LEASE DEED

This lease is made this Day of 2022.

This lease deed is executed for a period of eleven months.Total eleven months rental
value is Rs. 88,000/-. ·

Average Annual rental value is Rs.8,000/-

Between

1. Palamraju complex , Shop number 2, Kalpana center,Kakinada. ((Hereinafter called


(Lessor) which expression shall mean and includes their heirs and successors in
interest.))

1. Cheekatla Venkata Ramana s/o. Ch. Yedukondalu (Aadhar No. 990927989049). ,


aged .....39.... years resident of 64-12-05, Raghavendra street, Pratairnagar, Gandhi
Nagar, EG Dist, Kakinada Herein after called (LESSEE) Which expression shall mean and
ind'udes heirs and successors in interest.
Where as the Lessor is the owner of the scheduled property ( Palmraju complex,shop-02,Kalpana
center, Kakinada) and the LESSEE has approached the LESSOR to lease out the portion of
scheduled property for the purpose of carrying courier service business in the name and style
of Sriram Enterprises and, where as the LESSOR agreed, for the following terms and conditions
of the lease.

TERMS AND CONDITIONS

1. The period of lease is for 11 months i.e.,from. 01-01-2022 To. DT. 30-11-2022.

2. That the LESSEE has rupees eight


agreed to pay monthly rent of Rs. 8,000/-( for the

lease period to the LESSORS i.e from DT. 01-0
2022.

3. The LESSEE agreed to pay the rent on or before 10 th of every month by way of cash and shall
obtain proper receipt. The lessee shall not claim any payment of rent without proper receipt.

4. The LESSEE is not entitled to sub lease the scheduled property to any entity either individul,or any
other corporate body or partnership firm.

5. The LESSEE agreed to pay all electricity charges as per metre reading as per the bills from the date of
commencement of lease till the conclusion. The lessee is liable for prosecution in case of any mal
practice or theft of energy. There is a commercial category of electrical service connections in the
portion indicated in the LEASE AGREEMENT.

6. LESSOR has to pay property tax and the lesssee has to pay the tax for their profession and
business and all other taxes to govt and Panchathi as the case may be.

7. The LESSEE has agreed to keep the schedule property in good condition and shall handover the
same in as it is potion at the time of vacation.

8. The lessee has agreed to vacate the schedule property at the end of the lease period without any
notice to quit or without recourse to any court of law etc.

9. The LESSEE has agreed to carry on COURIER SERVICE business in the name and style of M/s.
Sreeram Enterprises.

10. The LESSEE has agreed not to keep dangerous articles in the schedule property.

LESSSOR LESSSEE

11. The LESSEEshall vacate the property without reference to the lease period if he commit default in
payment of rent for a consequitive period of more than 2 months.
12. The LESSEE shall not carry any structural changes in the schedule property except paints and white
wash etc only and shall maintain the premises in good condition.

13. The LESSEE shall pay the electrical consumption and additional load deposit that may occur
due to their additional consumption during the currency of the lease.

14. That there is a open space on the north of the Portion in the schedule, and the lessee shall not
stock any goods or articles in the said open space and the open space is common space for all the
portions of house, for use of all the other residents also in the said building.

14. The LESSOR has right during lease period to construct any structures in common area and
LESSEE will not object such construction and agreed to cooperate LESSOR.

15. The LESSORS or his representatives entitled to inspect the schedule property from time to time.

16. The lessee agreed to cooperate the lessors to vacate the lease premises in case the lessors decided
to demolish the old building and constructing new building or remodelling the said building within the
lease period.

In witness whereof the LESSORS and LESSEE have executed this deed of lease at Kakinada on the
date and year first above written.
