CAPACITY
The important thing is not to know how
many people can fit in an establishment but
how many people can fit
“REGULARLY” in a given establishment,
that is: its CAPACITY.

To calculate the capacity, it is in number of people/m2 for each of the areas into which a specific activity
can be subdivided.
To calculate the capacity of a premises, or in other words, to know how many people can fit in it, not only in
“comfort” conditions but above all in “evacuation in case of fire” safety conditions, we must first know
some data:
What type of activity am I going to do?
The activity to be carried out must be associated with a “Use ” (See entry “Uses”) and then subdivided
according to the specific activities that are going to be carried out, since depending on them the calculation
of Occupancy (Capacity) may vary. .

3.1.1 . CAPACITY CALCULATION PROCEDURE IN SHOPPING CENTERS
To calculate capacity in shopping centers, the sum of leasable areas of the commercial premises that have access from common circulation
must be considered, without including in the sum the stores that have an independent evacuation and divide it by the coefficient or occupancy
factor according to table 3.1.1-1 and the following formula.
For premises with one or more commercial entrances from outside the shopping center, half of the leasable area is considered for the
calculation of the capacity of the shopping center.

MINIMUM FUNCTIONAL
FACTOR
All buildings house a certain number of people inside
depending on the use, quantity, form of furniture and/or
the area available for occupancy of people.

The FMF means minimum functional factor and this is a

number that indicates the minimum size in m2 that is
needed for the requested functional activity to occur in
comfortable conditions.

The FMF is given in m2

The FMF is a proposal by the designer based on case analysis , study

of minimum areas and functional cycle , bibliographic references. The
FMF has no relationship with the capacity factor , these two data
measure different situations, they do not have to be the same, except
special cases.
