The success of a residential community is contingent on knowing what is required for residents to live
together in harmony.
We have prepared this Home Guide to serve as a general guide on your living at Regal Garden. For your
convenience, we have outlined the common property and recreational facilities available, the guidelines
on their usage and other relevant information which may be of use to you.
All rules and regulations herein apply to all residents, owners, and tenants/occupants. Owners shall be
responsible for their respective tenants’ and occupants’ adherence to the rules and regulations. Each
owner is responsible for providing his/her tenant(s) with a current copy of the rules and regulations.
The Regal Garden Management has delegated the day-to-day management of the property to a
professional Property Management Company. Its duties include offering advice to the residents,
implementing the Regal Garden Condominium Associations decisions, maintaining accounting records,
supervising contractors, and overseeing the day-to-day operations.
While every care has been taken in preparing this home guide, the developer and its agents shall not be
held responsible for any inaccuracy in its contents. All statements are believed to be correct but are not to
be relied on as statements or representations. The developer reserves the rights to add, amend or delete
any part of the home guide from time to time.

PROPERTY HELPDESK
The CBRE Team will manage and provide services in the areas of housekeeping, security, common area
maintenance, customer relationship and other property related services.
Enquiries or faults concerning the upkeep of the property or any other services as listed below should be
made to the Property Management. The helpdesk will accept and log calls relating to all services and
utilities in the premises.
HOURS OF OPERATION:
The helpdesk is operating through the Property Management’s Office at Regal Club, second floor and
would be available to speak to between the operating hours 0930 hrs to 1800 hrs from Monday to
Sunday on

Your building has the following common facilities. Peaceful living necessities that all homeowners in the
building take joint responsibility in ensuring that the common facilities are not misused and that the safety
and security aspects of the building are not harmed.
Facilities Description
Service lift and passenger lifts are installed in each Tower. In case of any

problem with lifts, please press the alarm button within the lift or call helpdesk.
The building will be having FTTH system which connects all apartments and
Centralized EPBAX / Intercom facilities like facility office, ground floor lobby, security cabin, club house, etc.,
through an intercom system.
On each floor in the Lift lobby passage, we have provided a fire hydrant shaft,
which contains a hose with a nozzle and a stopcock. In case of fire just pull out
Fire Fighting the hose with the nozzle, open the stopcock and Pressurized water will start
coming out of the nozzle. Alarm switch and hooter are also provided in each
floor lobby, which will sound alarm on the ground floor.
Hydro pneumatic pumping system will ensure that water is supplied to all the
Pumping System taps and outlets in the apartment at proper pressure. Drain system below
ground level is supported by suitable sump and Monoblock pump.
Considering the present scenario of disturbance in the regular electric power
DG Systems supply the emergency and mandatory systems like lifts and staircase lighting
are looped in it. The capacity of the existing DGs is 1010Kva x 2, 500kVA X2.
STP is provided for recycling sewage water to make it potable for flushing and

Facilities Description
Dish Connection
ELECTRICAL PANEL:
For safety, internal electric circuits are protected through MCB’s (Miniature Circuit Breakers) and
RCCB’s (Residual current circuit Breakers). They function like fuses. In case of overload or short circuit
in your appliances, the MCB will trip and can be reset again after switching off / disconnecting the
faulty appliance.
Do not attempt to tap extra points in an erratic manner and endanger the design grouping. In case
you have genuine need for an extra point, seek professional advice.
Never use a multi-plug for operating several appliances like mixer, oven, fridge, TV, Music System
from one single point. Use independent point for all these appliances.
Do not switch on the water geysers in case of no water supply to your apartment. Switch off the boiler
after use. Do not leave the boiler switched on overnight.
Steers clear of the temptation to use bucket water-heaters with naked heating coils for quicker
heating. Think of your unsuspecting kid or housemaid who may use their hands as thermometers to
check the bath water. Severe burns and shock could result from this perilous experiment.
Inserting loose wire ends (without a proper plug connector) for temporary connections is a crude
practice fraught with dangers. Besides sparking and other electrical hazards, loose wire lying on the
floor, may take dear old granny completely by surprise and lead to a serious accident.
Refrain from attempting even minor replacement or repair jobs like changing bulbs, starters, fuses
with the switch ON.

PLUMBING WORKS:
The water is supplied to your own apartment from overhead tanks through hydro pneumatic system. The
pipes inside your apartments are laid concealed.
STOP COCKS
These are used to turn off the water supply when fixing worn out of washers, taps, plumbing and to
prevent unnecessary wastage and splashing of water. In case of any item not working please call for
professional help since it involves the handling of delicate joints.
WATER CLOSET
This consists of four important units that are vital to its functioning.
Commode
This is made of burnt clay material like the washbasin and is as delicate and can be maintained as
attractively. But it is a lot costlier and bothersome to replace if damaged. A bewildering variety of
brushes and chemicals are available for the purpose of cleaning. Choose your pick.
Flush Valve
No flow of water even after pressing the lever occurs when pipe is empty of water. This could be
because of no water supply, internal obstruction in the supply, pipe or the stock cock being turned
off.
Plastic Seat & Cover Seat
These are attached to the commode by two nuts, which tend to get loose with usage. Tighten the
nuts whenever it gets lose. Use of spring washers or double nuts is recommended as they prevent the
nuts from frequently loosening and keep the seat in place.
Connecting Pipe
If the connecting pipe, i.e., the channel between the commode and the external drainage pipe ever
develops a problem, it is best to seek professional help since it involves the handling of delicate joints.
A minor problem like loose joint may be fixed yourself with M-Seal.
If you are uninitiated in plumbing skills, call a professional and let him do the work.

If the apartment owner or occupier fails to give such written notice, the Management reserves the
right to refuse entry to any person as it deems fit.
The Management shall not be liable for any injury, accident or loss occurring in any part of the
property.
In the event of any violation of these house rules, the apartment owner or occupier shall make good
and/or compensate for any loss and/or damage caused to the satisfaction of the Management.
In the event that the Management has to engage any legal counsel to enforce any of the house rules
or to engage any contractors to carry out any rectification or remedial work necessitated by the
failure on the part of resident to comply herewith (and the Management reserves such right to do so
if any owner or resident fails to rectify or remedy any default on his part in complying with any of
these Rules and Regulations within fourteen (7) days of notification by the Management), the
Management is entitled to be compensated in full for all costs incurred, including any legal fees on a
solicitor and client basis.
It is intended that the exterior façade of the building shall represent a uniform appearance. As such,
residents shall not allow any projections extend through any doors and window opening; erection of
awning and window grilles; and painting of external wall and window frames without prior written
approval of the management. The Management shall have the full right and authority to demolish any
or all such unauthorized additions, alterations, structures, or any part thereof after fourteen (14)
days’ written notice to the owner/occupier requesting him/her to remove the same and all costs and
expenses incurred, including legal fees in respect of such removal or demolition shall be borne by
apartment owner concerned.
Residents shall not hold a barbecue at the private enclosed space at any time.
In the event of power failure, fire or other emergencies, residents must not use the lifts but should
use the stairways to vacate the buildings.
The residential units cannot be used as a Guest House, Service Apartment or as a Dormitory.
Balconies:
Flowerpots: Do not keep flowerpots on balcony railing or on window sills.
Drying washed clothes: Do not hang washed clothes over the balcony rails. These detract from
the aesthetics of the façade of the building.
Washing: Do not wash balconies with water, but a dry broom followed by a wet mop is most
effective. Mop up the excess water with a cloth as water must not spill from balconies of upper floors
onto lower floor occupant balconies.
Watering potted plants: While watering potted plants in the balconies, use as little water as possible
to prevent spillage or overflow. Alternatively use over spill trays under the pots.
Air Conditioners: Attach a pipe to remove excess wastewater from air conditioner units to avoid
water drops falling in lower floor units. This water pipe should be attached to the drain at service
area.
Garbage Disposal:
Garbage bags must not be left in the passage. Do not use the water shafts for disposing garbage or
other household material. A garbage collection person has been employed to collect garbage
every morning from your apartment’s garbage collection point.
While cleaning the apartment all dust or garbage etc. must not be thrown down. It must be collected
and disposed through garbage bags.

Parties:
While having a party at your apartments on in the lawn, kindly ensure the music and other noises
do not disturb other occupants.
Pets:
Only household pets of small pedigree may be kept by residents. Livestock, poultry, and other non-
household pets shall not be allowed in the apartments.
Household pets that cause nuisance or unreasonable disturbance to the other residents shall
be promptly removed from the Complex.
All pet owners shall observe the following rules, failing which they shall be obliged to remove their
pets from the Complex.
Pets shall not be allowed in the Common Areas except when kept in restraint.
Pets shall not be allowed in or about the recreation facilities and clubhouse.
Pets (specifically dogs) must always to be kept on leash outside the apartments. Make sure the
leash is appropriately tight and the handler is able –bodied person so that dogs can be
effectively controlled and do not attack passer-by or do not enter flower beds or garden area.
Dog Litter: Do not allow your dogs to relive themselves in common areas such as roads, garden,
lawns, hedges, and flower beds within the complex. Please arrange to clean up any litter created
on the lawns or inside the building premised immediately. Pets must only be taken up or down
by the service elevators or through the stairs.
Moving Residence:
Bringing goods into the complex: All vehicles carrying household goods into the complex must enter
details of the goods being carried inside the apartment. The vehicle carrying household goods will be
parked at the designated gate outside the gate and from there be taken inside in trolleys/manually.
Household goods will be then transferred to trolleys, which will be provided, and carried to basement
1 service lift. All items are to be taken through the service lift only. The guard will put ply boards on
the floor and walls to avoid damage to the lift before any item is taken inside the lift. Items which
cannot fit into the service lift are to be taken to the apartments through fire staircase.
Taking Goods outside the complex: All vehicles carrying occupants’ households’ items out of
the complex, should have the gate-pass with details of the items, signed by the owner and
property manager and submit at the security gate.

COMMON AREAS
Common Areas:
Modifications: Do not make any modifications that may affect the façade of the building. In
particular do not make holes in the outer walls for air-conditioning pipes or drainage pipe and do not
put-up awnings or roof over balconies.
Defacing the building: Do not spit or scribble on walls, corridors, basements, or lifts in the complex.
Instruct your domestic servants, drivers, and contractor staff to refrain from chewing pan and
spitting in the common areas.
Plumbing and Electrical Shafts: Do not store anything in the shafts as these can be hazardous and
is prohibited.
Common areas and passages inside buildings: common areas and passages in all parts of the
buildings are to be kept free of obstructions such as plants, decorative furniture, bicycles, boxes,
crates wood shavings and building materials. All such material found in common areas will be
cleared by the maintenance staff of the complex.
DO not throw any garbage from your apartments down to common areas, parks and fellow residents
balconies.
Ball Games: Children must be asked to play ball games only in the designated playing areas and
not on the lawns of complexes, as this may damage the grass and flower beds.
Driver and maid servants: Drivers or domestic servants, including maid must not use the lawns for
lying down, playing around, sleeping or for their personal get-together.
Use of Dustbins: Keep the garden and lawn clean and good for use by others. There are dustbins
provided for disposing small litter on the lawns.
Dog litter: please ensure that your pets do not relieve themselves anywhere on the lawns or inside
the common areas.
Lifts / Elevators:
Service Elevators: All Domestic Servant, contract staff and delivery staff must use the service
elevator. They must not use the main passenger elevators, except in the company of the
apartment occupant (e.g., maids with children, owners with drivers, etc)
Small Children: Children below 6 years old must not be allowed to travel alone in elevators.
Smoking: Smoking is prohibited at all public places including elevators and lobbies.

Other General Guide at Common Area:
Personal belongings must not be placed / stored at the common areas at all times other than for their
designated purpose. The sidewalks, passages, lobbies, stairways, and corridors must not be
obstructed at all times or be used for any purposes other than their designated usage. The
Management shall not accept any liabilities, whatsoever, for loss or damage to such goods or item
including bicycles, benches, flowerpots, shoes etc. left in the common property.
Smoking within the compound of the swimming pool, steam bath, common toilets, lift and any other
enclosed (common) area is strictly prohibited.
Littering and spitting is strictly prohibited at the common property; in breach whereof, the owner or
occupier shall bear the cost of removing the litter/ cleaning up the area. The cost of removing the
litter / cleaning shall be determined at the sole discretion of the Management.
All furniture and equipment placed or installed in the common area by the Management have been
provided for the safety, comfort and convenience of all residents and therefore shall not be
removed without the permission of the Management.
Residents shall not damage any furniture and equipments provided in the common property for
the use of all residents, or cause damages to any part of the common areas.
Residents shall not install any radio/television antenna/dish at the common corridor, or at any
other part of the building or any external part of the unit.
Residents must not erect any external awnings, shades, screens, grilles, or any other structure on
the common property without prior written approval of the management.
Residents shall not use the lobby or common areas of the estate for any private/public activities
or function and religious/funeral functions or activities.
Residents shall use and enjoy the common property in such a manner so as not to interfere
unreasonably with the use and enjoyment thereof by other owners or their families or visitors.

VEHICLE & PARKING FACILITIES
Resident Vehicle Stickers: All vehicles belonging to the occupants that they wish to park within the
premises will have to be registered with the Property Management office. An entry will be made in the
vehicle register and a parking sticker will be issued.
Speed limit for the vehicles moving in the society is 10 km/hr.
A copy of the document issued by the authority certifying ownership of the vehicle should be
submitted to the Management.
As mentioned in apartments buyer agreement car park sticker will be issued for each resident
pre-decided fee per sticker will be charged for replacement of damaged or lost label.
Residents who change cars shall submit details of new cars to Management.
The car park sticker must be prominently displayed on the front windscreen of the vehicle.
Vehicles parked within the car park are at the sole risk of the owners or Residents, and the
Management will not be responsible for any loss or damage howsoever caused.
Heavy vehicles are not allowed in the car park.
Visitors’ cars are to be parked in the designated car park only. Apartment Owners/Occupiers are
requested to inform their visitors (including tradesmen and contractors) of the above.
Apartment Owners/Occupiers are responsible for ensuring that their visitors abide by the rules.
No owner will be allowed to park their vehicles at visitors parking slots or in front of the tower
entrances.
Please do not wash car in the basement areas, only basic cleaning is allowed.
Commercial Vehicles
No commercial vehicle is allowed to be parked in the car park.
Vehicles such as truck, water tanker, containers, etc. will not be allowed to park inside.
Vehicles and machinery like forklifts, generators, welding machines, air compressors, lifting
equipments, containers etc. will not be allowed entry unless prior written approval from the
Management is obtained.
Repair or servicing of cars is not permitted in the car park or anywhere in the common areas.
Overnight parking by visitors is prohibited.
Wheel Clamping
The Management is empowered to wheel-clamp vehicle/tow away without a valid sticker or found
parked in a lot other than a designated lot or in areas not drawn as parking lots.
The vehicle may be released upon the payment of Rs. 500 during office hours.
If the vehicle is not removed within 48 hours an additional administrative fee of Rs 500 per day or
part thereof of that day is payable.
In the event that the owner/driver of the vehicle and/or the apartment owner/occupier and/or their
servants/agents damaged the clamp in their attempt to remove the clamp, the owner, driver of the
vehicle and/or the apartment owners/occupier shall be liable to pay and indemnify the Management
for the costs of replacing the damaged clamp and other incidental expenses and legal costs that may
be incurred by the Management to ensure compliance with the rules.

The Management shall not be liable for any damage to the car, when its wheels are clamped or when
the clamps are removed, howsoever caused (even if the damage arose by reason of the negligence of
the Management).
The vehicle may be towed away, and all towing charges or car park charges shall be payable by the
apartment owner/driver and/or owner of the vehicle.
The Management shall not be responsible for any fines, car park charges compositions or summonses
because of the vehicle being towed away and parked outside the estate or for any loss or damage to
the vehicle of its contents.
The Management shall not be liable for any loss/damages, actions, proceedings, claims and suits
which may be made against the Management. All charges incurred by the Management including any
towing charges and incidental costs and expenses shall be borne by the owner/driver of the vehicle
and/or the apartment owner.
All motor vehicles are parked in these premises at owners’ risks and the Management, and its
servants and agents undertake no responsibility and shall not be liable in any manner whatsoever for
any loss or damage of or to any motor vehicle parked in these premises.

VISITOR MANAGEMENT
Visitors at Regal Garden have been classified into the following three types:
Your Guests
Daily Services: Milk, Newspaper, Daily Maidservants, Drivers, Tiffin, etc.
Non-Daily Services: Courier, Gas, Water, Flower, Fast Food, Medicines, Groceries and Other Deliveries
Each visitor has specific objective of the visit to the complex and therefore has corresponding
security related guidelines:
Guests
Intercom Call/Nobroerhood -: All guests will be announced by an intercom call/massage intimation
via Nobrokerhood from the main gate security. Only after confirmation and permission from the
occupant the guest will be allowed into the complex.
In case of larger gathering of expected guests, please provide the guest list in advance to the
security to avoid continuous disturbance to other residents and yourself.
Entry in the Guest Register: Please advice your guests to make an entry in the
register/Nobrokerhood device at the main gate.
Parking: Please advice your guests to park in the designated Visitors’ parking areas. No visitor is
allowed to park their vehicles in the residents’ allotted slots.
The Management is empowered to wheel-clamp vehicle/tow if found parked other than a designated
lot or in areas not drawn as parking lots.
The vehicle may be released upon the payment oF Rs. 500 during office hours.
If visitor/guest is staying overnight or for few days. Resident should inform Estate Office for the same.
Please note that your guests, their accompanying children, friends, and relatives, remain your
responsibility throughout their stay at the complex and will be expected to follow the
residents’ guidelines.
Daily Services
Photo ID Check: All daily service person would need to carry a Photo ID Card issued by the
Property Management Office. The ID cards must be pinned at all times and visible to security staff
when moving within the complex.
Normally, no intercom will be made to the concerned apartment, but a call will be made every time
a daily Domestic Servant does not have a valid photo ID card.
Entry in the Register: All daily services persons must make an entry in the register kept at the
security gate.
Non-Daily Services
Bill and Visiting card check: All non-daily services (gas, couriers, water, flower, fast food, etc) will
be stopped at the main gate and will be checked for their delivery bills and Id cards.
Visitor’s ID Cards: All such visitors will be given a numbered Id card that has to be worn and always
displayed while they are in the complex. These must be returned when they leave the complex.
Intercom Call/Nobrokerhood Intimation message: All non-daily services will be announced by an
intercom to your apartment.

REPAIR & MAINTENANCE RESPONSIBILITIES
This section defines the scope of repair and maintenance responsibilities of the Apartment
Owner/Occupier.
As an Apartment Owner/Occupier, you own the ‘airspace’ enclosed within the perimeter walls, floors, and
ceilings of your apartment. The common boundary of your unit with another unit or with the common
property shall be the centre of the floor, wall, ceiling.
You are required to refrain from undermining the support and services to other units and have a duty to
maintain the services within your unit in good repair. Should it be necessary, the Management may carry
out repair or renewal works in a unit.
All parts of the land and building that do not fall within the boundaries of any of the individually owned
are the ‘Common Property’. It includes most of the structure of the building, staircases, lifts, lift lobbies,
landscape areas and any communal facilities.
Foundations, columns, beams, supports, walls, roofs, lobbies, corridors, stairs, stairways, fire escapes,
entrances and exits of the building and windows installed in the external walls of the building.
Car parks, recreational or community facilities, gardens, parking areas, roofs, storage spaces and
rooms.
Lifts, tanks, pumps, motors, fans, compressors, ducts, and in general all apparatus and installations
existing for common use.
Water pipes, drainage pipes, sewerage pipes, gas pipes and electrical cables which serve two or more.

All other parts of the land not comprised in any lot necessary or convenient to the existence and
maintenance and for the reasonable common use and safety of the Common Property.

FACILITIES AT REGAL GARDEN
General
A range of facilities is provided for the exclusive use of the Residents. Care must be taken to ensure that
they are not damaged or subject to undue wear and tear. Non-resident owners are deemed to have
assigned their rights to use the recreational facilities to their tenants.
The general rules and regulations on the use of facilities are as follows: -
Residents and Guests must be properly attired when using the facilities.
All Guests must be accompanied by a Resident host when using the facilities and all rules must be
observed by both parties.
Children under the age of twelve (12) years must be accompanied by an adult who shall be
responsible for their safety and behaviour.
Noise levels should be kept to the minimum while using or in the vicinity of the recreational facilities.
Football, roller-skating, rollerblading, and skateboarding are not allowed on the landscaped deck and
common corridors.
All recreational facilities should be kept clean and tidy during and after usage.
The Management reserves the right to close the recreational facilities for maintenance or other
reasons it deems necessary.
The Management will not be responsible for any loss or damage to any personal property, injury, or
death arising from the use of these facilities.
Pets are not allowed in the recreational facilities.
Only Residents above the legal age of 18 are allowed to book the recreational facilities for the unit
they reside in.
Residents shall be responsible for any damages caused by them while using the facilities. Any
damages found prior to the usage of the facilities should be reported immediately to the security
personnel at the Control room or the Management office.
The Management reserves the right to refuse admittance to the recreational facilities, should any
person fail to comply with any of the rules and regulations.
The Management reserves the right to change any rules or regulations when necessary.
The above rules and regulations for the use of the recreational facilities are intended to ensure
the general benefits and enjoyment of the Residents in Regal Garden.

Clubhouse
Club house/kids area facility is only for residents of the society; guest or visitor entry is not permitted.
Guest can avail the club facility on paying INR-100/- for 1 hours. Club facilities including swimming
pool, badminton, T.T, pool table and GYM
Club house opening timings – 06:00 am to 10:00 am & 04:00 pm to 10:00 pm and Tuesday closed.
The swimming pool and indoor game rooms are located in the clubhouse.
Swimming pool opens from 6.00 a.m. to 11:00 am & 5:00 pm to 10:00pm & Tuesday closed. The
management reserves the right to shut down the swimming pool for maintenance during regular operational
hours.
Persons with infectious diseases or open wounds are not permitted to use the pool.
Glass receptacles and or other breakables or sharp objects are not allowed in the pool and the
surrounding areas.
All users must shower before entering the pool.
All persons are advised to leave the pool during heavy rain and thunderstorms.
Eating, drinking and smoking are not permitted in and around the pool deck.
Snorkelling and scuba-diving gear (i.e. masks, snorkels, flippers, diving suits. etc) glass masks or glass
goggles, boats and similar objects shall not be permitted in the pools. However, plastics goggles are
permitted, and children may play with small water toys in the pool.
The pools are supervised by lifeguard, however all swimmers should exercise caution when using the
pools.

The Kid’s Play Areas is behind the tower C and G. The play area and its equipment are recommended for
children under the age of 8.
1. Any damage done in the club house will be penalized to the concern resident and shall be
reflected in your CAM billing.
2. Please do not use tower top terrace, if found open please inform Estate office for the same.
3. Guest can avail the club facility on paying INR-100/- for 1 hours. Club facilities including
swimming pool, badminton, T.T, pool table and GYM.
