This agreement of lease made on this 26th day of March 2024 between
the Chairman, Board of Trustee, Sri Vasavi Kannigaparameswari Amman
Devasthanam residing at No.3, Kadaveethi, Gobichettipalayam 638 452
(Here in after called the Lessors, which expression shall mean and include
their his heirs, executors, administrators, legal representatives or
assignors) or ONE PART.
AND
LESSOR LESSEE
WHEREAS THE LESSOR has agreed to let out and the LESSEE have agreed
to take on lease the premises of the total area 1201 sq.ft. bearing Door No-46,
Car Street, Gobi 638 452 more particularly described in the schedule herein
on the terms and conditions set out herein below:
1. The possession of the building has already been delivered to the lessee
with effect from 01.11.2023 to 31.10.2028.
2. The lessee agrees to pay the rent of Rs.12,208/-(Rupees Twelve thousand two
hundred and eight only) per month payable on or before 5 th of every
Succeeding month and obtain receipt thereof.
5. In case Co-optex decides to vacate the premises during the tenancy period
by giving 3 months advance notice, the Building Owner agrees to refund the
permanent Rent Advance before vacating the premises. The lessor shall not
deduct any amount out of PRA on account of any loss incurred by the
lessor for any reasons.
6. The lessee shall not sublet assign or deliver possession of the building to
others.
7. The lessor shall pay all municipal and other taxes on the premises and
white wash and paint the premises atleast once in 2 years.

8. The lessee shall pay Electricity consumption charges and other Taxes which
applicable relating to the business.
9. The lessee under takes to use the premises for the business of the lessee and
for the purpose of running a Co-optex Sales Unit / Godown.
10. The lessor will be entitled to have entry into the premises for
looking into the condition of the leased premises.
11. The lessor has no objection to modernize the shop by providing wooden
counters, racks, false ceiling, fixing a marble, tiles in the floor for
betterment of business without any structural alterations. The lessee
shall execute the above said modernization as and when necessary and
12. The lessor shall have no objection to sign any proper application forms
as required by TNEB for obtaining of three phase power connection for fixing of
A/C etc., in the rented premises.
13. The lessor shall bear all taxes like Property Tax or any new Tax levied by
local bodies, State and Central Government during the tenancy period.
14. The lessee hereby covenants that all the provisions of the transfer of the
property act Governing the lease shall be deemed to have been incorporated as
part and parcel of the agreement as for as they are not repugnant to the
conditions and covenants mentioned above.
