GRMS System

A Guest Room Management System (GRMS) is a technical solution designed to centrally control
and manage various amenities and systems within guest rooms in hospitality establishments.
Here's a more technical elaboration:

Device Integration:
GRMS integrates with a variety of devices, such as
lighting controls, HVAC (heating, ventilation, and air
conditioning) systems, motorized curtains/blinds,
entertainment systems, and room access control.

Centralized Control:
The system provides a centralized control interface,
often accessible through a graphical user interface
(GUI) or a web-based dashboard.
It allows staff to monitor and adjust settings for multiple
rooms from a central location.

Automation and Customization:


Automation features enable predefined scenarios or settings based on guest preferences,
occupancy status, or time of day.
Customization options allow guests to personalize their room environment according to their
preferences.
Energy Management:
GRMS often includes energy management features to optimize energy consumption in guest
rooms. This can involve controlling lighting and HVAC systems based on occupancy and natural
light conditions.

Integration with Building Management Systems (BMS):


Integration with the overall building management system ensures coordination with other building-
wide systems, such as security, fire safety, and energy management.

Occupancy Sensors:
GRMS may incorporate occupancy sensors to detect guest presence. This information can
trigger automation, such as adjusting temperature and turning off lights when the room is vacant.

Communication Protocols:
The system relies on communication protocols like BACnet, Modbus, or other industry standards
to facilitate seamless integration with various devices and systems.

User Interfaces:
Guest interfaces, which can be physical interfaces in the room or mobile applications, allow
guests to control room settings easily.
Staff interfaces provide comprehensive control and monitoring capabilities for maintenance and
management.

Security and Access Control:


GRMS often includes features related to room access control, ensuring only authorized
personnel can access certain functionalities.
Security measures are implemented to protect the system from unauthorized access or
tampering.

Reporting and Analytics:


The system may generate reports and analytics on energy consumption, device status, and
guest usage patterns. This data can inform decision-making for optimizing operations.
GRMS Equipment

Switches:
These are control interfaces that guests can use to operate and control
various functions within the room. They may include switches for lighting,
curtains, and other amenities.

Thermostats:
Devices that allow guests to control the temperature and climate within the
guest room. They are a key component of the HVAC (Heating, Ventilation,
and Air Conditioning) system.

Sockets:
Electrical outlets or sockets where guests can plug in their electronic
devices such as laptops, chargers, or other appliances.

DND/MUR (Do Not Disturb/Make Up Room):


Indicators or switches that guests can use to communicate their preferences to hotel staff. "Do
Not Disturb" indicates that the guest does not want housekeeping service, while "Makeup Room"
signals that the room can be cleaned.

Sensors:
These can include various types of sensors, such as occupancy sensors, temperature sensors,
or environmental sensors. Occupancy sensors, for example, can detect whether the room is
currently in use.

Card Holder:
A cardholder may be part of the room access control system. It is a device where guests can
insert their key card or electronic key to access the room.

Bedside Panels:
Control panels located near the bedside provide convenient access to various room functions.
Guests can use these panels to control lighting, adjust room temperature, and more.

Welcome Panels:
These are often interactive touch panels or displays that provide information and welcome guests
to the room. They may offer features such as room service ordering, local information, or
personalized greetings.

KMG103 - KNX/Modbus Gateway


General Specifications
▪ EAE’s KNX/Modbus Gateway is
specially developed to provide cost
savings for the room budget.
▪ Device has in-built 320mA or 640mA
power supply options. If one hotel
room has a KMG device, it will not be
necessary to have an additional KNX
power supply.
▪ KMG is also a gateway between the
KNX line and the Modbus TCP line.
The device is reaching the Modbus
TCP line directly. So, project topology
does not require IP Routers for each
room.
▪ Additionally, KMG is executing 4 different scenes through its logic functions like pre-
welcome, welcome, leave, and check-out according to occupancy information. Scenes
can be changed by using GRMS software. When the guest is not in the room, it guarantees
energy saving without using the cardholder (energy saver)
▪ Device has 3 dry contact inputs and can respond to any configuration in the room
through motion/presence sensor and door/window contacts.
GRMS Solution without using Card Holder
Card Holders can also be removed from the topology by adding KNX or conventional sensors to
the system.
Sensors, door, and window contacts can be included from the systems with using inputs of
KNX/Modbus Gateway.

KNX / TCP LINE
Device includes 320mA and 640mA PSU and reaches the Modbus line directly.

PD100 Presence Sensor


Presence Detection + Constant Light Control
PD100 KNX presence detector is used in indoor spaces with an integrated light sensor to achieve
presence detection and constant light functions in a single device.
