HEREINAFTER called the VENDOR, which term shall mean and include all his heirs,
executors, administrators, legal representatives, nominees and assignees etc., of the
ONE PART.
AND
SRI. KOTHA SANTOSH REDDY, S/o. SRI. KOTHA SANTOSH REDDY, aged
about 43 years, Occupation: Business, R/o. H.No.23-183/2/1/6, Sama
Enclave, Shamshabad Village and Mandal, R.R. District, T.S.
HEREINAFTER called the VENDEE, which term shall mean and include all his
heirs, executors, administrators, legal representatives, nominees and assignees etc.,
of the OTHERPART.

NOW WHEREAS the Vendor has offered to sell the schedule mentioned
property to the Vendees for a total sale consideration of Rs.1,30,00,000/-
(Rupees One Crore Thirty Lakhs Only) and the Vendees hereby agreed to
purchase the same for the said sale consideration.
01. WHEREAS the Vendor herein declared that he is the sole and absolute
owner and peaceful possessor of the Schedule mentioned Property
hereby conveyed and that except the above said Vendor there are no
other person or persons have any manner of rights, interests, in the
same; and the Vendor has got full authority to convey the same.
02. THAT the Vendor herein assured that prior to this transaction the above
said Vendor has not entered into any Agreement of Sale with any Third
Party or not Mortgaged to anybody not a subject matter of any Court
cases etc., and also not prohibited from the transfer of Schedule
mentioned Property by any Act or Authorities etc.
03. THAT the Vendor declares and assures that the Schedule mentioned
Property is free from all encumbrances, charges, Mortgages, prior Sales,
Agreements, Gifts, Wills, Court attachments etc., whatsoever to the
Schedule mentioned Property either by the Government or public.

04. THAT the Vendor has agreed to deliver the peaceful physical possession
of the Schedule mentioned Property to the Vendees at the time of balance
payment.
05. THAT the above said Vendor and his Property is not debarred/prohibited
from transfer of the Property by any Court of Law, Authority, bodies or
Government by any Order or Act.
06. THAT the Schedule mentioned Property is not attracted by the Act 9 of
1977 and ULC Act 33 of 1976 (Central).
07. THAT the Vendor agreed to handover the original Title Deed, all Link
documents and Relevant Papers etc., to the Vendees at the time of
balance payment.
08. THAT the Vendor agreed to execute proper Sale Deed or any other deed
of transfer in favour of the Vendee or his nominee or nominees, at the
time of remaining payment.
09. THAT the above said Parties herein read over all the contents of this
Agreement and understood the matter and admitted the same.
ALL THAT the Villa Bearing House No.22-223, on Plot bearing No.223
admeasuring 204 Square Yards, and Northern Portion of Plot bearing No.224
admeasuring 102 Square Yards, total admeasuring 306 Square Yards, Or
255.84 Square Meters, consisting of ground, first and second floors having
total plinth area 2270 sft with RCC., (921.25 sft on Ground Floor, 921.25 sft
on First Floor and 427.80 Sft, on Second Floor), in Survey No.335, In
“PRESTIGE COUNTY-III” Situated at: RALLAGUDA VILLAGE, Under
SHAMSHABAD MUNICIPALITY (previously known as Shamshabad
Grampanchayath), Shamshabad Mandal, Ranga Reddy District, Telangana
State., covered by Ward and Block No.22., and bounded by as under: -
