RENT AGREEMENT

This rent agreement is made on this 11th Day of January 2024 between SMT. LAJWANTI
MANOCHA DIO ROOP CHANDRA KHARBANDA R/O B-226, MIG FLATS, PHASE-4,
ASHOK VIHAR, DELHI-110052 (Hereinafter called the First Party-Owner).
AND

MR. TARUN KUMAR MINOCHA S/O RAJINDER KUMAR R/O B-226, MIG FLATS,
ASHOK VIHAR, PHASE-4, NORTH WEST DELHI – 110052, (Hereinafter called the Second
Party Tenant).

And whereas the First Party has agreed to let out FLAT NO. B-226, MIG FLATS, PHASE-4,
ASHOK VIHAR, DELHI-110052. And the second party has agreed to take on rent the said
premises mentioned as above the following terms and conditions: -

1. That the monthly rent agreed between both the parties is Rs. 23,000/- (RUPEES
TWENTY THREE THOUSAND ONLY) including maintenance Charges.
2. That the tenancy has commenced from 01/04/2023 to 31/03/2024 for a period of 12
months.
3. The monthly Rent is Rs. 23,000/- (RUPEES TWENTY THREE THOUSAND ONLY) which
shall be paid by the Second Party to the First Party by the 7th day of every English
Calendar month.
4. If both the parties have agreed, tenancy period shall be extended for further period
by increasing 10% rent.
5. That the Second Party shall not make any additions or alteration in the said premises
without permission of the First Party. That the Second Party shall use the said premises
only for residential purpose not for any other purpose. That the First Party can visit the
said premises at reasonable hours.
6. That day-to-day minor repair, maintenance charges in respect of the above said premises
shall be done by the Tenant/Second Party at his own cost and expenses.
7. If this agreement is not renewed after expiry of the tenancy period, the Second Party will
hand over the said premises to the First Party in smooth manner.
8. That in case if the First Party wants to evict the said premises prior to the completion of
tenancy period, then the First Party will give one-month prior notice to the Second Party
and if the Second Party wants to vacate the said premises prior to the completion of the
tenancy period, then the Second Party will also give one month’s notice or one month rent
to the First Party.

9. The security amount is not adjustable. The First Party will refund the security amount to
the Second Party when the Second Party will vacate the premises.

10. All the keys which were handed over to the Second Party at the time of possession
should be handed over back to the First Party otherwise the First Party will get that lock
replaced or will get the amount deducted from the security money in getting that lock
replaced.

11. That the Second Party will be giving is Rs. 23,000/- (RUPEES TWENTY THREE
THOUSAND ONLY) as one-month advance rent and Rs. 23,000/- (RUPEES TWENTY
THREE THOUSAND ONLY) as Interest free security deposit.

12. Second Party should become RWA member must abide by the RULES & REGULATION
of RWA. Premises prior to the completion of the tenancy period, then the Second Party
will also give two months’ notice or two months’ rent to the First Party.

13. That the lease has been granted for exclusive residential use of the same family and
under no circumstances Second Party cannot sublet the premises for PG or to any other
party.

14 That the second party aforesaid shall be liable to pay any damages, cost by the second
party during his tenancy natural all wear and tear during the tenancy period of the said
property is acceptable by the first party.

15. That the second party shall not use the said property for any illegal purpose, if the
second party shall use the said property for illegal purpose, he will liable himself for the
same the first party and his property shall not be responsible for the same.

18. It has been agreed between both the parties that if tenant vacate before six months then
one moth of advance rent amount security will not be refundable and it shall be forfeited.
