situated at Sr. No. 9-14/1/33, 9-14/1/34, Keshav Nagar, Mundhwa, Pune – 411036
I am/ we are depositing herewith the amount of Rs. 100000/- in words Rupees One Lakh Only in
Cheque No. 411223838501 dated 21-04-2024 drawn on M/s. Unique Choice Associates LLP
QUE 914 Phase - 1 Collection A/c and Rs. -/- in words Rupees Only in Cheque No. - dated -
drawn on M/s. Unique Choice Associates LLP Bank KOTAK MAHINDRA Branch DELHI with
this application as application money.
We understand that the Allotment/ Agreement and/or booking of the said flat/Unit shall only be by the execution of
agreement and passing of the application money does not amount of the allotment /agreement of the said Flat. The
entire discretion to reject this application without any reasonable cause remains with M/s. Unique Choice
Associates LLP.
If my offer is accepted by you I shall get the Agreement in respect of the said apartment executed and registered
from you within a period of 15 days from the date hereof. In such event the deposit amount paid as above shall be
adjusted towards the total purchase price of the said apartment.
However, in the event you reject my offer or I fail to get the said Agreement executed and registered within the
stipulated period then you are entitled to sell/allot the said flat to any third person without taking any prior consent
from me. In such event you will be entitled to refund the said amount without interest after deducting there from
Rs.25000/- (Rupees Twenty five thousand Only) plus GST @ 18 % against costs incurred by you, by issuing a
cheque of the said amount in my name. After the stipulated period of 15 days I will not be entitled to make any claim

I hereby authorize you to deposit my deposit refund to my above account .The submission of this offer letter does not
create my/our rights or interests in anyway in the said unit stated above. I/we shall have no claim against you in case
my/our offer stated herein has not been accepted by you, except to the extent of refund of the amount paid to you for
the purpose of booking.

Parking: I request the Promoter to give me an exclusive right to use the Ground

Note
1. Stamp Duty, Registration & Legal Charges to be paid before the agreement & GST to be paid along with every
payment
2. Any other Similar tax levied by any authority shall be payable by the purchaser in addition to the purchase prices
specified above.
3. Rs.1,00,000/- for 2 BHK and Rs.1,25,000/- for 3 BHK/3.5 BHK to be paid before possession of the flat for
approximately period of 2 years. Possession of the premises will be given only after full payment of the said
agreement.
4. Loan against Property will be STRICTLY from the Banks which are approved by the said Project. and If in case
Master File is required for Home loan from any another Banks/ financial Institution, it will be Charged EXTRA .(Home
Loan Sanction Letter will be required within 15 Days of Booking Letter)
5. No customization or alterations will be entertained in the flat.
6. This Booking Letter is non Transferable.
7. That the Consideration of the said flat / apartment has been finalized by and between the parties hereto by
considering all the aspects and giving all the benefits, inputs etc., arising out of the Tax Credit facility of the Goods
and Sales Tax Act. Hence the consideration of the said flat / apartment has been fixed on lump-sum basis and the
Allottee/s shall not claim any benefit etc., from the Tax Credit facility in future from the Promoter and/or its
nominee/s.
8. The SAMPLE FLAT OR SHOW FLAT has been furnished to give you an Idea of the Scale and Proportions. NONE of
the Furniture Items / Electronics / Soft goods / Accessories / Color / Height / Tilling / Fixtures in this show flat is part of
the Standard offering or for sale, unless explicitly mentioned in writing.
9) I/We have gone through entire project plan and details of sanctioned has been received. Further I/We have gone
through the draft of the agreement which has to be executed by the buyers of the apartment in the project.
