Between

Karachi, hereinafter called the LANDLORD/OWNER, the party of the First Part.
And
_________________________________________________________, Muslim, Adult, holding
CNIC No. ____________________, R/o ____________________________________________
Karachi, hereinafter called the TENANT, the party of the SECOND PART.
WHEREAS the above named Landlord is the sole and absolute owner of _______________
____________________________________________________, Karachi, hereinafter called
the RENT PREMISES. And Whereas the Landlord above named has agreed to let out the
said premises to the Tenant above named, and the Tenant above named has agreed to take
the same on the following Terms & Conditions: -
1. That the tenant undertakes to pay monthly rent to the above named Landlord at
the rate of Rs._____________/= (Rupees __________________________________
only) per month regularly on or before 10th of every English Calendar month.
2. That the tenant has paid a sum of Rs.____________________/- (Rupees
____________________________________________ only) to the landlord as and
Security/Fix deposit and this amount shall be refunded to the tenant at the time
of vacating the said premises and handed over vacant peaceful possession of the
said premises to the landlord and landlord shall deducted the dues and any
expenses if any due against the tenant regarding the said premises.
4. That the all Taxes, & bills i.e. Electric, Gas, Building Maintenance Collection
and Water charges (Utility Bills) & etc. shall be paid regularly by the Tenant
every month without fail. Further undertake that consequences of the no
payment of the said bills shall not be the responsibility of the Landlord / Owner
and shall not liable in any manner whatsoever and outstanding Utility Bills shall
be deemed to be default in payment of rent.
5. That the said premises not used for business / commercial purpose.
6. That this agreement can be cancelled with one month prior notice by any party.
7. That the Tenant shall not make any addition alteration or amendment in the
present condition in that portion of the said premises without written consent of
the Landlord.
8. That this agreement can be extended for a further term by mutual consent of
both the parties.
9. That the first party has handed over the vacant and peaceful possession of the
said property to the second party in perfect condition, as to Electricity
installation, Water Line connection, fix furniture etc. and Second party is liable
to handed over the vacant and peaceful possession as in perfect condition at the
time of giving possession of the said property.
10. That if the Tenant fails to pay the monthly rent for consecutive period of two
months, the Landlord has right to take vacant possession without any notice.
11. That the tenant shall not sell / mortgage / transfer / hand over / sublet the said
premises to any body else under any circumstances.
12. That the Tenant undertakes that he will not keep / store any dangerous
substance, which is also harmful to the human life in the portion of said
premises.
13. That the Tenant shall also abide by all the Rules and Regulations of Sindh
Rented Premises Ordinance 1979.
14. That the Original Copy of this Agreement will be in the custody of Landlord /
First Party and Photocopy of the same in the custody of Second Party / Tenant.
IN WITNESS WHEREOF the Parties have set and subscribed their respective
hands hereunto at Karachi, on the day, month and the year first above written.
