    DEED OF DONATION

    KNOW ALL MEN BY THESE PRESENTS:

    This Deed of Donation is made and entered by and between:

    ______________________________________, both of legal age, both Filipino


    and both with residential address at ______________________________________,
    and herein referred to as “DONORS”;

    AND

    ___________________________________________, of legal age, Filipino Citizen,


    single and with residential address at ________________________________________,
    and herein referred to as “DONEE”;

    WITNESSETH:

    WHEREAS, the DONORS are the owner of house and lot located at
    __________________________________ bearing an area of
    __________________________(________________) square meters more or less and
    covered under ___________________________ particularly described below as
    follows;

    ACCEPTANCE

    WHEREAS, the DONORS desires to donate the above-described


    property to their son, the DONEE, for his part, herein DONEE hereby accepts
    and receives this donation made in his favor by the DONOR, and hereby
    manifests his gratefulness for the latter's generosity and liberality.

    NOW, THEREFORE, for and in consideration of the love and affection


    which the DONEE inspires in the DONORS, and as an act of gratitude, pure
    liberality and generosity on their part, the DONORS hereby voluntarily and
    freely GIVES, TRANSFERS, and CONVEYS by way of donation, unto the
    DONEE, their heirs, assigns, and successors-in-interest, the above-described
    property, free from all liens, encumbrances and charges of whatever kind;

    That the DONORS affirms that this donation is not made with intent to
    defraud their creditors, and that they have sufficient funds and property
    reserved for themselves and their obligations.

    That the herein parties further warrants that the herein Notary Public
    had exercised the Notarial Protocol and is not Criminally, Civilly, or
    administratively liable in any matter whatsoever.

    IN WITNESS WHEREOF, both parties have hereunder subscribed their
