comprise of a
combination of Category 6 UTP and fiber optic cabling. UTP shall be typically used for
horizontal cabling runs across a floor or between floors if the distance is below 100m. Fiber
optic shall be used when the distance between points shall be more than 100m. Fiber shall
be also be used to connect high bandwidth capacity equipment such as network switches.
All fiber cabling shall be multi-mode multi-core. All fiber runs shall be accompanied by
separate redundant cabling runs. All UTP cabling shall be terminated to Category 6 certified
RJ-45 sockets panels or to Category 6 certified patch panels. All fiber optic cabling shall be
terminated with ST (or equivalent) connectors.

NETWORK COVERAGE: The LAN shall be segmented into 3 logical networks to cater to
the different requirements of each segment. The areas to be covered under each segment
shall be as follows:

General Administrative Network

The general administrative network shall covers all back of house and hotel operation
areas. In general, each workspace in each of these areas shall have atleast one data point.
Upto 3 additional data points for sharing of printers for each department, depending on the
space occupied by the department in the final layout based on the ID drawing. The
following shall be the functional areas that shall be covered under this logical network.

POS Network: The point of sales network shall cover all restaurants and F & B preparation
areas. The POS terminals shall be connected to the POS server over the network the same
way as the computers shall be connected to the servers. The POS printers shall also
similarly connect to the POS printer Controllers (hubs) over the network. The following shall
be the functional areas that shall be covered under this logical network:

Details of the required number of POS terminals and printer data points that shall be given
by each F & B outlet and kitchen in the project, the same shall be provided in tabular form
by Hotel/ IT department. Exact locations of each data point in these areas shall be
determined by the F & B Department and the project interior designer.

Guest Network

The guest network shall cover all guest rooms and guest access areas. The following shall
be the functional areas that shall be covered under this logical network.

 Lobby Area

All locations with data points shall be equipped with UPS-protected and non UPS-protected
power supplies. The CPU unit of all computer systems on the network shall be supplied
with UPS-protected power to ensure that there shall be no sudden disconnections from the
servers as there shall be a high risk of data corruption in the event of a power failure.

The socket panels used shall be different in socket standard or at least different in panel
colour. All power points shall be connected to the emergency (generator-set) power supply.

In remote locations that shall be beyond the reach of the Central UPS system, portable
UPS units shall be used. Peripherals such as printers and scanners shall not be provided
with UPS protection and shall not be connected to the central UPS power.

The plugs of equipment requiring Central UPS protection shall be different from those that
do not require UPS protection to ensure that they will not be unintentionally connected to
the incorrect power socket. A different socket design will also ensure that other non-
computer peripherals such as table lamps and vacuum cleaners will not be incorrectly
plugged into the Central UPS system and risk overloading it.

NETWORK EQUIPMENT

The LAN shall be made up various networking components. The following components
shall be provided on proposed network.

Core Switches: The core switches shall be the central hub of the entire network. The core
switches shall have redundancy and shall not be susceptible to single point failure. The
core switches shall also be provided with the appropriate fiber or 100 BaseT uplink modules
to the workgroup switches.

Workgroup Switches: The workgroup switches shall be the local distribution points for a
specific area of the network. Each workgroup switch shall be connected to the core
switches via a fiber or 100 BaseT link. Workgroup switches may also be connected to hubs
for further distribution of non-performance intensive applications. Workgroup switches shall
be connected to the RJ-45 outlets via the floor patch panels.

POS Printer Controllers: These devices shall be similar to hubs. They shall be connected
directly to standalone POS printers over standard Ethernet cabling. They shall be located in
local distribution points.

Routers: Routers shall be provided in the connectivity to the Internet. These devices shall
be installed in the computer room and linked directly to the modem provided by the Internet
service provider.

Firewalls: Firewalls shall be provided between the routers and the network and shall be
connected to the routers and shall from a bridge between the router and the switch that it

shall be connected to. Firewalls shall be programmed to reject all unauthorized incoming /
outgoing Internet traffic on unrecognized ports.

Server Racks: Server racks shall house all network and computer equipment in the
computer room. These racks shall be of standard size and sufficient quantities to house all
the computer room equipment.

Equipment Cabinets: Equipment cabinets shall be provided to house the patch panels and
workgroup switches on each intermediate floor where this equipment shall be located.

Cat 6 Patch Panels: The cat-6 patch panels shall connected to the horizontal Cat 6 cabling
run on each floor. Each Cat 6 point shall be certified and tested. These panels shall be
housed in the equipment cabinet located on each floor.

Fiber Patch Panels: The fiber patch panels shall have ST or SC connectors. These shall be
located on each floor and connected to the fiber cabling runs between the floor and
computer room. These panels shall be housed in the equipment cabinet located on each
intermediate floor.

KVM Switches: KVM switches shall be provided for the main computer racks in the
computer room. These switches shall be used for connecting a set of display and input
devices (keyboard and mouse) to all the computer equipment mounted on the racks. These
switches shall be active switches as opposed to the manual variety.

Servers: All servers shall be housed in the equipment racks provided in the computer room.
Servers shall be configured as rack-mountable to conserve rack space. Server
specifications shall be provided by the application software vendors.

NETWORK SCHEMATIC DIAGRAMS

The network schematic diagram shall be in the following generic format. All floors covered
by the network shall be clearly indicated. Each intermediate floor location where patch
panels and network equipment housed shall be indicated. Patch panels and network
equipment shall be specified. All connections shall be clearly labeled with their connection
type along with all redundant cabling in the same cabling run. The riser location shall be
clearly indicated. Each functional area covered shall be clearly marked to indicate the
number of network connections provided for the area. All equipment and racks specified in
the computer room shall be clearly listed.

GUEST INTERNET ACCESS

Internet access shall be made available to guests in the hotel through several key areas,
namely the guest rooms, function / meeting rooms, business center and the public guest
access areas. These facilities cater to the guest internet access need under different
situations. Proper infrastructure, equipment and services shall be provided for the
implementation of these guest facilities. The implementation requirements differ for each
different service areas.

GUEST ROOMS

Plug & Play (Ethernet) Access: Plug and play access shall be provided in some of the hotel
rooms as per individual hotel requirement, same shall be available to the in-room guests via
connected internet data points. These data points shall be RJ-45 sockets mounted on
faceplates and shall be located in an easily accessible location at the writing desk in the
room. Writing desks may also have these faceplates mounted on the concealed power /
signal panel embedded as part of the writing desk design. Guests may connect their laptop
or notebook computers network (Ethernet) port to the data socket using an RJ-45 patch
cable that shall be provided by the Hotel. Alternatively, the hotel may also equip selected
rooms with computer equipment that shall connect to these data sockets. It may be noted
that this solutions only works with computers that shall be equipped with Ethernet data
ports.

The guestrooms RJ-45 sockets shall be connected to the Internet service via the Hotel’s
Cat 6 data cabling infrastructure. The infrastructure comprises of a network of horizontal
Cat 6 cabling, vertical fiber optic cabling and data switches. The entire cabling infrastructure
eventually leads to the head end equipment and routers that connect to the internet service
provider via leased lines.

Modem Access: Modem access shall be made available to the in-room guests in situations
when the guests’ computer equipment do not have the Ethernet data ports for plug & play
access, or when the guests prefer or shall required to dial a specific number for their
companies’ internet access. The modem phone points in the room shall be provided via the
data port of the dual-line desk phone. The guest’s computer equipment connects to the RJ-
11 ports using standard phone cables supplied by the hotel.

The guestrooms RJ-11 sockets shall be connected to the Internet service via the Hotel’s
telephone cabling infrastructure. Unlike the Cat 6 data cabling infrastructure, the telephone
cabling infrastructure shall be a point to point infrastructure leading from the guest rooms to
the Main Distribution Frame (MDF) in the PABX room. From the MDF, the cabling
infrastructure connects to the PABX system for making the dial up. If the guests require
dialing up to their roaming account or dialing direct access to their company’s pre-assigned
internet access numbers, they may similarly use these modem connections to dial an
outside line. It may be noted that the access speeds of these connections shall not
broadband connections and shall be limited to the access speeds of the modem and PABX
system in use.

LOUNGES AND BUSINESS CENTERS

Plug & Play (Ethernet) Access: Similar to the plug & play internet access in the guest
rooms, the booths in the Lounges and Business Centres shall be set up for the guests to
connect their notebook or laptop computers as per requirement of individual hotel operator.
The cabling and desk layouts shall be similar to those in the guest rooms. Apart from plug
and play access using the guests own notebook / laptop computers, the hotel may decide

to place standard computer equipment in these booths for guest use. At least one booth
shall be provided for additional data point for guest to connect their notebook.

Modem Access: Similar to the plug & play internet access, the booths in the lounges /
business center may also be set up for the guests to connect their notebook or laptop
computers for modem access. The booths shall be equipped with adequate RJ-11 phone
sockets and power sockets. The phone connections shall work as placing an outgoing
phone call.

BANQUET HALL, PREFUNCTION, BOARD ROOM AND COMMITTEE ROOM

All function and meeting rooms shall be included in the data cabling infrastructure. Each
isolated meeting room shall have at least two RJ-45 connections to the hotel’s internet
network. The internet access in each function room may be expanded to multiple users by
introducing a data switch in the meeting room as and when required. Computer equipment
that requires access to the internet may be connected to the switch to gain access to the
Hotel’s internet network.

Connectivity to the function / meeting rooms shall be provided via a “Mini-IT” Rooms or an
Area. This place shall be located close to the Function / meeting Rooms and shall be easily
accessible. The mini-IT room shall be provided to house the Rack which shall have the
necessary switching equipment to connect the various function / meeting rooms and ball
room to the guest internet network. In addition, this area shall also be used to house any
additional equipment that the clients might wish to have of their choice (eg, Routers,
Switches, Firewalls, etc. and manage it too. The non-Hotel equipment shall be on a
separate Rack to ensure that access to the Hotel equipment rack to be only controlled by
the Hotel IT.

The Mini-IT room shall have access to both Data & Voice networks within the Hotel. The
Rack size can be wall mounted or placed one above the other in cases where there shall be
constraint. Wireless access point (wireless hub) shall also be in placed to deliver internet
access to all the PCs or notebook computers that require access to the internet. The PCs

This section describes in detail the infrastructure that shall be in place to facilitate for
wireless internet access within the Hotel. The requirements shall be based on the necessity
to have a wireless access within all guest rooms, public areas, outlets, meeting and function
rooms. The access points (APs) which shall be distributed within the various areas of the
hotel shall provide the gateway for the wireless equipment to connect to internet.

DATA CABLING

The data cabling systems shall support the wireless internet access requirements within the
Hotel. It connects the APs in the various areas to the computer server or internet access
equipment inside the computer room. The data component of the structured cabling system
shall comprises of the following sections.

Horizontal Cabling: The horizontal cabling for data shall be connected to the APs to the
floor level Patch Panels that shall be mounted in the Riser Closet on each floor. One Cat 6
UTP cable runs from the Patch Panels to each AP. As the installation of horizontal cabling
carried out much earlier than the installation of the patch panels, adequate slack (minimum
10m) shall be provided for future termination to the patch panels.

Active Equipment: The horizontal cabling shall be active equipment in the riser room on
every floor. The Cat 6 UTP cable from the AP shall run directly to a VLAN switch within the
riser room. The wireless solution shall shares the same resources as those which shall
used for guest room cabling and Hotel admin area cabling.

Vertical Cabling: Please refer to the section cabling infrastructure for vertical cabling.

ACCESS POINTS

These devices shall provide connectivity for the various wireless enabled devices to access
internet.

Setting up of Access Points: Access points shall be located within the false ceiling where
available. The other option shall be to place it on the floor or outside the entrance. Each
access points shall have one power point.

4.8. MATV SYSTEM

The MATV installation shall allow for local TV station reception, satellite TV reception as
permitted, as well as broadcasting of in-house movies.

MATV OUTLET LOCATIONS

Selected back and front of house areas shall also be provided with MATV outlet per hotel’s
operation requirements. MATV outlets shall be scheduled in detail by Hotel Operations for
the back of the house areas when layouts are being finalized

All TV sets to be specified and brought by Hotel shall be coordinated to suit MATV
programme requirements.

The pay per view system (PPV) equipment shall be specified by the A/V consultant. The
MATV system, including all the amplifiers, cables, splitters, combiners shall be compatibles

5.2. Basis/ Concept of Design

The Plumbing services for the project shall be designed keeping in view the following:
1. Requirement of adequate and equal pressure of hot and cold water in guest room
toilets, public toilets, SPA / fitness center, golf club, conference building, floor
pantries, kitchen, laundry and other designated areas. Cold water makeup supply to
swimming pool, dipping pool & water bodies shall be ensured.
2. The water storage tank capacity shall be adequate to ensure availability of water for
XX days required.
3. Swimming pool recirculation and filteration system. It is also proposed to provide
treatment facility for kids pool.
4. Water body recirculation & filtration system.
5. Recycling of treated waste water (from sewage treatment plant) for makeup to air
conditioning and DG cooling towers, for flushing & for horticulture water use (in non
guest contact areas only).
6. Implementation of requirements of MoEF relating to rain water harvesting, water
conservation, solar energy use etc
7. Levels of roads / pavements and other services in the area.
8. Drainage and water supply provision for Landscape layout.
9. Water conservation using low flow fixtures.

The following Plumbing sytsems are envisaged:

1. Water treatment plant (WTP) to ensure that the chemical and bacteriological
parameters of water supply in the Hotel are in accordance with World Health
Organization (WHO) standards. Since, quality of water from municipal water

authority /borewell is potable, WTP shall be very basic, comprising of filters and hypo
dosing units. However, WTP system design shall be verified for suitability prior to
installation in accordance to latest water analysis report.
2. Domestic water supply through a set of VFD (variable frequency drive) booster
pumping unit systems for making water available at minimal residual pressure of 30
PSI.
3. Sewage and sullage collection & conveyance system based on ASPE standard and
applicable guidelines by NBC.
4. Storm / rain water drainage system from the roof terrace and various levels of the
building, including balcony drains, planter drains and fountain drains by means of
draining, storing part rain water, its re-use and surface run-off water to rain water
recharge pits.
5. Podium/ basement drainage to be disposed into storm water drain via oil interceptor.
6. Hot water system comprising of HSD fired hot water generators to cater for
simultaneous hot water requirement of guest and public bathrooms, SPA & fitness
center, laundry, kitchens and other areas.
7. Steam System comprising of HSD/NG fired Steam Boilers, Steam generation,
distribution, condensate return & recovery system shall be provided to cater for steam
requirement of the Laundry equipment.IBR boilers shall be used. Wherever steam
generation is proposed, the hot water generation shall be through steam to water heat
exchangers and the HSD fired hot water generators shall not be provided.
8. Swimming pool, kids pool recirculation & filteration system complete with balancing
tank, pumps, filters, dosing system and other accessories.
9. Sewage treatment plant for treatment of sewage & sullage waste. The plant shall
comprise of preliminary, secondary (chemical & biological) and tertiary treatment units
and shall also comprise of laundry pre-treatment in case the laundry waste is more
than 10% of total waste water. The treated effluent shall be recycled and reused for
flushing, for air conditioning and DG set cooling towers makeup and for landscape
requirement of the Hotel Complex. As per commitment to MoEF, it will be ensured
earned to provide high flow UV System in tertiary treatment plant of STP.

5.3. Design Calculations

Water requirement has been calculated for the Hotel in-house guests, visitors, staff, F&B
and recreation requirement. Insert excel sheet PLEASE REFER ATTACHED SHEET
(TYPICAL FOR HOTEL) for domestic and flushing, hot water, process water and utility
water requirement.

5.4. Source, Storage, Type and Treatment of Water

5.4.1. Source of Water


It is expected that the daily potable domestic water requirement for the Hotel Complex
shall be met through municipal water authority, tubewell & openwell at site.

5.4.2. Water Storage

Raw water & domestic water storage shall be verified for 2 days water requirement for
the entire Hotel Complex.

5.4.3. Water Type & Treatment


Water treatment plant shall be provided in accordance with the various requirements of
use. The various type / quality of water and their water treatment plant are as follows:

Domestic Water: Water sourced from the tubewell shall be passed through basic water
treatment plant comprising of multi grade filters and pH correction units. Provision of UV
treatment unit shall be made for water treatment and disinfection. Further specialized
treatment, may be provided based on the source water analysis report. Water shall be
used for domestic usage in guest bath room (bath tub, shower and wash basin), Kitchen
(for dishwashing etc), Laundry (for washer extractor etc.), SPA, BOH areas, swimming
pool / dipping pool makeup and other areas where direct human contact / use is
envisaged. Water softener shall be customized to ensure water hardness grains in
accordance to operators Standards.

Drinking Water: Localized UV units shall be provided in Kitchens at points that are used
for direct consumption. For specific application in kitchens, e.g., Coffee making or ice
making machines, supplementary local water treatment unit shall be installed as part of
the kitchen equipment.

Soft Water: Provision of polishing softener and activated carbon filter shall be made to
ensure water requirement of steam boilers and hot water generators is inacceptable
chemical limit of boiler feed water standard. Treated water shall be neither corrosive nor
scale-forming which could otherwise result in reduced safety standard and reduced
thermal efficiency of the installation.

Flushing Water: Flushing water for the Hotel Complex shall be sourced from the in-
house sewage treatment plant (STP). The treated effluent for flushing shall be obtained
after tertiary treatment at STP. The tertiary treatment shall comprise of multi-grade filters,
activated carbon filters and ozone treatment unit/ UV Treatment Units. Standby hypo
dosing unit shall also be provided in case of breakdown of ozone treatment units. The
treated effluent shall be colour-less, odourless and shall be in acceptable chemical /
bacteriological parameters as per local pollution control board laws.

Irrigation Water: Irrigation water for landscape use within the guest areas shall be of
domestic quality and shall be sourced from domestic water supply pumping system.
However irrigation water for non-guest areas shall be sourced from the in-house STP
and shall have acceptable parameters as per governing requirement.

5.5. Water Distribution

Water distribution for hot and cold water supply for the Complex shall be designed on
principle of zoning to ensure availability of minimal residual pressure of 210 Kpa (30 PSI) at
all user outlets. The cold & hot water distribution shall be divided in zones. The proposed
zones for the complex are as follows:

Each zone shall contain independent variable speed booster pumping system for domestic
water supply. Further independent variable speed booster pumping system shall be
provided for flushing water supply. The booster system shall be fully equipped with pre-
charged, non-toxic food grade bladder. Separate direct connection from hotel’s domestic
water booster set shall be taken for water requirement of Laundry & Kitchen and for hot
water mixing tank inlet connection.

Distribution system should be designed for 60% simultaneous fixture operation


Maximum pressure in the riser to be limited to 5.5 bar for successful operation of PRV.
Pressures greater than 2.4 bar to be reduced using PRV.

The following piping materials are proposed for the project.

Underground water storage tank and pump room housing fire pumps, water treatment plant,
hydro-pneumatic pumping system, hot water generators and steam boilers is proposed for
Phase I in hotel block basement.

All inlets, outlets, washouts, vents, ball cocks, overflows control valves and all such other
piping connections including level indicator shall be provided for underground water storage
tanks.

Full way gate valves of approved make shall be provided as close to the underground tank
as practicable on every outlet pipe from the storage tank, except the overflow pipe.
Overflow and vent pipes shall terminate with mosquito proof grating.

The overflow pipe shall be so placed as to allow the discharge of water being readily seen.
The overflow pipe shall be of size as indicated. A stop valve shall also be provided in the
inlet water connection to the tank. The outlet pipes shall be fixed approximately 75mm
above the bottom of the tank towards which the floor of the tank is sloping to enable the
tank to be nearly emptied for cleaning.

The pipe sizing shall be based on fixture unit calculation as per ASPE standard. The pipe
size of riser shall be restricted to nearest 4” size to optimize on capital cost, and for ease of
installation and maintenance. However, the maximum velocity in the water supply piping
shall not exceed 2.4 m/second; whereas the limiting maximum velocity in hot water return
piping shall be 1.2 m /second.

Water meters shall be provided in identified areas for water consumption recording for
efficient monitoring and assessment. Head losses through water meter shall be accounted
for in water distributions calculations.

Colour coding for flushing domestic and hot water (supply & return) water supply piping
shall be ensured for clear identification of the piping.

The landscape water supply system comprising of pumping, piping, water supply nozzles
and control equipment shall be designed and built by the appointed irrigation water supply
vendor. Water for irrigation of lawns for non-guest areas shall be sourced from recycled
treated water from STP.

5.6. Appurtenant

Following appurtenants shall be included in the design of water supply system for efficient
functioning:

5.6.1. Domestic Air Vents: Automatic air vent shall be provided on cold and hot water risers to
eliminate possibility of air locking and to ensure efficient water flow / pressure availability
at the user outlets.

5.6.2. Pressure Reducing Valve: Pressure reducing valves shall be provided where abnormally
high pressures are envisaged.

5.6.3. Vacuum Breaker: Vacuum breaker shall be provided on fixtures where cross connection
to sanitary system could occur.

5.6.4. Backflow Prevention: Double check valve type back flow prevention valve shall be
provided on all connections to non-potable water systems such as pool, irrigation and
flushing water supply for ensuring high hygiene standards.

5.6.5. Flow Restrictors: Appropriate flow restrictors shall be provided for economizing on water
consumption. The flow resistors shall be typically sized for following flow / discharge.

Wash Basin : 5-8 LPM


Shower : 10-12 LPM
Kitchen Sink : 12-15 LPM

5.6.6. Ball Valve: Full bore gun-metal ball valve shall be provided for isolation of cold and hot
water supply for the designated area. Further chrome-plated angle valve shall be
provided for cold / hot water isolation to wash basin faucets and for WC cistern & bidet
water supply.

5.6.7. Globe Valve: Globe valve shall be provided on cold & hot water pipes where dual
function of providing isolation for maintenance, and flow regulation is required.

5.6.8. Water Metering: Water metering shall be provided for Kitchens, Laundry, Swimming Pool
make-up, external irrigation system, and any other designated areas desired by the Hotel
Operator.

5.6.9. Temperature Gauge: Temperature gauge shall be provided on hot water supply and
return line for efficient balancing and monitoring of the system.

5.6.10. Pressure Gauge: Pressure Gauge shall be provided on cold & hot water supply and
return piping for efficient balancing and monitoring of the system.

5.7. Hot water system

It is proposed to provide Solar Hot Water Panel to ensure atleast 20% energy sourcing
from Solar System for effective energy saving and to optimize energy requirement from
fossile fuel. The hot water requirement of the hotel shall be approximate XXXXXX LPD.
Considering simultaneous hot water requirement at peak hours and ambient winter
temperature (wet bulb) for XX city as XX deg.C, the expected energy requirement is
calculated as XXXX Kcal. It is proposed to provide solar panel to ensure XXX Kcal (XXX
KW) energy recovery from solar radiation. It is proposed to enhance capacity of hot water
storage tank to ensure thermal storage of heat, as solar radiation timing and peak usage
timing shall be different due to pattern of radiation availability and usage requirement.

It is proposed to also provide HSD hot water generators at basement level of X x XXXXX
Kcal / Hr rating, including a standby, to supplement hot water requirement of the Complex.
The primary circuit of all hot water generators shall be connected with common header /
piping. Provision of soft water / expansion tank shall also be made for supply of commercial
zero hardness feed water to the primary circuit of hot water generators & solar panels.

Independent plate heat exchanger (PHE) connected to its pressurized stainless steel
(SS-304) hot water mixing tank and XX Nos. secondary water recirculation pumps (XX
working + 1 standby) shall be provided. Independent recirculation circuit between solar
panel and tank shall also be provided for energy efficient system for system functional
requirement.

Secondary pumps shall have provision of pressure reducing station (PRS) at inlet, to
reduce pressure at suction port and to avoid mechanical solar panel damage to casing.
Pump head shall be calculated as per pressure drop in PHE / solar panel and static lift.

Hot water temperature at tap shall be ensured to be approximately 50 deg.C; further return
piping and pumping arrangement shall be made for energy conservation and optimum

system efficiency; it shall be ensured that the “dead-leg” of hot water supply piping does not
exceed 4 meters to minimize delay in hot water supply when faucet is operated and to
minimize water wastage.

5.8. Steam supply system

Provision of steam boilers shall be made in accordance to the steam requirement of the
laundry equipment. Steam piping from boiler to the equipment shall be provided with all
ancillaries such as steam traps, expansion loop, roller support and PRV at outlet as
required, depending upon the inlet pressure requirement of the equipment. Condensate
piping shall be provided with all ancillaries and shall be terminated in flash vessel of
adequate size to receive condensate from various equipments. Flash steam / vent from
flash vessel shall be terminated at a safe location to avoid any accident, and piped back to
steam discharge.

Recovered condensate shall be used for reheat of hot water return received from the Hotel
Complex and shall be subsequently used as feed water to steam boilers.

5.9. Sewage, sullage and storm water drainage

The following parameters/ site conditions shall be kept in mind when designing the sewage,
sullage and storm water drainage system:

 Natural slope of the area;


 Layout of different facility in the complex;
 Sub-soil water table;
 Soil condition;
 Provision of Sewage lifting station;
 Provision of venting arrangement for manholes;
 Construction of manholes & laying of pipes considering ground condition;
 Termination of vent cowl at terrace level;
 Provision of adequate slope for horizontal header in the under slung pipes especially for
public toilets

Sewage & sullage waste drainage.

The soil and waste shall be carried down in separate independently vented pipes. Two pipe
drainage systems shall be adopted as per ASPE standard. The sanitary, waste & vent
system shall be water tight and gas tight designed to prevent escape of foul gas and odour
from various fixtures. Provision of ASP vertical vent shall be made for hygiene, safety
considerations, and to avoid entry of foul smell into occupied areas.

Vent system shall be designed to facilitate escape of gases and odour from all parts of
sanitary and waste system to the atmosphere at a point above the building and to allow
admittance of air to all part of the system, so that siphonage, aspiration or back pressure
conditions do not cause loss of seal at traps.

It is proposed to use cast iron pipe for soil / waste drainage. The soil & waste piping shall
be under-slung (in the ceiling slab of floor below) and the horizontal header shall be
subsequently connected to the vertical stack located inside the associated pipe shaft which
shall be coordinated carefully with other services and in consultation with Architect. Care
shall be taken to avoid pipe runs in electrical switch rooms, PABX rooms and other critical
areas.

Provision for cleaning and rodding eyes shall be made at strategic locations to allow the
system maintenance. These cleaning & rodding eyes shall be located in BOH areas, in
ceiling space and shall be remote from kitchen / pantry and other critical areas.

Stainless steel grease interceptors are proposed for kitchen waste, located close to the
source of grease. The design of grease inceptors shall be in accordance with ASPE
standard and shall include cleanout at entry and exit. The cover shall be non-slip. Provision
of independent vent shall be made to avoid odour / smell nuisance in the surrounding
areas.

Drain channel shall be provided in the basement level car parking and plant room areas
within the floor fill above the raft. Drain channels shall be provided with adequate slope to
affect self cleaning velocity and shall terminate in sumps. For each sump, 2 nos.
submersible pumps (1 working + 1 standby) shall be provided for disposal of collected run-
off. Pumps shall be installed in identified sumps and shall be operated by Hi-Lo level
switches with automatic changeover between both pumps.

It is proposed to provide PVC (Class III / IV) pipe for external manhole to manhole sewage
connection. However, RCC (NP2) pipe are proposed for external storm water drainage. The
construction of manhole, gully trap & catch basin shall be in accordance to the soil condition
at site. It is proposed to provide sewage pumping station to lift sewage from the zone to be
brought to the equalization tank of the STP.
Sewerage system should be preferably taken from outside the building. This is because the
sewage consists of green house gases such as methane which may spread in the
basement and further into the tower through shafts. Also the bypass connection shall be by
gravity instead of using pumping to lift sewage from equalisation tank.
Plantroom drainage: Drains from Plantrooms are as follows:

Plumbing plantroom-
Backwash from Filtration plants- Approximately 20,000 lph/m2 area of filter & U.G Tank
wash water drain- Approximately 1200 lpm. Drainage from above shall be collected in a
Sump and pumped to STP for treatment and reuse.

HVAC plantroom- Condensate drain pipe shall be connected to the floor gully provided in
the plantroom at utility block and further connected to waste system.

STP room- Backwash Approximately 20,000 lph/m2 area of filter shall be collected in a
sump provided in STP plantroom and pumped back to STP for treatment and reuse.

Air handling unit (AHU)- Condensate drain shall be joined to the floor gully provided in the
AHU room and further connected to waste system.

5.10. Sanitary fixtures and fittings

All sanitary wares shall be selected by the Architect / Interior Designer.

Water closets (European pattern) shall be floor mounted or wall mounted vitreous china,
having “S” or “P” trap. All water closets shall have low level cisterns of 4 to 5 litres capacity.
However, provision of flush valve shall be made for public area toilets.

All wash basins shall be of vitreous china, below-counter oval, with single lever basin fitting
coming through the marble counter. Hot water return piping shall be provided to minimize
hot water delay time thus benefiting in water & energy conservation. Pop-up waste and
waste coupling with CP bottle trap shall be provided to the drain outlet. Inlet water
connections shall be made thru CP angle stop cocks below the counter.

Showers in Guest Room & Health Club shall have single lever mixer arrangement to
regulate water flow and temperature. The shower arm and rose shall be of the throw-off
type and the spray from the rose shall be adjustable by lever.

Provision of rain shower in designated area shall be made as per Operator / Architect
requirement. For rain showers, pipe size for water supply shall be increased to ensure
availability of adequate water flow.

Urinals shall be flat back white vitreous china, with auto-flushing system and CP spreader.
Provision of waste coupling with CP bottle trap, connected to deep seal floor trap, shall also
be made.

Accessories such as toilet paper holder, towel rails, soap dispenser and hand drier shall be
provided as identified by the Architect / Interior Designer.

5.11. Sewage Treatment Plant

We shall provide sewage treatment plant for treatment of sewage & sullage water The
treated effluent shall be of a quality suitable for use as make-up water in cooling towers of
air conditioning system and of DG sets, for flushing and for horticulture for external areas.

Following parameters shall be adopted for the design of sewage treatment plant.

Process Description

In order to conserve water, sewage treatment plant shall be designed to ensure that treated
effluent (water) characteristics are well below the permissible limits, even under varying
flow conditions which are typical for such systems. This implies that the selected process
shall be able to withstand shock load situations.

STP design shall be for compact activated sludge system working on the principle of
extended aeration process. We should give write-up on 2/3 technologies and the Design
Engineer to pick up the specific technology for the project. This has the following
advantages:

 The process has long retention time and can absorb shock load situation.

 The process produces a well oxidized sludge in small quantities only, which can be
discharged to municipal tankers by sludge transfer pump.

The sewage treatment plant shall be designed for a capacity to handle soil and waste water
from the Hotel and Service Apartment Block. Soil & Waste water from the Complex shall
flow into a grit chamber to remove settling grit. Over flow from the grit chamber shall come
to a sump chamber constructed as an integral part of the package sewage treatment plant.

A bar screen shall be provided at the inlet point in the sump and the waste water will flow
through this bar screen into the sump.

The bar screen shall be so designed that it can be cleaned manually from the top of the
sump. Two submersible solid handling pumps shall be provided in the sump to pump the
collected waste water to the aeration chamber. These pumps shall have the capability to
handle effluent with solids upto 40 mm size. A flow regulator box shall be provided to
regulate the flow in the aeration tank. Automatic level controller shall be provided in the
sump to turn the pump off at the low water level in the sump and to automatically start the
pump when water level is high. In case the water level in the sump continues to increase
(pump out of order), the stand by pump will start and a high level alarm shall come on,
indicating pump problem. Submerged air diffusers shall also be provided in the sump to
keep the suspended solids in suspension and to prevent the sewage from turning septic.

Waste water from the flow regulating box shall flow into the aeration tank, where it shall be
mixed with activated sludge (Mixed Liquor Suspended Solids) in presence of air introduced
through submerged air diffusers. The aeration system shall be designed in a way so as to
achieve complete mixing of activated return sludge with raw sewage. Foam control system
shall be provided in the aeration tank to keep foaming under control.

From the aeration tank this mixed liquid shall pass into the secondary clarifier. Through the
use of baffles the liquid in the clarified tank shall be maintained in a quiescent condition
which shall allow the solids to settle to the bottom for collection. The accumulating solids
known as “Sludge” shall be constantly pumped from the clarifier tank bottom to the aeration
tank. This return sludge shall undergo further digestion in the aeration tank and shall also
provide the active organisms needed to digest the incoming raw sewage.

A skimmer system shall be provided at the surface of the secondary classifier to


continuously skim the surface and to pump the skimming back into aeration tank. The
`clarifier shall also have an adjustable overflow weir to collect the treated effluent and a
scum baffle shall keep any floating matter from passing out with the final treated water.

Treated water from the secondary clarifier shall over flow into adjoining mixing tank where
alum shall be added. Mixing shall be provided by air diffusion. From the mixing tank water
shall flow by gravity into an adjoining baffled treated water tank shall have volume sufficient
to store treated waste water for one day storage.

The treated, disinfected water shall then be passed through a multigrade filter and UV unit
then stored and reused as makeup water for cooling towers for air-conditioning & DG Sets
for flushing and for external horticulture.

Excess sludge from the bottom of the clarifier shall be passed into an adjoining aerobic
digester cum thickener tank. In this tank, sludge shall be aerated. Air shall be shut off
periodically and separated water shall be pumped back into the aeration tank. This way the
sludge shall be thickened and its volume reduced. The sludge digester cum thickener tank
shall be sized to hold excess sludge production of atleast three months. Submersible solids
handling pump with flexible hose connection shall be supplied to pump the sludge out into
municipal tanker on required basis.

Storm Water Drainage

Separate and independent rain water drainage system shall be provided for collecting rain
water from terrace, paved area, lawns and roads. Independent rain water down takes of
appropriate size and number shall be provided in close coordination with Architect.
Perforated pipe drainage system shall be provided for open-to-sky courtyard/lawn. The
storm water runoff from the basement ramp shall be separately collected and connected to
sump at basement. No storm water ingress shall be allowed into lower basement. It shall be
ensured to have electrical supply for all sump pump panel from electrical panel located at
upper basement. Emergency supply shall also be made available to the sump pump
electrical panel. It is also proposed to provide standby diesel engine pump for storm water
drainage in inventory in case of extreme emergency. The final disposal shall be in rain

water storage tank with overflow connection to rain water harvesting pit. The stored rain
water shall be used for washing BOH and car parking areas.

5.12. Rain water Harvesting

5.13. Swimming Pool Filtration System

It is proposed to provide custom design swimming pool & dipping pool recirculation and
filteration system. The system shall comprise of balancing tank, recirculation pumps, filters,
ozone / UV unit and essential ancillaries such as hair strainer, surflow nozzles, drain
gratings, etc for each pool.

The pumps in the pool plant room shall draw water from the balancing tank through a hair
strainer and force the water through a pressure filter. It is proposed to provide ozone
treatment unit for pool water treatment.

Filtered water shall be let into the swimming pool through ABS / stainless steel surflow
nozzles mounted at the bottom of the pool.

The turnover time for main pool shall be of 6 hour duration (4 volume change per day).

Pool drain shall not be provided at pool bottom to prevent accident due to suction / low
pressure situation while pump operation. Pool drain shall be provided at vertical wall and
the pool bottom slope shall be provided towards the pool drain for ensuring complete pool
drain out as required during maintenance operation.

Further provision of deluge type self-operated fresh water shower shall be made at the pool
deck in consultation with the Architect / Interior Designer.

5.14. Brief for Major Equipment

5.14.1. Pumps

Pumps shall be vertical, centrifugal directly coupled to motor. Provision of pump with
pump head & base of cast iron and other parts in SS 304 shall be made. Impeller shall
be hydraulically balanced and keyed to shaft. Pump base shall be mounted on a
concrete foundation, projecting at least 15 CM above finished floor level. The pumps
base shall be set on vibration elimination pad. The pump shall be lubricated in strict
accordance with the manufacturer’s instructions and shall be factory aligned prior to
shipment. All motors and bases shall be painted with approved finish shop coat of
paint. The pump shall be selected for the lowest operating noise level and shall be
complete with flexible connections, valves, and pressure gauges.

5.14.2. FRP Composite Vessel Filter

The filter shall be constructed of FRP material with inner shell of integrated
polyethylene, polypropylene and other material as per manufacturer's standard.

The inter distribution system and the underbed draw off system shall be of Hub &
Lateral type of polypropylene material. The filter shall be provide with manhole cover,
hand hole, flanged outlet for piping / valve connection and adequate tripod with skid
self supporting structure for making the installation complete. The filter shall also be
provided with vacuums breaking connection / accessories to avoid any collapse of
internal lining. All filters shall be provided with manhole for media loading and lifting
lugs.

The filter shall be suitable for 1.5 times the working pressure of pump.

Each filter shall be provided with following accessories:-

a. Inlet and outlet pressure gauge


b. Sampling cock / valve on raw water inlet and filter water outlet
c. Individual drain connection with gunmetal full way valve for each filter.
d. Air release valve with connecting pipe

5.14.3. Pipes, Hangers, Supports & Clamps

All vertical pipes shall be fixed by galvanized clamps and galvanized angle brackets
truly vertical. Branch pipes shall be connected to the stack at the same angle as that of
the fittings. No collars shall be used on vertical stacks. Each stack shall be terminated
at top with a cowl (terminal guard).

Horizontal pipes running along ceiling shall be fixed on galvanized structural adjustable
clamps of special design as shown on the drawings. Horizontal pipes shall be laid to
uniform slope and the clamps adjusted to the proper levels so that the pipes fully reset
on them.

Contractor shall provide all sleeves, openings, hangers, inserts shall be provided
during the construction by making such provisions in the structure as necessary.

All pipes clamps, supports and hangers shall be galvanized. Factory made
prefabricated clamps shall be preferred. Contractor may fabricate the clamps of special
nature and galvanize them after fabrication but before installation. All nuts, bolts,
washers and other fasteners shall be factory galvanized.

5.14.4. VALVES

Isolation Valve

All valves (gate, globe, check, safety) shall be of gun metal suitable for the particular
service as specified. All valves shall be of the particular duty and design as specified.
Valves shall either be of screwed type or flanged type, as specified, with suitable
flanges and non-corrosive bolts and gaskets. Tail pieces as required shall be supplied
along with valves. Gate, globe and check valves shall conform to ASTM specifications.

Sluice valves, where specified shall be flanged sluice valves of cast iron body. The
spindle, valve seat and wedge nuts shall be gunmetal. They shall generally have non-
rising spindle and shall be of the particular duty and design as specified. The valves
shall be supplied with suitable flanges, non-corrosive bolts and gaskets.

Ball valves with floats to be fixed in storage tanks shall consist of cast brass lever arm
having copper balls (26 SWG) screwed to the arm integrally. The copper ball shall have
bronze welded seams. The closing/ opening mechanism incorporating the piston and
cylinder shall be non-corrosive metal and include washers. The size and construction
of ball valves and float shall be suitable for desired working pressure operating the
supply system. Where called for brass valves shall be supplied with brass hexagonal
back nuts to secure them to the tanks and a socket to connect to supply pipe.

All valves shall be suitable for the working pressure involved.

Pressure Reducing Valve Set

Each pressure reducing valve set shall be complete with pressure reducing or pressure
regulating valve, isolating valves, pressure gauges on inlet and outlet, pressure relief
valve on outlet and filter on inlet.

Each pressure reducing valve shall contain loading neoprene diaphragm and a full
floating, self aligning, ignition resistant seat and shall be of the single stage, pressure
reduction type with provision for manually adjusting the delivery pressure. The valve
shall be failed safe to the lowest pressure.

Valves shall be capable of operating and maintaining automatically the respective


delivery pressure and flow rates as indicated and shall not be liable to creep. Valves
shall also be capable of maintaining the pre-set down stream pressure under static
condition.

The filter on each inlet to a pressure reducing valve shall be of replaceable porous
sintered metal type.

Pressure Relief Valves

Each pressure relief valve shall be of the fully enclosed type.

Each pressure relief valve in a pressure reducing station shall have a flow capacity
equal to that of the pressure reducing valve.

Pressure relief valves in locations other than reducing stations shall have flow
capacities equal to that of the associated equipment.

5.14.5. Pressure Gauge

The pressure gauge shall be constructed of die cast aluminium and stove enamelled. It
shall be weather proof with an IP 55 enclosure. It shall be stainless steel Bourden tube
type pressure gauge with a scale range from 0 to 16 Kg / cm square. Each pressure
gauge shall have a siphon tube connection. The shut off arrangement shall be by Ball
Valve.

5.14.6. WATER FITTINGS

All Gunmetal fittings such as gate, globe, check & safety valves shall be fitted in pipe
line with unions on both ends of the valve for easy replacement. The joints between
fittings and pipes shall be leak-proof when tested to desired pressure rating. The
defective fittings and joints shall be replaced.

5.14.7. CONNECTIONS TO VARIOUS MECHANICAL EQUIPMENT SUPPLIED BY OTHER


AGENCIES

All inlets, outlets, valves, piping and other incidental work connected with installation of
mechanical equipment supplied by other agencies all be carried out in accordance with the
drawings, requirements for proper performance of equipment and it’s for, manufacturer’s
instructions. The equipment to be supplied by the other agencies consists mainly for
Kitchen, Laundry, Back-of-the-House area and other similar areas. The work of
connections to the various equipments shall be effected through proper unions and
isolating valves.

6. Fire Fighting & Fire Protection System

6.1. Reference Standards

The design and planning of Fire Protection System shall be done keeping in view the
following criteria:

 National Building Code Sept 2005: Part IV for Fire Protection


 Local Bye-Laws.
 Relevant BIS codes: Specifically IS: 3044, IS: 5290 and IS: 5312, IS: 908 and IS:
2190, IS: 3844, IS: 15105.
 EHS Standards of Client
 NFPA & TAC Manual (for reference and guideline).
 Consultation with local Chief Fire Officer.

6.2. Basis/ Concept of Design

The fire fighting arrangement shall be designed as per the requirement of local guidelines,
NFPA & engineering design standard.

The entire fire safety installation shall be compliant with the most stringent codes / standard
for the entire Complex to ensure the highest safety standard and uniformity of system.
Further, before property is opened to public, the fire protection shall be fully operated and
tested under simulated conditions to demonstrate compliance with the most stringent
standards, codes and guidelines.

Following functional system shall be provided; strictly in compliance with the listed
reference standards:

a. Piping System : Piping system confirming to IS: 1239 – MS Heavy Class


b. Fire water : Fire water static storage has been provided in accordance to
static Storage NBC/ EHS requirement. Please note, provision of swimming
pool drain connection to the fire water tank is also considered
c. Fire Pumping : Pumping system comprising of independent pumps for
system hydrant, sprinkler & jockey application has been provided.
d. Hydrant : External & internal hydrant complete with hose reel.

6.3. System Description

6.3.1. Fire water storage


Static fire water storage tank for Fire Protection System has been provided at
basement level of XXXXX cu-m capacity.

Fire department connection shall also be provided on the external wall of the property
near the main entrance. These shall comprise of 4 Nos. 63 mm dia male outlets
capable of directly feeding the ring mains through non return valves or directly filling the
static fire storage tanks. These shall be mounted in specially identified boxes.

6.3.2. Fire pumping system


The fire pumping system shall comprise of independent electrical pumps for hydrant
and sprinkler system, diesel engine driven pump & jockey pump for hydrant & sprinkler
system.

Electrical pump shall provide adequate flow for catering requirement of hydrant system.
Diesel engine driven fire pumps shall be provided for ensuring operation &
performance of the system in case of total electrical power failure. Jockey pumps shall
compensate for pressure drop and line leakage in the hydrant and sprinkler installation.
Provision of PRS/ orifice plate shall be made in sprinkler riser to restrict pressure on
sprinkler system.

Individual suction lines shall be drawn from the fire reserve tanks at the basement level
and connected to independent fire suction header. The electric fire pumps, diesel
engine driven fire pumps and the jockey pumps shall all draw from this suction header.

Delivery lines from various pumps shall also be connected to a common header in
order to ensure that maximum standby capacity is available. The sprinkler pump shall
be isolated from the main discharge header by a non return valve so that the hydrant
pump can also act as standby for the sprinkler system. The ring main shall remain

pressurized at all times and Jockey pumps shall make up minor line losses.
Automation required to make the system fully functional shall be provided.

6.3.3. Fire hydrant system


Internal and external standpipe fire hydrant system shall be provided with landing
valve, hose reel, first aid hose reels, complete with instantaneous pattern short
gunmetal pipe in the Complex.

Fire hydrant risers to be planned for every 750 m 2 floor area and FHC to be provided
accordingly. With regard to basement levels, FHC has to be provided for every fire –
escape staircase as per CFO, if required.

The internal diameter of inlet connection shall be atleast 80/100 mm. The outlet shall
be of instant spring lock type gunmetal ferrule coupling of 63 mm dia for connecting to
hose pipe. Provision of flow switch on riser shall be made for effective zone monitoring.
The flow switch shall be wired to FAP and shall indicate water flow on hydrant of the
identified zone.

Recessed cupboard/ fire hydrant cabinet shall be strategically located for fire fighting
requirement. Location of cabinets shall be accessed as per compartmentation plan in
consultation with the Architect. Provision of fire man’s axe shall be made for internal
hydrant.

External hydrant shall be located within 2 m to 15 m from the building to be protected


such that they are accessible and may not be damaged by vehicle movement. A
spacing of about 45-50 m between hydrants for the building shall be adopted.

6.3.4. Sprinkler system


Elaborate automatic sprinkler system shall be provided throughout the Public areas as
explained above. The system shall be suitably zoned for its optimum functional
performance.

The sprinkler system shall be provided with control valves, flow and tamper switches at
suitable location and shall be connected to control module of the fire alarm system for
its monitoring and annunciation in case of activation.

Sprinkler type along with its bulb rating shall be selected based on the requirement of
the space and shall be specified accordingly. Inspector’s test valve assembly with
sight glass shall be provided at remote end with discharge piped to drain outlet / pipe.

Wet pipe sprinkler shall be provided for all habitable spaces such as guest rooms,
guest room corridors, restaurants, ball rooms/ meeting rooms and other public areas.
Sprinkler shall also be provided in all public toilets.

6.3.5. Kitchen hood and duct fire suppression system


Provision of Ansul dual agent suppression system shall be made by the facility planner
in accordance to design standards. Provision / feasibility of providing Grinnell system
with suitable sprinkler head (temperature rating 162 deg.C to 260 deg.C) shall be made

in our design for water mist system. Separate flow and control valve tamper switches
shall be provided for annunciation.

6.3.6. Clean agent fire protection system


Clean agent suppression system shall be provided for EPABX & Server Rooms. The
system shall comprise of the FM 200 / NAF S III gas module containing required
quantity of gas which shall be released when the actuator output is enabled by the fire
alarm panel. As per the design concentration, release of the gas shall be within 15
seconds time elapsed from the actuation to put out the fire. The room shall be
ventilated completely after the release of FM 200 gas/ NAF S III gas, before personnel
can enter and work in the area.

6.3.7. CO2 Extinguishing system


Trolley mounted carbon-di-oxide extinguishing system shall be provided in accordance
with local Bye-Laws for transformer room, LT panel room and other critical areas.

6.3.8. Hand held fire extinguishers


Portable fire extinguishers of water (gas pressure), Carbon-di-oxide and foam type
shall be provided as first aid fire extinguishing appliances. These extinguishers shall be
suitably distributed in the entire public as well as service areas.

The appliances shall be so distributed over the entire floor area, that a person is not
required to travel more than 15 m to reach the nearest extinguisher.

These shall be placed or hanged on wall in a group on several suitable places.

6.4. Brief for Major Equipment

6.4.1. Piping
Mild steel pipes (heavy class) as per IS:1239 shall be provided throughout the
Complex. Pipes buried below ground shall be suitably lagged with 2 layers of 400
microne polythene sheet over 2 coats of bitumen.

All pipe clamps and supports shall be fabricated from MS steel sections and shall be
factory galvanised before use at site. Welding of galvanised clamps and supports shall
not be permitted.

Pipes shall be hung by means of expandable anchor fastener of approved make and
design. The hangers and clamps shall be fastened by means of galvanised nuts and
bolts. The size/diameter of the anchor fastener and the clamps shall be suitable to
carry the weight of water filled pipe and dead load normally encountered.

Hangers and supports shall be throughly galvanised after fabrication. The selection and
design of the hanger & support shall be capable of carrying the sum of all concurrently
acting loads. They shall be designed to provide the required supporting effects and
allow pipeline movements as necessary. All guides, anchors, braces, dampener,
expansion joint and structural steel shall be attached to the building/structure.

Flanged joints shall be used for connections for vessels, equipment, flanged valves and
also on two straight lengths of pipelines of strategic points to facilitate erection and
subsequent maintenance work.

6.4.2. Fire Hydrants


External Hydrants

 External hydrants shall be provided all around the Complex. The hydrants shall be
controlled by a cast iron sluice valve or butterfly valve. Hydrants shall have
instantaneous type 63mm dia outlets. The hydrants shall be double outlet with CI
duck foot bend and flanged riser or required height to bring the hydrant to correct
level above ground.

 For each external fire hydrant two numbers of 63mm dia. 15 m long controlled
percolation hose pipe with gunmetal male and female instantaneous type couplings
machine wound with GI wire, gunmetal branch pipe with nozzle shall be provided.

 Each external hydrant hose cabinet shall be provided with a drain in the bottom
plate.

 Each hose cabinet shall be conspicuously painted with the letters “FIRE HOSE”.

Internal Hydrants

 Internal hydrant shall be provided on each landing and other locations as required
by NBC with double headed gunmetal landing valve with 100 mm dia inlet, with
shut off valves having cast iron wheels. Landing valve shall have flanged inlet and
instantaneous type outlets.

 Instantaneous outlets for fire hydrants shall be standard pattern and suitable for fire
hoses.

 For each internal fire hydrant station two numbers of 63 mm dia. 15 m long
ruberized fabric lined hose pipes with gunmetal male and female instantaneous
type coupling machine would with GI wire, fire hose reel, gunmetal branch pipe with
nozzle shall be provided.

 Standard fire hose reels of 20mm dia high pressure rubber hose 36.5 m long with
gunmetal nozzle, all mounted on a circular hose reel of heavy duty mild steel
construction having cast iron brackets shall be provided. Hose reel shall be
connected directly to the wet riser with an isolating valve. Hose reel shall be
mounted vertically.

 Each internal hydrant hose cabinet shall be provided with a drain in the bottom
plate. The drain point shall be led away to the nearest general drain.

 Each internal hydrant hose cabinet containing items as above shall also be
provided with a nozzle spanner and a Fireman’s Axe. The cabinet shall be
recessed in the wall.

 Each hose cabinet shall be conspicuously painted with the letters “FIRE HOSE”.

6.4.3. Hose Reel


Hose reel shall be heavy duty, 20 mm dia length shall be 36.5 metre long fitted with
gun metal chromium plated nozzle, mild steel pressed reel drum which can swing upto
170 degree with wall brackets of cast iron finished with red and black enamel complete.

6.4.4. SPRINKLER SYSTEM


Quartzoid Bulb Automatic Sprinkler

Sprinkler heads shall be made of brass/ quartzoid bulb sufficiently strong, in


compression to withstand any pressure, surge or hammer likely to occur in the system.
The yoke & body shall be made of high quality gun metal brass with arms streamlined
to ensure minimum interference with the spread of water. The deflector of suitable
design shall be fitted to give even distribution of water over the area commanded by
the sprinkler.

The bulb shall contain a liquid having a freezing point below any natural climatic figure
and a high coefficient of expansion. The temperature rating of the sprinkler shall be
stamped on the deflector & the colour of the liquid filled in the bulb shall be according
to the temperature rating as per NFPA standard. The sprinkler heads shall be of type &
quality approved by the local fire brigade authority. The inlet shall be screwed.

The sprinklers shall have 15 mm nominal size of the orifice for ordinary hazard. The
orifice size shall be marked on the body or the deflector of the sprinkler. Metal guards
for protection of sprinkler against accidental or mechanical damage shall be provided.

Sprinkler Installation

Sprinkler heads (fully recessed or semi-recessed) shall be quick response type, located
in positions shown on the drawings. The maximum spacing between sprinkler heads
and coverage area shall not exceed those stipulated in the NFPA 13 Rules.

The Fire Protection Services Trade shall co-ordinate with the ceiling Trade to set out
the sprinkler locations to suit the site location of the unit grid. Chrome plated wire
mesh guards shall be used to protect the sprinkler heads which are liable to accidental
or mechanical damage.

Flow Requirements

The flow requirement for sprinkler heads shall be specifically approved for the
designated area of installation to ensure compliance to AMAO based upon hazard
classification.

Orifice Plates

For restricting pressure at lower levels in the sprinkler system, orifice plates of
appropriate sizes shall be fitted at different floor levels, at the branching points from
Riser Main.

The Diameter of such orifice shall not be less than 50% of the dia of pipe into which it is
to be fitted, which shall not be less than 50mm dia. These orifice plates must be of
stainless steel with plain central hole without burrs, and the thickness shall be 3mm for
pipe size upto 80 mm, 6 mm for pipes from 80 to 125 mm dia and 9 mm for pipes
greater than 125 mm dia. Such orifice plate must have a projecting identification tag.

The orifice plate shall be fitted not less than two pipe internal diameters downstream of
the outlet from any elbow or brand.

Installation Control Valves

Each installation shall be provided with a set of installation control valves comprising:-

 An Alarm Valve.

 A Water Motor Alarm & Gong.

 Installation valves shall be installed on the sprinkler circuits as shown on the


drawings.

 Installation valve shall comprise of a cast iron body with gunmetal trim, and double
seated clapper check valves, pressure gauges, test valve and orifice assembly and
drain valve with pressure gauges, turbine water gong including all accessories
necessary and required and as supplied by original equipment manufacturer and
required for full and satisfactory performance of the system. A cast iron isolation
valve with lock and chain at the inlet of the installation valve shall be provided.

Inspection and Test Valve Assembly

Inspection and testing of the automatic starting of the sprinkler system shall be done by
providing an assembly consisting of gunmetal valves, gunmetal sight glass, bye-pass
valve and orifice assembly.

Flow Switch

Flow switch shall have a paddle made of flexible and sturdy material of the width to fit
within the pipe bore. The terminal box shall be mounted over the paddle/ pipe through
a connecting socket. The Switch shall be potential free in either NO or NC position as
required. The switch shall be able to trip and make / break contact on the operation of a
single sprinkler head. The terminal box shall have connections for wiring to the
Annunciation Panel. The flow switch shall have connections for wiring the seat shall be
of S.S to the Annunciation Panel. The flow switch shall have IP: 55 protection.

The flow switches work at a triggering threshold bandwith (flow rate) of 4 to 10 GPM.

6.4.5. Fire Pump


The fire pump shall be horizontally mounted, variable speed type. It shall have a
capacity to deliver and developing adequate head so as to ensure a minimum pressure
at the highest and the farthest outlet.

Include write-up on Multi-stage/ Multi-outlet Pump and VFD based fire pumps (as
acceptable under NFPA 20) for high rise buildings.

The pump shall be capable of giving a discharge of not less than 150 per cent of the
rated discharge, at a head of not less than 65 per cent of the rated head. The shut off
head shall be within 120 per cent of the rated head.

The pump casing shall be of cast iron and parts like impeller, shaft sleeve, wearing ring
etc. shall be of non-corrosive metal like bronze/brass/gun metal. The shaft shall be of
stainless steel. Provision of mechanical seal shall also be made.

Bearings of the pump shall be effectively sealed to prevent loss of lubricant or entry of
dust or water. The pump shall be provided with a plate indicating the suction lift,
delivery head, discharge, speed and number of stages. The pump casing shall be
designed to withstand 1.5 times the working pressure.
