This proposal is submitted in response to the RFP (Request for Proposal) from
Mr.Ragupathy
I – SCOPE OF WORK
The scope of works mentioned below is general in nature while in sequence, it
can be modified to suit specifics of the project.
A. PRE DESIGN
A.1 Meeting with Client to understand the Project requirements and
ratification of same in consultation with the Client
A.2 Collate project requirements in a single document ‘Statement of
Requirements’ [SOR]. Requirements are obtained through meetings
with Clients, Local authorities for bye-laws and statutory requirements
for approvals, associate consultants for unique requirements
B. DESIGN – CONCEPTUAL
B.1 Develop preliminary scheme based on the inputs from the Clients &
other stake holders as per the SOR and the Site study report
B.2 Conceptual sketches, colour boards and key details are worked out to
show design direction
B.3 The overall concept once finalised will be utilised for preparing the
sanction drawings and detailed working drawings. Only one revision
can be made in the finalised scheme drawings.
C. DESIGN – DETAILED ARCHITECTURAL
C.1 Prepare Floor plans along with Elevations for the buildings
C.2 Provide working drawings for floor plans, elevations & cross-sections,
etc. (refer List of drawings submittals below)
C.3 Prepare layouts for location & details of infrastructural services
C.4 The following drawings shall be provided:
C.4.1 Centre Line drawing for marking of columns
C.4.2 Floor plans – working drawing
C.4.3 Roof Plan with marking of drain slope
C.4.4 Elevation – all sides working drawing
C.4.5 Cross Sections – wherever necessary to illustrate the design
C.4.6 Furniture Layout
C.4.7 Electrical layout with location of light fixtures, switch boards,
invertor, AC Points, etc.
C.4.8 Plumbing drawing with location of plumbing fixtures, routing of
fresh water, soil water pipes, location of water tanks, septic tank,
etc.
C.4.9 Structural drawings for footings, columns, roof slabs, lintels, etc.
C.4.10 Any other drawing necessary depending upon the uniqueness
of detail
Note: All drawings shall be issued in 3 sets.
D. CONSTRUCTION STAGE
D.1 Coordinate RFI’s (Request for Information) from contractors and Client
and issue instructions
D.2 With all samples, shop drawings, samples and mock ups provided by
contractors / vendors
D.3 Visit site as and when required at various stages of construction to
ensure the implementation as per design and desired quality
D.4 Review and analyse CR’s (Change request), whether by Client,
contractors and vendors and make recommendations to the Client on
its implementation
D.5 Advise the Client of changes at site, recommend appropriate action
and obtain authorization. Issue variation order subsequently
D.6 Manage the activities of contractors and vendors to control quality and
scheduling. Identify any areas of work requiring corrective action and
take steps to rectify such situations.
E. PROJECT CLOSE OUT
E.1 Inspect the facility at practical completion and prepare, in conjunction
with Client/User’s a Snag list of all items and schedule timely
rectification by the responsible parties
E.2 Meet with general contractors, sub-contractors, vendors to verify,
identify and compile all conditions that vary from the Construction
documents for revision to form a complete and final set of As-built
document in both hard and electronic versions
II - PROPOSED FEE
For the services outlined above we propose a fee of Rs. 75/- per Sft on Total
Proposed Built-Up Area. The fee is not inclusive of the master plan Charges.
The fee is excluding long distance project related travel, interior designing,
involvement of any specialist consultant [Electrical, HVAC, MEP, Acoustics,
Landscape, FAS (Fire Alarm Systems), Liasoning works]. Service Tax extra
applicable as per norms.
Project related Travel shall be arranged / reimbursed by the Client.
Our fee is distinct and separate from the cost of the work. Our interest is in
achieving a quality project.
III – SCHEDULE OF PAYMENT
The fees described in above, shall be payable as per the following schedule:
Stage 1 - On acceptance and appointment : 10%
Stage 2 – Schematic drawings : 40%
Stage 3 – Detailed Drawings : 20%
Stage 4 – Construction Stage : 20%
Stage 5 – Project close out : 10%
Note: The exact area of the building required for the settlement of the architectural fees will be
measured as per actuals at the time of completion. Till then, the finalized scheme with the most recent
revision will be considered for calculation.
