Subject: Comments on building handing over


Gift Real Estate Plc inspects the buildings physically and come with the following comments:
1. Addis Ababa Housing Corporate or PPP office shall write an official letter for handing
over all the site by clearing all the obstacles and right-of-ways problems for readiness of
the project for construction.
2. We observe that, there are Contractor’s materials and machinery at site on the building
structure and surrounding the structure which will make us difficulty in managing our
properties. These materials and machineries required to be demobilized to start the
construction work on the building.
3. Subsurface drainage works, sump pits and waterproofing works are not executed in all
the buildings.
4. There is about 1.5meters deep ground water in all the lower part of the basement of the
buildings.
5. Quality test reports of Reinforcement bar and Concrete for each building floors shall be
submitted so that verification work will be made by Gift Real Estate after analyzing the
documents for confirmation.
6. After takeover the structures, structural stability assessment will be made later by
consultant.
7. In Block 8 building (Tesfay’s building), one side slope is collapsed to the 3 rd basement
which make difficulty to removal and subsurface drainage works.
8. In Desgalegn’s and Habcon’s buildings there are batching plants and other big
machineries which require removal and demobilization.
