1. Purpose

The Purpose of this Method Statement is to define the work procedure for testing
& commissioning of Variable Air Volume (VAV) system with Air Handling Unit
(AHU). The variable air volume boxes are provided with a room thermostat in each
room to maintain the room temperature set point. The room thermostat set point will be
maintained by regulating the supply air flow into the rooms.

4. Method of Installation
Scope demarcation between ACMV Sub-Con/VAV Box Supplier/ BMS Contractor)

4.1 ACMV Subcon (Kilowatts) Scope


 Install the VAV box on located air duct area.
 Install Power point 230Vac for each VAV box. (Power point max 4 VAV box per
loop)

4.2 VAV Box Supplier (Aire-Max) Scope

 Install the VAV Controller & 230 Vac Transformer in the VAV Box
 Provide Cabling work between VAV Controller & Transformer
 Connect the Pressure Tubing (Red & Yellow) from Air Duct to VAV Controller
 Labeling the VAV Box no and cable tagging for Visual check

Honeywell Supply Material to Aire-max


 VAV Controller and 25va Transformer
 Power plug cable (1.5 mm) for VAV Controller box
 Provide cable (20 AWG Twisted Pair) work for 25va Transformer to
VAV Controller

4.3 BMS (Honeywell) Scope (In Field Side)

 Cabling (1.5mm) work from Power point to 230Vac Transformer


 Cabling (22 AWG Twisted pair) work between VAV Controller to field
equipment & Room Thermostat.
 Provide cable (18 AWG Twisted pair) work between VAV Controller to Jace800
Controller for Bacnet MSTP communication.
 Test and Termination the cable from filed and controller side with proper and
secure name tagging.
 Download the programming for VAV Controller according to airflow design

5. Work Preparation

 Honeywell supply the VAV Controller, Thermostat and 25VA Transformer to VAV
box supplier Aire-Max.
 Aire-Max mount and install the VAV Controller and 25VA transformer in the VAV
Box. Provide the cable between controller and transformer and connect the pressure
tube from Duct to VAV controller. Provide Labeling for each VAV Box no and
proper name tagging for cable termination.
 Honeywell ensure that all the VAV controller box have correct label name and
respective wiring name tag as per the corresponding located place.
 After all complete setup VAV Controller box hand over to Kilowatts.
 Kilowatts install the VAV controller box in the field side confirming located place of
Air Duct area and also provide the power point for the each VAV box. Power point
max 4 VAV box per loop.
 After Complete the VAV Controller setup in the located Duct Area Honeywell do the
cabling work for power point to 230vac transformer in VAV Box.

 Honeywell provide the cable work for VAV controller to room thermostat and field
equipment. Download the VAV Program according to the VAV Name and do the
testing and commissioning work based on the air flow design.

6. Responsibilities

 Engineer in-charge is responsible for ensuring the Testing and commissioning for the
Variable Air volume is carried out as per method statement and in a safe manner.
 Check that the works are carried out according to the technical and engineering
specifications.
 To test together with the Mechanical T & C team to ensure the testing are in line with
Mechanical requirements.

7. Test Instruments / Tools required

The following test instrumentation & tools will be required to undertake the
equipment testing & commissioning detailed with in this procedure.
 Thermometer
 Vane Anemometer
 Multi Meter
 Programmable laptop

8. Work Procedures (Honeywell)

8.1 Visual Inspection

 Before attempting to set up automatic controls it should be ascertained that the


following requirements are satisfied and checked.
 Ensure the VAV’s are correct Model No., Serial No.
 Ensure the VAV’s are the correct model and box number to be fixed according to
the updated floor plan.
 All ducting connections shall be completed.
 Ensure VAV controller is mounted securely inside the VAV Box.

8.2 Electrical Check

 Using the Multi Meter to check and measured that the correct supply voltage is
available to operate a VAV (24 Volts AC) and that the correct polarity is adhered
to when connected
 Check the cable continuity wiring of the local thermostat for the VAV is
terminated correctly and tested.
 Check and ensure that all VAV power point incoming voltage and DB electrical
connections are tight and the wiring is secured before turn on VAV controller.
 Ensure all BMS wire connection is terminated and tested at the VAV Controller
and field devices.

8.3 Control Function Check

 Power up the local control panel (LMCP) of respective AHU.


 Ensure associated AHU is operating and status is ON
 Carry out the air balancing based on the design air flow rate required.
 Open Damper to 100%
 Adjust Fan to low speed, 20% of VAV box design air flow.
 Measure the airflow in CMH by handheld sensor. Compare reading from
computer.
 The Airflow reading must tally with handheld sensor reading in all speed.
Damper Actuator Functional Test
 From laptop simulate manual damper open & close control at a speed of fan,
20% of VAV box design airflow. The actuator starts to open and close.
 Repeat step ‘a’ for a speed of fan, 100% of VAV box design airflow.
 Adjust temperature set point to a value and notice the VAV boxes modulate to
reach the set point under PI control. Record the temperature, flow and damper
position at stable state. Also record the temperatures, static pressures and fan
speed of the AHU.

9. Safety Aspect

 Pay attention when working at height, look out for any person passing or working
below.
 Always use hand gloves, when handling materials.
 Always use personal protective equipment (PPE) for personal safety and protection.
(Safety helmet, safety shoes and Safety belt / Safety Harness).

10. Housekeeping

 Ensure the work place will be kept clean and tidy


 Daily housekeeping and disposal of waste will be carried out.
