Ashok Nagar, Chennai -600 083. Tamil Nadu, represented by its Director, HT.X.KUHAR
{laOnaar No: 3317 7f8O &g2), son of tate Mr.Kasi, Hindu, aged about 50 years, who
hfs been authorised by the Company vide Board Resolution dated _ to execute

AND
1) Upon request from the PURCHASER, the DEVELOPER herein have agreed
to develop Plot No.42, measuring an extent of 6OO Sq.ft., situated in the
layout "RADHA GARDEN", approved vide DTCP No.78/2023, comprised in
S.No.15/4, as per patta sub division Survey No.15/4A (Patta No.578),
situated at Santhavelur-A Villlage, Sriperumbudur Taluk, Kancheepuram
District, more fully described in Schedule hereunder, for an estimated
Development Charges (inclusive of GST and other charges) of
Rs.1O,8O,OOO/- (Rupees Ten Lakhs and Eighty Thousand Only),
towards Development Works as listed in the Annexure to this
Development Agreement.
2) The PURCHASER has paid a sum of Rs.IO,OOO/- (Rupees Ten
Thousand Only) as Advance out of the total estimated Development
Charges (inclusive of GST and other charges) as stated above to the
DEVELOPER to develop the Schedule mentioned property.
3) The PURCHASER agrees to pay the balance Development Charges
amounting to Rs.1O,7O,OOO/- (Rupees Ten Lakhs and Seventy
Thousand Only) at the time of Registering the Schedule property, or
within 15 days from the date of this Agreement, whichever is earlier.
SCHEDULE
All that piece and parcel of vacant land bearing plot J{o,42, measuring an
extent of 6OO Sq.ft., comprised in S.No.15/4, as per patta sub djvision
Survey No,15/4A (Patta No.578), situated in the layout "RADHA GARDEN",
approved by Kancheepuram DTCP No.7812023, dated 24.07.2023, approved by
Tamil Nadu Real Estate Regutatory Authority File No.TNRERA/ 16983/2022,
Registration No.TN/o1/Layout /4029/2023, dated 31.10.2023, sttuated at
Santhavelur-A Village, Sriperumbudur Taluk, Kancheepuram District, and
Bounded on the:
