At Aura Homes, we’ve envisioned a living space where a fulfilled daily life of
happiness for your child is brought forth to reality. This entails a planned future
of lifetime care & support, where numerous facilities, amenities, and services
come together towards creating a life of abundance.

With Able Aura as your committed execution team, your care delivery arm, and
your reliable support system, you no longer have to worry about any aspect of
your child’s essential living needs during and after your lifetime.

I. GROUP TRUST

1. Defining the Group Trust

This group trust in essence is a simple interest-based, structured investment
to support your child’s essential daily needs, systematically executed and
backed by a well-rounded plan & structure. It boils down to a process that is
simple: you deposit money into an account with your child as the beneficiary,
and the interest generated along with the principal goes back into the child’s
long-term essential living needs.

2. The Trustees
You the parents will be the trustees of the group, trust, with Able Aura
stepping in to facilitate the operations of the trust. There will be a democratic
process of selecting trustees, who will then oversee all aspects of the trust.

3. Scope of Care Under the Group Trust

The group trust takes care of six essential aspects of the child’s needs.
A collective board of trustees, comprising the parents of children at Aura
Homes, will represent the interests of the group trust at all times.

• Healthcare: All basic healthcare is covered under the group trust, with
medical care provided by a resident physician & a nurse. There will be
regular medication checks & administration of the same (only those that
can be managed within the premises.)

• Food: Scrumptious homely meals, including snacks & beverages, will be

provided daily.

• Caregiver Support: One caregiver will be assigned to every eight

children, providing support and taking care of all their basic needs.

 • Basic Utilities: Electricity, water, sewage, garbage and emergency power
will be facilitated by the group trust, with expenses towards the same
settled in a timely manner (charged as per consumption).

• Housekeeping: All needs for housekeeping like cleaning, washing, dusting

will be provided for by the group trust (charged with respect to the unit).

• Emergency Support: Includes first aid, ambulance services, and emergency

support.

4. How the Group Trust Works

First and foremost, as trustee members, your involvement in the care and
support towards your child will be paramount in all aspects of the group trust.
The objective of the group trust is to have a streamlined process in place to
bring together the 6 essential services mentioned above.

As trustees, you are entitled to have a say in specific details related to any of
the services. For instance, when it comes to the food, you may have certain
reservations about a particular item being included in daily meals, which you
can most certainly put forward.

As your dedicated execution arm, Able Aura will ensure that necessary funds
are collected upfront from the trust each year towards provision of services
& care delivery.

5. Structure of the group trust

The group trust is a secured trust which comprises:

• Managing Trustee: Elected democratically within the board of trustees

every year.

• Treasurer: A post that will be retained by Able Aura to ensure financial

account keeping and security for all the parents and their children

• Trustees: Primary members of the trust; i.e., parents or guardians,

or their nominees in case of their absence in the future.

• Chairman: An official from Able Aura to ensure that all decisions made are
devoid of bias towards any individual and acts towards the benefit
of all residents.

 II. PRIVATE TRUST

1. Defining the Private Trust

Aura Homes' private trust goes a step further beyond the scope of the group
trust. You as parents will appoint your trust circle as the board of trustees
overseeing all its aspects. Able Aura steps in as your dedicated execution arm,
ensuring that specific decisions & directions are in accordance with your
vision for the child’s future.

The trustees are completely in control of all aspects of the trust, including the
management of fixed assets, liquid assets, monthly expenditure, and flow of
revenue. Able Aura will be handling the execution, although you may choose to
involve the team in the private trust as well as per your needs.

2. Enabling Expanded Living

The private trust in essence enables expanded living. You get to choose from a
range of facilities, amenities, & services available on-premises. Able Aura will
be responsible for ensuring that your choices among these are provided to
your child as per the private trust. The amount you deposit in your private trust
is completely your choice. If you choose not to have a private trust, you can
still enjoy the benefits of the residence and all the services covered under the
group trust.

Case scenario: Your child happens to be musically inclined from a very early
age, and you would like for his care delivery to be customised to emphasize
musical patterns. In such a case, you may opt to enable professional music
therapy on-premises, which will be facilitated by the trust.

3. Scope of Expanded Living

Anything beyond the provisions of the group trust that you envision for your
child, be it in the realm of tourism, education, travel, additional preferences for
food, to personal caregivers, falls within the scope of expanded living via the
private trust.

• Therapies: including speech therapy, behavioral therapy, right down to

rarified modalities like yoga-based therapy, music therapy, and so on.

• Personal Caregiver: who understands your child’s mindset and desires,

tends to different needs at any given hour, and records observations with
regard to his or her self-improvement and comfort levels.

• Tourism: which may include a choice of one tour abroad each year, and can
go up in number, depending on what you feel may be necessary for your
child’s development.

• Additional Food Choices: can include a selection of snacks, daily cakes and
pastries, as well as items specially prepared to cater to your child’s tastes
and wishes.

• Education: which includes, but is not limited to, teachers who specialize in
‘open schooling’ (NIOS) to help your child develop into an independent
individual.

• Travel: commuting to school or college may be covered, as well as

extracurricular classes. Any other public transport or cab costs may also be
covered, as per what you choose under the trust.

• Directed caregiving: towards securing your child’s independence and

autonomy in the future will be given priority.

To ensure that there is no mismanagement of the funds secured under the

private trust for your child, Able Aura will step in to ensure that all aspects of
the trust are in accordance with your vision for the child’s future.

4. Care Delivery
While the basic care falls within the operation of the group trust, our advanced
care delivery is directed by the private trust. All services in care delivery are
provided for through the private trust.

Through rigorous research among parents we have found several amenities

within care delivery that your private trust can pick for your child, and Aura
Homes would deliver the same.

needs, and furthermore, all that is needed to support and facilitate an independent,
abundant life for your child.

 1. SALIENT FEATURES OF CARE DELIVERY AT AURA HOMES

Our objective is to bring the best of different worlds together to provide a state-of-the-art,
dynamic living space to meet your child’s unique needs. The following are the salient
features of Aura Homes’ care delivery:

• Qualified Professionals On-Premises

Care delivery will be in-house, with service providers working round the clock to ensure
timely services meet your child’s needs on a daily basis. All services will be rendered by
professionals. Food, basic healthcare, & housekeeping will be taken care of by service
providers who understand what your child requires.

You may also opt to have certain amenities, including medical care and therapy, outside
the site whenever necessary, which Able Aura as your execution
team will facilitate.

• Expanded Living
While the scope of services under group trust is standardised for your benefit, there are
ample additional facilities & amenities to pick and choose from should your child require
them. The private trust will provide and pay for these, while Able Aura steps in as your
execution arm to ensure that services are met.

Case Scenario: Let’s say your child is actively engaged in physical & outdoor activities,
but has a difficult time communicating. You may then opt to have speech therapy
provided on-premises, with a professional working one-on-one with your child in a
focused way, including the introduction of breathing techniques, jaw muscle movement,
voice lessons, etc
.
Case scenario: Let’s say your child finds it more comfortable to learn within a group
setting, as opposed to one-on-one learning. This is very much possible as well, and we
would recommend this as a cost-effective alternative.

You can choose a plethora of expanded living services for your child.

• Continual Involvement of Parents & Trustees

At Aura Homes, it is paramount that your continual involvement and influence is
prioritized as we go forward. Your feedback is taken periodically to help us understand if
there are any shortfalls, or conversely, if the quality of care exceeds your expectations.

Furthermore, you will have complete visibility into what is working for your child at all
times. In the case of private trust, trustee members may step in to ensure that
day-to-day operations are as per the parents’ plan, during & after their stay.

1. DEPOSIT TOWARDS INCUBATION

A. Incubation Period
An incubation period deposit towards the group trust will be entirely based on the
parents’ specific needs, taking into consideration the funds at your disposal and your
children’s specific needs. The incubation period will be for three years. Your deposit will
be towards common capital expenses, the overall governance structure, and the care
delivery model of the group trust.

B. Capital Expenditure
The initial capital expenses will include the setting up of the kitchen unit with complete
equipment, expenses towards an ambulance for emergency support, and other similar
expenses. These common services and facilities will be set up upon payment upfront.

C. Amount Towards Care Delivery

The incubation period deposit covers the care delivery model of the group trust for a
period of three years. The following essentials for your child’s daily living needs are
provided for:

• Food
• Basic Healthcare
• Caregiver Support
• Utilities
• Housekeeping
• Emergency Support & First Aid

2. TERM DEPOSIT

A. What’s Covered
A term deposit delivers essential care from the moment you step into the apartment. This
would be towards - for the period - daily meals, basic healthcare, essential utilities,
basic health care, first aid, emergency, as well as housekeeping.

B. Term of Your Choosing

Parents have the option of choosing five-year-based, ten-year-based, or any multiples of
five, that will take care of the child’s basic needs. This would be a complete, not partial
deposit, and can extend towards any number of years (in multiples of five) of the parents
choosing.

C. After the Parents’ Lifetime

Upon completion of the term, in the event of the parents’ passing, the necessary funds
towards the essential services for the child’s daily living needs will have to be allocated
by nominated trustees of the private trust.

 3. PART TERM DEPOSIT

A. Defining the Deposit

A part-term deposit is also made for a period of five, ten, and so on, number of years, in
multiples of five, and covers essential services under the group trust. As part of their
living plan at Aura Homes, the parents may choose to opt for a partial deposit depending
on their and the child’s needs.

Case Scenario: the parents may decide to opt out of food, basic utilities and
housekeeping; if such is the case, your deposit will go towards basic healthcare, first aid
& emergency, in addition to the wages of staff/service providers handling the common
elements covered under the group trust.

B. Term of Your Choosing

Parents can choose to deposit towards a period of five, ten, and so on, in multiples of
five, that take care of the child’s essential needs. This can extend towards any number of
years (in multiples of five) of the parents choosing.

C. Criteria for Part Term Deposit

Parents can choose to stay with their child as per the part term deposit plan for as long
as they wish. However, it should be.

D. Defining the Term

The period covered by the part term deposit is one of multiples-of-five, and is solely one
where the parents are living together with the child. In the event of the parents’ passing,
or in case they are not able to continue the plan due to advancing years, the remaining
period of the part term deposit towards the essential services for the child’s daily living
needs will have to be taken over by trustee members of the private trust.

Case Scenario: as per their part term deposit plan, parents have decided to opt out of
food, basic utilities and housekeeping; if at their old age, they are unable to provide the
amount to be deposited as per the plan the private trust will take over the responsibility
for completing the term. In such a case, nominated trustees will continue making the
deposit towards the child’s basic healthcare, first aid & emergency. However, in the event
of the parents’ passing, the part term deposit will no longer apply.

PRIVATE TRUST

1. AUTOMATED PAYMENTS PER YOUR ENVISION DOCUMENT

While forming your Private Trust you can create events that can translate into automatic
actions.

Case Scenario: This could be a simple monthly fee for dance & music class and is
automatically approved if it does not cross a sum of 5K.

 Case Scenario: Yearly once pay for a travel under a certain budget for the child and be
processed in June of every year for a pilgrimage.

2. EMERGENCY HOSPITALIZATION, SURGERY DEPOSITS

You could have clear instructions for Able Aura & your trustees to always admit your child in
a particular hospital or kind of hospital for different emergency health needs. In order for
Able Aura to admit & pay the initial deposits before the trustees can be notified, you could
park a stipulated amount with Able Aura or with Group Trust.

3. PAY AS YOU USE SERVICES:

The child might need more caregiver support, emotional support and other services for
leading a happy life. Able Aura will make continuous recommendations along with the
monthly report. Parents & trustees can upgrade or downgrade services in categories
of caregiving, therapies, expanded living etc.

SERVICES TOWARDS ASSISTED LIVING

Parents of an advanced age group may choose to continue living with their child at Aura
Homes, a request may be put forward for Able Aura to provide assisted living services that
take care of the parents’ day-to-day needs, including regular provisions, housekeeping,
facilities for elders, internet services, and medical care. Invoices will be generated at the
beginning of a period towards specific services that parents opt for.

 1. Building Association & Maintenance

The Aura Homes’ owners Association will be established upon completion of the building,
in adherence to by-laws common to communities across India. It will be the joint
responsibility of the Able Aura and the apartment owners to
maintain the Association.

As the execution team of Aura Homes, Able Aura will take steps towards having the
Association officially registered upon completion of infrastructure services, facilities &
amenities, and once the apartments are occupied by the owners. Occupants will be
required a monthly maintenance fee towards the use of the infrastructure provided by
Aura homes and for day-to-day operations of the Association.

2. Execution & Management of the Group Trust

Able Aura foundation will serve as the governing body of the Group Trust. The
management trustees will be elected democratically each year, and the
treasurers will be selected from and represented by Able Aura foundation.

The execution arm of staff at Aura Homes will be directly appointed by Able Aura. All
aspects of execution, including the provision of services & care delivery, as well as
wages of staff members, and fees to service providers, will be facilitated & managed by
Able Aura. Yearly invoices for services, amenities, and care delivery will be generated and
submitted by the group trust, and the amount will be settled by the trust to Able Aura.

3. Execution & Management of the Private Trust

Since all trustee members, including the joint secretary, general secretary, & treasurers
of the private trust are nominated directly by the child’s parents, they will be entrusted
with complete operational control to oversee all aspects of the management. In case
parents are unable to find suitable nominees for the private trust, they may opt to entrust
Able Aura.

At the beginning of each year, invoices will be raised, and the private trust members will
ensure that the due amount is met by the trust. As your execution team, we will deliver,
document and send a report to the aforementioned trustees, who will verify the figures
and give the execution arm a final confirmation.

Furthermore, if trustee members, once nominated, for any given reason are unable to
fulfill their roles & responsibilities, Able Aura will step in as a fallback to ensure that the
private trust is executed in accordance with the parents’ wishes.

 4. Deliver of Services as Per the Group Trust & Private Trust

As the execution arm of Aura Homes, the child’s activities will be continually assessed by
Able Aura, with a periodic review by the trustees and parents to understand changes and
developments in the child’s needs. Periodic reports with accurate statistics and metrics
will be submitted to the parents.

The child’s daily activities will be monitored by Able Aura, including the child’s quality of
sleep, physical fitness, engagement levels, emotional & mental health, and quality of
social interaction. Active measures will be put in place where stress & fatigue levels are
high, including the appointment of a personal caregiver by Able Aura whenever neces-
sary to work with the child on a one-on-one basis.

A detailed report will be available to parents for complete visibility into metrics on the
child’s activities.

investment, or have it against a mortgage.

6. Our child gets whatever is needed at our home since we’ve personalised the space to
suit certain needs. How much of Aura Homes’ care delivery
is on-premises?
Aura Homes’ care delivery is largely on-premises, with your child getting whatever he or

External factors do not vary the course of your plan. As far as the group trust is

you the parents, understand the child’s needs, monitor and record behavioral patterns,
etc. Furthermore, you have a number of services & facilities to

conditions?
Parents can most certainly stay along with their child at Aura Homes. Moreover, on a
request-basis, measures can be put in place by Able Aura towards assisted living. The
only place where this will play a determining role is in your choice of deposit; the part
term deposit only comes into play when parents are staying with the child at
the apartment.

13.Are there any measures in place towards inflation?

The deposit towards the group trust specifically takes into account expenses towards
inflation. The trust fund calculator on the Aura Homes website will give you a detailed
breakdown of what happens with the interest and principal each year, depending on the
period for which you deposit.

14.Our child has always required regular medical care and attention. Can Able Aura
provide a solution for addressing the child’s condition?
Basic medical care & assistance, will be provided by Able Aura through the private trust.

15.Who will be responsible to ensure that the trust put in place for our child is handled
with efficiency and safeguarded against mismanagement
at all times?
With Able Aura handling all aspects of execution of the trust in place for your child’s
welfare, there will be no possibility of mismanagement as all aspects will be overseen and
directed by three parties - Able Aura, trustees, and the parents. An external auditor can
be appointed at the behest of trustees whenever necessary.
