HANDOVER PERIOD
Within 10 days from the signing of the agreement or
complete receipt of the security deposit, whichever is

COMMERCIAL TERMS
Office type Fully furnished non-managed office space solution in as is where condition

Monthly rent Rs.170.00/- per sq. ft excluding applicable taxes

Monthly maintenance rent Rs.18.00/- per sq. ft excluding applicable taxes

Total chargeable area of the proposed floor 7500.00 sq. ft

Security deposit Equivalent to 08 months rental

Lease tenure 60 months

Lock in period 36 months

Notice period 03 months post expiry of Lock in period

Escalation 8% year on year

Parking Rs.5,000/- (Rupees, Five Thousand Only) per slot per month. One parking slot can accommodate
either 01 four wheeler or 4-5 two wheelers.
EXCLUSIONS
Cafeteria Services Any Food /Snack items Juices , Aerated Drinks, Cookies served in Cafeteria.

IT equipment Laptops, desktops, conferencing equipment, screens, projectors, TV units, server racks, CCTV Cameras,
IT equipment & it’s maintenance in the client’s scope.

Software Firewalls and other required software is in the client’s scope

Data or Lease Lines & Telecom lines All connections and services from telecom is in client’s scope

Captive power Shall be charged at actual

Taxes and Registration fees All applicable taxes are charged extra
Charges of the registration of the sublease/ agreement to the government

Branding All branding and signage material shall be under the clients scope
Branding outside the premises has to be done in the designated area only

Reinstatement All charges to remove the branding materials, signage or any installed equipment to bring back to the
original condition has to be borne by the client

Insurance Insurance of client’s equipment and assets

Taxes and Registration fees All applicable taxes are charged extra
Charges of the registration of the sublease/ agreement to the government
EXCLUSIONS
Office space Fully furnished office space

• Maintenance of HVAC, Electrical Lights & Fixtures, office furniture


• Repair and replacement of non functional lights & plumbing items
Asset Management & MEP support • Call support for MEP issues
• Aforementioned services to be valid for a period of 06 months from the date of handover

Lift & DG maintenance AMC and day to day maintenance of Lift and generator

Housekeeping service Housekeeping staff and consumables required for office space maintenance at an additional cost

Security service security staff will be provided at an additional cost

Captive power & Electricity Shall be charged at actuals

Cafeteria/Pantry service Tea and Coffee,, drinking water, microwave, cafeteria furniture etc. shall be provided at an additional cost
