Here are some suggestions that I have imagine for enhancing the value of each of the three property case
studies:
360 State Street is a 32-story, 500-unit apartment building in New Haven, Connecticut. It is the first residential
building in Connecticut to achieve LEED Platinum certification, the highest level of the Leadership in Energy and
Environmental Design (LEED) rating system. The building features a number of green design elements, including
a green roof, high-efficiency lighting, and a on-site fuel cell. To add value on this case study I suggest to:
• Enhance the experience for pedestrians. The property currently has good access to public transportation,
but by constructing more crosswalks, enlarging the walkways, and enhancing the landscaping, it might
be made even more pedestrian friendly.
• Increase the number of businesses that come to this place. By providing incentives such as rent discounts
or tax benefits, the development might attract more firms. It could also enhance the atmosphere by
organizing events and festivals.
• Establish a marketing plan. To draw potential customers and businesses to the development, efficient
marketing is necessary. Making a website, starting marketing campaigns, and attending trade shows
might all be necessary for this.
The Wauregan Hotel is a 125-room hotel in Norwich, Connecticut. It was built in 1874 and was renovated in 2010
to meet LEED Gold standards. The hotel features a number of green design elements, including energy-efficient
lighting, water-saving fixtures, and recycled materials. To add value on this case study I suggest to:
• Modernize the hotel. The hotel need work to modernize its interior and increase its energy efficiency.
Although it might be a big task, it would be worthwhile in the long term.
• Increase the number of tourists. By collaborating with local companies and attractions, the hotel could
attract more tourists. It may also provide unique bundles and savings.
• Make a conference center. A conference center would be a significant addition to the hotel, attracting
business tourists and generating money.
The Octagon is a 10-story, 180-unit apartment building on Roosevelt Island in New York City. It was built in 2009
and is the first residential building in New York City to achieve LEED Platinum certification. The building features
a number of green design elements, including a green roof, high-efficiency lighting, and a rainwater harvesting
system. To add value on this case study I suggest to:
• Revitalize the shopping area. The Octagon's shop space is not used to its full potential. The property's
owners might rehabilitate it by renting it to fresh enterprises or by turning it into apartments or offices.
• Enhance public areas. The Octagon's public spaces are similarly underutilized. More seats, landscaping,
and amenities could be added by the owners to improve them.
• Increase the accessibility of the Octagon. The Octagon is difficult to reach by public transit. The owners
could improve accessibility by constructing a new pedestrian bridge or providing shuttle service.
These are just a few suggestions for enhancing the value of these three property case studies. The most
successful tactics would differ depending on the individual property and its location. However, with some careful
planning and investment, all these properties have the potential to be great assets.
