INTRODUCTION
WHAT IS RATE ANALYSIS ? :- Rate analysis is the basis for arriving at a correct rate per unit
work or supply of work specifications such as labor, materials, and equipment. It can also
be defined as the analytical study that leads to the definition of unit rates of work by
identifying te basic requirements.
Benefits of rate analysis:-
There are two significant benefits for carrying out rate analysis of an item. The first is
determining the cost per unit item, while the second determines its economic processes
and uses.
Importance of rate analysis :-
Rate analysis gives a well-defined picture of tools, services, and machinery involved in the
construction of a project.
Rate analysis helps in proportioning the effect of the market on the payments made for
construction work. It also helps in determining the construction costs per unit as
stipulated in the specifications. The use of rate analysis makes it possible to come up with
uniform standards for construction works.
How do you calculate rate analysis?
Five factors play a pivotal role when calculating rate analysis. These are
1.Material costs
2.Labor costs
3.Equipment costs
4.Water charges (usually it is consider 5%)
5.Contractor profits (usually it is consider 10%).
WHAT IS PWD? :- PWD is the short form of the Public Works Department. It is Government
department that handles the construction and maintenance projects of the Government. It is
responsible for the construction of buildings, roads, railways, bridges, etc. The public works
department is constructed for recreation, health, safety, and employment to the public.
PWD METHOD :-PWD METHOD IS ALSO KNOW AS LONG WALL & SHORT WALL METHOD
Long Wall and Short Wall method: In this method, the wall along the length of the room is
considered to be a long wall while the wall perpendicular to the long wall is said to be a
short wall. To get the length of the longwall or short wall, calculate first the centre line
lengths of individual walls. Then the length of the longwall, (out to out) may be calculated
after adding half breadth at each end to its centre line length. Thus the length of the short
wall is measured into in and may be found by deducting half breadth from its centre line
length at each end. The length of the longwall usually decreases from earthwork to
brickwork in superstructure while the short wall increases. These lengths are multiplied by
breadth and depth to get quantities. As it is simple and accurate it is generally used in

Lets Prepare Rate analysis of Brick work using Long wall & short wall (PWD METHOD)
Material costs & Labour costs as per District Schedule Rate (DSR 2023-24).
Let calculate quantity of brick wall in above plan by using long wall and short wall method.
Let long wall,
L1 = (3+4+0.6) = 7.6m (2 walls)
L2 = (4.5+0.3) = 4.8m (1 wall)
Now let short wall,
S1 = (4+0.3) = 4.3m (3 walls)
S2 = (3.5+0.3) = 3.8m (2 walls)

3.For Brick let consider Brick size 190x90x90mm with out CM motar and let assume CM
motar thickness is 10mm therefore sixe of Brick with CM motar is 200x100x100mm.

Now, let’s consider 10% Contractor profit from total cost i.e 100 x 160120=16,021/−

And 5% water charges i.e 100 x 160120=8,006 /−
Now rate per m3 = Total cost / quantity of brick work = 184138/32.2 = 5,719/-
