Simultaneously, we peer into the supply side, where

landlords—ranging from mom-and-pop owners to corporate
giants—shape the availability and diversity of rental options. The ebb
and flow of this dynamic dance determine the pulse of the rental
housing market. Global Perspective: The chapter discusses rental
housing from a global viewpoint, highlighting its significance and
diversity across different countries. In-depth Analysis: It provides a

Nishi Modi, Parth Agrawa, Parth Vyas,Prof.Vandana Kate[2]
A.Requirements gathering and analysis The first step in the
development of In-House was to gather requirements and analyze the
needs of landlord and tenants. This involved conducting surveys and
interviews to understand their specific needs and pain points. System
design and architecture Based on the requirements analysis, the
system design and architecture were developed. This involved
creating a detailed plan for the system’s functionalities and features.
Implementation and testing The next step was to implement the
system and test it thoroughly to ensure it met the requirements and
objectives. D. Evaluation and assessment of the system Finally, the
system was evaluated and assessed to determine its effectiveness and
to identify areas for improvement.

Yiqing Zhao, Zonglin Cai [3] Methodological Approach: Multiple

linear regression and logarithmic transformation are employed to
handle non-linear relationships and improve model accuracy. Factor
Impact: The number of bathrooms and size of the property are
identified as having the largest impact on rent prices, while floor level
and furnishing status have the least influence23. City-Specific
Insights: Mumbai shows the highest correlation between the factors
and rent prices, suggesting location significantly affects rent
variability. Bangalore, on the other hand, has the lowest correlation4
Rental Market Analysis: The study presents a linear regression model
to predict house rent prices in six Indian cities post-pandemic,
considering factors like size, furnishing, and number of rooms1.

Literature Survey

Methodology: Utilizes linear regression and logarithmic

transformation to analyze rent data, aiming to provide a reliable
reference for consumers and landlords. Findings: Indicates that the
number of bathrooms and size significantly impact rent prices, while
furnishing status and floor level have minimal influence2.
Improvement Suggestions: Recommends refining the model by
removing outliers and considering advanced modeling methods or

Riya Garg[4] The Property Rental Management system is developed

in Flutter on the Flask API. We used Python for backend
development, Dart language in Flutter. For data storage purpose we
have used Postgres SQL. We have also used pub dev repository for
flutter and dart to use some pre-defined packages. For testing
purpose we have used Postman API tester. Registered users can
upload properties for rent. This system has been designed and
developed to attempt to overcome all the stated problems. Since it is
an online system, there is accurate information on the property, and
you can view all material information from anywhere.

Literature Survey
Joy Paul[5]The document outlines the development of a house renting
website, starting with a literature review to assess existing systems
and their shortcomings. A plan was then formulated to guide the
website’s creation. The waterfall software development life cycle
model was employed, characterized by a linear sequence of phases1.
These phases encompassed requirements analysis, system design,
coding, testing, and maintenance, ensuring a structured approach to
the development Ease of Access: Users can find suitable
accommodation without physically searching, saving time and
reducing stress. User-Friendly Interface The system is designed for
efficient use by both tenants and landlords. The website facilitates
online management of rental properties, streamlining the renting
process.

Challenges/Issues Observed

Choosing a backend technology for our rental housing website was

one of the big challenges we faced. How the site runs, how well it
grows, how secure it is, and how everything works together. We need
this backend to handle tons of user data—think lots. It has to mix
well with other tools, like front end frameworks, databases, and even
some third-party services we might want to use.
Our next big challenge? It was connecting the frontend with the
backend of our rental housing website. This part really matters!
Why? Because it makes sure that the user interface talks to the
server. This way, data can move around easily and safely.

Challenges/Issues Observed

One big challenge we had was finding real-time data for our database.
It was super important to keep the rental listings and all the info on
our website fresh and accurate. So, we had to work on getting
real-time data feeds going. First, we needed to find reliable sources
for data. Then, we set up a system for continuous integration of that
data. It was vital to ensure the info got updated quickly to show any
changes. This made everything smoother for our users!

Problem Statement

The goal is to create a user-friendly online platform that connects property

owners with prospective tenants, making it easier to list, search, and apply
for rental properties. The platform aims to streamline the rental process by
addressing challenges like time-consuming searches, lack of transparency,
complex applications, and the need for efficient communication and
documentation. The objective is to enhance the rental experience for all
stakeholders by developing a secure, convenient, and efficient website.

August 2, 2024 15 / 21
Objectives

Connect Renters with Properties: Enable renters to easily find and

view rental properties that match their preferences and budget.
Provide comprehensive property listings with detailed information and
photos.

Attract Property Owners and Landlords: Encourage property owners

and landlords to list their properties on the website to expand the
rental inventory. Offer incentives or competitive pricing to attract
property listings.

August 2, 2024 16 / 21
Objectives

Streamline Rental Transactions: Facilitate the rental process,

including property search, application submission, background checks,
and lease signing, to make it more efficient for both renters and
landlords.

Promote Transparency and Trust: Offer transparent rental terms,

pricing, and property details. Incorporate user reviews and ratings to
build trust among renters and landlords.
