CIVIL, PHE, FIRE, HVAC & ELECTRICAL CONTRACTORS

Deepak nitrite ltd is developing a new manufacturing facility at Savli, Gujarat India as per IGBC
Green New Building Rating System norms and aspiring to get the coveted gold rating.

As part of Tender specifications and drawings, several green features have been incorporated in
material selection and specification. IGBC certification process also lays emphasis on certain
measures during Construction stage.

IGBC certification process requires documentation in terms of sourcing of materials and its
components, particularly, with reference to eco friendliness, energy efficiency, water efficiency,
recycled content, avoidance of harmful chemicals in the process, distance from where procured etc.
A detailed green fact sheets has been prepared by the IGBC Consultant for obtaining such
information from respective manufacturer.

The Contractor shall be responsible to supply materials and equipment complying with the green
building specification spelt out in the tender documents strictly and the specification of material
and equipment shall be submitted for the specific items covered in the green building requirements
for the review of IGBC Consultant prior to ordering the material and equipment.

The above process does not involve any change of specifications except for the need for supportive
documentation. Hence this activity and support required from the successful bidder does not entail
any additional time and cost implication or change in the Contract value.

The Contractor has to make sure that the proposal given for the IGBC Consultant approval shall
comply with the IGBC Green Building rating system and requirements.

To comply with this requirement, wherever called for, the Contractor shall provide necessary
documents / shop drawings issued by the manufacturers and this document shall generally cover,
test certificates, Letter of authorization in terms of standards, thermal values, and relevant data,
MSDS, write-ups / detailed description of the material / equipment, as stipulated by the IGBC
consultant prior to ordering the materials and after the supply of materials or at appropriate stages.

The contractor shall verify with the IGBC consultant regarding the correctness of the green
specification before ordering and procurement of materials and equipment supplied to the project.
This requirement to be strictly complied by the Contractor or after supply, if the specification, the
shop documents, drawings and the relevant documents are not meeting the specified norms; it is

the sole responsibility of the Contractor to satisfy the specified green norms by replacing the
materials / equipment on prior approval of the Clients / PMC.

Please therefore confirm by returning this copy duly signed that you accept the above requirements
and agree to comply with the same during the execution of work should your firm be selected.

The following are the select green building construction practices to be followed by the contractor
to secure the IGBC Green Building Factory Rating System.

1. Top 20 cm soil (if fertile) should be excavated & preserved in the site by installing silt fence at
every 2’0” interval and the preserved landscaping at later stage.

2. Barricading the site perimeter during construction, before constructing permanent compound
walls.

3. Spraying of water around the work area to stabilize the loose soil.

4. Temporary sedimentation basin/ pit with screen filter should be created at the lowest point and
storm water should be channelized to this facility to remove suspended solids & debris, before
going out of the site.

5. Construction wastes generated should be segregated & stored in labelled debris yards
(Temporary) and the wastes should be reused onsite/ off site or sent for scrap dealers.

6. Provide separate bins to collect dry waste (paper, plastic, metals, glass, etc.,) and wet waste
(organic), at all the floors and common areas of the building, as applicable. Divert the collected
waste to a centralised facility, which is easily accessible for hauling.

7. To dry and wet waste bins, provide separate bins for safe disposal of the following hazardous
waste, at the centralised facility:

 Batteries

 ‘e’ waste

 Lamps

 Medical waste, if any

8. Accountability of the same should be maintained in the provided format. Target – 95% & more.

9. Use only low VOC paints/ adhesives & sealants used in the interior spaces. Should include the
following items but not limited to, (Maximum allowable VOC content for each application are
listed as annexure below)

a. Wall – Wall matt, Paint, Primer & Putty

b. Metal Surfaces - Metal paint & primer

c. Wood - Wood paint, varnish, lacquers & adhesives

d. Epoxy Coatings & Other applications

e. Glazing sealant, etc.

f. Carpet adhesives

10. Metal Roof sheet and RCC structure roof top need to be laid with China mosaic tiles/ white
cement tiles/ white reflective paints with high Solar Reflective Index (SRI) values more than
78 is required with test certificate.

11. All car parking area need to be covered with shade giving trees and the trees need to be planted
before the end of construction.

12. Materials should be procured from locally available manufacturing plant within 400kms radius
from the proposed project site (At least 75% by value)

13. Use of good, recycled content materials (At least 40% by value)

14. Percentage of recycled content should be provided for Glass (DGU), fibre glass insulation, FRP
sheets, Metal wall & roof panels and all flooring materials.

15. Composite wood and Agri-fibre materials used in the building (as per owner / developer’s
scope) must not contain added urea-formaldehyde resins.

16. Ensure at least 2.5% of the total building materials (by cost) used in the building (as per owner
/developer’s scope) are salvaged or reused or refurbished.

17. Ensure at least 50% of all new wood-based materials (by cost) used in the building (as per
owner / developer’s scope) are:

 Rapidly renewable (And / Or)


 Wood certified by Forest Stewardship Council (FSC) or Programme for the
Endorsement of Forest
Certification (PEFC) or equivalent.

18. New wood furniture items such as workstations, chairs, tables, cabinets, etc., shall comply.

below.

19. All carpets installed in the building interior (as per owner / developer’s scope) must comply
with CRI Green Label Plus Carpet Programme.

20. Polycarbonate sheets with minimum 3mm thick with VLT (Visible light transmittance) value
of 0.75

21. Double glazed unit should have a U-Value of 1.77 W/Sq.M.K and VLT value of 75% with an
SHGC Value of 0.62 is required.

22. Install an on-site waste treatment system for handling at least 50% of the organic and landscape
waste generated in the building.

23. For assigned outdoor smoking areas, locate such areas at a minimum of 7.6 meters from all
outdoor air intakes (entrance doors, window openings etc.).

24. The smoking room shall be completely sealed.

25. The conditioned air entry into the smoking zone shall not return back or be transferred to the
air-handling units. This air shall be completely exhausted.

26. The exhaust air louver / duct should be located at least 7.6 meters away from building entry or
fresh air intakes.

27. The smoking room shall be maintained at a negative pressure of 5 Pascals (0.00005 bar).

28. Install CO2 sensors in return air ducts to maintain a differential CO2 level of maximum 530
ppm in all regularly occupied areas.

29. Install entryway systems of minimum 2 meters (6 feet) in length, at all the building main
entrances.

30. Isolate areas exposed to hazardous gases or chemicals (such as printer / copier rooms, chemical
storage rooms, janitor rooms) from regularly occupied areas, as per owner / developer’s scope.

Also, design such areas with exhaust system*, self-closing door, deck-to-deck partition / hard
ceiling.

31. For mechanically ventilated buildings, install air filtering media after building flush-out, with
at least MERV 13 (Minimum Efficiency Reporting Value) or EU 7 or equivalent, to treat fresh
air.

32. For mechanically ventilated buildings, install germicidal/ UV lamps in Air-Handling-Unit


(AHU) cooling coils.

2 CIVIL CONTRACTOR SCOPE:

A monthly report should be sent to our Green building Consultant as a supporting document for
implementing the above listed measures,

 Points (1 to 4) – Photographs & Drawings with required details

 Point (5 to 8) – Photographs & Updated Log sheet, Photographs for reuse, gate passes, scrap
dealer letter as applicable.

 Point 9 – Manufacturer Letter highlighting VOC content (less water) in g/l for all applications
addressing project name.

 Point 1 to 8 – Manufacturer letter/ technical cut sheet highlighting the required specifications
addressing project name, along with the site implementation photographs.

 Point 12 to 17 – Manufacturer letter highlighting recycled content (post & pre-consumer) &
distance between manufacturing plant as well as extraction unit & project site.

 Point no 17 – Manufacturer Letter highlighting FSC pure or mixed along with the COC no,
Purchase invoice highlighting COC no

 Point 9 & 18 – Costing for all the materials (Approximate)

 The required letter from the manufacturer should reach the site along with the materials and
strictly no deviation.

3 PHE CONTRACTOR SCOPE:

The following are the submittals required from the contractor to secure the IGBC Green New
Building rating.

 Storm water management plan (Approved by the consultants)

 Photographs of the rainwater harvesting structures (During & after construction)

 Project specific manufacturer letter highlighting the flow rates of the water fixtures.

 Water distribution SLD highlighting water meters irrigation, flushing and potable use & meter
cut sheets.

 Onsite STP technical submittal & actual photographs (During & after construction)

The required documentation should be sent to IGBC consultants for approval before ordering
the equipment/ items.

4 FIRE CONTRACTOR SCOPE:

The following are the submittals required from the contractor to secure IGBC Factory Rating
System.

Letter from the service provider indicating that main source of firefighting is water-based sprinklers
& hydrants and free from halons, HCFCs & CFCs

 Details about other Firefighting/ suppression system & cut sheets of handheld extinguishers.

 Project Specific manufacturer letter highlighting the VOC content for all Adhesives, Sealants
& paints.

The required documentation should be sent to IGBC consultants for approval before ordering
the equipment/ items.

5 STRUCTUAL CONTRACTOR SCOPE:

The following are the submittals required from the contractor to secure the highest IGBC NC 2009
rating.

 Materials should be procured from locally available manufacturing plant within 500kms radius
from the proposed project site (At least 75% by value)

 Use of good, recycled content materials (At least 40% by value)

 For the list of structural steel materials, % of recycled content is required from project specific
manufacturer along with the costing.

o Rebar

o Structural steel

o MS plates

o Chequered plate

o Cold form steel

The required documentation should be sent to IGBC consultants for approval before ordering the
equipment/ items.

6 ELECTRICAL CONTRACTOR SCOPE:

The following are the submittals required from the contractor to secure the IGBC Factory
Building rating system.

 The battery charging station for vehicle (16 amps weatherproof power socket).

 Manufacturer's data for all lamps such as for exterior lighting luminaries, energy efficient light
fixtures, Landscape lighting fixtures, building façade lighting, occupancy, and daylight sensors.

 Energy & power meter for HVAC, Lighting and provide technical data.

The required documentation should be sent to IGBC consultants for approval before ordering the
equipment/ items.

7 HVAC CONTRACTOR SCOPE:

IGBC consultants has established a construction IAQ plan to define the best practices needs to be
followed at site to ensure healthy work environment for construction workers during construction
and also for the building occupants during the operation.

This Plan is based on the recommended Design Approaches of the Sheet Metal and Air
Conditioning National Contractors Association (SMACNA) IAQ Guideline for Occupied

Buildings under Construction, 1995, Chapter 3. This Plan will be used in conjunction with the
project Specific Safety Requirements.

Notes-

a) As Per IGBC, Refrigerants used for Heating, Ventilation & Air-conditioning (HVAC)
Should be HCFC & CFC (Chloro-Fluoro Carbon)-free. Equipment.

b) As Per IGBC, Refrigerants used in the buildings Heating, Ventilation & Air-conditioning
(HVAC) equipment should be Eco-friendly and have low or no Ozone Depletion Potential
(ODP) and Global Warming Potential (GWP)

c) As Per IGBC, Technical details of AHUs [Filters, CFMs etc.].

d) As Per IGBC, Manufacturer brochures/ cut sheets/ letters should indicate the efficiency
parameters for the air conditioning system specification details like [COP, tr, cooling
capacity, input power, Fan power etc.], ducting insulation.

CONSTRUCTION IAQ MANAGEMENT PLAN: BEFORE OCCUPANCY: BUILDING


FLUSH OUT:
I. Develop an IAQ management plan and implement it after all finishes have been installed and the
building has been completely cleaned before occupancy by following method:
“After construction ends, prior to occupancy and with all interior finishes installed, conduct
baseline IAQ testing using testing protocols consistent with the ISO method (listed below in Table
12) and demonstrate that the maximum concentration levels of contaminants are not exceeded, as
listed below in Table 12, in all regularly occupied areas and common areas.
For each sampling point where the maximum concentration limits are exceeded, conduct additional
flush-out with outside air, and retest the specific parameter(s) exceeded to comply with the
requirement. Repeat procedure until all requirements have been met. When retesting non-
complying building areas, take samples from the same locations as in the first test.

The air sample testing shall be conducted as follows:
 All air sample testing measurements to be conducted before occupancy and during normal
occupied hours. The ventilation system should be operational starting at the normal start
time operated at minimum outside air flow rate under the occupied mode.
 Prior to testing the building shall have all interior finishes installed.
 The number of sampling locations will vary depending upon the size of the building and
number of ventilation systems. For each portion of the building served by a separate

ventilation system, the number of sampling points shall not be less than one per 2,500 sq.
m. (or) For each contiguous floor area, whichever is larger, and include areas with the least
ventilation and greatest presumed source strength.
 Air samples shall be collected between 1 meter and 2 meters from the floor, to represent
the
 breathing zone of occupants, and over a minimum 4-hour period.
II) Develop and implement an Indoor Air Quality (IAQ) management plan during construction and
pre-occupancy phase, addressing the following measures, as applicable:
 Scheduling
o Coordinate construction activities to minimize disruption of occupied spaces.
o Carefully sequence construction activities to minimize IAQ issues.
o Protect stored on-site and installed absorptive materials from moisture damage.
o Do not install moisture-damaged materials unless they have been properly dried.
 Electrical & Mechanical Equipment & Systems Protection
o Store equipment & systems in a clean, dry location.
o Protect ducts and equipment by sealing openings.
o Clean air plenums before use.
 Housekeeping
o Implement practices to ensure a clean job site to control potential contaminants such as
dirt, dust, and debris.
o Clean up spills and keep work areas dry.
 Isolate Clean Areas
o Isolate areas to prevent contamination of clean or occupied spaces using physical
separation.
 Source Control
o Avoid use of finish materials with high VOC and formaldehyde levels.
o Isolate and ventilate, as appropriate, when using any toxic materials or creating exhaust
fumes.
o Implement measures to avoid the tracking of pollutants into the work area and occupied
