NOTICE OF FORECLOSURE:
Please take notice that on the date and time set forth above (See, “Filed: Schuyler County Clerk,” above), the
Treasurer, County of Schuyler (the “Enforcing Officer”) of the County of Schuyler (the “Tax District”), pursuant to
law filed with the Clerk of Schuyler County a petition of foreclosure against various parcels of real property for
unpaid taxes. Such petition pertains to the following parcels: [see exhibits A-G, inclusive, annexed hereto and
made a part hereof].
1. Effect of Filing: All persons having or claiming to have an interest in the real property described in such petition
are hereby notified that the filing of such petition constitutes the commencement by the Tax District of a
proceeding in the court specified in the caption above to foreclose each of the tax liens therein described by a
foreclosure proceeding in rem.
2. Nature of Proceeding: Such proceeding is brought against the real property only and is to foreclose the tax
liens described in such petition. No personal judgment will be entered herein for such taxes or other legal charges
or any part thereof.
3. Persons Affected: This notice is directed to all persons owning or having or claiming to have an interest in the
real property described in such petition. Such persons are hereby notified further that a duplicate of such petition
has been filed in the office of the Enforcing Officer of the Tax District and will remain open for public inspection up
to and including the date specified below as the last day for redemption.
4. Right of Redemption: Any person having or claiming to have an interest in any such real property and the legal
right thereto may on or before said date redeem the same by paying the amount of all such unpaid tax liens
thereon, including all interest and penalties and other legal charges which are included in the lien against such
real property, computed to and including the date of redemption. Such payments shall be made to: Holley
Sokolowski, Treasurer, County of Schuyler, 105 Ninth St, Unit 17, Watkins Glen, NY 14891. In the event that
such taxes are paid by a person other than the record owner of such real property, the person so paying shall be
entitled to have the tax liens affected thereby satisfied of record.
5. Last Day for Redemption: The last day for redemption is hereby fixed as Friday, May 30, 2025.
6. Service of Answer: Every person having any right, title or interest in or lien upon any parcel of real property
described in such petition may serve a duly verified answer upon the attorney for the Tax District setting forth in
detail the nature and amount of his or her interest and any defense or objection to the foreclosure. Such answer
must be filed in the office of the County Clerk and served upon the attorney for the Tax District on or before the
date above mentioned as the last day for redemption.
7. Failure to Redeem or Answer: In the event of failure to redeem or answer by any person having the right to
redeem or answer, such person shall be forever barred and foreclosed of all his or her right, title and interest and
equity of redemption in and to the parcel described in such petition and a judgment in foreclosure may be taken
by default.

PETITION OF FORECLOSURE:
The above-captioned proceeding is hereby commenced to enforce the payment of delinquent taxes or other
lawful charges which have accumulated and become liens against certain property.
The descriptions and the names of the owners of record of each such parcel as of the date of the filing of the list
of delinquent taxes are as follows: [see exhibits A-G, inclusive, annexed hereto and made a part hereof].
This document serves as both a Petition of Foreclosure and Notice of Foreclosure for purposes of this
proceeding.
VERIFICATION:
Holley Sokolowski affirms under penalty of perjury as follows: I am the enforcing officer for the County of
Schuyler, petitioner herein. I have read this Notice and Petition of Foreclosure, which I have signed and I am
familiar with its contents. The contents of this notice and petition and attachments thereto are true to the best of
my knowledge, based upon the records of the Treasurer’s office of the County of Schuyler, State of New York. I
do not know of any errors or omissions in this notice, petition and/or attachments. The above statement is true to
the best of my knowledge, information and belief. I affirm this November 4, 2024, under the penalties of perjury
under the laws of New York, which may include a fine or imprisonment, that the foregoing is true, and I
understand that this document may be filed in an action or proceeding in a court of law (CPLR 2106).

You are presumed to own or have a legal interest in one or more of the parcels of real property
described on the enclosed petition of foreclosure.
A proceeding to foreclose on such property based upon the failure to pay real property taxes
has been commenced. Foreclosure will result in the loss of ownership of such property and all
rights in that property.
To avoid loss of ownership or of any other rights in the property, all unpaid taxes and other
legal charges must be paid prior to Friday, May 30, 2025 or you must interpose a duly verified
answer in the proceeding. You may make payment to the office of Holley Sokolowski,
Treasurer, County of Schuyler, 105 Ninth St, Unit 17, Watkins Glen, NY 14891 in the amount
of all such unpaid taxes and legal charges prior to that date. You may wish to contact an
attorney to protect your rights.
After Friday, May 30, 2025, a court will transfer the title of the property to the County of
Schuyler by means of a court judgment.

the original complete list of which is filed in the Office of the Schuyler County Clerk and made a part hereof.
The specific parcel[s] in which you are alleged to have an interest, which are part of this foreclosure
proceeding, are referenced on the “Schuyler County Account Balance Summary” enclosed and served by mail.
A person who has filed a declaration of interest pursuant to RPTL 1126 which has not expired may have
received this notice regardless of whether the specific parcel[s] are part of this foreclosure proceeding, for
informational purposes, and without reference to any “Schuyler County Account Balance Summary.”

Under New York State law, we are required to send you this notice to inform you that you are at risk of
losing your home.
Attached to this notice is a list of government approved housing counseling agencies in your area which
provide free counseling. You can also call the NYS Office of the Attorney General's Homeowner Protection
Program (HOPP) toll-free consumer hotline to be connected to free housing counseling or legal services in
your area at 1-855HOME-456 (1-855-466-3456), or visit their website. A statewide listing by county is also
available at the website of the New York State Department of Financial Services. Qualified free help is
available; watch out for companies or people who charge a fee for these services.
Housing counselors from New York-based agencies listed on the website above are trained to help
homeowners who are having problems making their tax payments and can help you find the best option for
your situation.
If you wish, you may also contact our office directly to discuss possible payment plans and other options.
While we cannot assure that a mutually agreeable resolution is possible, we encourage you to take immediate
steps to try to achieve a resolution.
The longer you wait, the fewer options you may have.
If you have not taken any actions to resolve this matter within ninety days from the date this notice was
mailed, we may commence legal action or other remedies against you to foreclose the tax lien, which may
eventually result in eviction from your home.
Under New York State law, you may be barred from entering into a payment plan or from being permitted to
make any payment to save your home after the “Redemption Date”. In your case, the “Redemption Date”
is tentatively set as Friday, May 30, 2025.
IMPORTANT: You have the right to remain in your home until you receive a court order telling you to leave the
property; however, you may lose the right to continue ownership of your home after the Redemption Date. If a
foreclosure action is filed against you in court, you still have the right to remain in the home until a court
orders you to leave.
This notice is not an eviction notice, and a foreclosure action has not yet been commenced against you. You
should also be aware that if you are a senior citizen, a person with a physical disability and/or a veteran, you
may be entitled to a partial exemption from property taxes. If you are not already receiving one or more of
these exemptions and would like information about the eligibility and application requirements, please
contact your local assessor's office.”
