CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE made and executed into by and between:

Ms. MAECHELLE SAULDA, of legal age, Filipino and a resident of Purok Kalabasa, Brgy. Gil Montilla, Sipalay
City, Negros Occidental, hereinafter called the “LESSOR”.

-AND-

Mr. JOHN MARIEL M. BORJA of legal age, Filipino and resident of Purok Pinya, Brgy. Gil Montilla, Sipalay
City, Negros Occidental hereinafter called the “LESSEE”.

W I T N E S S E T H:

WHEREAS, the LESSOR is the owner of the LEASED PREMISES, a residential-commercial property situated at
Purok Pechay, Brgy. Gil Montilla, Sipalay City, Negros Occidental.

WHEREAS, the LESSOR, agrees to lease out the property to the LESSEE and the LESSEE is willing to lease the
same;

NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases unto the
LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED premises subject to the following:

TERMS AND CONDITIONS

PURPOSES: That premises hereby leased shall be used exclusively by the LESSEE for commercial purposes only
and shall not be diverted to other uses.

PERIOD OF LEASE: The period of Lease shall be for One (1) year starting on February 12, 2024 and ending on
February 12, 2025;

AUTOMATIC RENEWAL: The LESSEE shall give the LESSOR thirty (30) days written notice if he wishes not
to renew thus Lease. This contract shall be deemed renewed on its anniversary date under the same terms and
condition upon continued occupation by the LESSEE and the absent of notice of termination by either party thereof.

LESSEE’S RIGHT TO CANCEL. The LESSEE obliges himself to occupy the leased premises for the entire year
under the Lease and annually for all renewal periods thereafter. Either party shall pay penalty fee equivalent to one
(1) month rent if he/she chooses to cancel or break this lease at any time during its initial period or renewal periods
thereafter.

RENTAL RATE. The LESSEE shall pay to the LESSOR or its duly authorized representatives a monthly rent in
the sum of Five Thousand Pesos (P5, 000.00), which rental shall be payable every first (15th) day of the month.

SECURITY & ADVANCE DEPOSITS. The LESSEE shall, upon signing this Contract of Lease pay an amount
equivalent to two (2) months rent amounting to Ten Thousand Pesos only (P10, 000.00) as security and advance rent
deposit. This non-interest bearing shall serve as guaranty for liquidated damages, arrearages and cost of repairs
chargeable to the LESSEE and may not be applied as rent during the occupancy of the leased premises.

JUDICIAL RELIEF: Should any one of the parties herein be compelled to seek judicial relief against the other, the
losing party shall pay an amount of one hundred percent (100%) of the amount claimed in the compliant as
attorney’s fees shall in no case less than fifty thousand pesos (PHP 50,000.00) in addition to other cost and damages
which the said part may be entitle to under the law.

IN WITNESS WHEREOF, the parties herein caused this agreement to be signed and executed on this
