Here in after called the OWNER, which term shall include his assigns and successors.

Constructor)
Here in after called the Architect and BUILDING CONTRACTOR, which term shall
include his assigns and successors.

Whereas the owners possess a plot of land bearing Malleswaram, Bangalore 560003 (address of the Site where
construction will be carried out) and are desirous of constructing a house in the said plot of land as per the approved
architects plan and the specifications, rates and quantities, enclosed and forming part of this agreement.

NOW, THIS AGREEMENT IS AS FOLLOWS:

1. The Building Contractor shall act in consideration of the money to be paid in the
manner set forth below to execute and complete the works as per the plan and
specifications enclosed to the satisfaction of the Owner.

2. This contract is on a overall estimation of the building cost. The cost shall all built-
up area including balconies and utilities.

The total Built up site of the building is approximate 4800 Sq. FT. Therefore, the total
cost of the building is Rs.91,20,000/-(Ninety one lakhs twenty thousand only)
to carry out the work in respect of the entire construction of the said building as per
the architectural and structural drawings and as per items mentioned in the schedule.

3. The rates quoted in the schedule shall be for complete work in all respects. They shall
include all for scaffolding, centring material and shuttering, hire for tools and machinery,
transportation charges and temporary sheds for storage of materials, labour, removal of
debris, etc.

4. The Building contractor shall be responsible solely for the compliance, expense,
liability, damages, etc., on account of the following matters, under the relevant laws,
enactments and
the owner shall not be liable for any such compliance, expense, liability, and damages under any
circumstances.

• a) Workman’s Compensation Act, Employees State Insurance Act,


Provident Fund Act, Minimum Wages Act.

• b) Any other law relating to the workers employed in construction.
.
• c) Common-Law regarding injuries, etc., to person and property,
caused due to and arising out of work under this contract.
.
• d) The building contractor shall indemnify and keep indemnified the
owner against all losses, damages, fines, prosecutions, liabilities that may
arise or accrue against the owner from the contractor’s failure to adhere to
all statutory obligations.
5. If the owner chooses to supply any construction materials required, they shall be given credit
for such materials cost, and the value shall be deducted out of the immediately succeeding
running bill.

6. Time for Completion the Contractor will complete the whole work with out and interior and
POP and will remove from the site of the works all plant, scaffolding, sheds and other unused
materials and leave the works and site clean on or before 12 months from the date of signing
this agreement.

7. The Owner, while retaining possession of the site, has only permitted the contractor to enter
upon the property to construct a residential house. The owner shall be subsequently entitled at
any time to freely enter upon and exercise all acts of possession and ownership over the aforesaid
residential site.

SPECIFICATION OF WORK FOR CONSTRUCTION OF RESIDENTIAL BUILDING

The construction of Building 6” thick Solid blocks masonry wall structure will be constructed.

1- FOUNDATION:

1-1. EARTH WORK EXCAVATION: Depth of excavation as per architecture & structural
design and drawings. (Stone Blasting/Retaining Wall/ramming will be extra).
1-2. If seepage of water occurs during footing excavation, then soling treatment will be
extra.
1-3. PLAIN CEMENT CONCRETE (PCC):4 inch thick 1:4:8 ratio using 40MM or 20MM
graded aggregate (Jelly) below the footing and flooring including normal ramming,
compacting & curing.

1-4. REINFORCE CEMENT CONCRETE (RCC): RCC M20 design mix for column
Footings, plinth Beam as per architecture & structural design and drawings.
1-5. UNDERGROUND SUMP: Construction with 8” Solid blocks side walls with RCC
slab of capacity 10,000 ltr. (Extra capacity will be charged as Rs 12 per ltr)

1-6. Height of Finished Floor Level from Road Level will be – l0’

1-7. BACK FILLING: Back filling up to plinth level & Consolidation with minimum period.
1-8. ANTI-TERMITE TREATMENT: Below the ground floor PCC.

2- Brick WORK:
2-1. EXTERNAL WALLS: 6” thick wall block masonry in CM 1:6 with 6” solid blocks
including racking.

2-2. INTERNAL WALLS: 4” thick walls block masonry in CM 1 :6 with 4” solid


blocks including supplying and providing 1 No’s 8MM dia MS rods as reinforcement
in every 6th course.

2-3. FLOOR HEIGHT: As per architectural drawing standard height 10 feet

2-4. PARAPET WALLS: 4” thick Parapet Walls and height of 3 ‘6” with 3” Coping
Concrete.

2-5. For all Block work we will provide manufacturing sand (M sand).

2-6. Block work will be executed as per architectural drawing with client signed copy.

3- RCC WORK:

3-1. RCC M20 design mix for columns, lintels (through or cut-lintel), Roof slab, staircase,
chajjas, lofts as per architecture & structural design and drawings.

3-2. All RCC work will be executed with Concrete machine manual mix.

3-3. WATER PROOFING: For all Toilets providing and laying Dr. Fixit pidifin Brush Bond
water proof courses of average thickness and proper drainage slopes all floors.

3-4. TMT STEEL: FE 550D grade MS round and cold twisted ribbed tor steel Reinforcement
in RCC items and tying in position with 16 gauge (Binding) MS wire. (Brand –
Kamdhenu and Sunvik Steel)

3-5. For all RCC works 53grade cement will be used. (Brand-Birla Super or Equalent)

4- PLASTERING:

4-1. CEILING PLASTERING: Ceiling plastering of CM 1:4 ratios with smooth finish.

4-2. INTERNAL PLASTERING: Internal plastering of CM 1:6 ratios for block masonry and
RCC works with smooth finish with chicken mesh for all RCC and block work vertical
joints.

4-3. EXTERNAL PLASTERING: External plastering of CM 1:6 ratio for block masonry and
RCC works with sponge finish with chicken mesh for all RCC and block work vertical
joints.

4-4. ROUGH PLASTERING: Rough plastering of CM 1:6 ratio for Toilet, Kitchen dadoing
tile.
4-5. For all Plastering works 43 grade or PPC cement will be used. (Brand-Ramco,
Ultratech, Zuari)

5- KITCHEN:

5-1. COUNTERTOP: Cooking platform of 2 feet wide 30mm of (basic MRP Rs 200/ sqft)
thick polished granite slab along with single piece SS sink.(basic MRP: 6000 mo for
SS sink)

5-2. WALL TILE I DADO TILE: Kitchen dadoing with ceramic tile height of 4’ above from
countertop. Basic price MRP 100/ sqft (Tile size 12” x 18” or 12” x 24”)

6- PLUMBING WORK:

6-1. PVC & CPVC PIPES: Providing & laying water supply lines & sanitary lines with
PVC & CPVC Pipes (Ashirvad / Supreme) with necessary fittings.

6-2. FIXTURES: CP fittings like W/C, Hand wash basin & taps Cera or Jaquar (Commercial).
Fittings Cera/ Jaquar (commercial) as per basic rates enclosed in last page.

6-3. SOLAR POINT: Provision of solar point for all bathrooms. Solar will be provide by
owner scope

6-4. GEYSER POINT: Provision of geyser point for all bathrooms. Geyser equipment will
provide by owner scope.

6-5. CHAMBER COVER: Sanitary and Rain water chambers will be covered with
readymade cement covers in ground floor.

6-6. OVER HEAD TANK: Triple layered black colored overhead water tank with capacity
of 3000 liters of Ganga / Kaveri with necessary fittings.

6-7. Testing of all water supply and sanitary piping with water pressure Machine before
Plastering will be done in presence of Owner.
6-8. Providing only cold water supply line to Wash basin & Kitchen sink.

6-9. All plumbing work will be executed as per architectural design and drawings.

6-9. Water Softener/pressure pump if required provided by owner scope

7- DOOR WOOD FRAME WORK:

7-1. MAIN DOOR FRAME: All Main door frames will be made of teak of size 6”x4”
will be provided. (Basic MRP Rs. 5000/cft)

7-2. POOJA DOOR FRAME: All Pooja door frames will be made of teak of size 5”x3”
will be provided (Basic MRP Rs 5000/cft)

7-3. BEDROOM/BATHROOM / TOILET DOOR FRAMES: All Bedroom door


Frames will be made of REDSAL OR WHITESAL with size of 5”x3”. Bath room
and toilet WPC frames and doors size of 2.5”x3”.
7-4. All the door frames will be made as per architectural design and drawing.

8- DOOR SHUTTERS:

8-1. MAIN DOOR SHUTTERS: Main door shutter made teak wood door with standard
size (MRP 5000/Cft).

Antique Brass fittings of 8” tower bolt, 5”hinges, 12” front handle, 6” back handle, Mortise
lock Europa or Godrej-cost MRP Rs 5000/-

8-2. POOJA DOOR SHUTTERS: Pooja door shutter made teak wood door with
standard size (MRP 5000/ Cft).
Antique Brass fittings of 4” hinges, 8” tower bolt with Al-drop handle.

8-3. BEDROOM/BATHROOM/TOILET DOOR SHUTTERS: All bedroom door


shutters made with READYMADE DOOR (MRP Rs: 5000/-) and Utility, Bathroom,
Toilet Door shutters made with water proof WPC door (MRP Rs: 200/Sqft) with SS
fittings of 4” hinges, 8” tower bolt without handle with mortise lock cost MRP Rs
500/-
8-4. All door frames should have a standard beading and leaping material.

8-5. POLISHING WORKS: All Main door & Pooja Door frame and shutters will be 3
Coat Melamine Spray Polish work.

9- WINDOWS:

9-1. Providing & Fixing of UPVC For Windows And Balcony. (Front Window Teak Will Be
Extra)

9-2. Providing Window Grills With Ms Rods Of 12mm Thick Square Rods. (Front Window SS
Rod Will Be Extra).

9-3. All window Dimensions will be as per architectural design.

10- STAIRCASE:
10-1. EXTERIOR STAIRCASE: RCC Staircase with waist slab along with 304 GRADE SS
railing without glass (basic price MRP 250/-Sqft) and laying as per architect structural
drawings.

10-2. Staircase granite steps half nosing will be done & will provide 2 grip lines.

11- PAINTING:

11-1. CEILING & INTERNAL PAINT: Providing & Painting internal walls & ceiling 3 coat
Birla putty, sand papering the Surface, applying 1 coat of primer, applying 2 coats of
Asian TRACTOR SHYINE make and shade of Asian paints. (Owner floor wall royal
finishing)
11-2. EXTERNAL PAINT: Providing and Painting of external walls with 1 coat of
primer, 2 coat of Apex paint make & shade of Asian paints. Elevation Area Using
Asian Apex Ultima.

11-3. ENAMEL PAINT: Balcony railings, window rods and main gate 1 coat of primer, 2
coats of enamel paint will be provided.
11-4. All bed room & other door frames & shutter will enamel paint (satin or glass finish).

12- FLOORING:

12-1. FLOORING: Laying of approved Granite flooring for living, Pooja room, of basic MRP
Rs.100 /-Sqft. Kitchen, Bed rooms will be MRP Rs 80 /-Sqft - rupees range approved
Granite will be provided

12-2. TOILETS: Laying of toilets flooring and dadoing with colored antiskid ceramic tiles
12”X18” or 12”X24” size, dado finish 10’ feet height walls of basic MRP Rs 55/Sqft.

12-3. PARKING: Laying of tiles on parking of 12”x12” or 12”x18” size of basic MRP
Rs 60/Sqft.

12-4. WALL TILE: Laying of Granite for pooja and parking of height 7’ of basic MRP Rs
55/Sq.ft.
12-5. BALCONY & UTILITY FLOORING: Laying of flooring with granite or colored
antiskid ceramic tiles 12”X12” size, basic MRP Rs.80/Sqft

13- ELECTRICAL WORKS:

13-1. The required number of points for lights, fans, heating, TV, AC,CCTV,UPS,Washing
machine, mobile charging and foot light for step will be provided as per electrical
drawings and designs for all floors.

13-2. WIRING: Providing finolex copper wire (Flame matelbox) with GM/Hi-Fi basic
MRP Rs 15 each switches
13-3. Providing and laying of fionlex or wincap wiring of 4 sq.mm for ELCB/MCB (Geyser,
Refrigerator, Washing machine) and 2 run of lsq.mm wiring for lighting and 2 run of
2.5sq mm, 1 run of 1 sq mm wiring for lighting circuit.

13-4. The required MCB meter Board will be provided & fixing each floor separately. The
separate MCB will be provided on meter board.

14- IN TERRACE WEATHER/WATERPROOF COURSE:

14-1. In terrace Weather/water proof shall be guaranteed against leakage/dampness course will
be provided with cement concrete, 12MM jelly will be finished in the cement mortar
at 1:6 using Dr. Fixit pidifin water proofing.

15- FABRICATION:
15-1. EXTERNAL STAIRCASE - Providing & fixing external staircase railings with
SS railing without Glass

15-2. BALCONY RAILING - Providing & fixing balcony railings with SS railing
without Glass

16- MISCELLANEOUS WORKS:

16-1. Providing foldable MS Ladder of 10 feet height and 2’ width to access to Overhead
tank at terrace.

17- Non Tendering Items (Owner’s SCOPE):

17-1. All Governments charges like BESCOM, BWSSB etc. (Owner Risk)
17-2. Electrical Panel board, Earthling, Road cutting charges, Cabling, Temporary meter &
Permanent meter
17-3. drainage masonry work. (MATERIAL cost by owner LABOUR cost of contractor)
17-4. Lift Erection & lift cabling.
17-5. Elevation : External and internal side stone cladding, cement asbestos sheet cladding,
Fundermax cladding (Cera board cladding), Mangalore tile cladding wherever
necessary and other architectural elements as per elevation will be charged as per bills
and labour cost.
17-6. Electrical fittings like bulbs, fans, UPS etc.
17-7. Monthly electricity bill up to construction.
17-8. Water supply will be borned by the owner up to ending of construction.
17-9. Provision of CCTV, UPS and fixing of CCTV equipment’s will be
Owner’s scope.
17-10. Water level controller (auto starter) point will be provided and laying for both Kaveri
water and Bore well water. Auto Starter sensor and submergible pump will be Owner’s
scope.
17-11. A n y M a r a b l e f i x i n g a n d Elevators.
17-12. Main door, pooja door and digital locks.
17-13. Main door & Pooja door Frame Carvings.
17-14. SIZE STONE MASONRY: Only for compound wall and total height up to 3’
17-15. Compound wall 4” thick and 4 feet height from natural ground level brick / block
masonry both side plastering and painting. Providing foldable MS main gate with 5’
height.
17-16. Passage, Lift & Staircase wall cladding/Tails/Sky light Tuffen glass will be owner’s
scope
17-17. Safety grills for outer compound and any MS/SS gate, safety grill & structural work will be owner’s
scope.

19- CALCULATIONS:-

Note: As discussed, the calculation will be as per Site measurement 4800 Sqft the final
price Rs.91,20,000/-(Ninety one lakhs twenty thousand only) Ground floor 1 BHK with
parking space. First, Second and Third floor 2or3 BHK house,
Excluding Interiors, pop work.
Apart from those any additional work excluded charges will be applied.

20- Terms & Conditions:

1. Construction period will be (Duration) from the date of agreement made


between Client and KDC. (If lockdown impose again then handing over time
may vary 1-2 months)
2. Payment will be made as per Payment schedule.
3. If Payment from Client is delayed then project completion time will vary.
4. If any bank loan is delay then project completion time will vary depends on time
taken by bank.
5. Inclusive of materials & labours charges.
6. Any extra work will charge accordingly.
7. All the designs to be approved and signed by the client before start of work.
8. No changes will be made after work completion, if any changes made by client,
then extra amount will be charged for materials and labour.
9. The rates in the schedule are based on the basic rates of finishing materials like
Flooring, Plumbing, painting etc., if client choose higher rate than the difference
amount should be paid directly to the vendor at the time of purchase.
10. Payment schedule & terms will be given to client before start of the project as
per estimation without GST. If payment delayed by client, then completion time
will vary, please make payment as per payment schedule.
11. Subject to Bangalore city jurisdiction.
12. All works will execute as per Architectural & Structural drawings. If any changes
made by client, it will be charged as per the rates.

IN WITNESS WHEREOF, the parties hereto have set their hands on the date
mentioned above at Bangalore.

Note:- If in case constructor fails to build the property on time he will be eligible to pay the
Interest to the property owner as per bank Interest, Wherein customer fails to pay the payment
on time she will be liable to pay the extra amount as per rate fluctuation on market.
