This CONTRACT OF LEASE, made, executed and entered into by and between:

WITNESSETH:
WHEREAS, the LESSEE is willing to lease Door No. _______ of the above-said
apartment from the LESSOR, under the said commercial lot and the Lessor hereby
agrees to lease the same under the following terms and conditions, to wit:
1. TERM: That the term of lease contract shall be for a period of two (2) years, from
October 1, 2009 to October 1, 2011 and renewable at the option and terms of
both parties;
2. RENTAL: That the MONTHLY rental of the subject lot shall be at FIVE THOUSAND
PESOS (Php5,000.00), payable every 1st day of every month without the
necessity of demand and failure to pay the rentals for two (2) consecutive
months shall entitle the Lessor to unilaterally terminate this contract of lease
without prejudice on its part to exercise any and all rights arising from this
contract and those provided for by law;
3. That the lot hereby leased shall be used exclusively by the Lessee for commercial
purposes and it shall not be used for other purposes without the prior written
consent of the Lessor;
4. That the Lessee shall comply with any and all laws, ordinances, regulations or
orders promulgated by the proper government authorities arising from or
regarding the use, occupation and sanitation of the leased lot and non-
compliance therewith shall be at the exclusive risk and expense of the Lessee;
5. That the Lessee agrees to pay two (2) months deposit, and one (1) month
advance rental before entering the leased lot;
6. That Lessee shall not directly or indirectly sublease the lot or assigns, transfer,
convey, mortgage or in any way encumber its right of lease over the leased
premises or any portion thereof, without the prior written conformity and consent
of the Lessor. A violation of this particular provision shall automatically and
unequivocally terminate this contract;
7. That any expenses of development and fixed improvements made by the LESSEE
that will enhance the said lot shall be in his sole account, and any fixed
improvements introduced by the LESSEE shall accrue and inure to the benefits of
the LESSOR upon the termination or pretermination of the lease;
8. That the Lessee shall peaceably surrender to the Lessor the possession of the
leased lot upon the termination of the lease;
9. That the parties bind themselves to faithfully comply the terms and conditions
hereof.

That the LESSOR is the lawful owner of a commercial lot situated at Osmeña St.,
Tagum City, Davao del Norte;
That the LESSEE desires to lease the said commercial lot and the Lessor hereby
agrees to lease the same under the following terms and conditions, to wit:
10. TERM: That the term of lease contract shall be for a period of two (2) years, from
October 1, 2009 to October 1, 2011 and renewable at the option and terms of
both parties;

WHEREAS, the LESSOR is the registered owner of a certain parcel of land, known as
Lot No. 1, Csc-11-000114-D, situated at Apokon, Tagum City, Davao del Norte,
containing an area of ONE THOUSAND ONE HUNDRED FORTY ONE (1,141) SQUARE
METERS, more or less, embraced in and covered by TCT No. T-59479;
WHEREAS, the LESSOR hereby agrees to lease unto the LESSEE a portion of the said
land for an area of FOUR HUNDRED SEVENTY EIGHT (478) SQUARE METERS only;
NOW THEREFORE, for and in consideration of the foregoing premises, parties hereby
agree, as follows:
1. That the monthly rental of the leased area is FOUR THOUSAND FIVE
HUNDRED PESOS (P4,500) for a period of Five (5) years, subject to yearly
increase of Ten percent (10%), starting from January 13, 2009 until January
13, 2014;
2. That the LESSEE shall give to the LESSOR an advance deposit in the
amount of THIRTEEN THOUSAND FIVE HUNDRED PESOS (P13,500.00),
receipt is acknowledged hereof and which deposit will be used to defray the
unpaid rental in case the LESSEE incurs arrears;
3. The LESSEE shall pay their monthly rental every end of the month;
4. That LESSEE will defray at their own expense the maintenance of the subject
land as well as its improvements thereon;
5. That the LESSEE shall not directly or indirectly sublease, assign, or transfer
their rights under this Contract to a third party or parties, without the consent
in writing of the LESSOR;

WHEREAS, the LESSEE want to leased the above-mention parcel of land unto the
LESSOR, and the latter hereby lease unto the LESSEE, and the LESSEE hereby
accepts the same, under the following terms and conditions herein set forth:
1. That the term of this contract shall be for a period of one (1) year commencing
upon execution hereof, renewable at the option of both parties;
2. That the LESSEE shall plant rice to the said parcel of land;
3. That for and in consideration thereof, the LESSEE shall pay to the LESSOR
twenty (20) sacks of rice per harvest;
4. That the LESSEE shall not encumber, assign or sublease under any
circumstances the whole or part of the lease premises without written consent of
the LESSOR first being obtain.
5. That upon termination of this contract, the LESSEE shall peacefully deliver to the
LESSOR the vacated and unencumbered premises and that any improvements
that the LESSEE may introduce shall be removed by the latter.
6. That any violation of the terms and conditions herein stipulated shall cause for
the rescission/revocation of the contract of lease.

10. That upon expiration of this contract and the same is not renewed, the
LESSOR shall immediately possessed the leased premises without need of any
demand;
11. That all existing facilities/development of the area at the time of the
termination of this contract will be retain in favor of the LESSOR;
12. That any violation of any condition of this contract the same shall be
considered rescinded and the LESSOR shall have the right to demand the LESSEE
to return the subject land with damages.

instrument;
That the LESSOR hereby agrees to lease unto the LESSEE the complete set of
Band instrument under the following terms and conditions:
23. TERM OF LEASE: The LEASE shall be for a period of three (3) months;
24. This Contract shall take effect if full payment of SIX THOUSAND FOUR
HUNDRED PESOS (P6, 400.00) has been made;
25. LEASE RENTAL: The LESSEE shall pay a weekly rental of THREE

Saturday right after the affair;
26. The Band Instrument play only for four (4) hours starting from 9:30 p.m.
to 1:30 a. m., extension of time shall be negotiated on both parties.
27. Only designated Band player are allowed to operate and play the band
instrument equipment;
28. Customer can only jam if accompanied by the designated band player
with limited songs only;
