OUTLINE SPECIFICATIONS
I. CONCRETE AND STEEL WORKS

A. All concrete works of the whole structure should conform to the National Structural Code of the
Philippines with regards to quality, mixture, strength, curing, cleanliness and treatment.
B. Use class A mixture 1:2:4. 3000psi minimum compressive strength
C. Steel rebar: use grade 40 for main bars such as 20 and 16mm. dia. and grade 33 for 12 and 10mm.
II. MASONRY
A. Concrete Hollow blocks (CHB): Use 100mm (4”) thick for exterior partitions.
B. Interior partitions: Use 100mm (4”) thick Concrete Hollow blocks (CHB) or styrocrete panels if
available.
C. All concrete hollow blocks shall be laid out with cement mortar as specified with vertical joints
breaking half-way over course below unless otherwise shown on plans. Bed joints (horizontal)
and joints (vertical) must be filled with mortar thoroughly to avoid leakage or moisture.
D. All concrete hollow block walls shall be built plumbed, true to the given dimension with blocks
always set to bond and breaking joints.
E. Concrete Hollow Blocks shall be reinforced with 10mm rebar at intervals: spaced at 600mm
for horizontal and 800mm for vertical reinforcements.
F. Enclosures shall be cement plastered then paint finished.
III. ROOFING
-0.50mm Rib type prepainted with 0.50mm double side insulation.

-Bended accessories use 0.60mm for gutters and end flashings, rest use 0.50mm.
-Eaves: Use Hardiplank with 1” spacing on metal furring painted black
IV. WATERPROOFING
-Elastomeric waterproofing, for exterior walls

-Cementitious type waterproofing for Toilet and Bath
V. PLUMBING FIXTURES & ACCESSORIES
-Use Neltex brand pvc pipes, series 1000 for embedded

-Use Unitec pipe for water supply line
-All rough-in pipes and fixtures shall be laid simultaneously with the construction of the
masonry and concrete slabs. Hence, no sanitary and plumbing pipes shall be exposed.
A. For Toilets:
Water Closets: (Color to be selected): For all other T&B, dual flush type
Lavatories: (Color to be selected): for all other T&B and laundry with pedestal
B. For Kitchen
Kitchen/ Sink: To be selected, complete with p-trap, high grade stainless sink
C. Accessories
Toilet Paper Holder, Toilet Soap Holder, Combination Towel Shelf:
Chrome finish, bolt on type

VI. ELECTRICAL
-Use pvc for pipe conduit, utility and junction boxes of good quality
-Use stranded thhn phelp dodge wire cables for all power and lighting outlet supply and
distribution lines
-Use LED type warm white for all lighting fixtures
-Use big series illuminated switches plates with element
-Use high quality panel box and circuit breakers
VII. DOORS AND WINDOWS
A. DOORS
Provide and install all doors with complete locksets, hinges, and accessories.
Main Door,Back doors : Use Metal door and Solid panel doors, paint finished
Bedroom Door : Use Hollow core doors, paint finished
T&B/Laundry door : Use flush door w/ accent
B. WINDOWS
- White powder coated aluminum framed sliding/fixed glass windows shall be as per
design or shown in the Window Schedule and as per aluminum
fabricator/manufacturer's standard sections. Windows shall be complete with 3/16”
and 1/4” thick bronze glass. (see Doors and Windows Schedules). Color shall be
selected by the Architect. All aluminum framed windows shall be complete with
manufacturer's standard hardware and accessories.
C. HARDWARES
Locksets : "Hafele” brand or its equivalent, satin brass finish
Hinges : "Stanley" or its equivalent satin brass finish
: Main Door- press type with dead bolt lock set
VIII. STAIR HANDRAILS AND RAILINGS
- Tread and risers: Solid wood on metal/steel frame

- Railing: Use wood on steel fabricated ballusters and glass railings
IX. FINISHES
A. FLOOR FINISHES
- Parking: Plain concrete
- Bedroom and Hallways: Use Laminated flooring, Vinyl wood planks, 20 x 100 cm
woodplank tiles
- Living, Dining and other common areas: 600mmx600mm Stain-free polished tiles,
wood tiles
- Toilet and Bath: 300mm x 600mm Homogeneous Unglazed Porcelain Tiles (Color to
be selected)
- Viewdecks and Porch: Use non-skid tiles
B. WALL FINISHES
- Cement Plaster Painted Finish for exterior wall accent
- Cement Plaster Painted Finish for interior walls
- Use wallpaper on walls specified on drawing and headboard side of all bedrooms
- Unglazed Ceramic Wall Tiles 300mm. x 600mm. for Toilet & Bath
C. CEILING FINISHES

- Living, Dining and Bedrooms: Use Gypsum board or Hardiflex board on metal furring,
paint finished
- Toilet and Bath: Use PVC Panels on metal furring, paint finished
- Stair soffit: Slab soffit, paint finished
- Eaves: Use PVC Panels on metal furring, paint finished, hardiplank
X. BUILT IN CABINETS/COUNTERTOP
A. CABINETRY
-19mm thick Marine laminated plywood with pvc edging
-use heavy duty stainless pullers, hinges (hydrolic type)
-provide stainless pullout basket on kitchen pantry and drawers.
B. COUNTERTOP
- Use 600mm x 600mm Homogeneous Unglazed Porcelain Tiles (Color to be selected)
XI. PAINTING
Use Davies brand only for the whole structure.
Use Waterproofing, top-coated with liquid tile on exterior
Use Odorless latex paints on all interior surfaces.
XII. OTHER REQUIREMENTS
