BENEFIT
With the construction of docking facilities and shipyards in Sekotong - West
Lombok (NTB) will have a positive impact or a number of benefits, namely:
For the local government, it will be helped by the existence of this DOCK and
shipyard, at least the opening of new job opportunities, increasing Regional
Original Income (PAD) through user fees, multiflier effects and so on.
For parties (private) Investors can develop their business in the real sector
and will get Reinvestment in this project.
For consumers (ship owners) operating around the provinces of Bali, West
Nusa Tenggara, East Nusa Tenggara, Maluku and Papua, they can be
closer and more efficient in performing periodic maintenance (docking) at the
Docking and Shipyard facilities in Sekotong – West Lombok (NTB).

Activity Location
The location selection is based on a number of considerations for security
in investing, including:
1. The planned location is very strategic, easy to reach from all directions
and is in the Teluk Sheet area (West Lombok - NTB) which is very safe
from waves and wind disturbances. The location is a 10 ha garden land.
2. Characteristics of the beach: clean, gently sloping with relatively calm
waves which are very suitable for anchoring large, medium and small
ships.

The construction of the docking shipyard
industry in Sekotong – West Lombok
(NTB) has no competitors except PT.
KOJA – Jakarta and PT. PAL – Surabaya
and PT. IKI – South Sulawesi.
MARKET SEGMENT
The potential market (captive market) being targeted is large, medium, and
small ships located around the Provinces of Bali, West Nusa Tenggara and
East Nusa Tenggara, Maluku and Papua in particular as well as other ships
that stop at the port of Lembar, West Lombok. The ships that are the target
market are Ro Ro type ships.

The method used in the analytical approach is the method
conservative in order to get results, calculations are attached.
CONCLUSION
Based on the description above and the results of the investment analysis
that the construction of the shipyard/docking industry in Sekotong – West
Lombok (NTB) is worthy of being realized with the following conclusions:
1. Docking and Shipyard facilities to meet the market of the Provinces of
Bali, West Nusa Tenggara and East Nusa Tenggara, Maluku and Papua
do not yet exist.
2. Until now, there are no competitors in similar business except PT. KOJA
– Jakarta and PT. PAL- Surabaya and PT. IKI – South Sulawesi.
3. Investment analysis shows very positive results in which the total
planned investment can be returned in year 3 because it is able to
generate adequate returns, so that the funds invested become 250%,
meaning an investment of Rp. 1,208,990,000,000,- (100%) plus the price
of land in the 8th years to 150% of the land price when purchased.
4. The purchase of a land area of 6 hectares is planned to anticipate the
development of facilities and infrastructure for supporting docking and
shipyard facilities such as: warehousing, harbor office, health services,
lodging and others, considering that the docking and shipyard
construction locations are close to the freight and passenger crossing
