RESIDENTIAL LEASE

2. In consideration of the agreement contained in this lease, the Landlord is renting the below
named property/apartment to the above named Tenant(s):

3. LOCATION : 79 Meridian Pkwy, Malden, MA 02148, USA

4. EXCLUDING: N/A.

5. LEASE TERM: The term of this lease shall be five months covering the period 08/01/2023
thru 09/31/2024.

6. ADDITIONAL OCCUPANCY: Tenant must notify Landlord of any change in occupancy


30 days prior to the proposed start/change in occupancy taking place. All new occupants over
the age of 18 are subject to Tenant screening and must complete a separate rental
application/information sheet within 30 days of their occupancy.

7. RENT: The total rent for the term of the lease is $21,600. Rent shall be paid according to the
following schedule: $1800 paid on August 1, 2023 and $1800 per month thereafter, payable
on the first day of each succeeding month, for the term of this lease.
8. OTHER CHARGES: The Tenant is subject to the charges listed below. These charges shall
be considered added rent:

Landlord will provide Tenant with one set of keys for all building and apartment locks.
Additional or replacement keys can be obtained from the Landlord at a cost of $3 per, fee of $2
per day will be charged to Tenant(s) for late payment of rent. Rent is considered late if post
marked or hand delivered after the 5th day of the month. Late charges shall be considered added
rent and will accrue retroactively as of the 1st of the month.
The Tenant shall be charged $18 by the Landlord for each returned check.
Tenant is responsible to pay all fines charged by the City related to use, noise or for the improper
storage and/or disposal of Tenant’s garbage/recycling (to include any all fines/citation/fees
associated with garbage/recycling storage/disposal).

9. PETS: TENANTS SHALL HARBOR NO PETS..

10.SECURITY DEPOSIT: A security deposit in the amount of $1800 (one month’s rent) is
required within 10 days of execution of this lease. Returning students will have their existing
security deposit(s) rolled into the new lease (where/when available). Please note that
Landlord may use the security deposit as reimbursement for the reasonable cost of repairs
(beyond normal wear and tear), to include cleanliness and may use the security deposit as
payment of unpaid rent, late fees, unpaid utility bills, tenant related fines/tickets etc. Tenant
agrees to pay for any damage to the apartment, building or property that is caused by the
Tenant, Tenant’s family and Tenant’s guests. At no time will the Tenant have the right to use
the deposit to pay any portion of rent owed (to include the last month‘s rent). If the Tenant
fails to leave the apartment in clean condition, a cleaning charge will be incurred, which shall
be applied against the security deposit.

11. USES: The apartment is leased for residential use only. Tenant shall not operate any
legitimate (or illegal) business on the property or premises.

12. CHANGES: Any changes, additions or deletions to this lease must be in writing
(approved, signed and/or initialed by the Landlord to be valid/enforceable).

13. INSURANCE: The Landlord’s insurance policy covers damage or loss by fire, theft or
otherwise to the building and Landlord’s furnishings only. The Tenant is strongly urged
to protect their personal property with renters insurance. The Landlord assumes no
responsibility for the Tenant’s personal property.

14. CARE OF LIVING UNIT: Tenant shall not paint or make any alterations to the
property without the prior written consent/permission of the Landlord. Tenant agrees to
keep the property in clean, reasonable and habitable condition. If any utility is to be in
the Tenant’s name or designated as being of the Tenant’s responsibility under this lease,
Tenant shall keep such utility in service thru the life of the lease (all tenant responsible
utilities are to be left on from the commencement of the lease thru lease termination).

15. REPAIRS: Tenant shall give Landlord immediate notice of all needed repairs, water
leaks, safety related issues etc.

16. SUBLETTING/ASSIGNING: Tenants have the right to sublet the apartment with the
Landlord’s prior written approval.

Tenant shall submit to Landlord a request to sublet in writing that includes; a) reason for
subletting. b) term of the proposed sublease. c) name, home and business address of the
proposed subtenant. d) Tenant’s address/contact information during the sublease period.

The Landlord may request more information about the subtenant in order to make full decision.
Landlord shall send the Tenant a notice of consent, or if consent is denied, the reason for the
denial within 30 days after initial receipt of written request.

Landlord may withhold consent to assign this lease. Without the written consent of the
Landlord, the Tenant can neither assign the lease nor be released from the lease.

18. PARKING: If parking is available at the property, the Tenant may park their licensed
vehicle (valid/current inspections, registration and tags) in the areas designated for
parking.

19. RIGHT TO ENTER: Landlord may enter Tenant’s apartment with reasonable/proper
notice, given at least 24 hours in advance and at a reasonable time: (a) to provide
necessary and agreed upon repairs or services; (b) to show the apartment to prospective
purchasers or Tenants; or (c ) to conduct an inspection of the apartment.

Landlord may enter the apartment without Tenant’s consent only during actual or
perceived emergencies.

Tenant shall not install additional or different locks on any doors, windows, garages or
fences without the written permission of the landlord.

20. EXPECTATIONS: Under this lease, the Tenant or their guests shall never use the
premises in such a way as to disturb the quiet enjoyment and peace of any other Tenant or
nearby resident.

Tenant shall allow the Landlord or his agent, valid access to the house.

No unlicensed or non-street valid vehicle(s) shall be stored on the property.

No smoking is allowed within 79 Meridian Pkwy.

Tenant shall notify the Landlord of additional occupants within 10 days of their occupancy.

Citations of violation by a local entity (not limited to noise violations, alcohol violations,
gatherings, underage drinking etc) shall be the sole responsibility of the tenant.

Trash will be removed by tenants at appropriates times, any fines/citations for unsanitary
conditions or violations of health/trash/sanitary codes are the sole responsibility of the tenant(s).

Based on Landlord’s Hazard Insurance restrictions, tenant(s) are not allowed to configure/use hot
plates or space heaters within the house.

This lease is signed/executed jointly and severely.

Tenant shall not modify any existing plumbing or electric fixture/component.

21. RENEWAL: This lease shall convert to be a month to month tenancy after the initial one
year term.

22. TERMINATION OF TENANCY: Termination of tenancy must be carried out lawfully


and without holdover. Any termination of this lease by the Landlord must be carried out in
accordance with state and local law and the terms of this lease.

Notwithstanding any other provision of this lease, Landlord may terminate this lease upon 30 day
notice to tenant that the Premises has been sold.
Termination notice shall be given by the Landlord and/or Tenant via written notice, received
before the 1st of the month in which tenancy is proposed to be terminated (with tenancy
terminating at the end of the following month).

Both the Tenant and Landlord may mutually consent in writing to the termination of this lease at
any time.

23. ENFORCEMENT OF THE LEASE: The acceptance of rent or failure to enforce any
term(s) of this lease is not a waiver of any of the Landlord’s rights and/or any provision(s)
allowed under the lease. If a term, condition, stipulation in this lease is deemed not to be in
conformance with CA State Law, the remaining terms of the lease shall remain in full force.
Tenant hereby agrees to pay Landlord’s reasonable attorney costs (if this lease is litigated
and landlord is awarded a judgment).

24. SURVIVORSHIP OF THE LEASE: The terms of this lease shall remain in full force as
long as the Tenant resides in/at the premises (even after the expiration of the current lease)
or until a new lease is signed/executed by Landlord and Tenant.

25. ATTACHMENTS: The following Attachments(s), when signed by the Landlord and
Tenant, shall become a part of this lease with the full force and effect of an executed lease.

Attachment 1: Landlord shall disclose any knowledge about the presence of lead based paint and
lead-based hazards in the apartment and/or building.

Attachment 2: A move-in/move-out inspection form is included with this lease to document the
condition of the apartment at the beginning and end of tenancy.

Attachment 3: An Inventory Form is included with this lease to document furnishings and
appliances included with the apartment.

25. OTHER AGREEMENTS AND ATTACHMENTS:

Landlord will provide tenants (at minimum) with one stove, one refrigerator, one microwave,
one washer/dryer (shared), 4 bed frames, 4 desks, one couch, one coffee table, two end tables
and lamps, Living room rug, one kitchen table and chairs and exterior porch rug, table and chairs
(shared).

26. SIGNATURES: The Tenant(s) and Landlord have each received and signed identical
copies of this lease. All adults living in this residence have signed below and have read and
understood this lease and agree to all lease terms.
