1. The rent is payable on or before 5th of every month without fail.


Kindly note that no balance shall be allowed.

3. The rent deposit shall not constitute as house rent whatsoever. The arrears made
after 5th shall attract a penalty of Kshs. 100 daily payable in advance.
4. In case of non-payment of rent, the management reserves the right to deny you
access to the house (by way of locking) with no reference to you.
5. The tenant shall pay a deposit which is equivalent to 1 month house rent which is
refundable after shifting.
6. Any rent adjustments it shall be communicated in due time

7. The tenant shall not make any alterations such as driving nails or fastener in to
walls, floor or door without written consent.
8. The landlord has the right to cancel the tenancy due to non-payment of rent,
misuse of services and amenities e.g. water, electricity, insecurity nuisance like
domestic violence and in case of other undesirable circumstance.
9. In case of any damage in/on the house, this should be reported to the landlord.
10.High level of cleanliness shall be observed by all tenants and loud music is
prohibited.
11.The tenant shall be responsible for any damage done in the house during tenancy
period, so the same shall be responsible for any repair of house at expiry or
termination of contract of tenancy, painting inclusive; Refund of deposit shall be
less the cost of the above utility of bills must be paid in full prior to vacating.
12.Either party can terminate the tenancy by giving at least one (1) month formal
(writing) notice in advance or one month’s rent of notice lieu of notice to the
property manager failure to which the tenant shall be required to forfeit deposit.
No utilization of house deposits whatsoever, also, tenants must vacate by the last
days of the month to ensure deposits which shall be refunded after 14 days unless
otherwise formerly informed.
13.That the latest vacating dates shall be strictly the last day of the month of notice.
Tenants who extend the dates of vacating to the next month shall be required to
pay the rent for the following month in full in the understanding that they have
rendered the house unavailable to the other prospective tenants.
14.The tenant must give an ID copy as part of the agreement.
