AMBF COMPUTATION

1. Total Land Area (TLA): 6597 sqm, as per the Transfer Certificate of Title
2. Allowable Maximum Building Footprint (AMBF):
AMBF = TLA – Land area required for yard and court
=6597 – (front + left +right +rear)
= 6597 – (661.44 + 119.39 + 390.25 + 188.72)
AMBF = 5237.2 sqm
3. Percentage Of Site Occupancy (PSO):
PSO = AMBF/TLA
= 5237.2 / 6597
PSO = 79%
(As per Table Vlll.1, the Maximum Allowable PSO is 70% of TLA without firewall)
New AMBF
PSO = AMBF / TLA
70% =AMBF / 6597
AMBF = 4617.9 sqm
4. MAXIMUM ALLOWABLE IMPERVIOUS SURFACE AREA (ISA):
ISA = 500 / 6597
ISA = 7.6%
(As per Table Vlll.1, the Maximum Allowable ISA for commercial is 10% of TLA if 70% without
firewall)
5. MINIMUM UNPAVED SURFACE AREA (USA):
USA = (6597 – 500 – 1709) / 6597
USA = 67%
(As per Table Vlll.1, the Minimum USA for commercial is 10% of TLA if 70% without firewall)
6. MAXIMUM ALLOWABLE CONSTRUCTION AREA (MACA):
MACA = PSO + ISA
MACA = 70 + 7.6
MACA = 77.6%
