Proposed Sports Complex at Juinagar, Navi Mumbai.

Design Brief

With an ambitious mission of promoting sports & motivating sports persons, sports authority

of India with the help from Sports Ministry proposes to develop a Sports Complex at Navi

Mumbai.

Due to high urbanisation, it is apparent that facilities & avenues available for taking up a

sport, practicing it and achieving proficiency in it are far too less. The facilities that exist are

either ill-equipped or cater to a select type of sport only.

It is also a fact that proficiency in sports cannot be achieved by giving lectures on the sport.

A mentor or a coach plays a significant role in development of sports skills & abilities.

Further, it is a strong felt sentiment among the public in general & sports community in

particular that the talent of sports persons is not recognised or rewarded. Baring a couple of

overhyped sports, Sports men & women who have made Mumbai & India proud are not

rewarded appropriately.

In view of this it is now proposed to develop a Sports Complex which will serve

 To provide professional level sports infrastructure catering to variety of sports.

 To motivate, recognise, promote & develop sports skills among people of all age.

 To reinforce the link between a mentor / coach and the players.

 To award sports persons of national / international acclaim by allotting residential

flats to them within the sports park at nominal rates.

 To bank on the availability of experience & exposure of these sports persons staying

in the sports park to mentor, coach & guide the players for competitive sports.

It is also proposed that this Sports Complex be of international standard & be an iconic

architectural design which will motivate all to participate in sports activities.

Understanding the need of the hour the design has to be energy conscious & should be

environment friendly incorporating green technologies.

The Site plan & Location plan in detail is attached.


Design Programme:
A. Outdoor Sports Facilities :
1. Basketball : 02 courts (plexipave)
2. Tennis : 02 courts (plexipave)
3. Football : 02 courts
4. Hockey : 02 courts
5. Skating : 01 rink
6. Multi-use playground : 01 no.
7. Jogging track : 2.5 km. (min)
8. Swimming Pools : Competition Pool - 50m x 10 lanes x 2.1m deep
(for competitions, practise, & water polo, etc)
: Diving Pool - 25m x 25m x 5m deep
with full diving platforms & spring boards - 10m,
5m, 3m & 1m. (for warm-up events, diving, etc.)
9. Indian Sports facilities : Kabbadi, Kho-Kho, Malkhambh, etc
All allied areas & spaces required for above infrastructure including services shall be
part of architectural design proposal.

B. Indoor Sports Facilities :


1. Table Tennis : 06 tables
2. Badminton : 04 courts
3. Squash : 03 courts
4. Billiards : 04 tables
5. Carrom : 06 tables
6. Chess : 06 tables
7. Health club / Gym. : 1 no. (well-equipped)
All allied areas & spaces required for above infrastructure including services shall be
part of architectural design proposal.

C. Recreation Facilities :
1. Library & Reading room : 250 sq.m.
2. Cards Room : 12 tables
3. Restaurant & Sports Bar : 450 sq.m.
4. Banquet Halls : 02 nos x 250 sq.m. each.
5. Banquet Kitchen & Allied areas : appropriate
6. Kids Zone : 01 no. (fun-play)
7. Food Court : Mixed units : 20 nos x 30 sq.m each
8. Food Court : Central seating : appropriate
All allied areas & spaces required for above infrastructure including services shall be
part of architectural design proposal.
D. Accommodation Facilities:
a. VIP Suites : appropriate area x 03 units
b. Single Occupancy rooms : 15 - 18 sq.m. c.a. x 20 units.
c. Twin Occupancy rooms : 20 - 25 sq.m. c.a. x 30 units.
d. Dormitory rooms (Gender neutral) : 12-person x 30 units.
e. Differently abled person rooms : appropriate area x 05 units
All accommodation facilities shall be with attached toilet ; All allied areas & spaces
required for above infrastructure including services shall be part of architectural design
proposal.

E. Parking Facilities :
1. Four – wheelers : 250 nos (2.5m x 5.5m)
2. Two- wheelers : 400 nos
3. Buses : 06 nos
4. Services vehicles : 06 nos
All allied areas & spaces required for above infrastructure including services shall be
part of architectural design proposal.

F. Back-Office Areas :
1. Management level Offices, including conference rooms, etc : 150 sq.m
2. General Administration level Office/s : 150 sq.m
3. Security & Surveillance Office/s : 75 sq.m
4. Staff Areas : Changing areas, Locker Facilities, Toilets, Dormitories, Tiffin rm.
5. Medical facilities : Doctor on Call Room, Trauma/ First-aid Room, Nursing.

G. Services :
1. Air- Conditioning system (wherever desired)
2. House Keeping areas
3. Loading, U/loading docks and holding areas
4. Minor repairs Workshop & Stores
5. Water supply & Sanitation
6. Fire- Fighting & Rescue systems
7. Communication Systems Room
8. Surveillance & security infrastructure
9. Vertical transportation systems
10. Waste : Reduction – Reuse – Recycle – Disposal systems

All other ancillary/infrastructure areas and requirements (for ex. Loading / unloading
areas, toilets, vertical & horizontal transportation systems for
vehicles/people/material, electrical systems, fire safety, universal access, etc)
Special Focus on structural systems for the project and its subsequent details is a must.
Drawing Requirements shall comprise of following:
1. Concept Sheet
Showing design approach / concept
2. Site Analysis
Showing positive aspects, challenges, connectivity, neighbourhood study,
climatic analysis: macro & micro, topographic & soil study, hydrology study, etc
3. FSI & All Calculations & Computations Sheet
Readable font printed on site plan sheet only
FSI computation statements, parking statements, Sanitation statements, Water
supply statements, etc. Note all statements to clearly show required component,
provided/ achieved component, along with deficiency or exceedance component.

4. Site Plan – 1:500


Also showing plot boundary, adjacent roads, gates, parking layout, pathways,
paved areas, vehicular, service and pedestrian routes, landscaped areas/
elements, roofing, existing contour lines/ modified contour lines, all levels
indicated, relevant dimensions, section lines, nomenclature, along with other
standard prerequisites.
5. Grd. Flr. plan with site (as much possible depending on the paper size selection) – 1:200 / 1:250
Ground floor plan with site context showing activities, wall thickness, Structural
grid, door, window & ventilator positions, Door opening direction, nomenclature
with room dimensions, up/down indications on staircases with calculated
treads/risers, projections, landscaped areas, internal layout/details of Toilets,
indicative furn. layout of typ. areas, section lines along with other standard
prerequisites.

6. All Lower/Upper Level Floor plans – 1:200 / 1:250


Showing floor plan of each activity level, Podiums, Basements (if any), service
floors/s, terrace floors, wall thickness, Structural grid, door, window & ventilator
positions, Door opening direction, nomenclature with room dimensions, up/down
indications on staircases with calculated treads/risers, projections, elevation
treatments, landscaped areas, internal layout/details of Toilets, indicative furn.
layout of typ. areas, section lines along with other standard prerequisites.
7. Sections – Min 06 nos. – 1:200/ 1:250
Showing existing site profile / Modified site profile, floor to floor heights, Structural
grid other relevant heights, Roof system, Parapet wall, staircase, toilets,
Staircase room, O/H water tank, etc. Elevation treatments & fenestrations, human
figures, relevant nomenclature, along with other standard prerequisites.
8. Elevations – All sides (of all blocks/ bldgs.) – 1: 200/ 1:250
Showing indicative floor to floor hts./ overall hts., projections & fenestrations,
Elevation treatments, Complete with Sciography & human figures/ landscape
elements, etc along with other standard prerequisites.
9. Perspective views explaining the design : Min 4 nos. each (internal & external)
10. ARD – Site Development – 1:250 / 1:500
This drawing shall not include ground/ floor plans in detail, just indicate the
building outline.
Showing Details: landscaping in detail, site lighting, paving details, tree/ plant/
shrub species, storm water drainage system, site services, plot boundary,
adjacent roads, gates, parking layout, pathways, paved areas, vehicular, service
and pedestrian routes, landscaped areas/ elements, , existing contour lines/
modified contour lines, all levels indicated, relevant dimensions, all calculations,
nomenclature, along with other standard prerequisites.
11. ARD – Arch. Bldg. Services – 1:250 / 1:200 & details in 1:100
Showing Details of the chosen bldg. services : to include floor plans for reference
and details of chosen bldg. services with proper calculations in tabular format. All
drgs. with relevant dimensions, nomenclature, along with other standard
prerequisites.
12. ARD – Arch. Bldg. Construction Tech. – 1:250/ 1:200 & details in 1:50
Showing Details of the chosen bldg. construction technology & bldg. Material:
to include floor plans for reference and details of chosen const. technology &
bldg. material. with brief reasoning for choosing the technology & material.
All drgs. with relevant dimensions, nomenclature, along with other standard
prerequisites.

13. ARD – Environmental Design Features – 1:250 / 1:200 & details in 1:100
Showing Details of the chosen environmental design features/ technologies/
materials/ approaches: to include floor plans for reference and details of chosen
environmental design features with brief reasoning for choosing. Proper
calculations / workings to show savings/ mitigation / pollution reduction, etc.
All drgs. with relevant dimensions, nomenclature, along with other standard
prerequisites.

14. Design Process Sheet


Step 1 : Define the challenge
You cannot find a solution until you have a clear idea of what the challenge is.
Crack the brief; Take some time to write down what current design solutions do
or don’t do well.
Step 2 : Collect the relevant information.
Gather data to start giving you inspiration. Who is this design for? How have
other projects / designs addressed similar problems?
Step 3 : Brainstorm and analyse the ideas
Use the data and information you’ve collected to sketch ideas that might solve
the design problem.
Step 4 : Develop solutions
Develop architectural design solutions to the scale based on steps 1 to 3.
Be open for revisions, refinement, changes, corrections or part redesigning too.

Step 5 : Present your design to others


Present your design proposal to others for feedback / comments / criticism.

Step 6 : Improvements
Improve and refine your design based on the feedback / comments / criticism
received.

Step 7 : Have completed what you started off with ?


Recheck whether your final design has sorted the problem or the challenge you
had defined initially.
15. Detailed Presentation Model – 1:250

All drawings (progressive/ final/ model, etc.) shall have Student’s name, Roll. No. ,
Year & Semester and Date mentioned in pen / or printed. Students have to ensure
that the work is in compliance of above minimum stipulated requirements.
Single line, N.T.S. plans shall NOT be accepted for evaluation or
assessment at any point of time.
