Project Title: RENOVATION OF BUNGALOW RESIDENTIAL

To: MR. LOUIE TAGALAN


Location: BRGY. SOBOL, ASINGAN, PANGASINAN
SPECIFICATION
This set of specification shall govern the methods of construction the kinds of
materials to be used for the proposed building shown in the plans and detailed
drawings.

The plans, detailed drawings and these specifications shall be considered as


complimenting each other, so that what is mentioned or shown on one, although not
mentioned or shown in the other, shall be considered as appearing on both. In case of
conflict between the two the same should be referred to the designing
Architect/Engineer for resolution.

GENERAL CONDITIONS
All parts of the construction shall be finished with first class workmanship to the
fullest talent and meaning of the plans and these specifications, and to the entire
satisfaction of Architect/Engineer and the Owner.

The construction shall conform to all the requirements of the National Building
Code, as well as the local rules and regulations of the Municipality of
Binalonan,Pangasinan.

SITE WORKS
STAKING OUT BUILDING LINE

The building lines refer to all horizontal projections of the outer most portions of all
parts of the building on the ground. The building lines shall be staked out and all lines
and grades shown in the drawing established before any excavation is started.
Batterboards and reference marks shall be erected at such places where they will not be
disturbed during excavation.

EXCAVATION

All excavations shall be made to grade indicated in the plans. Where the building
site is covered with any kinds of fill the excavation for footing should be made deeper
until the stratum for safe bearing capacity of the soil is reached.
Whenever water is encountered in the excavation process, it shall be removed by
pumping, care being taken that the surrounding soil particles are not disturbed or
removed.

BACKFILL

After concrete for foundation is hard enough to with stand pressure resulting from
fills, the material removed from excavation shall be used for backfill around them.

Backfill and fills shall be placed in the layer not exceeding 150mm in thickness and each
layer shall be thoroughly compacted by wetting, tamping or rolling.

SOIL POISONING

Soil poisoning shall be done before concreting of footings and tie beams and after
backfilling and compaction of ground floor is completed. Any chemicals effective for soil
poisoning shall be used.

CONCRETE AND REINFORCED CONCRETE


GENERAL

Unless otherwise specified herein, concrete works shall conform to the requirements of
the AC1 Building Code. Full cooperation shall be given their trades ti install embedded
items. Provisions shall be made for setting items not placed on forms. Before concrete is
placed, embedded items have been inspected and tested

MATERIALS

Cement for concrete shall conform to the requirements of the specifications for
Portland cement (ASTM C-150).

Water to be used the mixing concrete shall be clean and free from injurious
amounts of oils, acids, alkaline, organic materials or other substances that may be
deleterious to concrete and steel.

Fine aggregates shall consists of hard, tough, durable, uncoated particles. Concrete
aggregates shall consists of gravel, crushed gravel or rock, or combination of gravel and
rock, coursed aggregates shall consist of hard, tough, durable, clean and uncoated
particles. The size of course aggregates to be used shall be 3/4 inches for all concrete
works.
Reinforcing bars shall conform to the requirements of ASTM Standard Specifications
for billet steel bars for reinforced concrete requirements (a15-625) and to specifications
for minimum requirements for deformed steel bars for concrete reinforcement
(A30556)

PROPORTIONING OF CONCRETE

All concrete works shall be done in accordance with the standards specifications for
concrete materials and the following proportions shall be used unless otherwise
indicated on plans;

Class “A” (1:2:4) All footings, columns, beams, suspended slabs

Class “B” (1:3) Cement portal for CHB layering

Class “C” (1:2) Plastering

Concrete shall have 28-day cylinder strength of 3,000 psi for all concrete works,
unless otherwise indicated on plans. Concrete mixing shall begin 30 minutes after
cement has been added to the aggregates. In the absence of concrete mixer, manual
mixing is allowed.

REINFORCED CONCRETE STRUCTURES


COLUMNS

0.30m x 0.30m column, reinforced with 16mm Ø vertical bars spaced at 0.165mm
O.C.B.W., 10mm Ø lateral ties; 3 at 50mm, 5 at 100mm, rest at 150mm O.C.

COL/FOOTING

1.50m x 1.50m x 0.30m reinforced column footing. Verify details on plan

REINF. CONCRETE BEAM

BM1 0.250m x 0.30m reinf. concrete beam. Verify details on plan.

RB1 0.30m x 0.30m reinf. concrete beam. Verify details on plan.

FTB 0.25m x 0.30m reinf. concrete beam. Verify details on plan.

SLAB ON FILL 0.10m thk. reinf. concrete slab 10mm Ø both bars SP at 0.30m O.C.,
10mm Ø top bars SP at 0.30m O.C. bent up bars, 10mm Ø O.C.
MASONRY WORKS
PARTITIONS

Exterior walls- use 150mm thk. CHB

Interior walls- use 100mm thk. CHB

Hollow block sizes as specified on the plan shall be securely anchored to the
concrete columns, beams, slabs. All cells of the hollow blocks shall be filled with cement
mortar.

CARPENTRY WORKS
GENERAL CONDITION

Lumber shall be approved quality for the respective kinds required for various
parts of work. Lumber shall be rough dimensions shown on the plans or specified
hereafter. All exposed woodworks shall be smoothly dressed. Lumber shall be free from
imperfection that may impair their strength, durability and appearance.

Use tanguile or approved equivalent for all woodworks indicated on plans.

MAIN DOOR use panel door with 2” x 6” door jamb, S4S KD

BDROOM DOOR use panel door with 2” x 6” door jamb, S4S KD

SERVICE AREA use panel door with 2” x 6” door jamb, S4S KD

TOILET & BATH use panel door with 2” x 6” door jamb, S4S KD

All other doors and openings indicated on the plans shall have mortise and
Tenon joints carefully fitted and of the same dimensions shown in the scheduled
drawing. All wooden frames in contact with concrete shall be anchored by means of 20d
nails not more than apart around the contact surface.

WINDOWS

All windows shall be aluminium frame sliding and fixed respectively. Verify
detailed scheduled as shown on the plan.
CEILING

Use ¼” x 4 x 8 hardiflex ceiling board nailed on 2” x 2” ceiling joist spaced at


400mm x 400mm on centre in the interior of the building with 1 x 4 cornice at all
corners.

CABINETS AND CLOSET WORKS

Use ¼” x 4 x 8 marine plywood for all framing. All doors shall be fabricated. All
exposed woodworks shall be smoothly dressed. Lumber shall be free imperfection that
may impair their strength, durability and appearance.

SURFACE FINISHES
FLOORING

The following floor finishing materials shall be used for respective floor;

LIVING 600mm x 600mm granite

DINING 600mm x 600mm granite

KITCHEN 600mm x 600mm granite

BDROOM 600mm x 600mm granite

TOILET & BATH 200mm x 300mm ceramic tiles

PAINTING

All painting works shall be executed in first class workmanship using highest
quality brand of paint.

Surface defects such as cracks, dents and holes must be filled with putty and
sandpapered before final coat of paint is applied.

Interior works shall be given two coats of Boysen paints or approved


equivalent.

Exterior works shall be given two coats of Boysen paints or approved


equivalent.
ELECTRICAL WORKS
GENERAL CONDITION
All the Electrical works shall be done in accordance with all the rules and
regulations of the latest issue of The Philippine Electrical code, with rules and
regulations and ordinances of the local enforcing authorities of the city/munifipality and
the requirements of the power company.

WIRING
All materials to be used shall be new and of high quality suitable for the
location and purpose. Wiring materials shall be standard products of reputable
manufacturer.

Minimum size of wire shall be 2.00mm² THHN AWG. All electrical installation
shall conform to the plans and specifications.

FIXTURES
All fixtures and materials to be used for electrical installation shall be “GE” or
approved equivalent.

PLUMBING WORKS
Plumbing works and materials shall be in accordance with the National
plumbing Code of the Philippines. Soil and waste pipes shall be properly graded or
pitched downward to facilitate easy discharged of the solid and liquid wastes from the
plumbing fixtures of receptacles to their place of disposal.

All plumbing fixtures should be connected to a vertical pipe, with its top end
extending above the roof at least 0.60m.

All downspouts from the roof shall be 3” Ø PVC pipes sch. 40. The lower ends
shall terminate in concrete catch basins. Underground reinforced concrete pipes 6” Ø
shall connected to catch basins for draining the water to the street gutter fronting the
building.
FIRE CODE REQUIREMENTS
A. Every building or structure, new or old, designed for human occupancy shall be
provided with exits sufficient to permit the fast and safe escape of occupants in
case of fire or other emergency. The design of exits and other fire safety
construction shall be such that reliance for safety to life in case of fire or other
emergency will not depend solely on any single fire safety construction. Additional
safeguards shall be provided for life safety in case any single safeguard is ineffective
due to some human or mechaninal failure.

B. Every building or structure shall be designed, constructed, equipped, maintained


and operated to avoid danger to the lives and ensure safety of its occupants from
fire, smoke, vapor and fumes, during the period of escape from the building or
structure.

C. Every building or structure shall be providedwith exits of kind, number, location and
capacity appropriate to the individual building or structure, with due regard to the
character of the occupancy, the number of persons exposed, the fire protection
available and the height and type of construction of the building or structure, to
afford all occupants convenient facilities for escape.

D. Every exit of buildings or structures shall be arranged and maintained to provide


free and unobstructed egress from all parts thereof at all times. No lock fastening
device that would prevent escape from the inside of any building shall be installed
except in mental, penal, or correctional institutions where personnel are continually
on duty and effective provisions are made to evacuate occupants in case of fire or
other emergencies.

E. Every exit shall be clearly visible. The route to the exit shall be conspicuously
marked in such a manner that every occupant of a building or structure will readily
know the direction of escape. Each route of escape, in its entirely, shall be so
arranged or marked that the way to a place of safety outside is unmistakable. Any
doorway not constituting an exit shall be marked to minimize its possible consfusion
as an exit. Likewise, passage constituting a way to reach an exit shall be marked to
minimize confusion.
