TIN Smart Social was commissioned by Energy Capital (on behalf of the West Midlands Combined Authority)
to deliver and prove a Business Case exploring the potential of the West Midlands Region to undertake an
ambitious scale and grow programme of whole house retrofit, following the confirmation of the region’s
NetZero Carbon target by 2041.

The following document charts our progress and highlights milestones achieved over the past nine months.

INNOVATE UK FUNDING
We were awarded a £426,362 grant to develop our Tuproofs solution; £355,237 for Ventive; and £334,023 for Doorway.
The funding is to develop and scale innovative end-to-end, offsite ‘no regrets’, asset management aligned, 2050 ready energy-
efficient wall and roof-systems solutions that can be locally manufactured and assembled to update and modernise homes.

The Manufacturing Technology Centre (MTC) develops and proves innovative manufacturing
processes and technologies in an agile, low risk environment, in partnership with industry, academia
and other institutions. They deliver bespoke manufacturing system solutions; operate some of the
most advanced manufacturing equipment in the world, and employ a team of highly skilled
engineers, many of whom are leading experts in their field. This creates a high quality environment
for the development and demonstration of new processes and technologies on an industrial scale.

PRODUCTS

TUPROOFS is the roof that pays for itself - a breakthrough product.


It’s an energy generating highly insulating and easy to install, quality controlled, factory TUPROOFS
made roof that integrates (reducing component count and complexity) the features of
large scale structural insulated panels (SIPs), heat capture and photo-voltaic generation.

It generates enough renewable (zero carbon) energy to power the home and export excess
while preventing energy loss upwards through the roof.

It enables an active solar roof where energy yield repays the capital costs plus dividend,
making it attractive to owner/occupiers/private and social landlords.

TUPROOFS also aligns and engages with the government’s Clean Growth Strategy/net zero
ambition in that the roof will deliver better than 50% of the energy/carbon reductions
needed to make homes zero carbon and energy neutral.
PRODUCTS

VENTIVE is a first-of-its-kind Energy Pod for mass retrofitting. It's a ‘home engine’, a
connected, intelligent, plug-and-play comfort system for houses (combining heating, hot VENTIVE
water, free cooling and ventilation) that comes in one, easy to integrate box.

The system has been developed to a working, proof-of-concept prototype and funding will
enable us to dramatically reduce the system price (from £20k to £10k), while enabling rapid
production at scale to meet the forthcoming demand.

VENTIVE will enable the reduction of overall energy consumption by at least 50%, while time-
shifting the energy conversion. In aggregate, the systems will act as virtual power plants
instantaneously managing the demand from hundreds or thousands of homes both during
both peak demand and peak supply periods.

The project will also build on VENTIVE's innovative (and unique) cloud-connected monitoring
and ventilation hardware and will involve a significant amount of innovation in monitoring or
indoor environment and energy use optimisation.
PRODUCTS

DOORWAY is a breakthrough combination of products, attractive to owner/occupiers/private


and social landlords and part of an innovative house retrofit programme tackling fuel poverty
and emissions without the need for government subsidy. It's achieved by a proportion of the DOORWAY
energy savings achieved paying off the capital costs, regenerating some of Britain's most
deprived areas, funded by green social finance to 'Build Back Better'.

To ensure a creation of a new supply chain to meet this challenge, we have our own exemplar
factory and 'skills village' ensuring other manufacturers can license their own DOORWAY
automation lines or 'pop up factories' with full turnkey support to create high value UK jobs.

DOORWAY significantly reduces disruption (and time away from the property for the
occupier), with the roof in place and watertight in one day and the walls in place within two -
reducing the number of vehicles on site and the amount of waste materials created by
traditional methods. It creates a highly efficient and easy to install roof and external wall
insulation (EWI) system that can be produced in volume off site, aligned to the government’s
Construction Innovation Hub standardised platform approach and aims to be 50% cheaper
then equivalent market solutions.

up factories onsite (being developed by the MTC) where the real-time retrofit work is being carried out.

Through DIGISHEDS employability hubs (in skills and employability villages aligned to

and industry recognised badging and certification to support, enable and propel the workforce

We’re developing a digital technology stack (TECH STACK TM )– to enable real-time stakeholder
collaboration to roll data up to a cloud-based control tower for fact-based decision making. Reducing

PROTOTYPE

We are currently developing a prototype for samples – firstly at subscale, but also to a fully-scaled
specification, which can be seen on a demonstrator in the coming months.
CONSULTING

Retrofit is all about transformation – of homes, of lives, of businesses, of communities – for a greater and greener future.
And, ultimately, the hope is that it will also transform the climate change crisis. Retrofit is also about building positive
relationships. So our sector-aligned ADVISORY, TRANSITION and TRANSFORMATION consulting practices focus on enabling
industry, third sector, research and education organisations and networks, local communities and tenants and homeowners to
collaborate, contribute to and benefit from the scaling up of domestic retrofit.

We develop the business case; provide the framework for funding; support transition; build capacity and deliver sustainable
transformation at speed and at scale through Plug & Playbook roadmaps designed to be used in conjunction with The Retrofit
Playbook, recently co-authored by the EIT Climate KIC and the UK Green Building Council for local and combined authorities.

We’ve partnered with world class companies to develop and


bring together a set of innovative energy efficiency
decarbonisation products and digital solutions across the
supply chain, to work with you on your Retrofit Roadmap to
deliver place-based retrofit at scale.

Aligned with this, we create automated (offsite) and pop-up


factories (co-located onsite) inside 'skills and employability
villages' to provide free and open access to skills
development in digital manufacturing and construction and
specialist multi-skill retrofitting training with recognised
industry certification to improve employability in areas of
greatest need.
PLACE-BASED SUCCESS

Our approach is place-based and it is applicable to


community, town, city and regional levels. Attention given
to data, digitisation and financing, highlights the vital
resources, opportunities and catalysts without which the
scaling up of high quality and impactful domestic retrofit
couldn’t happen or be sustained in the long-term.
