Lease Deed of Labour Shed Vacant Land Munireddy - Uber 19.4.14
AND
M/s. MANA PROJECTS PVT LTD., having its registered office at Sy.No.20/7, 3 rd
Floor, Swamy Legato, Kadubeesanahalli, Marathahalli, Outer Ring Road, Bangalore
– 560103 represented by its Managing Director Sri D Kishore Reddy (Hereinafter
referred to as the 'Tenant') of the SECOND PART;
WITNESS AS FOLLOWS:
1) The Landlord agrees to let out and the Tenant agrees to take on rent the all
that piece and parcel of Vacant Land bearing Sy.No.23/9, having area of 36
Guntas, hereinafter referred to as the 'SCHEDULE PREMISES" from 03rd
January 2020 at the monthly rent of Rs.10,000/- (Rupees Ten Thousand
Only) being payable on or before 7th of every month to the Landlord. The
Period of this agreement shall be Twelve Months commencing from 1 st
January 2020, and may be renewed for a further period of twelve months at a
5% increase in rent; and later on the terms and conditions as mutually agreed
upon by the Landlord and Tenant.
2) The Tenant has paid Rs.2,00,000/- (Rupees Two Lakhs only) by way of
Cheque bearing No.001397 drawn on HDFC Bank (Marathahalli Junction
Branch) dated on 03/01/2020 as advance amount for the above said
Schedule premises and the Landlord shall pay this said advance amount
without interest to the Tenant at the time of vacating the premises.
3) It is agreed that if the Landlord or the Tenant desire to terminate this
agreement during the licensed period or any renewal thereon the same can
be done by mutual consent provided however the Landlord or the Tenant is
given at least one-month prior notice in writing.
4) The Landlord shall pay all existing and future taxes, rates and assessments in
respect of the lease hold including the municipal or other tax assessed by a
local authority on the value of the premises or annual letting value of the

premises and all other rates, taxes and assessments levied by any authority
whatsoever.
5) The tenant shall pay the electricity and water supply charges if any made
available by the Landlord for the period of time the premises is under his
control and possession.
6) The tenant agrees to leave the premises in good condition as they are now, at
the end of tenancy subject to reasonable wear and tear.
7) The tenant also agreed not to Sub-let the building or a portion of it to anybody
else.
8) The Schedule premises will be utilized for providing shelter to construction
laborers engaged in the construction activity belonging to the tenant.
9) The tenant shall not commit any act of waste in the premises.
10) It is hereby agreed that the tenant paying the rent hereby reserved, and
performing and observing each of the covenants herein contained, may
peacefully hold and enjoy the said premises during the lease period without
any interruption by the landlord.
11) The Landlord shall retain the original of this agreement and the tenant
shall retain its duplicate.
SCHEDULE – PREMISES
All that piece and parcel of Vacant Land bearing Sy.No.23/9, Doddakannelli, Sarjapur
Road, Carmelaram Post, Bangalore – 560035, Land Area measuring 36 Guntas.
IN WITNESS WHEREOF the parties hereunto have set and subscribed their
respective hands and seals the day and year first hereinabove written.
