RENTAL LEASE AGREEMENT

This Rental Lease Agreement is entered into on _December 10, 2024_ by and between:

Landlord/Lessor: Marly Breno (hereinafter referred to as the "Landlord")


Tenant/Lessee: Joel Shando AND Ashley Shandro (hereinafter referred to as the "Tenant")

1. Leased Property

The Landlord hereby agrees to lease the residential property located at:

Property Address: _5959 Parkside Pl, Surrey, BC V3X 2B6________

2. Lease Term

The lease period shall commence on _January 01, 2025_ and continue until _January 01,
2026_, unless renewed or terminated in accordance with the terms of this agreement.

3. Rent and Security Deposit

 Monthly Rent: $1,750.00, due on the 1st day of each month.


 Security Deposit: $850.00, payable upon execution of this agreement. The
deposit will be refunded at the end of the lease term, provided the property is returned in
good condition.

Late payments are subject to a 5% late fee if not received by 5:00 p.m. on the 5th day after the
due date.

4. Utilities Included

The following utilities are covered by the monthly rent:

 Water
 Gas
 Sewer
 Trash collection
 Washer and dryer usage

Tenants are not required to pay additional charges for these services unless otherwise stated.

5. Possession

The Landlord shall deliver possession of the premises to the Tenant on the lease start date. If the
Landlord is unable to deliver the premises in habitable condition, the rent shall abate until
possession is granted. If possession is delayed beyond 10 days, the Tenant may terminate the
agreement and receive a full refund of prepaid rent and deposits.

6. Move-In Condition Report

Upon moving in, the Tenant will complete a "Move-In/Move-Out Condition Report," which
must be returned to the Landlord within 5 days. Unless the Landlord objects within 5 days of
receiving the report, the document will serve as conclusive evidence of the property’s condition
at the start of the tenancy.

7. Use of Premises

 The premises shall be used exclusively as a residential dwelling.


 Tenants shall not permit occupancy by other persons beyond those named in this
lease without prior written consent.
 Hosting of parties or gatherings of more than 50 people requires prior approval
from the Landlord.
 The property shall not be used for unlawful activities or any action that interferes
with the comfort of neighbors.
8. Security Deposit Return

The security deposit will be refunded within 30 days of the tenancy’s end, provided the
following conditions are met:

 The premises are returned in clean, undamaged condition.


 All keys are returned.
 Outstanding rent, fees, or repair costs are settled.

An itemized list of deductions (if any) will be provided with the refund.

If the deposit is held for longer than 13 months, the Landlord shall pay the Tenant simple
interest, calculated from the start of the tenancy, in accordance with applicable laws.

9. Landlord’s Rules

The Tenant agrees to comply with the Landlord’s written rules, which may be updated with
reasonable written notice.

10. Insurance Recommendation

Tenants are strongly encouraged to purchase renters’ insurance to protect personal belongings.
The Landlord’s insurance does not cover the Tenant’s possessions.

11. Signatures

By signing this agreement, all parties acknowledge that they have read, understood, and agree to
the terms outlined in this document.

Notice: The Landlord may modify this agreement or rules in accordance with applicable laws.
The Tenant is urged to purchase special renter's insurance on his personal property, because the
Landlord's property insurance does not usually cover the occupant's personal possessions against
fire, water damage and theft.
