Chapter 1

THE PROBLEM AND ITS BACKGROUND

Introduction

Since the 21st century, several inventions on both hardware and software that

seek to innovate and expedite our daily lives through complex circuits, systems, and

mechanisms have arisen. One of the factors that led to the growth of computer

technology is the dot-com bubble. After this rapid growth of the internet, several

applications, software, operating systems, hardware, and many other inventions were

invented to fully utilize the potential of the internet.

Web-based applications, a document written in hypertext (also known as HTML)

that you can see online, using a web browser. They are created using HTML (Hypertext

Markup Language) and can include text, images, videos, links, and interactive

elements. Webpages are one of the byproducts of the birth of the internet during the

dotcom bubble. It’s a versatile tool that can be used for several methods. Due to this,

several ideas had come up which made it useful for a innumerable ways such as

Information Sharing, Online shopping, Social Networking, Communication,

Entertainment, Banking, Search Engines, Education and E-Learning, Blogging and

Content Creation, Business and Marketing, and other innumerable ways to utilize this

technology.

Every invention was a solution for a specific underlying problem. Every individual

that invented something has only the same objective, to solve and simplify a specific

task. This principle has been applied into the World Wide Web through the years as

well. Google was made to compile information and make it available for public use,
Facebook was made to let people connect, YouTube was created for the people to

easily share their videos, and other innumerable web pages that exist within the

internet.

One of the well-known problems that is being faced especially by smaller

companies is the lack of access to important resources. One of these resources is the

ability of an organization to store significant information securely and manageable. This

is a common problem for several reasons: as a small company, the finances are being

re-invested for the sustainability of the company which results in the organizations to

use low-cost alternatives such as spreadsheets to store their information. Another

reason is the limited understanding of IT infrastructure which makes these small

companies think that all they need is backup and their data is already safe. This is

wrong for several reasons as even backed up files are prone to ransomware as much

as the main data a company is currently handling.

Due to these problems, the project team came up with a web-based solution for

CLEX-G Real Estate Marketing. A company who markets and sells portions typically

100 m2 in size of a larger land while it’s being developed in specific areas of the

Philippines mainly in the Province of Rizal. The company CLEX-G has been relying on

the use of spreadsheets to save and manage the data of their owner to keep track of

balances, specific owners who own a portion of a land, monthly amortizations, and other

significant information they hold on a small piece of spreadsheet file.

In light of this, the project team decided to develop a Management Information

System with an interactive map, records, reports generation, and other UI/UX based

designs called Web-based Real Estate Map Data Library. With the use of this system,
the CLEX-G Team doesn’t have to rely on insecure, unorganized, and can easily be

tampered spreadsheet software and instead, they can now store their significant

information they currently handle on a system dedicated for organization that would

certainly fit their needs.

Objectives of the Project

The general objective of the project is to design and develop a Web-Based Real

Estate Map Data Library for CLEX-G Real Estate Marketing.

Specifically, this capstone project aims to:

1. Assess the developed web-based system using the quality assurance test plan

with at least a 95% passing rate.

2. To determine the level of acceptability of the web-based system from the

respondents with regards to the ISO25010 Software Quality Standards in terms

of Functional Stability, Performance Efficiency, Compatibility, Usability,

Reliability, Security, Maintainability, and Portability.

Scope and Limitation of the Project

The project focuses on developing a Web-based Real Estate Map Data Library

for CLEX G Real Estate Marketing that will be designed and developed in Teresa, Rizal,

Philippines in Academic Year 2023-2024.

It will have four (4) types of user: User, Staff, Employee, and Admin. Users are

the customers. Staff and employees are the personnel who will manage the reports,

records, daily dashboard reports, viewed customer information, account settings,


management of tally, management of lands, and interaction of maps. Admin will be able

to oversee and control all of the admin side panel.

The project team will provide the creation of a Web-based system which will be

implemented using PHP and other significant languages to construct the system. The

project team will use Hostinger as a reliable Web hosting service. Additionally, MYSQL

with the utilization of Wamp server will be included for database creation and

management.

In addition to this project, the project team aims to create a web-based system

that is designed to facilitate efficient land-based information management offering a

secure, accessible storage of data, and innovation for the organization. The primary

objective of the capstone project is to provide the administrator the ability to access,

visualize, and update land-related information that is significant for the organization. The

web-based system will offer a Map Interface of each specific land located mainly at the

province of Rizal. The map that is present in the system is a dynamic and interactive

map interface displaying land parcels, land status, and other relevant geographic

information that stores each of the owner’s information which includes each tenant’s

personal information as well as the land parcel’s information.

The user can also and is able to track and visualize each land parcel’s status,

ownership, and payment-based changes as well as a monthly payment tracker feature,

which is primarily intended to track and actively monitor owners who have not yet made

their monthly or annual rent payments. This advanced feature not only guarantees

careful attention to unpaid invoices but also speeds up the process of locating past-due

accounts. The web-based system will also include a system log feature which captures
all of the changes, updates, and activities on the system. Aside from this, generation of

reports and analytics will also be included as one of the system’s features for the

organization of CLEX-G to keep track on how they are currently performing, handling

finances, and decision making.

Moreover, one of the significant features of the system is the Dashboard Module.

This module shows different statistical data about the past performance of the company

on a specific timeframe. The dashboard includes bar graphs and numerical values that

are interconnected with other modules for an accurate data tracking as well as a print

report feature which will include information that is significant to efficiently track the

organization’s performance. Filter/Search Feature will also be included for the users to

locate land parcels based on various criteria, such as location, landowner, status,

property type and other land parcel-based information. Lastly, a secure login page for

administrators to access the system with authentication and authorization controls will

be included as well as the credentials retrieval feature whenever there would ever be a

scenario where the credentials has been lost or forgotten.

The project team employed a software development life cycle agile model as the

project development framework, ensuring structured planning and analyzing, designing,

development, testing, deployment, and maintenance phases. This approach will ensure

efficiency, reliability, and adherence to project timelines.

There were eight (8) respondents of the capstone project for the system's user

acceptance testing which consists of one (1) administrator, three (3) staff, and four (4)

employees of CLEX G Real Estate Marketing Company. They will perform rigorous

testing to ensure the system's functionality, usability, and security to meet the specified
requirements. The system limits the accessibility of the system only for the

administrator, staff, and employee of the company.

The system will only cover information regarding the Web-based Real Estate

Map Data Library for CLEX G Real Estate Marketing and anything irrelevant to these is

out of the scope of the system

Significance of the Project

The proposed project titled “Web-based Real Estate Map Data Library for CLEX-

G Real Estate Marketing” would be significant for the following individuals:

Directors. They would have access to centralized data that supports informed

decision-making enabling them to make strategic choices based on broad and

comprehensive information. They would also benefit from the company an enhanced

planning capability helping them to make better judgments by utilizing a wealth of data,

improved knowledge, and such advanced analytics for the company. Directors can

effectively plan marketing strategies, identify trends, and manage information more

efficiently, ultimately contributing to the overall success and growth of the organization.

Employee/Staffs. The system can allow the staffs to swiftly access property

data, reducing research time and enabling them to allocate more time to marketing and

client engagement. They can also leverage real-time data to market properties more

effectively, potentially leading to increased sales.

Accountants. Having access to real time information allows the accountants to

efficiently generate and analyze financial reports for the organization. This could help
the accountants keep track of the finances, see trends, and lastly, help them generate

ideas and strategize for the better of the Company.

Customers. The system will allow the organization of CLEX-G to store their

customer’s data in a much more reliable and secure environment. This would benefit

both the organization and the customers as the data will not be prone to data loss and

possible data theft.

Project Team. The project team will significantly benefit from this initiative as it

will serve as an invaluable learning experience, equipping them with a diverse set of

skills, strategies, and insights that will be instrumental in their future careers.

Future Project Team. The project will allow future project team to have a prior

idea for a variant of a management information system dedicated for Real Estate

management. The project could help them formulate more ideas and incorporate them

into the existing project improving its features and capabilities.

Definition of Terms

The following terms that are significant for the Research Project will be shown as

well as their respective definition.

Data Library. The term refers to a structured collection of data or information that

is organized, stored, and made accessible for the use of storage of personal information

that is significant for the organization.

Data Repository. The term refers to a large database infrastructure that stores

data sets for analysis, sharing, and reporting.


Functional Suitability. The term refers to the degree to which a product or

system provides functions that meet stated and implied needs when used under

specified conditions.

GIS Tools. The term refers to a geographic information system, in addition, this

is a tool that lets the user produce or create geographic map displays to analyze and

present information.

Ethereum Virtual Machine. The term refers to a computation engine for Ethereum

that manages the state of the blockchain and enables smart contract functionality.

Land. In the context of real estate and property ownership, it refers to a piece of

Earth's surface that can be owned, used, and developed.

Manageability. The term refers to the ability of a system to be controlled easily

either by means of self-control or by providing certain techniques to ease external

controls.

Land Parcel. The term refers to a parcel (or plot) of land which is an area of land

with a particular ownership, land use, or other characteristic.

Map. This is a graphical representation or visual depiction of a geographical

area which shows each land parcel’s division.

Real Estate. The term is defined as the land and any permanent structures,

whether natural or man-made. A form of real property.

Reliability. The term refers to whether research methods can reproduce the

same results multiple times.

Security. A critical aspect of maintaining a safe and secure storage of

information. Ensuring the security of a website is essential to protect user data, maintain
the site's integrity, and prevent unauthorized access or cyber-attacks such as identity

theft.

System Log. The term refers to a text-based record of operating system events

and actions that includes messages, system changes, errors, and events that happened

beyond the user's vision.

Usability. The term refers to the mechanics of how people use the product and

demonstrate the severity of problems.

User Experience. UX design involves the design of the entire process of

acquiring and integrating the product, including aspects of branding, design, usability

and function.

User Acceptance Testing. The term refers to what the developers of the project

would utilize to test and determine if the system does what it is designed to help aid in

real world situations.


Chapter 2

REVIEW OF LITERATURE AND STUDIES

Review of Related Literature

This chapter will provide a comprehensive overview and analysis of existing

scholarly works relevant to the topic at hand which will serve as the project team’s guide

in developing and designing the capstone project. Those that were included in this

chapter helps in familiarizing information that are relevant and similar to the present

project.

Decision Support System for Land Selection

The creation of Web-based geo-marketing decisions that could help on land

selection. According to M. Omidipoor (2019), the idea of the system proposed is to

integrate two types of techniques into a web platform; the geographic information

system and multi-criteria decision analysis to support decision-making processes that

will be based on individual values and interests.

According to the conducted study by M.R Guarini (2018) on technical literature

on MCDA, numerous methods are applicable in different decision-making situations,

however, advice for selecting the most appropriate for the specific field of application

and problem have not been thoroughly investigated. In land and real estate

management, numerous queries regarding evaluations often arise. In brief, the objective

of their conduct of research is to outline a procedure with which to select the method

best suited to the specific queries of evaluation, which commonly arise while addressing
decision-making problems. In particular issues of land and real estate management,

representing the “settlement sector”. Their procedure will follow a theoretical-

methodological approach by formulating a taxonomy of the endogenous and exogenous

variables of the multi-criteria analysis methods.

According to Fomel, S et al., (2013). The Madagascar software package is

designed for analysis of large-scale multidimensional data, such as those occurring in

exploration geophysics. Madagascar provides a framework for reproducible research.

By “reproducible research” in which they refer to the discipline of attaching software

codes and data to computational results reported in publications. The package contains

a collection of (a) computational modules, (b) data-processing scripts, and (c) research

papers. Madagascar is distributed on SourceForge under a GPL v2 license.

According to Graham George West (2013). MyLand is a web-based and meta-

model decision support system framework for spatial and temporal evaluation of

integrated land use which was developed as an integrated decision support system

(DSS) to assist land managers in taking a long-term holistic approach for land-based

decisions. It is a unique combination of existing methods and techniques: meta-

modeling for spatial application, a decision tree for selecting options, multiple land-use

analysis, multiple outputs and a mapping interface deployed over the Web.

Issues and drawbacks of public data repositories

Alternative repositories and its drawbacks on specific users. According to Daniel

Arend (2014), There are already many public primary data repositories available free of

charge, but they are very domain specific (e.g., the Sequence Read Archive (SRA) and
the Gene Expression Omnibus (GEO) for raw NGS-sequencing data and gene

expression data, respectively). The common concept is user-controlled data upload and

maintenance, but the shortcomings are the dedicated data domains and content. The

acceptance rate is quite high, particularly if a journal forces authors to upload the

primary data to a repository to get a paper published. The major drawback of the central

repositories is clearly the limited number of supported data domains.

Besides the dedicated repositories, free data-sharing platforms and cloud

storage such as Dropbox and Google Drive are becoming very popular as economical

alternatives to project level data infrastructure. These platforms often have limited

security management and do not often support metadata management.

More comprehensive data-sharing and publication services are available through

data-file archives. Examples of well-accepted scientific data repositories are Dryad and

figshare.com, which not only provide professional support for file sharing, maintenance,

and publication but also support persistent identifiers (e.g., DOI and URN). They are,

however, centrally hosted by companies that require data-publishing charges, and they

do not support tool binding or use as an in-house repository on top of one’s own storage

backend.

Regional web-based real estate development database

According to C. Spanring (2014) who proposed a system about regional web-

based real estate development databases. Their paper describes a web-based

database of residential and commercial real estate development projects, created by a

regional urban planning agency in Metropolitan Boston. In Phase I, now complete, the
tool is used to facilitate inter-agency information sharing, demonstrating the ability of

web-based data collection tools to increase information sharing between government

agencies by reducing transaction costs. Phase II, now under development, will expand

the functionality of the website to allow the general public to contribute information to

the database, as well as view and download its contents. The project is unusual in its

integration of a crowdsourcing paradigm with traditional methods of spatial information

sharing. The project demonstrates the potential for technology to facilitate data sharing

in favorable contexts where inter-organizational relationships and sharing norms exist.

Web-based system for managing information

The definition of management information system according to Coursera

(2023). Management information systems (MIS) is the study and application of

information systems that organizations use for data access, management, and

analytics. It is stated that for it to be effective, one person must understand and carefully

map out business processes. Data must be accurate and timely, and hardware and

software must be able to store and manipulate it.

A web-based system for managing construction information documented by A.P.

Chassiakos (2015). According to his citation, the project presents a web-based system

that facilitates construction information management and communication. Unlike

common document-based systems, the present work focuses on demonstrating the

potential of data-centric web databases in enhancing the communication process during

project execution. Further, this work has aimed to put emphasis on information

modeling, i.e., representation of the construction process in data to facilitate exchange


and interoperability of information. The proposed system consists of a relational

database and a dynamic data-driven web application. The database contains 32

appropriately designed tables. End users access the database through the internet and

can perform certain transactions according to their authorization. The system

implementation and testing have shown that it can provide structured and reliable

information, quick and remote access, and prompt updating capabilities.

Technology Integration for Real Estate Management

A Study of Information Technology Adoption for Real-Estate Management: A

System Dynamic Model. According to Fahim Ullah (2019). The model comprises key

groups’ perceived usefulness, user satisfaction and behavioral intention to use (BIU) a

website. In addition, three quality components including system, information and service

quality are included in the model. A total of 50 variables were identified and will be used

for examining the model in different contexts. The model was developed based on an

intensive literature review in two main domains: real-estate management and

information systems or websites. The resulting model of this ongoing study will be

examined in different contexts in future.

The life-science community faces a major challenge in handling “big data”,

highlighting the need for high quality infrastructures capable of sharing and publishing

research data. According to Daniel Arend (2014). e!DAL is a lightweight software

framework for publishing and sharing research data. Its main features are version

tracking, metadata management, information retrieval, registration of persistent


identifiers (DOI), an embedded HTTP(S) server for public data access, access as a

network file system, and a scalable storage backend. e!DAL is available as an API for

local non-shared storage and as a remote API featuring distributed applications. It can

be deployed “out-of-the-box” as an on-site repository. Daniel Arend (2014).

A Real Estate Management simulation system proposition by M.J. Samonte

(2023). ISEKAI: A Virtual Real Estate Web Application Utilizing Constructive Simulation

for Improving User Experience in Online Home Tours: This study explores the untapped

potential of real estate technology and its effectiveness in user experience in online

home tours by implementing panoramic techniques that help users improve their

experience in home touring using a web application. The purpose of the system is to be

a web app for an online virtual home tour.

The application of the web based system by integrating web GIS tools and the

SDI for the real estate management and mapping: According to T. Baros (2018),

Introducing and implementing of the real estate mapping, analysis and managing is the

goal of this study because it can be partially solution for the

expressed problems. Many technologies and methods including Spatial Data

Infrastructures (SDIs), Web services and Web GIS were used in this solution. These
technologies and methods will be briefly introduced as well as their relation to the

subject of research and the role and impact of them in solving expressed problems. The

importance of mapping and analyzing real estates and its location as one of the most

important factors will be represented through several examples, like as property in

Hadzici, Sarajevo.

Application of technology in business by Chidinma U. (2013) with the aim of

developing a Web-based Real-Estate Information system for the Nigerian Market. As

stated, after consulting relevant sources from previous authors and conducting a

primary survey, it was discovered that there is an Information gap that makes a real

estate customer’s decision-making process very difficult, time consuming and

sometimes expensive. This research addresses the identified information gap in the

Nigerian real estate market by providing a turnkey web-based information system that

facilitates real estate commerce through information sharing.

Real Estate Decision Making Processes and Web-Based Applications B. Pes

(2014). An Integrated Approach: Their paper presents a new approach that regards

decision making as a data-driven process whose tasks can be decomposed and made

executable as granular applications individually. Being applications implemented on

networked resources (GIS, applications, databases, and so on), their paper aims at

defining a computational environment, enabled by web technologies and supporting the

analyst in planning, designing and coordinating different real estate scenarios. The

paper also describes an application of the computational environment which deals with

the use of relevant geospatial service, user knowledge and statistical information.
The development of a GIS-based property information system for real

estate valuation. According to (Goodall 1972), A primary factor that affects real

estate value is location yet the quantification of this factor in the valuation

process is traditionally accounted for by the one who value’s expert knowledge of

a locality. The research paper Goodall proposed demonstrates that a more

quantitative approach to the analysis of spatial property information would

enhance real estate, the one who value’s understanding of locational influences

on property value. To achieve this a GIS-based property valuation database was

developed for a study area that permitted the geographical representation of

property information at the individual property level.

Ethereum Virtual Machine: Blockchain smart contract utilization for Real Estate.

Blockchain integration for Real Estate Management. According to I. Karamitsos (2018),

blockchain is a fast-disruptive technology becoming a key instrument in the share

economy. In recent years, Blockchain has received considerable attention from many

researchers and government institutions. In addition, according to Fahim Ullah (2023),

Block chain is a public record of transactions that corresponds with validators who solve

complex mathematical equations that need extreme energy typically from a processing

hardware unit. The study aims to transition real estate agents from the use of traditional

methods of real estate marketing into a more interactive, secure, and manageable way

of storing data and interaction by creating decentralized applications that reside on the

Ethereum Blockchain.

According to Dr. Shair and Ahmed (2018), the block chain technology has been

in the topic of much discussion due to its successful application in the cryptocurrency
industry which has investment experts, economists as well as governments taking sides

on whether it should be legitimized and used as a currency or make it illegal to be used

as a means of exchange. However, experts from different fields like supply chain

management and even from the medical field are more interested in how the block

chain technology’s decentralized record keeping and numerous other benefits can be of

use to them in their fields of work. Their study concentrated on the block chain being

used for real estate record keeping, since most geography’s have different procedures

for record keeping, their study only focused on Defense Housing Authority in Karachi to

check what the impact of applying the block chain technology to this area in Karachi

would have on investors, real estate agents, residents and the government.

E-CAD: Web-based information service for land management. According to

Neupane, M., Jaiswal, R., Khati, R., Dhakal, S., and Sharma (2019), the project shows

the use of open-source software for the creation of a web mapping system including

QGIS, PostGIS extension of PostgreSQL for spatial database, HTML for markup, CSS

for styling, JavaScript, Leaflet, Open-Layers for client-side scripting and Geo-Django for

backend designing. The developed methodology can be utilized for the preparation of

an interactive thin-client web mapping server that enables general users to dynamically

view data, zoom, pan and search from the database and obtain land information.

A Web-based geo-marketing decision support system for land selection: a case

study of Tehran, Iran. According to Omidipoor, M., Jelokhani-Niaraki, M., & Neysani

Samany, N. (2019), This study presents a web-based geo-marketing decision support

system for land selection and purchase processes in Tehran, where landowners
(sellers) can define their own land parcels and the system is able to easily select the

best land for buyers according to their preferences. Specifically, it integrates GIS (i.e.

spatial data and analysis) and MCDA tools to facilitate land selection processes. The

underlying idea behind incorporating MCDA techniques into GIS is that the MCDA

capabilities can complement GIS tools during the land selection process. Using GIS to

store, manage, analyze, retrieve and visualize land parcels (spatial data) and

associated attribute data offers the capability of efficiently developing techniques and

methods for modeling land purchase decision-making problems.

A Web-based land information system, tool for online land administration in

Akure Nigeria. According to Babalola, S. O. & Uyi, I. O. (2019), the main objective of

this work has been to develop a web-based LIS that facilitates users’ access and

retrieval of land information. In view this, QGIS was used for data processing,

PostgreSQL was used for the database design while QGIS Cloud was used to expose

the data as geospatial web services. Web-GIS functionality was extended with the help

of OpenLayers API. The system is composed of a single database, a web mapping

application and an interactive website that provides for pan, zoom, and query in GIS

functionality. Adopting the system will ensure an easy flow of land information and

ensures there is well-structured process of collecting, storing, and disseminating land

information. However, the adoption of LADM may be possible in the near future.
Chapter 3

METHODOLOGY

Project Development System

The project team utilized the software development life cycle agile method in the

development of the project.

According to Adel Alshamrani (2015), Software development life cycle or SDLC

for short is a methodology for designing, building, and maintaining information and

industrial systems. It consists of a sequence of phases or steps that must be followed

and completed by system developers and designers in order to achieve developed

systems and deliver required products.

Agile method is a method or a project management approach that defines

flexibility and adaptability based on the changing user needs, design preferences, and

requirements. As the development goes by, the method allows the developers to

collaborate and continuously grow and improve the software to accurately match the

client's expectations once the project has finished developing. Because of this, the

software development industry has been adopting agile methods instead of traditional

software development methods because they are more flexible and can bring benefits

such as handling requirements changes, productivity gains and business alignment.

The first phase is the Requirements collection. The project team will plan

beforehand on how they will accomplish and successfully do the characterizing stage

which is also known as the requirement and analysis stage. The proponents will

undergo for several meetings on a specific timeframe, and after addressing what they

needed to know such as issues and problems that exists into the organization and other

factors, they will now proceed on the next stage by proceeding into the research locale

to observe and ask inquiries directly into the subject of the study which is the

organization of CLEX-G Real Estate Marketing.

The second phase is the analysis stage. During this stage, the project team will

proceed to define the goals, objectives, gather and analyze data, and address the main

specific issue the organization is currently facing. This could be done by going directly

into the research locale and starting examining the research environment. The

examination could be done by directly asking the subject of the study as well as by

observing the organization. Some specific questions to consider include what features

the system will have, how the proponents will improve its usability, how they could make

the system more secure, and what will be the features that will surely fit the

requirements of the organization. By carefully planning and analyzing the study, the

research proponents would surely create a system that is secure, user-friendly, and

valuable to the organization.

The third phase is the design stage which is crucial in ensuring that the system

would provide convenience, usefulness, and is visually appealing. The project team

considered the target audience which is the CLEX-G Real Estate Marketing, the

features the searcher will put on the web-based system, and the overall design at this
stage. The research proponents will be using Figma, a web-based prototype creation

tool to design the web-based data library system. The overall design will include a login

module, dashboard module, interactive maps module, records module, and other sub

modules that will be present in the system. The design will be basic, with clear and

straightforward captions, a uniform color palette, icons, symbols, and a responsive

design that will support most devices specifically for personal computers. Once all of

these criteria have been examined, The Study will proceed to the next stage and begin

developing the system.

The fourth phase is the coding phase where the actual coding and development

of the web-based real estate map data library takes place. The project team will be

utilizing javascript, php, for function creation, and MYSQL for Database creation. The

proponents will base on requirements and design documentation upon developing the

project. Data aggregation, interactive mapping, search algorithms, and visualization

tools will all be implemented. To maintain code quality and ensure adherence to best

practices, the research proponents utilized the AGILE methodology which will compose

of a cycle of regular meetings, documentations, code reviews, and incorporation of

subject’s feedbacks and suggestions.

The fifth phase is the testing phase where extensive testing is carried out to

identify and correct faults, ensuring that the system performs as intended. Various

testing methodologies are used, including system testing, integration testing, and user

acceptance testing. Each feature will be subjected to iterative testing which will be done

by a number of representatives of the organization alongside with the developers of the

research project. Test cases are run, and input from users and beta testers is gathered.
Any faults that are discovered are handled as soon as possible in order to give a high-

quality, bug-free solution.

In the final phase maintenance, CLEX-G Real Estate Marketing receives

continual maintenance and support from the proponent. Addressing user input,

deploying appropriate updates and changes, and fixing any issues that develop in the

live environment are all part of this. Regular maintenance ensures that the software is

secure, up to current, and in sync with changing market expectations. It can now be

then deployed wherein the web-based real estate map data library is deployed to a

production environment after passing all testing steps and receiving approval from

users. Deployment procedures are carefully developed to provide a smooth transfer

from the development environment to the live platform. Continuous monitoring is

activated to detect and eliminate any post-deployment issues as soon as possible.

Locale of the Project

The project was conducted at the company of CLEX-G Real Estate Marketing

located at Teresa, Rizal. The organization of CLEX-G was having problems managing

their data as stated by the founder of the Company that they only store each data on a

spreadsheet file software called Microsoft Excel. This is a major issue as storing data

and information that is crucial for the Company on a simple spreadsheet file comes with

huge risks. One of these risks is the possibility of data loss as these files can easily be

tampered and deleted as it is only being stored on one file. Another problem is data

theft specifically for Ransom wares which might cause the company a fortune just to

recover data. Lastly, Excel isn’t that easy to use as it comes with various functions such
as formula creation that needs training. This drains another resource for the company of

CLEX-G as it costs them time and capital that could have been used to reinvest into

their company.

Teresa has 64,072 populations, according to the 2020 census. The area of

Teresa is around 18.61 km2 (7.19 sq mi). Teresa is a valley encircled by mountains; an

overhead view of Teresa would reveal the formerly wide tract of agricultural land flanked

by mountains abundant in marble. The proponents chose this locale all for the purpose

to create the project we proposed to CLEX G Real Estate Marketing.

CLEX-G Real Estate Marketing is a company that aims to make buying a

property a pleasurable and trouble-free experience by providing an affordable portion of

a larger land to future owners who wish to buy a small property without having to loan

and be affected by interest rates. It was started by two people who both have

experience on different real estate strategies that they both have been doing while the

two founders were in the country of Dubai and established the company CLEX-G once

they stepped into the land of the Philippines two years ago.

Subject of the Project

The project team utilizes purposive sampling technique to determine and

examine the acceptability of respondents to answer the questionnaires/checklists. There

will be a total of eight (8) respondents which will consist of one (1) administrator, three

(3) staff, and four (4) employees. A questionnaire checklist will then be provided to them

as it will expect for the project team to have a successful responses attainable.
Purposive sampling technique will be used as it will be a valuable technique for

the project team seeking to gather valuable and relevant data from the targeted

respondents who have specific characteristics or expertise relevant to their fields.

Procedures of the Project

The project team commences the project by identifying and defining what the

software system needs to have so it could meet each user’s requirements. These can

be identified by several reasons but will be simplified by going into the research

environment, performing analysis, documenting the current system of the Organization,

and lastly, arrange a meeting with the board of directors of the company to know the

specific features that are needed by the organization.

The project team now starts the documentation of Chapter 1 along with the

weekly discussion and meeting with their subject instructor and capstone adviser. The

project team created an appropriate introduction, found the existing problems, and the

benefits for the capstone project. The project team has then proceeded to both

Chapters 2 and 3.

After the analysis, the project team will start designing the database and

software. The proponents will utilize WAMP, a free and open-source cross-platform web

server solution. Consequently, the proponents will start designing the interface using

Figma alongside designing each specified specification of the web-based application.

The proponents will now start the development phase utilizing the AGILE

Methodology. Each of the proponents will start developing modules and then integrate

them once they pass the review phase of the said methodology. After the integration,
the proponents will perform initial testing and check for possible needed adjustments

into the system alongside proper documentation for the system which allows the

developers to have a record on the adjustments that happened into the system during

the development and testing.

After the analysis checking and revisions of Chapter 1, Chapter 2, and Chapter 3,

the project team prepares for the Pre-Oral Defense.

After the Pre-Oral Defense, the project team started the official designing and

development of the system. The project team also starts the continuation of Chapter 4

and Chapter 5. With all the gathered information in the comments and suggestions back

in the Pre-Oral Defense, all of the lacking and missing features have now been applied

to finally complete the system. The project team proceeds in conducting the Quality

Assurance Testing and User Acceptance Testing to ensure that the developed system

meets quality standards, user expectations, and essential requirements. And again the

system and the manuscript has been checked to the capstone adviser to now finalize it

making sure that it is ready for the project team and the final defense.
