1. INTRODUCTION
1.1. OVERVIEW
CBC conducted this assessment beginning on May 6th, 2024 for the office zone of the NHF
ECO SMART FACTORY to meet both the requirements of the ASHRAE preliminary energy
use analysis and ASHRAE Level 1 walk-through assessment identified in the ASHRAE
Procedures for Commercial Building Energy Audits.
The Level 1 Audit includes the following process and reporting components:

 Audit Process
o Preliminary Energy Use Analysis (PEA)
o Walk-through survey
o Measurement of fresh-air supply
o Identification of low-cost/no-cost recommendations
o Identification of capital improvements
 Report Components
o Estimated savings from a utility rate change
o Benchmark of EUI to EUIs of similar sites
o Summarization of utility data
o Estimate savings if EUI meets the target

Additionally, this audit report contains a description of the building characteristics and an
energy end-use summary as well as the following:

 A preliminary energy use breakdown by major end uses.


 Total energy and demand cost by fuel type for the latest year and the preceding two years
if available. Potential energy savings are shown in USD.
 A summary of any special problems or needs identified during the walk-through survey,
including possible revisions to operating procedures.

An investigation of the current building's energy consumption was performed by analyzing


utility bills, estimating energy end uses and benchmarking the building against similar
buildings via the ENERGY STAR (U.S. EPA program). Energy loads and energy efficiency
measures were evaluated using pertinent energy and equipment data, and spreadsheet
calculations. Implementation costs and annual utility cost savings are used to calculate a simple
payback period, which forms the basis for the recommended measures.

1.2. METHODOLOGY
This building energy assessment includes an evaluation of all building systems related to
HVAC, lighting and electrical, where applicable, in addition to energy metering devices and
opportunities. Inputs to previously developed excel calculation spreadsheets, including existing
equipment data and measured parameters to evaluate current and future system efficiencies and
energy consumption.
Energy Efficiency Measures (EEMs) were evaluated for electrical consumption savings (kWh)
and peak-period demand savings (kW). Capital cost estimates include costs for materials, labor,
design (5-10% of material and labor costs), construction-project management (5-10% of
materials and labor costs), commissioning (5-10% of materials and labor costs), contractor
profit and overhead (20-30% of materials and labor costs), and contingency. The capital cost
estimates are based on information from suppliers and contractors, experience with similar
projects, and published sources such as RS Means.

2. BUILDING DESCRIPTION
2.1. BASIC INFORMATION
The NHF ECO SMART FACTORY is located at Lot C1, C2, C3, C4, C5, C6 D4 Street, Dong
Nam Industrial Park, Hoa Phu Commune, Cu Chi District, Ho Chi Minh City.
The owner - Nhan Hoang Furniture Corporation was established in 2017, is an enterprise
specializing in manufacturing sofas with main materials from Pine wood and exporting to the
United States, Europe...
The basic information about the office zone of the NHF ECO SMART FACTORY is shown
in the below table:

Floors 2 floors
1st floor: lobby, open office, privated offices, meeting room, clinic,
storage, WC.
Space Types
2nd floor: lobby, open office, privated offices, meeting room, IT,
WCs.

2.2. HVAC SYSTEM


2.2.1 Single Split Units:
For the 1st floor, office spaces are equipped split air conditioner with outdoor units outside
external wall. All outdoor units use R32 refrigerant. Temperature is manually adjusted and
controlled by thermostats of indoor units.

2.3. ELECTRICAL SYSTEM
2.3.1 Power Supply System
Electricity power is supplied by 01 transformer 1900 kVA to step down Medium Voltage
(MV)15kV to 380/220V via 02 MDBs at Utility area.
Power supply for the office zone (DB-NVP2) is taken from MDB-2 through MCCB 3P 150A:

2.3.2 Lighting System


Light system is turned on/off manually. The lighting throughout the project is LED lamps.

The office spaces on the 1st floor use 300x1200 recessed LED lights (40W).
The office spaces on the 2nd floor use 600x600 recessed LED lights (35W).
Toilets, staircases and hallways use recessed LED Downlight (9W).

3.2. LIGHTING SYSTEM
Generally, lighting system of project is very good. All of lamps is high efficiency LED lamps.

4. ANNUAL UTILITY USE


This section provides a summary of the building’s energy consumption. Electricity is supplied
by the industrial park's power supply company – Sai Gon VRG.
ELECTRICITY USAGE CHART
The 12-consecutive-month electricity use data of the Office Zone is collected from the
beginning of May 2023 to the end of April 2024.

5. BENCHMARKING

The average EUI of the building (0.18 GJ/m2 or 51 kWh/m2.year) was much lower than the
average EUI (0.52 GJ/m2 or 145 kWh/m2.year) for office buildings assessed by the Energy
Star program.

6. ENERGY SAVING OPPORTUNITIES
6.1. TIER ONE MEASURES: NO TO LOW CAPITAL INVESTMENT
6.1.1 Divide the open office lights:
 Current status: All the lights in the open office are connected to a single switch.
 Proposal: Divide the lights into multiple groups, with each group connected to a switch.
 Benefit: This allows turning off groups of lights when they are not in use.
 Estimated Rectification Cost (US$): 100$ for 1st floor.
 Maintenance implication (Estimated maintenance cost): once a year, $20/year.

6.2.1 Heat Recovery Ventilator:
 Current status: use in-line fans to supply outdoor air to office spaces.
 Proposal: replace outdoor air fans by HRV system when they reach the end of their
lifespan.
 Benefit: reduce electricity consumption of air conditioners up to 10%.

The energy use intensity (EUI) of the office zone is already very good.
EUI can still be further improved through the above measures along with maintaining
a regular maintenance schedule for energy systems.
