ASSESSMENT
Existing Problems
Undersized pedestrian sidewalks in a very crowded area, especially near the complex entrance, are
insufficient in size and may even be hazardous as many vehicles pass by the gate entrance.
Short ceiling height of 2.2 m height which is insufficient for proper and effective ventilation of interior
spaces
Ineffective space planning for proper management of waste disposal. Based on the floor plans and
existing pictures, it didn’t seem to be a realistic strategy for tackling waste management.
By inspection of the existing plans and actual pictures research, it is assessed that the typical condominium
design of Aspen Building (Moldex Residences) should only cater to the needs of solo to 2-person living due
to the simple and very compact planning of spaces. Also, such spaces are not flexible and are impossible to
expand for future uses. This type of building is not suitable for hosting big families or large gatherings (It is
the culture of the Filipinos to host big parties).
Comparatively, the Mayfield Park Residences (MPR) offers more space for their tenants than the Moldex
Residences Baguio (MRB). These differences impact the lives of the tenants and how they move around
the space. In terms of short-term stay, a compact unit may leave a lasting impression on the guests but it
may also be negligible. However, on a long-term stay, comfort is compromised by compacted units. Large
families are instead encouraged to use more than 1 unit in such cases. On the other hand, large rooms offer
flexibility and freedom for movement to the users. It allows families to use a single unit. On that note, it is
highly recommended to use a variety of room sizes, which can be derived by a study of the condominium's
immediate vicinity demographics.

RECOMMENDATIONS
For the sustainable and optimum use of the building, planning residential units should be purposefully based
on the living necessities needed by a small family so that the structure may be able to serve the needs of its
community in the long term and also be maintained by its growing users. By doing this, the building may
function to also serve the possible expansion of a family and would also therefore not be left under-utilized or
abandoned after a number of years.
Waste management is an important aspect to always consider, as it may most likely heavily incovenience its
users. As larger numbers of residents utilize the spaces so do the waste produced proportionally increase.
