TENANCY AGREEMENT

IT IS HEREBY MUTUALLY agreed between MR. EMMANUEL KWABENA TETTEH of


digital address GA-354-0895, 12 Nii Darko Street, Accra (hereinafter called the
LANDLORD) on one hand and MR. MICHAEL BENTIL MENSAH and wife MRS.
PATIENCE AMUAFUL (hereinafter called the TENANTS) on the other hand as follows:-

1. The within-named MR. EMMNAUEL KWABENA TETTEH of Adaman in Accra


agrees to rent out a two bedroom apartment in House Number GA-354-0895
Adaman/Accra to within-named Tenants MICHAEL BENTIL MENSAH and
PATIENCE AMUAFUL.

2. That both the Landlord and the Tenants agree that an amount of SIXTEEN
THOUSAND TWO HUNDRED GHANA CEDIS (GH¢16,200.00) be paid as rent
advance at a monthly rate of FOUR HUNDRED AND FIFTY GHANA CEDIS (GH
¢450.00) per month.

3. The said amount of (GH¢16,200.00) so advanced to the Landlord herein covers


a period of Three (3) years starting from November, 2020 to November, 2023.

4. The Tenants (MICHAEL BENTIL MENSAH and PATIENCE AMUAFUL) have


no right whatsoever to sublet or rent the said room to any other person(s) group
or association without the prior consent of the Landlord herein.

5. The Tenants should keep the surroundings clean and tidy and should live in
peace with other Tenants in H/No. GA-354-0895, Adaman/Accra.

6. That in the event of damage to any fixture/fittings which before handing the keys
over is in good shape, the tenants will bear the cost.

7. That at the end of the two (3) years period the Landlord may review the monthly
rental rate.

8. Three (3) months’ NOTICE should be given on each side should there be any
ejection or desire to vacate from the said room/house.

THUMBPRINTS HEREUNDER.
