Hereinafter called the “LESSOR/OWNER’ which term shall mean and include their
executors, administrators, legal representatives and assigns of the One Part:

Hereinafter called the “LESSEE/TENANT" which term shall mean and include their
executors, administrators, legal representatives and assigns of the Other Part:
WITNESSETH AS FOLLOWS:-
WHEREAS the LESSOR is the absolute owner of the premises at No.961, 45" cross,
Kumaraswamy Layout, Bangalore-560 078, consisting of Four bed rooms, Hall,
Kitchen and attached bathroom and Lavatory with electricity and water
facilities,R.C.C.roofed at GROUND FLOOR. Whereas the lessor is willing to letout the
occupy the same now this deed of rental agreement.
TERMS AND CONDITIONS
1. Whereas the lessee shall pay the monthly rent of Rs.45,000/-(Rupees Fourty
Five thousand only) for every month to the lessor excluding electricity and
excluding water charges
2. Whereas the lessee has paid an advance [security deposit] of Rs.4,00,000/-
(Rupees Four Lakhs only) before the witnesses, The said security deposit
amount is free of interest and refundable at the time of termination of this
agreement / vacating premises

Whereas the lessee shall keep the said premises in good order and tenantable
condition. No complaint should from the neighbours

Whereas the lessee shall use said premises for bonafide RESIDENTIAL
PURPOSE only and shall not use the premises for any commercial, illegal or
unauthorized purposes.
5. Whereas the lessee shall not have sub-let, under-let, renovate and alter the said
house premises without written consent permission from the lessor.
6, Whereas the lessee has hereby agreed that the rent shall be payable on or
before 05" of every month from the date of occupation. If the tenant fails to pay
the rent continuously for three (3) months, then the owner has the right to deduct
the rent from the deposit amount. The tenancy terminates and is not liable to fit
live in the said premises.
7, Whereas both the parties should give TWO (2) MONTHS prior notice in order to
help themselves for their resources and alternative accommodation. If the tenant
wish to vacate the house inbetween without giving prior notice has to pay 2
months rent has default.

8. Whereas the rental period being ELEVEN (11) MONTHS, from the date of
commencing from 01/03/2024 to 28/02/2025 After the initial period of 11
months, the rental period may be extended by mutual consent of both the parties
by increasing 5% of rent every one year.
9. Whereas the Lessee shall pay electricity separately to the concerned authorities
as per bill. water and water & water motor pumping charges shared
10.Whereas the Lessee causes any damage to the building, fails to pay the rent,
Electricity charge and damages the fittings etc. during the period of tenancy, then
the lessor is at full liberty to demand for the repairs immediately
11. Whereas he original of the stamp paper of the agreement given to the lessee and
copy of the agreement paper retained by the lessor.
12.Whereas the Lessee shall paint or pay towards painting charges at the time of
vacating the house premises.

All the piece and parcel of the house bearing at No.961, 45" cross, Kumaraswamy
Layout, Bangalore-560 078, consisting of Four bed rooms, Hall, Kitchen and
attached bathroom and Lavatory with electricity and water facilities,R.C.C.roofed
at GROUND FLOOR.
Fittings: 6-fans, 2-Geyser with Lights and fully furnished house.
IN WITNESSES WHEREOF the LESSOR& the LESSEE have affixed their signature to
this AGREEMENT on the day, month and year first above written.
