This rent Agreement is made and executed at Banswara on 27th June 2020, between Mr. Rajmal
S/o Dungar Ram R/o Amlifala, Amali Phalan, Narwali, Banswara, Rajasthan - 327027
(hereinafter referred to as Party of the first part/Owner).
And
Mr. Prahlad Kumar Masar S/o Naksi Masar, R/o – 32, Renganiya, Banswara, Narwali, Rajasthan
- 327027 (hereinafter referred to as Party of the second part/ Tenant).
WHEREAS the party of the first part is the owner of Premises at Amlifala, Amali Phalan, Narwali,
Banswara, Rajasthan – 327027.
That the party of the first part is ready and willing to rent out the premises at Amlifala, Amali
Phalan, Narwali, Banswara, Rajasthan - 327027
1. That this agreement is valid for 11 month from 27th June 2020 to 27th April 2021.
2. That the party of the second part will pay Rent of Rs. 3,000/- (Rupees Three Thousand
Only) per month. The rent shall be paid in advance on or before the 10th day of the month.
4. That the second party shall also pay a sum of Rs.5,000/-(Rupee Five Thousand only) in
Cash, as security deposit repayable to the second party on the termination of the Rental
Agreement and on giving vacant possession of the property. Should there be any damage
to the property of the fixtures and fittings in the said property such amount shall be
deducted from the security deposit and the balance amounts due shall be paid to the
second party .This deposit shall not bear any interest.
5. That the second party shall pay the Electricity Charges & Water Charges in respect of the
rented property during the period of rental agreement before the due dates.
6. That the second party shall not make any structural addition or alteration to the rented
property.
7. That on termination of this rental agreement the second party shall hand over vacant
possession of the rented property along with the permanent fixtures listed to the first
party in good condition only.
8. That the first party shall pay the Urban Tax, Municipal Taxes and other taxes and outgoing
both present and future in respect of the rented property up to date and ensure
uninterrupted occupation by the second party during the period of rental agreement.
9. That in the event of the second party vacating the building he should give one month
notice in writing for the termination of the agreement during the currency of the
agreement. In the event of such earlier termination, the first party shall refund to the
second party the balance amount standing unadjusted out of the security deposit paid by
the second party to the first party soon after the second party handover vacant possession
of the said property to the first party.
10. That the second party shall pay the monthly maintenances charges to the RWA.
11. That second party can use the premises for commercial purpose, GST registration and
with other government department required for running the business of the second party.
12. That the second party can use the property only for “their own business.” It has no power
to sublet, sublease or do any other mode of Business activity without prior permission of
the First party.
IN WITNESS WHEREOF both the parties have signed this agreement voluntarily out of their own
free will in presence of following witnesses on the day, month and year first above written.
